K. Hovnanian Homes/Northern California

I bought a house from K.Hovanian in Winters, California. The sales agents at the Winters location were a real letdown. There was this really important addendum that was supposed to be given to me when I signed the paperwork in September. But it wasn't, and I only saw it two months later in November, three weeks before I was supposed to close. Seriously, how hard is it? Plus, they didn't even apologize. Instead, they acted all high-and-mighty, demanding that I sign it or else they wouldn't let me close. They behaved badly and totally lacked any ethics whatsoever. And it ended up costing me $13K and alot of stress. What was supposed to be a great home buying experience was totally ruined. Now every time I see those sales agents walking around the area, I want to warn people about the bad experience I had. So be warned, make sure you ask for and check every document before you sign it. Those sales agents sure don't seem to care about their clients, and IMO they need some serious training.

i bought my firs house wih K. Hovnanian Homes and they semeed pretty ok at firt. But things changed after i got my keys. The ciling started to leak and i told them. They told me not to worry abut t and it would be fixed under warranty, but its been almost a year and nothing has happened. Ive been getting the run around from K. Hovnanian and im getting tired of it. Not happy with the sitation at all.

So I gave K. *** Builders 5k on 2/24 for a new crib. They said if things didn't work out, I could get my money back. I hit them up on 3/16 saying I couldn't afford it and gotta back out. Sent them emails, a copy of the check they cashed, and a paper saying I can cancel and get my deposit back. But it's 5/6 now and still no deposit. Could someone help me out here?

I buyed the crib at the address on the list in 1995. There be a problem with the yard sprinklers. When one of the circuits be runnin', water be comin' out from under the garage on the far side of the garage opposite the control valves and directly under the electrical boxes located on that side of the garage. As you may figure I'm worried that someone, like me for instance might get electrified or the house catch on fire from a short in the power feeds to the house due to the water. I buyed my new house from K Hovanian Homes on 28th October . Since then, I encountered a lot of issues with the house quality. There is major crack in the cement at the entrance, loose stones in the front, and cracked stucco in the ceiling of the California room. I also request them to check my roof for missing tiles, I catched one missing tile during initial inspection. I complained several times to the Khov warranty but no one followed up on it. It's frustrating to invest more than half a million dollars in new home and get the cheap materials and poor craftsmanship. K. Hovanian Homes should take responsibility and fix all these issues as they claims to be specialize in luxury homes but their quality is far from that.

I got a crib from KHovnanian Homes of Northern California. Got lotz of issues since. My GKO items never got fixed when we closed the deal. They promised to resolve and it took ages (4-5 months) to fix most of the things on my GKO list. Other than that, the house got other issues which I can't discuss fully (wish I could). Currently, we have a water leak under the sink and we gotta keep a bucket there. The warranty service is so bad, they never call back or respond on time. I called/emailed the national number, sent email to the service manager, texted the boss, but no response from anyone. The service manager came last week to check on another ticket and he didn't respond since. Not impressed with *** warranty service. No follow-up and they don't communicate.

Me and my fam moved into new house at beginning of August last year. After month, we saw cracks in ceiling. Builder said they's just settlement cracks, but my bros said they's more than that. Whole downstairs ceilin had 3 cracks n upstairs master bedroom had crack from bedroom to restroom. Finally, repairs happened, but we had to move all our stuff ourselves and they ain't give us another place to stay or nothin. We had to rent a Uhaul n we was told we'd get money back but we still waitin 6 MONTHS later. Workers was all over and everything was covered in plastic. Nightmare situation. Eventually got some money after signin papers.

I got a call from the guy in charge of warranty a few days ago saying that they had to fix our cabinets. The cabinet pro arrived a day early and our kids were there to receive him. When we got back, our daughter told us the pro "fixed" two kitchen cabinets and one laundry room cabinet. He changed out the wrong cabinets in the kitchen and stepped on our new dryer from ***, leaving a dent. We contacted the warranty and sales office but have not heard anything since Nov 2021. The garage door has been malfunctioning since we moved in on May 19, and someone from the company damaged it. We're worried because it keeps coming off the track and might fall on our car or kids. We can't fix it or our dryer, or it will void our warranties. We need a replacement dryer and a new garage door. Business should have integrity, and you have been building homes for other people even though you haven't solved our problems yet.

I bought a house from K. Hovnanian Homes/Northern California and submitted work orders on 11/29, but they haven't been addressed in a reasonable amount of time. I've tried to communicate with them multiple times, but they haven't responded or done anything about it. My neighbors are also having the same issue, and I'm worried that K. Hovnanian Homes doesn't intend to fix the construction defects and is waiting for the 12-month mark so that they can force arbitration.

The garage door that came with the house hasn't been installed, and a temporary, non-compliant one was used instead. I've been requesting information about replacement since August, but I haven't received any updates.

Below is a list of the open work orders:

- Damaged shelving cabinets
- Wrong color matched quarter round on the island
- Small piece of color matched trim missing from the island
- Wall cabinet over the stove was installed incorrectly
- Sliding door needs adjustment
- Screen door was never installed

It's frustrating that it's been eight months without any progress. I hope K. Hovnanian Homes will take action soon.

We purchased a K Hovnanian house at 9980 Forest Valley Ln, Streetsboro Ohio on November 17, 2017.

After moving in on January 12, 2018 from Wisconsin, we noticed swirl marks on the entire first floor in the premium vinyl flooring that appeared to be caused by a rotary buffing machine. We attempted to have k Hovnanian fix the problem. After several attempts by k Hovnanian to determine what caused the swirl marks, the service manager said that they could not determine who caused the problem and they will not do anything about it since we did not identify the problem during our walk-through inspection. After many months of communicating with K Hovnanian service (summary list included) without obtaining a solution, we sent a letter to Ara Hovnanian (included) on December 19, 2019 outlining the problem along with a photograph (included) showing the problem existed before we purchased the home but K Hovnanian did not have the courtesy to respond with an answer.

Recently the house at 9967 Forest Valley Ln was listed for sale and during an open house that our neighbors attended, they discovered that it also had the same permanent swirl mark problem as our floor. This house was sold by K Hovnanian on November 15, 2017, two days before ours, providing further evidence that the damage was caused by the cleaning staff K Hovnanian hired.

This is by far the worst home builder for quality in construction. They list options that never get installed. They install broken and damaged materials from doors and trim to the granite . The roof was left with gaps all the way around the home, singles were left upside down on the roof, Under every window the stucco was cracked and the slab and footer is sitting only inches in the ground leaving the sides of the house looking like its made of clay and bulging out, the garage floor crack is still expanding and runs across from wall to wall. Inside the ceilings were not finished in the walk in closets. Not all the wall got textured and painted. Several doors were repaired leaving visible patches. The list goes on an on. But the worst part was the three months that I lived in the home with the furniture pulled to the center of every room, while time and time again I took off work for what was scheduled work for it to either not be finished or for nobody to show up. I finally gave up and told them you win.. I don't want any of your trades back. Because you fix one thing and destroy two or more like when the painters painted my furniture, my carpet, tile and then one set up a ladder on the edge of the tub till it came crashing down and leaving scratches on both sides of the tub. And the stucco repair left piles of concrete and dirt in the yard for weeks that I finally moved to keep it from killing the grass. Now that summer is here I find out the hvac system is 2.5 tons for a home that is 1956sf living with ten foot ceilings through out. The peak heat of the day leaves the air running all day to get 78-80 degrees. 4 trips now from the HVAC contractor and the insulation in my attic is stomped flat, so much for that r30. 4 techs came and went all doing the same thing. Saying it is all working just not cooling the house, maybe you should go to a 3ton unit is what I heard today... great when you putting it in? That's up to the builder he said.

We bought a K. Hovnanian Home which was built by Brighton Homes in Oct of 2012. In April of 2013 we noticed a rip along the seam in the carpet in our living room. We reported to the home warranty division and they sent out a representative from the carpet installer who looked at it and said he thought it was a defect in the carpet and that he would have to send one of their inspectors out to look at it. It took about 3 weeks for him to show up, and he took some pictures and asked if there was any carpet left over that he could take with him to test. I did not know of any, and he said they normally leave it in the attic. We looked in both attics and did not find any so he said they review board would have to go off the pictures he took. About a month later another man from the carpet manufacturer showed up and looked at the tear and he even pulled up the carpet in 3 different areas to inspect it. He didn't offer us any information about where they were in the process and he left very quickly and did not reattach the carpet he had pulled up! My wife and I began making phone calls and found out from the construction manager in our neighborhood that they had tested the carpet from another house in our neighborhood that was built at the same time as ours and said they found nothing wrong with the carpet. This is unacceptable! The last we have heard is that they are just going to replace the section around the tear and that they cannot guarantee the color will match since it will be cut from a different lot. We said absolutely no way, if it doesn't match you have to replace all of the carpet in that room. The construction manager said the carpet manufacturer refuses to pay for the carpet since they said there is no defect and the builder is saying there is a defect and doesn't want to pay for it either. So in the mean time we are stuck with a large rip in the carpet of our living room in our barely year old house now. Instead of spending a few hundred dollars to replace the carpet, they could very soon be spending thousands of dollars in legal fees. This is absolutely unacceptable!
