The Realty Medics - Would give negative stars if possible!
I cannot believe this company is still in business. They have so many people that work with them as property managers and most are not licensed real estate sales associates, which is illegal. That was the 1st red flag.
Plus, they managed a property for me, and it ended very badly. They claimed my house had mold, and they needed to spray toxic chemicals all throughout the house, walls and ducts etc. They also claimed that 2 dehumidifiers needed to be placed inside the home both of which cost $631.35, $194.35 for the toxic spray and $437.00 for 2 dehumidifiers. The invoice does not show tax is included so how did they come up with such odd dollar amounts for these 2 services?
First, the mold was not nearly as bad as they made me believe. Second, their solution was not only toxic but was only a short-term solution just so their maintenance company, Certified Repairs, could profit from it. Certified Repairs, LLC is owned by the same owners of Realty Medics, Ben Sencenbaugh, Thomas (Victor) Weclew.
I suggested we get a new HVAC system and duct work instead, and I worked quickly to get proposals. However, Victor Gonzalez, Malik Childress and Dalia Lonzano prevented that from happening for over 2 weeks as they would not allow my contractors in the home. They then claimed I was not working fast enough. Victor kept saying he was in the process of setting up vendor appointments when, without notice, he goes on vacation. The only the way I knew he was on vacation was his email responder telling me he was out of the office for several days. I was shocked.
When Victor went on vacation, I called the company to find out that Dalia was handling Victor's work while he was gone. She was just as bad, if not worse, than he was. She had no clue what was going on with my property and said Victor did not inform her of my situation before he left. My vendors were never allowed access to my house, and she made no attempts to help me either. In hindsight, their main goal was to earn more money for their maintenance company, Certified Repairs.
Over 2 weeks later and they now claimed the mold was an emergency then Malik sends me a email that said that he was sending the work order to Certified Repairs which, again, costs $631.35. They did this so they did not have to get my approval because any work over $250 needed my approval unless it was deemed an emergency. When I told Malik I did not approve of this work being done he refused to listen. Keep in mind, these 2 small, dirty dehumidifiers looked very outdated and definitely not worth $437 for 2 days. I was beyond livid. See attached photos. Luckily, the toxic spray did not occur as I instructed the tenants to not let them in if they showed up.
I have numerous emails proving I asked when my vendors could get access to the house,. At first, Victor told me he was handling it, but then I was just ignored even by Dalia. I called my vendors several times asking the if they had heard from my property managers but kept being told no. They all had called and left messages which were not returned.
I then called and emailed owners, Thomas Weclew and Ben Sencenbaugh, thinking they would be understanding and apologetic, but they ignored me. I then called Dalia and told her I was promptly ending property management with them and still no contact from either owner.

During my tenancy, realty medics has been subpar with their customer service and communication. They are difficult and lack compassion. Realty Medics biggest issue that lack of communication. We escalated multiple problems, and we received no updates if work was completed, on hold, or cancelled. They have been unresponsive is some cases and even ignored critical issues we escalated regarding our health in the home they are managing (this case was specifically air quality, in which we had to pay realty medics to clean the air ducts and sanitize because they refused to do so. Prior to us moving in, the inspectors missed the fact that the previous tenant never changed the air filter and it was FILTHY, which wasn't a good environment for children with severe allergies). The home itself was not "move in ready"; it was filthy as well. Pet urine and hair throughout the home and every appliance in unsanitary condition. Since we had furniture being delivered on the day of move in, we had to supply labor and resources to fully disinfect and clean. We escalated to the property coordinator, Kayla L, and we were promised that we would not be responsible for a cleaning upon move out. Upon breaking the lease after being dissatisfied with the overall service, we received an inflated invoice for cleaning along with other unjustified costs. After escalating our concerns to the inspector, Joanna Y, we were met by the same compassionless service. Joanna disregarded our concerns and did not see any value in the issues at hand. There was ethical issues that were ignored, and she was taking advantage of the situation at hand. They are charging $350 for cleaning which was originally promised to not be billed, but since Kayla no longer is employed with Realty Medics, it wasn't upheld. I am continuing to work with Joanna Y, but we at the point of proceeding to court.

The Realty Medics manage 4 properties for me in Central Florida. I am an experienced investor and have used 7 property managers in 4 states for over a decade. I started using The Realty Medics a couple years ago when I started investing in Central Florida. I have been so impressed with their services and I tell everyone about them. After experiencing their excellent service, professionalism, and use of digital technology I have become disappointed in some of the other Property Managers that I have used, as The Realty Medics have raised the bar for my expectations. I wish they would start a franchise and expand to other states so they can manage ALL my properties!
