They changed the lock of the entrance without tenant notification.

I came back from work and cannot use my key to unlock the door at the entrance.
What if My wife is not home how can I enter the building?

Bryant Tree Services

-Zack is young and should have told me he could not take on the job I hired him to do.
-He came late in the morning and would work only a few hours per day.
-He asked for half of the money up front (which should have been a red flag to me).
-He messed up my shed and has made no resolution to fix it though he is insured.
-He left the sight and never came back. He couldn't tell me he had taken on more than he should have. He just never returned my calls or texts. Just stopped all communication.
-Zack has poor business skills.

The preserve at woodfield. Seems to be a good apartment but have such a bad management. Bad tenants. Careless parents.
The smells on the hall way never fixed.
Tenants smoke marijuanna in the apartment.
Children play football on the yard between the building ( complaint at office but never response)
The children damage our outdoor furniture many times but their parents are so careless. The office is so careless.
They do not screen tenants well and they get bad tenant a lot.
Loss of package in mailroom. Never been fixed. Now when I order something I need to be so so so worried.

The apartment is in good location just bad management.
The apartment I used to live manage by walcott property. They are so strict and good never have any problem.

-Zack is young and should have told me he could not take on the job I hired him to do.

The property is really nice but the management is the worst. -The bottom line, next door apartment cant smoke in the unit. -The property manager cant do anything, even they signed smoking addendum. -My wife is pregnant, Hallway smells of smoking and marijuana -Saleperson said before I move in, they will change carpet. But they actually didnt because the smoking smells in the closet. Other than this the building is nice and peaceful but management is horrible. After read a lot of review and never expected to experience for myself. 1. We have called twice and left voicemail to call back for our HVAC in the apartment but non response to our request. We were freezing to death this morning. We just moved jn for 2 weeks and heater is not working at all. No fan nothing. Until now still now response. I have to pay apartment maintenance fee every month. 2. The smell of the hallway full of marijuana and smoking. I thought that they are bow allowed to smoke in the building. 3. Dont be fooled by salesperson. I asked the salesperson will there be any noise from upstair (our unit is 1st floor) he said no because of there are carpet. After I have moved in 2 weeeks, i can hear upstair walking all day all night and just annoying when sleeping. 4. This apartment in incredibly peaceful and love it. Alot of greens. 5. Incredibly near all super market and near highway which very useful. I really like the apartment but I have to say that property management is suck.

I moved into the property June . Majority of everything was fine but my patio door kept coming off track. I have mentioned this to the office several times. They claim they completed the work order but did not. I haven't been properly able to use my patio door at all. My power in my master bathroom went out. Along with my bedroom plugs also. This has been out 6 or 7 months. Every time I tell them and put in a order they lie and say it's getting worked out. I was late on my rent 2 months during the covid 19 because the payments were coming from a agency to help pay Bill's. In my lease it states late fees are 100 after the 5th and 100 after the 15th. So in total that would be 400 in late fees. The woman from the office called and said I owed 536 in late fees but she would take off 200...dropping my total to 336. But in reality I only owed 400 from the jump. They are hounding me about paying 336 dollars but my power has been out on the left side of my apartment for 6 months. Guess their to cheap to call an electrician..Even Tried to put a eviction notice on my door for 336 dollars. And my mailbox has been broken into 3 times since feb..2021...I will not be signing another lease with trinity. They are scam artists and only care about money and not the tenants.

I do not recommend renting from Steeplechase Apts in Cabot, AR nor from ANY of the Trinity Multi Family Properties!

We are paying for a 2 bathroom apartment but have been without a bathroom fkr going on 3 wewks now. We've put in maintenance orders in the past due to the toilet leaking, overflowong, and the floor being soft. Two and a half weeks ago I putin another worm order and was told that we cannot use the hall bathroom at all. No toilet, shower, or sink use at all!
Was told they have to replace the floor in that bathroom and if we use it at all the floor will fall through.

For the past 2 weeks I've been asking for updates. At first was lied to and told that lumber was
unavailable but they were trying to find it. 1) I work in construction and know that lumber is available, yes its very high right now, but available. 2) its not my fault that it takes the floor about to fall through for them to finally do something about it.
Then was told that it would be fixed the end of this week. Well uts Friday and still not fixed. After many more attempts to get a status update I was told today that "hopefully" the supplies they ordered would be in by Monday and then they'll get started.

There are 4 of us living here, rent keeps going up, and were going into 3 weeks with one of our bathrooms being out of sservice.

So I asked what can be done to get some credit towards our rent. NOTHING. Everyone went silent.

I've been as patient as I possibly can, but when rent keeps going up and they're not doing their part in keeping up with the maintenance, I can no longer be patient.

1) have bewn without a bathroom for over half a month.
2) I was LIED to by the apartment office staff.
3) it's like pulling teeth to get any type of communication.
4) I simply asked to work out something to credit our rent.
5) since they aren't willing to work someyhingn out I am spreading the word about the type of treatment I have received.

I do not recommend renting at Steeplechase Apartments in Cabot, AR, nor from any of the Trinity Multi Family Properties.

My daughter and her husband have lived in a house managed by Trinity for the past four years. Since that time, they have begged for the property management to fix issues that are wrong with the house, including black mold, holes in the floor, terrible plumbing, and other cosmetic issues. They have received nothing but grief over it and NONE of it has been fixed by Trinity. The black mold around the tub and shower was scraped and cleaned up by them at their expense, but I am sure black mold exists elsewhere in the house. My son-in-law LITERALLY fell through the floor in two different places, which are still there. My kids put boards over them at their own expense. The water trickles through the pipes and can be seen leaking outside the house. Trinity is the WORST property management in Fort Smith and surrounding areas and I would NOT recommend renting from them. Both of these kids work full time AND go to college. They keep a clean house and try to take care of where they live.

Trinity Multifamily The staff at the RiverChase apartments are very rude and disrespectful

The staff at the RiverChase apartments are very rude and disrespectful. I had the worst experience staying at this apartment complex and would not recommend to anyone. I am being sued and taking to court due to my ceiling caving in while the people RiverChase hired to fix the roof caused the damage. I informed RiverChase of my decision to move and they kept my deposit. They also sent my debt to a collection agency and tried to take me to court in 2020 and I guess they dropped the charges. Now in 2021 I am getting sued for the same debt just under a different charge. Please do not move here. The stress is unnecessary.

I've been a resident at Mark4 in Parkville, MO for multiple years. Every year they keep raising the rent. Besides raising rent, they raise what they call other charges as well. The rental property has bad plumbing and my apartment smells like a sewer at times. I will never recommend Mark4 Apartments to any friends or family. They are old (built in the 70's) and this property wants high rent as if these apartments are new. They have nothing good to offer residents. No pool or playgrounds for kids. In the summertime, kids run wild unsupervised. I can't tell you how many times kids were on my back patio, that I didn't know, messing with my personal property. Say No to Mark4 Apartments.

My wife *** texted the leasing manager who works for *** Aldersgate *** Road Little Rock AR Maria about our heating unit blowing cold air and not blowing heat for the entire unit. A service repair person came out to check the heating unit, only to discover that the board was dead. He informed my wife and I that this board would need to be replaced and that he didn't have anything on hand

Later that evening Leasing consultant Maria brought us two space heaters, one small and one medium size.. Monday December 21st. The service guy came out and supposedly installed the board. Apparently this didn't work. I contacted Maria Tuesday December 22nd and informed her that we are still without heat. On Thursday December 24th and we were still without any heat. December 25- December 27th still without heat. December 28th I contacted Maria at the office. Maria was under the impression that maintenance at HVAC service repair person had come out on Saturday December 26th. Our heating system was fixed on Tuesday December 29th.

We had gotten tired of playing musical heaters. We did not sign a lease for 12 months to use space heaters to heat 2 areas of our apartment. We need to discuss adjustments to our rent. This is very sad. This is an embarrassment for my wife and I to be living in a new unit with these types of issues. I'm considering filing a complaint with the ComplaintsBoard.com, Google review, and any apartment associations

We know that unfortunate situations will arise, however, the ball being dropped for two weeks exceeds being simply unfortunate especially with the different stories that are surrounding this particular incident. This situation exceeds unfortunate status.

The rent will be paid; however, as business owners, we are aware of what's allowed and what's acceptable. I am sure that none of the individuals involved in this snafu desired to be without heat on some of the coldest days of December , and especially during the holidays.

All of the events pertaining to this situation have been carefully documented throughout this process, particularly all of the conflicting stories with all the parties involved: the two workers that visited our apartment with conflicting stories about the repairs and us being told to not only furnish our own 20 x 20 x 1 filter, but to replace it ourselves!

We are not by any means looking for a hand out or preferential treatment in this matter; however, we do want this matter to be handled with respect for all parties.

Trinity Multifamily I haven't received my **** refund

I haven't received my *** refund. I put a deposit down on a 2 bed, 1 bath apartment in May and then had to cancel it. They told me that I would get a refund check within 45 days. I started calling in June to ask when I would receive the check. They would keep telling me two weeks. Then I started asking for a manager and they would always tell me that the manager wasn't in.

Apartments It's been almost a whole week that my air has been out it's 85 degrees today and 87 in my home and I have 5 children here with only 2 fans no air. This is ridiculous and the office hasn't been answering all day or yesterday I'm sure alot of people are frustrated but it seems as if they would hurry and get this issue fixed fast it was said that 2 buildings air is out but I have a friend in the next building and their air was working just fine I've paid my rent faithfully never late just for my air to keep going out it's really not the tenants fault at all I really wish they would fix this fast because it's supposed to be very warm for the rest of this week

Trinity Multifamily Online billing faults/scam I have paid my rent on time and the exact amount due, every month for three years

Online billing faults/scam I have paid my rent on time and the exact amount due, every month for three years. I was informed this month I owed $140.00 for missed accruing $20 a month payments, that stacked up over the last six months, that did not show in my balance on their website, nor on my rental contract. The contract is 675.00, the month to month fee is 100.00, and I have paid $825.00 every month I have lived there since the amount changed to the month to month fee. The website displays the amount, I pay the amount then the website says balance $0.00 yet somehow now I owe six months of fees that where not shown? Either the software for their website is faulty and needs to be repaired to display correct amounts due, or they are running a scam.

Trinity Multifamily I called the office to see how much my last month rent would be & got a quote of *** by Daisy

I called the office to see how much my last month rent would be & got a quote of *** by Daisy. Call back it's *** Their corporate is useless. Call the Sedona hills office to see how much my rent would be for the last month and got one price. I called back on the first and was given a different price by someone else. I've lived at this address for 5.5 years and never had any problems at all. Once this company took over the problems began. They do not want to fix things, they are inconsistent, Coorperate won't do anything. I called them twice about the issue. Today and the early part of last week and the only thing they says is we gone get back to you, but never hear anything else from them. This complex has never been like this. It's had went downhill in the two or three months they switched management.

I have been calling trying to get someone to come properlyfproperly my air it's 100 degrees rent has been paid on time and my children and I are hot! I've called and complained several different times about my air not working at all before the temperature even reached where it's at right now! My apartment is scorching hot! Only circulating heat around my children and I are very hot I don't have family anywhere near me nor transportation at the moment I've paid my rent faithfully the 8 months I've resided here I honestly feel like if all the many problems at this property can't be fixed that this whole raggedy complex should be shut down! They never do inspections I've been here 8months they never spray as bad as the bugs are air filters haven't been changed in years and the mold is something serious! Even though I may not be heard or noticed I just thought that it wouldnt hurt to try!

I was renting an apartment at *** Apts in Lafayette, LA, from *** Then in Oct 2020, *** sold the property to Trinity MultiFamily, without tenants' knowledge of the sale. Tenants were notified by way of a flyer placed on the door. I decided after falling down on tire ruts in the mud and sand that was caused by a huge dump truck, which got stuck in the mud because it was wet after raining for numerous days prior to delivery. I sent an email, and put a letter through the door of the office advising the staff I would be vacating the property. I vacated property Mar. 2021. The property was cleaned inside and out. I had to clean the outside because the flower gardens I planted, due to hard freezes was dead. I also had rock and bricks borders around gardens, and that was removed. I turned in keys and gave forwarding address for deposit, and still have not received it. I emailed both *** and Trinity with no reply. I will send acertified letter today.

Trinity Multifamily Roach infestation after numerous reports/complaints in addition to vital issues not being remedied with maintenance within a reasonable amount

Roach infestation after numerous reports/complaints in addition to vital issues not being remedied with maintenance within a reasonable amount of time Sep 24, 2020-moved into apartment *** W *** OK XXXXX) and immediately noted that unit had not been cleaned as promised and required. Opened the fridge and observed multiple roaches in unit. Pest control requests were submitted (and other complaints about infestation) on these dates without action or remedy from landlord/management: 10/15, 11/10, 11/11, 11/23, 11/25 (cancelled and ignored by landlord, two complaints/reports submitted-one for roaches crawling out of drains, and one for infestation out of drains), 11/28 (again, for roaches crawling out of drains, unfixed/ignored again), 12/21 (unit wide pest control request, ignored by landlord). Multiple verbal complaints about roaches have also been submitted and ignored. One tenant has had to follow the professional exterminator around the apartment to make sure he sprays every inch of the baseboards and demand that he spray the bedrooms as well. Landlord has insisted that we leave the apartment (including a senior COPD, a replaced knee, and a failing knee) for four hours to spray her own treatments despite the fact that I (***) work nights and use the only vehicle among all three tenants. In other emails/complaints, landlord has been especially rude, unprofessional, and confrontational. All three tenants (including a pregnant woman that is nearing the end of the term) are incredibly disappointed with the landlord/management and their lack of care for their job and tenants.

Air conditioning and heating not provided upon move in, unit not habitable We looked at the unit on 12/1 and the electricity was on, we tried to turn on the ac/heating unit and It did not come on. No heat, no air, no fan operation, completely inoperable. We mentioned it to the staff person courtney and she told us they would not repair ac units in the winter because it would freeze over. This is untrue information from having had many repairs made to my ac units in the past. She refused to put in a work order. She assured us it would get fixed if we moved in so we put in an application and were approved. We again asked about the heating and air unit and were told by courtney that the power was off in that unit and that is why the heat/ac unit didn't come on. I told her it definitely was on and she called the maintenance person and he also said the power was off. We let her know that we for sure had turned lights on and a ceiling fan when we were in there the day before and she insisted that the power had been off and that the unit would work when we moved in. She again refused when we requested that a work order be put in. We were told we had to have the power turned on in our name before we could rent the apartment. We had the power turned on, which would be completed the next day and signed the lease 12/3. The next day when the power was turned on it was after business hours and we entered the apartment to discover the ac/heating unit still did not operate, just as before. The power was on. The unit is not habitual at this point due to no heating being provided and this is violating our contract and state law. We need this issue to be resolved in a timely manner in order to continue paying rent. We will be requesting maintenance resolve the problem through the portal since our verbal requests were refused. In addition to needing these basic elements of health and safety in the apartment, my complaint is that I feel we were intentionally misled about the condition of the apartment and that the need for the repairs that should have been easily observable by the staff because the power was on 12/1, were ignored.

Trinity Multifamily I want my depoist of 250 dollars for apartment/townhouse that I was told several times I would get it back

I want my depoist of 250 dollars for apartment/townhouse that I was told several times I would get it back. On 23 July , we were told the application was approved, that we needed to drop off a 250 dollar money order to hold apartment 114 when it comes available. She thank you and she will get it ready as soon it comes open. On 14 August , she told us that we could go look at the apartment. We went on the 14 August on took a look and noted several things were wrong and sent it to her. She stated no problem, she would touch bases with maintenance and should have it ready by Mo day or Tuesday at latest. I ask her are all the apartments the same size. She said yes and that was the only one available. On 17 August , I ask if the apartment was ready so we could go by there. She stated no , the apartment would be ready by the end of tomorrow, we had some issues occur. I ask is ever thing ok She said yes but maintenance couldn't get to your list today. I ask on August 18 was the apt done no answer, I text her again on the 19 August, she stated maintenance was finishing touches, but it's done as far as maintenance. Cosmetic details we would have to fill out a move in check list so we're held responsible for anything caused by previous residents. So is the apt open, also who cleans it. She stated yes do a final walk through and if you stil interested we can sign a lease tomorrow. She also stated if you're no longer interested I will return your deposit. After the walk thru, I need to see you and we need to talk. I don't see anything they did. Ok, I'm in NWA today until tomorrow afternoon for a conference. I will meet with you tomorrow to discuss details and return your depoist. I'm unavailable until now. I told her I can meet at 430,, can we have a maintenance be there. No, he works at a different job after 3pm. So he can't be there to answer question on why certain thing wasn't done. She stated correct we can discuss acceptable issues with me, I'll see acceptable I will discuss with him. But he works for my property not the residents. I stated I will see you at 430 tomorrow. She told me there was one more places if I wanted to see it. August 20, she texted the address if I wanted to see it. I ask was it 2/1, she said no 2/2, I ask we pay everything water and electric. She stated correct I ask is the deplux larger she said not a whole lot but it's newer and has a garage. Ok I give you a answer tonite we need to talk. I text her later and said we like the deplux. She stated that it want be available 15 Sep 2020, we went by on the 15 Sep and the people were still living there. I was call by my landlord on 16 Sep and told I would have to sign a new contract or Nov out in 5 days. I text her on16 Sep an told her I need my money back because I had to sign a new contract. My landlord bent backward to help us and they need me out by the Sep 15. She stated that deposit was non-refundable and I explained that to you on multiple occasions when you chose to wait for the depluex.I stated you told me I could get my check back 4 times, and you told me when we had the meeting you even told me then I could the money order back. She said no, sir you chose to hold it for the depluex. I tried to give it to you multiple times and you chose to to keep it on hold. So it is non-refundable now that you're choosing now to lease the unit. She also stated that she ask me time after time to take it and hold it after you agreed to lease the depluex. I stated you told me I would be able to get the depluex by the 15 Sep it change, I need my money back. She said absolutely not, that it would vacant after the mid month. You shouldn't have placed it on hold since Jul for Addison. I told you to take it and you chose to decide to keep the deposit on hold for the depluex. I stated that you told me that would be the only way to be first in line for the depluex. She said correct to hold it, but that deposit became non refundable if you choose not to lease. I said you didn't say that at all. She said she explained that before. This is all in texts.
