Unfortunately, timeshare resale market is so poor, you can get them on eBay for free; owners are willing to pay the transfer fees. They just want someone to take over their maintenance fees, and scammers take advantage of this situation. NEVER pay an upfront fee to get rid of your timeshare. It seems like timeshare scams in Playa del Carmen are the order of the day- I was ALMOST scammed by Royal Elite/Sandos Playacar. They convinced us to attend the presentation, but of course we just wanted the free gifts, but as soon as we said we were not interested, they treated us like garbage. My husband had to call the police, because they basically wouldn't let us go without signing the contract. NO MORE timeshares presentations for me. I've heard before about the scams being committed by Royal Holiday, it seems like Playa del Carmen is full of fraudulent timeshare companies. We purchased a Royal Elite timeshare with Sandos Playacar for a studio unit. One year later when we attempted to book the unit we were sold, we were told that unit does not actually exist at that resort. We can go to the "Superior" room, or pay extra weeks to be upgraded, IF they can accomodate us at the time. They are deceitful. Beware. This is a forum with more Royal Elite Timeshare Complaints:

People have been warned for over thirty years on lots of TV programs and in the press about the pitfalls of timeshare, or its posher name, fractional ownership, and yet they are still buying them, the majority of timeshares are managed by crooks, its a pity because on the face of it its a good idea, its when you read the small print that the problems show up, dont touch it with a bargepole, there, you have been warned again. Mayan Palace sales tactics are hardcore and they will tell you anything you want to hear to get you into the contract and keep you in contract with them, and dealing with Mayan Palace after the purchase of your timeshare can be a little frustrated. Especially because customer service won’t get you the answers you expect to get when it comes on how to use your timeshare or trying to book your next vacations, lucky if you are able to do book anything. I agree with you, do NOT stay at Krystal, the hotel is old and the lack of maintenance is evidence. Do not stay at Royal Elite either, the resort is absolutely beautiful, but the timeshare harassment is the worst! this is another forum with more Royal Elite Timeshare complaints:

Most of the Mayan Palace Timeshare Scams being committed by the Sales representative is that they don’t let their buyers know they have a 5 days cooling period if they wish to cancel; instead, they repeatedly tell they buyers once the contract is being sign there is no cancellation period. The sales representative also offers a trade-In, letting the buyer believe that Mayan Palace is going to take their other timeshare and sell them for them and deducting the cost of their new timeshare with Mayan Palace, but at the end you end up owning two timeshares and payments due for Mayan Palace turning it into in a double scam. Have you accomplished to get your deposit back? I purchased a Royal Elite timeshare last year and I'm having exactly the same problem, I was trying to get a final resolution working on my own, but I think it's time to file a complaint with PROFECO (The Mexico's Consumer Protection Agency) maybe you should do the same thing. We were also scammed with a Mayan Palace Timeshare. They claim they don't misrepresent themselves. Yet the promises and the drinks ease you into signing. Once you've done that, you are screwed. Through all the other initials on your contract, you realize you initialled, that they don't misrepresent themselves. Now you are up the creek. We had 2 timeshares they claimed that Alliance marketing would sell for us in 3 months max. We would recoup the money we paid at the Grand Luxxe and would net out ahead of the game. Well 15 months later, I am out $30k and I still have the original timeshares. I have also not heard a word from Alliance marketing in several months. Plus I found out they are a marketing group, thus not legally allowed to sell. I have had to take a 2nd mortgage out on my house. All the answers I have seen from the Mayan on various websites show they are not at all interested in helping out. Do they not have a concious? It seems like this is a very common problem. My wife & i bought into a Royal Elite Timeshare in mexico . we stayed in sandos caracol resort & signed contract for royal elite. we've found out in the last few months that availiablity of resorts that we require are very limited (sales person shown us extensive range of hotels). flight deals are no better than booking myself. we enquired to stay lanzarote sandos dec 2017 the ai rate is in total $1900 for the week. i feel that this is going to be costly in the long run, not the ideal deal that was sold to us. I'm in the process of calling the BBB and PROFECO and seeing what they can do. Possibly the attorney General also!
Most timeshare companies are taking advantage of people, often those who are more vulnerable and less able to resist hard sales tactics. I have heard of many cases where maintenance costs rise well above inflation. It would appear the timeshare companies lock people into contracts and then drive up their profits though increased maintenance charges. It would be good to see legislation whereby timeshare companies can only charge "reasonable" maintenance costs and not use this annual fee to fleece people's bank accounts. I had a horrible experience at Mayan Palace! Not only was the presentation 3 hours (promised 90 minutes), but they DID NOT give us what they promised for going. They offered a 4 night paid vacation, and we got NOTHING. We received what looks like a gift card, and they told us we would just need to call the number on the back to book. When we got back to home and called it was NOTHING. Not a vacation, not a discount for a vacation...NOTHING. We called and emailed Mayan Palace, and they did nothing about it. They gave us an email address, which we have never got a return email on yet. (several tries). The people on the phone say that is the only way to be helped... they are unwilling to help

Many people have been scammed out of money for attending a Mayan Palace timeshare presentation, so it could have been worse. I've been to other legit timeshare presentations, but this one scarred me. DO NOT GO...and if you do, be prepared for some super hard selling. They will change people on you 5 times before you can claw your way out of there. Plenty of families buy timeshares with the expectation that swapping properties with others will allow them to vacation all over the world. This is not often the case, and may be more trouble than it’s worth. Even if you do have a timeshare worth swapping into, it requires a lot of research into each possible swap location before finalizing your plans. You don’t want to end up swapping to a location that has poor maintenance records, few amenities, and a bad surrounding area. Unless you join a very active network that has dozens of interested swappers every day, you might find this swapping process difficult and a hassle. The best thing to know about Mayan Palace:

NO! NO! NO! NO! NO!

ABORT! ABORT!

Buying a mayan palace timeshare timeshare is setting a big pile of money on fire.

1. Your trades cost money on top of the maintanence fees. By the time you add up the opportunity cost of buying it, the maintenance, and the trades, you have paid for a luxury hotel room.

2. Uncertainty. You can never be sure that a trade will be available in the place you want to go. You may spend all the money and end up no closer to Mickey. You can probably get a trade for a place in the Catskills though….

3. Fees. There are yearly maintenance fees. Typically $500-750 a year. On top of the purchase price.

4. Buying points? Congrats. You just bought the right to contend for vacancies at the time share company. If they devalue them in the future, then you -might- get that place in the Catskills.

I know how you feel, and it seems like this is a common problen in Mexico. I purchased a travel program through Sandos Playacar at Royal Elite Timeshare Resort in Playa del Carmen last March and I requested to cancel within the 5 day grace period but they still have not refunded my down payment of over $9000 US dollars. I have been in touch with people there and they say they are working the process but it takes time. It has now been almost 5 months and I am losing faith they will ever pay me back. I believe we should do something about it, as I understand Mexican regulations forbid the offering of gifts, free vacation certificates or any other promotion strategies without informing the consumer the specific purpose of the offer. I want to complaint with PROFECO about this, and get my money back

The timeshare resale scams are just a symptom. They need to do something about the timeshare scam itself. An obligation 'in perpetuity' - that passes to your children? There is almost no legal way out of the obligation, even if you don't use the facilities and want to sell it back (they won't take them back). In other words, they hawk 'property' that you cannot resell, cannot give back, and has literally no value in the market - and tell you that you have to pay 'maintenance' forever... and that they can assess 'special fees' on in order to do repairs they *should* have been doing with the maintenance fees. Unfortunately, the Mayan Palace timeshare sales in Mexico are in its majority a huge scam. The OPC, the one on the street inviting you makes $250-$350 per couple...so be sure he tells you any lie there is. Timeshare sales people are rotating from place to place and mostly alcoholics that look for their 8% comission. We were surprised how they work, like sharks, and some are really good showing numbers, benefits, etc...If i did not know, i probably would have bought. Be careful and NEVER make a decision the same day! They love this, just tell them that you need to think about and they will throw in all they have..that is the sign that someting is not quite right... This is a good article about Mayan Palace:

Timeshares do not typically pay for themselves, unless the currency you are talking about is memories. Even then, you can still get those memories at a fraction of the overall cost. While the sales agent may not want to divulge this information to you, timeshares are most definitely not just about property payments. They also come with plenty of other costs, hidden fees and taxes. No matter how little you use the timeshare, you are still responsible for its upkeep, sometimes including utility costs and maintenance. These extra fees can be hundreds of dollars per year. Unfortunately you got hooked into a timeshare presentation; Mayan Palace timeshare resorts are known for particularly hard sell tactics. ALL the transfer companies, car rental companies, etc. are OUTSIDE the airport. The people between Customs and the doors to the outside are almost all timeshare reps (couple of kids trying to make a few bucks hauling luggage for folks also). If you go back to the Riviera Maya do not stop or talk to any of these people until you get outside. If you feel you must be polite just say No gracias and keep walking with your eyes down or straight ahead. Most of them wear these really official looking uniforms and will tell you all sorts of lies, like how you have to show them your transfer papers, etc. Just ignore them and keep going:
