Mynd review: Unfair charge for service

I signed a contract and hired Mynd to manage a rental house for me a year ago. At that time, the house needed a new carpet, new painting, and some repairs. I was told that Mynd could invite bids and get things fixed in 2-3 weeks. That was in the beginning of August 2022. I was thinking, even giving some leeway to Mynds promise, the house should be back to market within 4-6 weeks. But the truth was, it was a struggle during the process and the house was finally ready at Thanksgiving time. There were back forth on some repair items, some contractor did not do good job and had to come back, which dragged on time. So during holiday season, the market slowed down. I had to reduce the rent and offer incentive to get the house rented early this year. I put in a large sum of money and a year passed without any income due to paying all repairs, management, and other fees.

The incident prompted me to file this complaint was, about 3 months ago, there was a hail storm in the area. I am out of state, so I called property manager and asked if they can confirm the hail storm. The property manager told me Mynd would get somebody look at it. Later on I was told, yeah there was a hail storm and Mynd could not file insurance for me. I said Okay, I will file myself.

One month later, I was checking my account and found there was a $500 charge for roof. I called and asked why the charge was there. I was told that was the charge for somebody coming out and looking at the roof. First of all, most roofing contractor would do the hail damage inspection for free. I am not sure what kind of contractor Mynd uses, who charges $500 for just looking at the roof. Then I contended, Mynd rule says, for any expenditure $500 or above, it needs to be pre-authorized. I was then told, any charge below $500 it does not need authorization. If it was $500 plus $1, then it needs authorization. Now it dawned on me why the charge was $500...

Desired outcome: Please refund at least part of $500 charge
