STAY AWAY FROM ARDENT COMMUNITIES! Ardent, formerly known as "Triangle" is a complete joke of a company. I have been in property management for more than 20 years and have never seen such unethical and poor service in a community. As a renter of more than 15 years, and inspecting apartments after residents move out, I truly don't know how this company gets away with the crap that they do. After living at FIELDSTONE TRACE apartments in Westerville, Ohio for 2.5 years, I receive a bill for almost $1000.00! Due to the old age of FIELDSTONE TRACE, the company had decided to finally start upgrading the interiors as they had the old gold colored countertops, dark brown cabinets, faucets and light fixtures that were at least 25 years old. Well, because the company is the cheap one that it is, they are actually charging the resident for the upgrades as they moveout! Sadly, not all people know their rights as a resident. Being in the industry for so long, I know this isn't possible. A person cannot be charged unless there are actual damages. If the apartment is returned in the same condition it was received, absolutely no way can the landlord expect the departing resident to pay for the turn costs of the upgrade. If you are one of these people, don't take it, fight it as far as you have to go. We cannot let this ridiculous company continue to rip people off. Check out "[redacted].com" and the BBB and the Attorney General site etc. The numerous reports filed against this company is endless!

I live in Albany Landings and I don't understand the practices of your company.
1) There should be a flag pole with and American Flag !
2) Why aren't there Speed Limit 10 mph, throughout the complex ?

I am a former business owner and I would never let this happen on my property.

I just moved into an Ardent Condo in August 2015 and I am thoroughly disgusted! The maintenance guy is a jerk and they never show up on time or when they are supposed to. They conned me into a two year lease so now I am stuck until then. I cannot wait to get out of this place! They were great up until I moved in when...a bunch of young kids running things that are not the brightest bunch! I would not recommend renting with them unless you have no other choice!

I recently moved out of an Ardent Communities apartment and received a bill for just under $1000.00... which is absolutely not possible because the apartment was BRAND NEW when I moved in, and I only lived there for 9 months part time. The turnover division has been rude, disrespectful, downright nasty and mean, and REFUSES to answer my simple questions and requests, specifically a Ms. Heidy Shea. I have been filling complaints wherever I can find the opportunity, and would be interested to learn more if there are any current civil lawsuits pending against this HORRIBLE company. They need to be stopped before they rip off anyone else.

This place is disgusting do NOT go to the staff for your issues they will mark your fees up higher and create more issues for you in the long run. Thank goodness I only have a 6 month lease in this infested molded area. They don't care about your health they're defensive and unethical. The health board was finally able to come check the property out and immediately vacated the family after one of the family members was diagnosed with lung infection due to the mold. They are now living in their cars with absolutely no help from the residence.

I live here and my place is infested with bugs and mold. I'm very clean. They wont do anything about the mold say it's on me the health dept immediately made my next door neighbor move due to mold. STAY AWAY FROM ARDENT!

I couldn't agree more with the comments about Ardent Communities. STay away! They are poorly maintained and completely out of date. I rented an overpriced 2-bedroom apartment for the winter of 2013/2014. There was an odd smell in the apartment that would not dissipate so I very seldom stayed there. The walls and appliances were partially painted, counter tops were burnt and stained, the refrigerator was missing pieces, trim pieces missing, single-pane cheap windows leaked cold air like they weren't even there. On move-out (I'm telling you - I stayed there maybe 12 nights) I was charged over $200 for cleaning and painting. They finally decided to paint? I doubt it.

This place is a joke. They overcharge for cheap apartments. Thought it was quiet til i met my neighbors. Unproffessional staff and lawyer. Please stay away from edgewater. This place and theyre schemes to get money are ridiculous. Racist as well!

I currently live in an Ardent Community property. I moved into this brand new apartment in march/april 2013 and while cleaning just a few minutes ago, I found a painted over water bottle found in my storage closest behind the water heater. The contents smell like urine. The fact that I was shown this apartment and this was not seen earlier is just ridiculous.

They won't do anything about our neighbors who are keeping us up all hours of the night. Filling our apartment will the smell of weed for my daughter to be exposed to. I've paid my rent on time every month never had a complaint filled against me and have been a resident for over a year. These ###s have been here 4 months slamming their doors and harassing us and they want us to move!

I am currently living in the Ardent Communities at Edgewater Place. I have had a couple problems with my diswasher with water laying in the bottom of it. So I called and asked for a maintance request. It took them four days before they came out to fix it. The water started smelling so bad, I had my dad come out to clean it out. I was having my car worked on so had a rental car. I called the office to inform them of what was going on so that the rental car would not be towed. She said it is not a 100% that it would not, but she could send out a temp tage and would leave on my door before she left that day. I got home around 645 pm with nothing on my door. So I parked the car in visitor, called and left a message at the office letting them know that it was a very big inconvenience. Around 8 pm i took my dog outside and noticed that there was a note on the door saying sorry I forgot to do this it was missed place.

My whole problem is, they do things when it is convenient for them. I was sick from oct. 1 and was ordered by the doctor to stay in home in bed til oct. 5. not feeling good rent was the furthest ting from my mind. I got a call from office stating that i need to poay the late fee. I explained to her that I had a doctors not saying that I needed to stay home in bed from the dates above. She said that is not a good enough reason not to pay rent on time. Mind you have been renting apartments 7 years and have never had a problem paying rent on time. I think that the late fee of 75 is a bite to much and that for some circumstance the should wave fees. Poor customer service for sure. They do not care about their tentants. All about money for them.

needless to say I can not wait until my lease is up!

I lived in Fieldstone trace for almost three years. I moved there after ovarian cancer and chemo to recoup and have some peace and quiet ! I gaveup my home previously as I could not take care of it anymore. What a nightmare. I got no sleep for at least 6 months, and finally after a year or so after I finally turned the gal next to me in for child abuse, complained to the mgr. about all the noise I could hear and she had a different man there every night, with a squeaky bed. I even had to call the cops a few times, turned in more complaints in writing, the mgr, had her move her bed to the other bedroom, then she let the little girl sleep in the bedroom next to me and she screamed for her mother all nite long, while she was having sex in the other bedroom. She finally accepted to move into a new unit, it was quiet for a while, then a gal from Atlanta kinda moved in. She was transferred to Columbus with her job...the same problem. she did not even move in furniture as she said she did not like it there and blamed me so she could get back to Atlanta...So, the mgt. said I was on probation because she left after a few months. Then a couple moved in, both were bartenders, so you can only imagine, the sex, the fights, he was very controlling, he punched the wall one night and the picture over my bed fell on top of me scaring me to death, and the fights got worse and worse all hours of the night...that is my plight for my going there to re coup from my cancer. I moved out at the end of March 2012. I cleaned for two days. I wanted new carpet when I moved in as I could smell cat urine and they said no, the carpet was Ok. I can still smell cat urine to this day, have nightmares of objects falling on my head, still hear voices thru the wall and I live in a home that is on a five acre lot...I should have sued them for all that I went thru, but it was all my fault according to them...good ridance to bad rubbage! There is a lot more but I getting tired of typing. they are in big trouble and if you are thinking of moving in there, do not ! While living there I installed and paid for a screen door for the back. They would not install one for me. I cleaned well when I left, filled in the holes and the rent money should be used for usual wear and tear, yet they try to scare people with this move out sheet. I did as much as I could and it looked great when I left...

Someone said something good about Crawford Communities and something bad about Ardent. Where do you think Crawford's president worked? Triangle which is now Ardent, oh and so did both regional managers Crawford employees. Thought you would all like to know the worthless employees of Triangle/Ardent just all moved together to another managment company and they are just as big of loosers as they were working at Triangle.

Have any of you attempted to contact the regional managers at Ardent? They are turning the company around and I think you will get further with sugar than spice. Ardent happens to be one of central ohio's premier management companies providing in most cases BRAND NEW HOMES for folks. All the management companies that I have lived with, Edwards, Oakwood and even Casto have all charged for the same items upon vacancy. The only one who doenst charge like this is Crawford Communities but trust me, look at their communities and you will see why, they dont care. You will pay well over this amount getting your car windows replaced after their smashed out or replacing all your home electronics after several robberies. This seems to be an industry standard with apartment communities as they begin to soar above 96% occupancy with the foreclorsures people are facing they are being more less forced into apartments. The management companies want their communites in tip top shape and are charging residents from all angle to ensure a move in ready unit.

my suggestion is "walk on egg shells" while you live in a rental and try to take excellent care of it by doing things like picking up trash, smoking outside, patching holes when moving out, that sort of thing. I agree with you all in that Ardet is probably the worst but to be honest with you, they are all catching on and doing the same thing!

They are charging us for all new carpet. New tile. For water leak marks from the apartment above us on the ceiling. Says our outlet covers were "blackened"' that the smoke detectors were "yellow" when we are very anti ciggs. They claimed we were missing all drip pans from the fridge. That there were 17 nail holes in the walls when we only had 2 pictures hung. We lived there 2 full years. And we steam cleaned the carpets and cleaned before we left. I don't get how they can even charge you for light bulbs either. One part of the bill says there were 2 stains on the carpet then the next page says all the carpet had to be replaced. I lived at sawmill crossing. There's no way we did over 2000 in damages that they had to fix when we moved out when we are good tenanta and never had this problem else where.

The following is a letter sent to our attorney explaining our current situations with Ardent...simply said, they are crooks!

xxx,
I am emailing you about a current situation that I am having with my apartment complex, Residence at Riverpointe Place in Westerville and owned by Ardent Property Management. The situation is that they are trying to collect apartment keys and will not accept any more payments from my roommate or me until we turn in the keys. We are currently not residing in the apartment and the lease runs until September 7th, 2010
This problem originated from the rent for July. On July 3rd, I gave them a money order for $415 (my share of the rent) and my roommate (xxx) sent a check to them for $410. On July 15th I was talking to him about paying for some of our other bills (electric, cable, etc.) and he said they had not cashed his personal check. So I called them to inquire about the check and to make sure everything was fine. They confirmed that they had my money order but that they had not received his check. Then she continued to go on and say that they had just posted a notice to enter our apartment to check to see if we were still there and that they had filed an eviction notice on us.

I have added a timeline of events to make the situation clear.
Rent is due on the 1st and must be paid on the 4th of each month to avoid a late fee.
July 3rd, xxx paid with a money order and xxxs sent out his rent check the week earlier, each paying their portion of the rent which equals the total amount due for each month.
On July 15, 2010- xxx calls to ask about a utility question and also to inquire why xxxs’ check had not been cashed.
Peggy (apartment supervisor) informs us that the check was not received and that an eviction had been filed and notices were posted on the door.
July 16th- xxxs calls and asks why they had not phoned him before filing an eviction and asked if they had realized that nobody was in the apartment and notices were not being received. Peggy acknowledged that she knew we were not residing in apartment but forgot to call and inform us of her filing the eviction. She also points out that I can pay a $250 “stop eviction” fee as well as a $75 dollar late fee on top of my half of the rent.
July 17th- xxx calls the attorney of Ardent properties and is told that no eviction has been filed.
July 18th- xxx calls Peggy and informs her that no eviction was filed and that he will gladly pay the late fee and the rent due but will not pay a stop eviction fee.

July 25th- Peggy calls back and says she is no longer handling the case and to call the attorney. The attorney informs tenants xxxx and xxxs that they must turn in their keys to receive any additional information on how much they owe. The residences at Riverpointe Place will not accept any payment or inform tenants what amount is due until keys are turned in.

Now with it being a new month we have another month of rent due and are trying to pay it but they will not tell us how much is owed, what fees they are trying to charge, and that they will only accept our keys. We will gladly turn in the keys if the apartment complex tells us what we will owe, but we feel that turning them in blindly takes away any leverage that we currently have and may allow them to charge an “early termination of lease” fee on top of current rent due. They have accepted half of the July rent from xxx. They are not willing to give us any additional information, will not accept any payment, and will only accept the apartment keys.
We really need some advice as to what our rights are and the appropriate actions for us to take. We really feel like they are just trying to bully us around.

So this was our story...any comments are greatly appreciated and if anyone is interested in joining with us in a lawsuit against Ardent please post a comment.

I agree 100%. I stayed at Enclave @ Albany Park for more than 2 years and I recieved a bill for $261 after moving out. I sent them a letter back stating that who will pay me for the water damage to one of my bedroom set/mattress from upper floor. I never claimed for that. Now they are sending the bill for collection
No matter what I won't pay for these crooks.

I received one of these bogus charge sheets as well. I moved out in October 2009. I spent 3 days cleaning the apartment inside and out. I was charged $800! We lived there from Feb 2008- October 2009...almost 2 years! They took my deposit and now want $700! I contested the charges only to receive a letter 30 days ago stating they will not give us a break on the charges...to pay in April and make $50/mo payments. We gave up. So we were planning on making a payment at the end of this month...which is still April! I just received a letter from Ardent at my work! They know where I live and know they can reach me there. I am filing a greivence with the state and posting my story on every website that comes up when you Google these crooks. If there is anyone in the Columbus area that wants to go in with a non profit lawyer on these clowns let me know. I would also like to know a little more about Ravmor Property Management (?) which is the people that inspect and clean their apartments. I live in an Ardent Community which has screw my girfriend and I over so many times its rediculous. Just recently they double charged her on rent. In doing so, she has bounced many checks because she didn't have enough to cover the second charge. They had her run around for an entire day from bank back to apartment trying to find out who was at fault. While on speaker phone with the bank, Peggy the apt. manager said outloud that she knew the whole time there was a glitch in the computer system and thats what caused my girlfriend to get double charged. Now they want us to run around even more getting "letter head" and approval from bank and Ardent to get these bounce fees returned to us and its been 3 days.
Today! I recieved a note on my door stating that we owe (water company) a lot of money and if it wasn't paid today then we could be evicted. The first thing I did was get on the computer to pay the water bill. The letter said we owed $201 and the website said we owed $85. I went ahead and paid they $85 and then called the apt. complex. Peggy explained that she was not in yesterday when the letter went out and that it was supposed to be electric that we were so behind on. Since I spent $85 that wasn't even due yet, I still had to pay the $201 and now I am left with roughly $10 for the next week and a half. I told Peggy I am sick of her crap and treating us poorly and that I WILL go over her head!

Recently they have replaced the management, in August 2009 I guess. Old management was far better then this new hopeless management. This new management team and their manager 'Rachel' is rude and pathetic. I am still staying there and planning to move out by end of this month. You are right, STAY AWAY FROM ARDENT COMMUNITIES! It is a complete joke of a company. They don't know about their lease policies, their prices/ fees like rental agreement, penalty etc.. nothing is fixed. They don't follow any algorithm to calculate the same. If you ask them any question, they have only one reply "we have no idea, please call our help desk' and they don't even give their help desk number. They don't even know their help desk number, can u believe it ?
Poor service, Rude Management, Bad neighbourhood, Fines for no reasons (even if you don't smoke, you will get cigratte butts notice and then you will be fined).
