We closed on our Smith-Douglas home exactly two years ago today in The Pines at Ridgefield in Odenville, AL. We opted to get LVP flooring (which was an . - upgrade) in the entire downstairs of our home. It is a type of flooring known as to be waterproof and good for pets. We have had LVP flooring in our previous home and it was great! Well here we are, just two years later and our floor are coming up. It started in early November, 2024. The local flooring company came out two different times and replaced 2-3 boards on two difference visits. It almost immediately started coming up again. You can hear it creaking as you walk over it as if there are void spaces under the floors. I’m attaching pictures of what the floors look like now.
Recommendation: I’d either look for a different builder or insist in a better flooring option.
That is maddening, especially after paying for an upgrade. Here is the practical path: your home warranty typically covers structural and flooring issues for two years, so you are still within that window. Send a certified letter to Smith Douglas Homes with a clear demand for a full inspection by an independent flooring specialist (not their preferred vendor) to check subfloor preparation and moisture levels, because uneven subfloor or improper acclimation causes exactly what you describe. Attach photos and a timeline. If they stall, file a complaint with your state's licensing board for home builders. Document every single conversation with names and dates. You have rights, so act systematically and do not let them patch it again.
