We at Dove Creek HOA in Woodland Hills, CA, hired the management company to improve the property, which was in bad shape due to self-management. However, we were extremely disappointed as they showed no interest in actually managing the property. They took the easy way out by praising the HOA board but did nothing to address our concerns. As a result, the property now looks terrible. We would not recommend hiring this unproductive company as they ignore resident complaints.

Ross Morgan & Company I'd give a zero if it was available

I'd give a zero if it was available. This company is breakin' a bunch of CA civil and corp laws since they got "hired" (by a new Board, without tellin' the HOA) over the last 3 years. Under their "management," the property has gone downhill, they ain't takin' care of it or keepin' its value up, and they ain't teachin' the Board their duties and responsibilities, makin' 'em break a bunch of rules in the governing documents and CA law. Now we got a bunch of extra fees and higher dues without the homeowners gettin' the documents they asked for and that the law says they gotta have. We (homeowners) don't recommend this company for managin' an HOA.

I'm the president of Warner Village III and I gotta say, I'm super pleased with Kelly Reinoso as your company rep for Warner Village. She's like, really good at her job, you know? She's polite, experienced, logical, and always keeps her cool. Dealing with this stuff can be a real pain, trust me, I've been the prez of two other associations before (Calabasas Hills in Calabasas Park and St. Moritz in Mammoth.) And as a lawyer, I've been through my fair share of lawsuits and disputes with homeowner associations and lawyers. One time, there was this huge mess at the infamous Hollister Ranch and it turned into a major malpractice case. And don't even get me started on the disaster with Oak Park in Calabasas. That thing dragged on for years, bankrupted us, and we had to pay a massive assessment to cover a big fraud judgment against the HOA. Dealing with different personalities and loudmouths ain't easy, but Kelly is always there to lend a hand. She's a total pro, no doubt about it.

Ross Morgan & Company This management company is the absolute worst, it's crazy how poorly they maintain the complex

This management company is the absolute worst, it's crazy how poorly they maintain the complex. The pool is always dirty, the lawn and hedges are never trimmed. The hedges near my unit are so bad that I can't even access my unit without going through them. It's been an ongoing issue, and the person in charge of our complex, Arineh, refuses to email me back about it. She did respond to my email about being overcharged, but not about the hedges. I thought the previous person, Monica Cooper, was bad, but Arineh isn't much better. There are holes in the walls and leaves everywhere. Today, I looked at the surrounding buildings and they all look nice and tidy, while our complex looks like garbage. They charge us over $700 per unit every month, which is ridiculous considering how poorly our complex is maintained. I just received an email from Arineh about roof maintenance and having to pay even more, unless I choose to opt out. Yet, there's still no mention of the hedges, which have almost caused me to fall because they block the view of the stairs. I am extremely disappointed in this management company, they are complete trash.

Ross Morgan & Company, Inc. and especially *** are a total joke and really bad at managing things. I've had my unit for like 8 years and in all that time, I've never gotten good service or been impressed by Ross Morgan & Company. They always mess up and in the 8 years I've been here, they've never once fixed the elevator on time and always let it go like 6-12 months past the expiration date even though we've asked them to fix it so many times. We pay for a spa and gym as part of our HOA, but he won't heat the spa (it's been over 18 months without heat) and won't fix the AC in the gym. Basically, they don't care about us residents as long as they get paid. They're also rude, short, and unfriendly when they talk to us and act annoyed when we ask them to do their job! People have tried to get a new management company, but Ross Morgan has attacked them and even sent out notices telling us not to listen to those who are against them. Lazy, untrustworthy, unfriendly, there's really nothing good to say.

I was gonna write a long message about Ross Morgan's Cari Wiliams, Community Manager for Reseda-Victory CHOA Board of Directors. It's so funny they gave my response to Tobia. LOL, it was like a year ago. I think owners should start complaining and leaving bad reviews. Ross Morgan & Company, Inc. responded on 04/28 saying, "Tobia, we get your concerns, but you gotta understand that hiring a management company doesn't replace the Board of Directors and their decision-making power. The Board is the boss and we just follow their lead. We work closely with them and give advice, but the final say on Association matters is up to the Board. You should keep talking to your community manager about your concerns and she'll pass them on to the Board. Our goal is to work together for the community's best interest. We're sure you'll like working with us once you get to know us better."

Ross Morgan & Company The washer in the building was broke for like 4 months

The washer in the building was broke for like 4 months. I called the company many times during those 4 months to fix it. I talked to Susan, who was supposed to be in charge. I left messages for the CFO and CEO (*** and ***) to try and get it sorted. I asked them to call me back or give me the number for the washer company so I could call them myself. After 4 months of bugging them, Susan finally emailed me this:
"I'm not gonna call you back."
"Does the washing machine let you pay? Does it start or get stuck in the rinse cycle? Is the water draining right? I need to tell Customer Service so they can tell the technician what's wrong."
"I need details about the washing machine that's not working so I can tell CSC Service Works when I'm telling them about other machines too."
I'm not an employee or a technician, so I can't figure out what's wrong. I've been paying for a service I haven't gotten for 4 months.
I called CSC company the same day I got that email from Susan at 1:30 pm and they fixed the washer by 3:00 pm that day.
Whoever's in charge of this company isn't doing a good job at all. They're not giving the basic service they're supposed to. This is not how you treat customers.

Ross Morgan & Company So, picture this, right?

So, picture this, right? There's this guy, totally out of it, living in your building, and he starts causing all sorts of trouble. He goes after this young family with a one-year-old baby, saying some really messed up stuff. Then, get this, he tries to steal someone's dog, gets butt naked, pulls out a knife, and starts pleasuring himself on his balcony where everyone can see, especially the kids playing nearby and the neighbors next door. It's disgusting, man. And guess what? We've got proof, like photos and witnesses from the building. Plus, there's a pile of drug needles behind his place. The police say it's the responsibility of the HOA and the management to handle this, but guess what? Ross and Morgan, specifically this lady named Kelly, totally dropped the ball. They didn't even bother telling anyone about what happened, not even the next morning when there was another violent incident. And get this, they actually took the side of the drugged-out resident, saying he had a different story and never caused any trouble. Can you believe that? Everyone in the building knows Kelly messed up big time, and one day, Ross Morgan is gonna pay for it in court. I bet the judge believed us, 'cause now there's a restraining order against that guy. Kelly's favorite line is always, "That's not our job!" She acts like we're clueless about what the management company is supposed to do. Well, we're just wondering what the heck she does all day, you know? There's barely any maintenance around here, even though they charge us the highest fees in the neighborhood. And they don't give a damn about our safety either. So basically, Kelly doesn't do squat, and Ross Morgan is totally fine with it! I'm gonna spread this story far and wide, man. I heard Kelly only respects people who work in TV. Maybe she'll enjoy going viral because of this.

at *** told me I would get email billing on my account in 2019. But *** didn't do it, so I got hit with late fees of $461.40. I want these fees taken off and I want confirmation that this is fixed and that the e-statements are set up.

The property manager at *** helped the HOA board members stay on the boards without quorums for two plus years. The HOA board members, with the property manager's assistance, didn't tell the HOA owners about options for a proper irrigation system to ensure their safety and health. The company didn't handle the issues and dispute well. Also, *** tried to help the HOA board members use up the excessive funds in the HOA reserve funds.

Ross Morgan & Company Property Manager/CEO B

Property Manager/CEO B.*** has been asked many times (for about a year) to give me, as an HOA Board Director, the contact information for owners, tenants, and vehicles. This information is necessary for me to fulfill my board duties. However, they have repeatedly denied my lawful request, which prevents me from contacting residents in a timely manner to address owner complaints and emergencies. These issues include water leaks caused by adjacent units, obstructions on owner properties, checking on absent owners for any unusual activity, and more. As a result of RM's unwillingness to provide the data, owners experience more extensive property damage and frustration due to delays and increased costs. It is important to note that some of these owner issues involve individuals in protected classes who require assistance. Instead of fulfilling their responsibility, RM has wrongly assigned this task to a board president who also denies my lawful requests. The safety standard dictates that all board members should have access to this contact information for HOA issues and emergencies. RM's negligence puts our community members at risk, and they show no concern for the consequences.

Ross Morgan & Company On or about *** we had a power outage that we found out on 9/3

On or about *** we had a power outage that we found out on 9/3. We did what we were supposed to and called *** the emergency hotline, and the construction company working on the property. All of us couldn't figure out where the problem was coming from. *** told us it was the HOA's responsibility and that he would work with the HOA-approved vendors to find the problem. It wasn't until a month later *** that we were told the Board said it wasn't their responsibility, but they would get an inspection report from their vendor on ***. On *** they told us the vendor backed out of the inspection and nothing else would be done. It's been 6 weeks now and we still have no power or hot water. RM is fixing major repairs in the unit below us, which is probably causing our outage. When we asked for the owner's contact info, RM gave us the wrong phone number. RM has treated us poorly from the beginning, making it hard for us to access and get repairs done.

Ross Morgan & Company, Inc., the property manager for our condo complex, has acted with significant disregard in correcting a plumbing issue. We first emailed them regarding the issue on May 25th - that our guest bathroom shower diverter was broken and needed repair, requesting a water shutoff. As we notified Ross Morgan & Company, Inc., this issue was identified by an inspector as part of our escrow process in selling our condo. This email was disregarded by Ross Morgan & Company, Inc. We emailed again on May 26th. On June 1, our plumber identified that a shutoff valve for which the HOA is responsible for was defective and that there was significant risk of property damage. Through email and telephone, we notified Ross Morgan & Company, Inc. about this issue, including the significant risk of property damage. Ross Morgan & Company, Inc. assured us the issue would be resolved today, June 3, and that our plumber would then immediately be able to commence work. Ross Morgan & Company, Inc. did not notify us of completion. I had to follow-up while our plumber was on standby and could not then come to the job to resolve the issue for several hours given Ross Morgan & Company, Inc.'s late notice. Once our plumber was able to come, they identified that the valves to the bathroom had not been fixed. I have notified Ross Morgan & Company, Inc. of this issue. Ross Morgan & Company, Inc. has now explicitly declined to resolve this issue, risking significant property damage to the building and monetary damages if our escrow fails.

I am writing this message to file a complaint to your organization, The ComplaintsBoard.com, on behalf of the *** against *** as well the company they contracted to work on the maintenance and upkeep of the facilities, Anchor Prime. The following list of descriptions are just a few of the issues and problems that caused concern. Our *** dues have increased from *** to *** per month in a short time - *** This increase was not matched with an improvement in the facilities or completion of any previous building projects. In fact, the condition of many buildings and upkeep of the facilities has worsened. Many projects were left unfinished. The contractor hired by the management company, Anchor Prime, is to blame for much of this. A few years ago, there was a fire in one of the units that caused significant damage. The HOA members were asked to pay *** to the management company (*** to help with the repairs. Many residents found this suspicious since the HOA should have fire insurance to cover the cost. The mismanagement of *** and the laziness of Anchor Prime, along with the unjustified rate increases, led me and other residents to remove the current HOA administration from office, as we believed they were involved in this situation. As the new President of the HOA, I requested *** for the receipts and financial records for the past 3 *** and an explanation for the *** rate increase, which doesn't seem to have been used for facility upkeep and maintenance. The company told me that these records are "in storage" and not available for us to see. If this were the ***, this excuse could be understandable, but I find it hard to believe that their financial records and receipts are not kept in an online format.
