Sentry Management Tree in my backyard

Hello

There is tree planted in the communal area of my backyard. This tree has gotten so big that its branches are stretching to my deck and my neighbors as well. For years I have engaged the community manager to have the tree cut and it has not been cut. Every fall, i spend hours and lots of money ridding my backyard of the leaves. After so many years of no attention from Sentry, they finally attempted to do some trimming this year-the problem is the branches are the same and no effort was made to resolve the issue. I plan to take legal action as a last resort if it’s not solved soon. It’s a threat to our roof given the unpredictable weathers we have had. It has an all sorts of animals hoping from the tree to our deck, not to mention the expensive clean up. I have called and emailed several times and I get the run around.

Desired outcome: Kindly cut the tree/ branches since maintaining it is an issue.

Sentry Management Estoppel certificate

I made an online request for an Estoppel Certificate late on Monday night Dec 12. I paid $418 for 3-day rush delivery by email. I followed up on Friday morning and was told that the day of the request does not count and I should expect the estoppel certificate before 5:00 pm on Friday December 16. Shortly before 4:00 pm I received the 2 emails, one with the full version and one with the abbreviated version. At 4:05 pm I called Sentry's home office to discuss all the errors that had been made on the Certificate.

I attached the certificate with my notes showing the required changes. In my conversation with Sentry, they said there was no record of the parking space assigned to my Unit. Obviously, that will be alarming to my buyer. So I attached the General Warranty Deed from my purchase, which clearly states that we were granted access to parking space 15. They promised to sort it out and get the corrected Certificate to me by the end of the day (Friday). That corrected certificate was to also include the full name of the buyer, as provided in the application. There were other blatant errors, such as indicating that the Association was not a party to any pending litigation. Other errors regarding the amount for the monthly fees could not be corrected due to limitations in the Sentry system and they did not offer to make manual corrections.

I did not get the corrected Estoppel Certificate as promised. There was also a missing attachment to the full version - "Notice of Lis Pendens" for one of the suits. So I paid $418 for 3-day delivery and all I got was an unusable document.

Two more incorrect Estoppel Certificates were issued. I wasted hours of my time. We finally got a usable document on Monday 12/19/22.

I resigned from the Board earlier in 2022 because the rest of the Board refused to fire Sentry Management, even after knowing that they had made significant errors on the Estoppel Certificates for 3 sales (301, 703 and 803) at the end of 2021.

I requested a refund of $418 on 12/19 and was advised on January 3, 2023 that they would not provide a refund. This is from the email I received from the Property Manager Marion Ranzino:

"I am pleased that you were able to successfully close on the sale of your unit without delay.

I am pleased to be able to provide you a response.

A refund for you ordering your own Estoppel Certificate will not be made."

Desired outcome: A refund of the $418 I paid to receive a correct and timely Estoppel Certificate. Let me know if you need copies of the certificates with errors.

Sentry Management Community gate lake side kissimmee

I live in the community of Cypress Bay in Kissimmee zip 34743 and since the month of February the gate of the community stopped working, I reported it several times and Sentry told me that a fire truck had left it open that only they could close it, After insisting they said that it had been damaged and that they were looking for a company to fix it, to complete it they took away the security that we had, which in my opinion did a good job. It was not until July, perhaps that they had supposedly already fixed the gate, that they told us that we had to go look for the new cards because on August 22 the gate would begin to work, but to date the gate still does not work, the gates of the pedestrians are almost on the floor, I don't understand what they fixed, nobody gives us reason, they make fun of us and the worst thing is that we have to continue paying our HOA fee, because if they are not able to fine us. We need someone to see this case to give us a solution with this, I can't believe that this company makes fun of everyone, that the owners continue to pay the HOA and we don't know what they do with our money, we need a solution IMMEDIATELY

Sentry Management Sentry Magement is collecting my monthly dues but crediting the wrong account.

I have my yearly and monthly HOA dues automatically taken out of my checking account and paid directly to your accounts. However, every time you change your accounts the monthly and annuals dues get combined and credited to the annual dues account. Therefore, It now shows that I am overpaid on my annual fees and owe 900.00 on my monthly dues. Then states, if not paid you will sue me and put a lien against my townhome. Well maybe someone should sue you because when you change payment companies the payments get messed up.

This is the second time this has happen to me.

About a week ago, I wrote an email to Dee Dee at St Petersburg office, and asked her how do I take care of the issue, she said no problem she would take care of it but never did. I made three calls to all the different companies click pay, sentry, Dee Dee and it did not get fixed. Dee Dee is now saying she would have Bau take care of it.

Desired outcome: I need the monthly dues I paid credited to my monthly dues account showing the account is up.

Sentry Management Selective Enforcement

My family moved into a neighborhood in October 2019 where Sentry Management was hired by the HOA. After living here for over 2 years, we noticed that violations were being sent out to specific neighbors for specific rules. They pick and choose what rules they want to enforce. We happen to be be renters and have felt the discrimination from Sentry. Because they pick and choose what rules they want to enforce, we didn't realize that my husband's work trailer would be an issue, as there are several in the neighborhood.

I contacted Sentry for a copy of the covenants. My first two voicemails went ignored. I located a copy of the covenants and upon reviewing found multiple rules that they are NOT enforcing and haven't been since we moved in in 2019. For example, trash cans are not suppose to be kept outside and can't be visible from the street. There are 551 homes in this subdivision and there are 302 with trash cans out and visible. Yet, they are not choosing to enforce that covenant. I have over 400 pictures documenting this as well as other rules they are choosing not to enforce. When I pointed this out to Sentry, I was told that they couldn't discuss neighbors violations with me. When I asked them why they were singling out certain neighbors and forcing them to go by the rules and not everyone, I was met with rudeness and an unprofessional attitude! I have never dealt with such a disrespectful company. They practice blatant Selective Enforcement and hide behind their lies and disrespect.

Sentry Management Unethical behavior - not fulling terms of our signed contract

Hired Sentry to manage our community in 2016 but in April 2021 the work they performed for our community was sub-par and we notified them we were not renewing our contract when it expired in September.
Our contract is for full management services but they stopped performing the compliance duties specified in our contract in June but continue to charge us a full service monthly fee.

Sentry Management Unclear letters and backdated invoices.

Owner ID is 0077SC. I recently received my most recent bill on 3/14/2021 with a due date of 2/1/2021, and it says if it's not paid by 2/1/202 a late fee will be applied...I know USPS is slow, but Sentry is clearly just backdating bills when it's convenient for them. I also receive voting ballots from them After elections take place, and their letters/bills are riddled with spelling errors. Most recently I received two identical violation letters on the same day both stating "Lamp post fixture is incorrect in size, please replace with the correct size" I have lived here three years and have never touched the light fixture, so I have no idea what they are even talking about. I have requested someone from the HOA or Board reach out to me multiple times over the past 2 years at least, and have never received a phone call. I am honestly embarrassed to be a part of this HOA. You would think a company as large as Sentry would try and change negative stereotypes that come with HOA's, however they truly live up to them, and appear to be among the worst in the country. I need to know how many violations I have 2 or 3 (as two letters appear to be the same), and how do I go about fixing them, especially if I do not genuinely see anything wrong with the light fixture in reference. I would essentially be replacing the light fixture with same light fixture, which apparently is in violation.

Desired outcome: Contact me, and explain multiple letters that appear to be the same, and what the process is to get the issue resolved.

Sentry Management Services

This company is horrible. Riverview HOA in Sanford Florida has gone way down hill since sentry took over. Irrigation rarely is turned on around units. But front entrance works fine. Many areas not being maintained.

I'd seriously struggle to think of a more unprofessional group of people to deal with. The foundation has literally crumbled in areas under my condo unit. Charles Koch stopped responding a month ago, and Cal McShan never bothered responding at all. I tried emailing the president of the company as well as ReviewHotline@Sentrymgt.… as a last ditch effort...

Sentry Management won't do their job...

I am trying to buy a property, and Sentry is the Mgmt Co for the HOA. Fannie Mae requires that a form be filled out by them, and they are refusing to sign it, therefore I my loan is at a dead standstill! Worse yet, the seller is about to lose it in foreclosure, but they do not care. We are talking about TWO QUESTIONS they won't bother to answer. They keep trying to blame it on another company they pay to fill out the forms for them called Condocerts; but if they hired them, then they should be instructing them to fill the damn forms out so the owners can sell their properties! They are going to hold up anyone that wants to purchase a property in any of their communities getting a mortgage now...it's totally unbelievable!

Sentry Management doesn't enforce rules & regulations; make bad decisions

Sentry is our condo Property Management firm. The local property manager for them makes bad decisions and doesn't enforce rules and regulations, despite having them pointed out to her, citing the rule number. I made 2 phone calls, then sent 2 emails to her over approximately a 1-month time frame regardingthe same 4 issues/violations in each communication, which were spaced approx. a week apart---things on balconies (fire law & our rules prohibit), people affixing things to the building (against our alteration rule), people storing things in the common areas (against our rules) and political campaign signs in windows (can only be done with approval...and I and at least 2 others in our 12-unit building find them offensive; we can't even put signs in our windows that our units are for sale, yet will be forced to look at these divisive signs for approximately 6 months.) This was a poor judgment and decision and should be rescinded. I had to resort to sending email to the owner of the company to get anything done. The signs have not been removed, leading me to conclude the property manager/company support the particular candidate; other issues have been resolved (finally) and the only reason the "storing things in common areas" was resolved was because that homeowner moved out, probably due to foreclosure. It is my opinion that this property manager/company does not do what they are hired to do, and show preferential treatment to certain people.

Sentry Management reserve fund brings massive added costs

But I failed to say - has anyone experience with providers brought in by Sentry Management to institute a "professional" RESERVE fund which will result in a more than $5000.00 per unit assessment just to get the operators to "manage" the repairs.
It just looks like a way to "steal" what we already have saved toward repairs Plus that extra assessment.
I just do not understand and am SOOO suspicious. Our state had zero regulation on this so called plan.

It sounds to me that what happened is a reserve study was performed and it was determined that many repairs must be made and not enough funds are available to do this. If this is correct, the board has the legal obligation to special assess the community owners - themselves included.

If this is not the case, and you feel you are being special assessed $5, 000 for something else, please let me know and I can offer different advise.

Sentry Management ask questions to expose condo management

HELP! Need you ideas ASAP! My HOA just hired Sentry Managment, by absorbing our already crooked management company. NOW they want to install a "RESERVE Program". This will cost each of us over $5, 000., additional in fees in one year, plus other increases. Supposedly this Reserve plan will tell us what needs to be done, and when, and arrange it - and it will ALSO manage our money. haha
It took them 7 months to prepare a $3000.00 "study" which had only one on site inspection the month BEFORE the Report was distributed.
I need help in what questions to publicly (or privately research) ask to expose these nefarious people. Every time you add another entity between the money and its management is seems to add to the cost. We have 100 owners, most of whom feel they are powerless to stop the maniacal Board of Directors and management company, who seem to be in each others pockets always. Our fees have already jumped from $85. a month to over $210. a month in only six years. Each unit has a selling value of less than $140, 000. and of 100 units 8 are for sale.

Great idea, and Many of us have thought of firing the Management company but the board is in the middle - Can a group of owners fire the management company without the concurrence of the Board of directors? The BOD hired the management company. Yes, next to these crooks the other big problem is every loves to complain but very very few will take action.

What are you talking about? The owners can not fire the management company. I also think Sentry is the worst company around but that is not how you get rid of them.

the condo owners most certainly can fire the management
and the Board of Directors can be recalled with a majority veto; just get all the complainers together, sign a notice of dismissal and get rid of the BOD's
if they refuse to step down just have another BOD vote and completely ignore the old sob BOD's
carry on with your business and fire the management
the BOD do NOT have the final say - the owners can veto them

Sentry Management hoa support

I want to take a few moments to let everyone know how pleased our HOA Board is with the partnership we have established with Sentry Management and particularly the service and professionalism shown by our Community Manager Nora. With Nora’s help, our association here in Savannah has been able to complete three major projects—more in only 7 months than were accomplished in the previous three years by our former community management firm.

The high level of foreclosures and homeowners not paying their dues has rought havoc on our community association here in Central Florida. Without the wise council of Sentry Management and a real business-like way of following up on collections, I don't know how we would have survived. Thanks for being a real partner with us.

The superior customer service of Sentry Management is greatly appreciated. Our association will remain loyal customers as long as I am on our association's board. Our community manager has shown great patience and adaptability with our board which requires no small level of good judgment. Thanks for the excellent job your HOA management firm continues to do for us.

Sentry Management fine job sentry!

I must commend Sentry Management on the fine job they are doing with our association here in Orlando. I appreciate how responsive they are, the time and care spent by the community manager and the extent they try to respectfully resolve homeowner issues.

Much of the ire I see on complaint boards is against the existence of homeowner associations and the restrictions placed on properties by developers. I’ve always felt it unfair to blame how the system works on a subcontractor to the community board of directors. The rules were made by the community builder and the board governs. Sentry and companies like they are just carrying out instructions given to them.

Give Sentry Management its due, among HOA and Condominium management firms; they are one of the best!

Sentry never responds, and when they do it's pointless. Not to me, my loan agent nor my listing agent. After six months of dealing with them, I hope they shut their doors soon.

Be aware of sentry management, this is the worst HOA ever, this company will go down if they dont start traeting home owners like they should be treated, they are blood sucking company
