We purchased a K Hovnanian house at 9980 Forest Valley Ln, Streetsboro Ohio on November 17, 2017. After moving in on January 12, 2018 from Wisconsin, we noticed swirl marks on the entire first floor in the premium vinyl flooring that appeared to be caused by a rotary buffing machine. K Hovnanian Homes service and quality

This is by far the worst home builder for quality in construction. They list options that never get installed. They install broken and damaged materials from doors and trim to the granite . The roof was left with gaps all the way around the home, singles were left upside down on the roof, Under every window the stucco was cracked and the slab and footer is sitting only inches in the ground leaving the sides of the house looking like its made of clay and bulging out, the garage floor crack is still expanding and runs across from wall to wall. Inside the ceilings were not finished in the walk in closets. Not all the wall got textured and painted. Several doors were repaired leaving visible patches. The list goes on an on. But the worst part was the three months that I lived in the home with the furniture pulled to the center of every room, while time and time again I took off work for what was scheduled work for it to either not be finished or for nobody to show up. I finally gave up and told them you win.. I don't want any of your trades back. Because you fix one thing and destroy two or more like when the painters painted my furniture, my carpet, tile and then one set up a ladder on the edge of the tub till it came crashing down and leaving scratches on both sides of the tub. And the stucco repair left piles of concrete and dirt in the yard for weeks that I finally moved to keep it from killing the grass. Now that summer is here I find out the hvac system is 2.5 tons for a home that is 1956sf living with ten foot ceilings through out. The peak heat of the day leaves the air running all day to get 78-80 degrees. 4 trips now from the HVAC contractor and the insulation in my attic is stomped flat, so much for that r30. 4 techs came and went all doing the same thing. Saying it is all working just not cooling the house, maybe you should go to a 3ton unit is what I heard today... great when you putting it in? That's up to the builder he said.

K Hovnanian Homes Cheap Carpet

We bought a K. Hovnanian Home which was built by Brighton Homes in Oct of 2012. In April of 2013 we noticed a rip along the seam in the carpet in our living room. We reported to the home warranty division and they sent out a representative from the carpet installer who looked at it and said he thought it was a defect in the carpet and that he would have to send one of their inspectors out to look at it. It took about 3 weeks for him to show up, and he took some pictures and asked if there was any carpet left over that he could take with him to test. I did not know of any, and he said they normally leave it in the attic. We looked in both attics and did not find any so he said they review board would have to go off the pictures he took. About a month later another man from the carpet manufacturer showed up and looked at the tear and he even pulled up the carpet in 3 different areas to inspect it. He didn't offer us any information about where they were in the process and he left very quickly and did not reattach the carpet he had pulled up! My wife and I began making phone calls and found out from the construction manager in our neighborhood that they had tested the carpet from another house in our neighborhood that was built at the same time as ours and said they found nothing wrong with the carpet. This is unacceptable! The last we have heard is that they are just going to replace the section around the tear and that they cannot guarantee the color will match since it will be cut from a different lot. We said absolutely no way, if it doesn't match you have to replace all of the carpet in that room. The construction manager said the carpet manufacturer refuses to pay for the carpet since they said there is no defect and the builder is saying there is a defect and doesn't want to pay for it either. So in the mean time we are stuck with a large rip in the carpet of our living room in our barely year old house now. Instead of spending a few hundred dollars to replace the carpet, they could very soon be spending thousands of dollars in legal fees. This is absolutely unacceptable!

Actually, builders are good at CYA. You'll probably be the one paying legal fees... Be careful.
