Bad time with Happy Doors Property Management. They messed up our papers with another person and denied us because of their info. They took our money for 2 applications and then said we didn't make enough cash. My man got an email with a random person in it.

This company is the worst! Their communication is terrible. I would give them an F- if I could. I've seen bad service before, but this is a new low. Don't waste your time or money! They are really bad! They take your application fee and then never get back to you!

Happy Doors Property Management is pretty good, but they could do better. They usually get back to me when I call or email, but the key pick up situation is a bit of a bother. I was hoping the person would be on time so I don't have to change my plans, or at least give me a heads up if they're running late or can't make it.

I had to move out of my apartment and they told me I had to clean it (which I agreed to). But then they gave me a list of 3 cleaners to choose from. I called all 3 of them and they quoted me $600 just to clean a small 2 bed 2 bath condo with no carpet or pets. One of them even answered the phone saying something about cleaning and photography. It seems like they're just trying to scam military personnel. I would advise any military folks to stay away from Happy Doors.

I shud of red all the revews on Yelp and the ComplaintsBoard.com portal! Most of the negativ revews are a faithful duplication of my experience! I'm certan they red all the revews cuz when they ask for and recieve a favorable review the response is lightning fast! I reiterate DO Not employ this company. Their communication response is slower than the Pony Express (using real old horses!) They are VERY bad at communicating owners concerns to the tennants. After one *** lease my experience with these guys has been very bad! Stay away.

We rented a unit from Happy Doors for almost 3 years. A couple of times things broke and needed replacements, but they were able to get those scheduled in as quick as they could. We also lost the keys to our mailbox and they referred us to someone that could rekey for us on the same day. Towards the end of our lease (we broke our lease early due to PCS orders), Lynn A did a great job of keeping us informed and sending us the entire list of things to complete before leaving. They did their best to accommodate us during the transition because of many delays that occurred with the military. We appreciated the constant communication. The Happy Doors team is very friendly! Thank you!

Don't use Happy Doors or anything related to them. They're not good people and change their name when they get in trouble. I rented a townhouse in *** from a different rental agency, but the owner switched to Happy Doors when the AC unit broke. From the start, I knew they weren't trustworthy. They don't answer the phone and only communicate through email. One time, a representative called me at 8 pm about a maintenance request and got mad when I couldn't make it the next day. I told him it's not normal to call so late and he should understand office hours. I've had to keep my cool with them, but their customer service is terrible. I was with them for 3 years and it was the worst rental experience I've had. Their office is in *** and they try to act supportive, but they're just using their tenants. *** tried to help, but she was also a liar. ***, if you're reading this, you should leave the rental business or even the island. Your scam business isn't welcome here. xxxxx

This company is terrible, I wouldn't recommend them to anyone. They never respond and you can't talk to anyone. They held my property hostage even after the contract was expired. As the property owner, I expected issues with tenants, but not with the people I hired to manage my property. They abused my tenant, a Marine MV-22 Pilot, so badly that he left in less than a year. They like to add on additional fees and charges, even when the tenant paid rent on time and took great care of the property. They couldn't contact the tenant when he was deployed, but I have phone records showing I called them with no response. They held my property hostage for weeks after the contract was expired, even though the contract clearly stated we were done. The Honolulu Board of Realtors had to get involved before they finally responded to my emails and phone calls. This is the worst property management company I have ever worked with, hands down.

I stopped working with Happy Doors Property Management in December . They said it would take two months to give me my deposit back, but I haven't received it yet. I got a statement from them as an owner and they're still charging me for services they didn't provide.

I paid a lot of money for my place, but the AC never worked right. The maintenance was terrible and they took half of my deposit when I moved out, even though I had asked for repairs months before (I'm in the military and didn't know I would have to move). They used my deposit to fix the owner's house instead of fixing my place like they should have.

We had a lease with Happy Doors for a year. They did a walkthrough and took pictures during the last month, which we thought was the final walkthrough. We told them we were moving out on April 29, 2022, which was the last day of the lease. We left in May, but they charged us for rent. They said that the walkthrough was just an evaluation and we didn't send a notice, so the lease moved to a month-to-month basis. We owe rent for 45 days now. They never mentioned this in emails, even though they sent a lot of emails about the evaluation. They never said we had to sign or send in a notice when we told them verbally. According to Hawaii law, tenants don't need to give notice at the end of a fixed lease, but they still want us to pay for 45 days. You can find these laws on the state government website.
