The above property is under contract and several dangerous and material faults have been discovered which the Opendoorour sales/business team is not acknowledging as issues or even as known. But, these issues have been known to the Opendoor team because this property has been in contract 2 times previously, and it has fallen through both times in Summer 2021. The property has been for sale since April.The defects are :Electric there is no grounding for the whole house! The GFCIs are not working in the house. Opendoor says this is not an issue and was not a requirement (code) when the house was built (in ***). This is incorrect. It was a requirement then and it is now, otherwise someone can die easily through electrocution.Pool heater is completely unusable and damaged lines were sawn off deliberately bypassing the heater Pool and spa are leaking with damage to the motor and to the pool surface (gunite)There are many other issues that are not being acknowledged or simply denied. E.g. Gate not working, which is a potential liability because there is a pool.Attached are the photos showing proof.There is a full inspector report that proves these issues exist (attached)There are 4 witnesses from the neighbors of the property who have already confirmed that the pool issues have existed since the Texas freeze The pool maintenance person is also a witness to the pool issues These issues were discovered by two previous buyers under contract/in the option period and therefore Opendoor CANNOT claim no knowledge of these faults.

Opendoor I opened an account with Opendoor because my best friend sold with Opendoor

I opened an account with Opendoor because my best friend sold with Opendoor. The first confirmed offer was disappointing, and I thought the repair costs were exorbitant, so I passed. I then got an email with the information that a preliminary authorization of a higher amount was available, so I used the online system in order to refresh my offer. In order to refresh the offer, I was prompted to go through some steps I had previously gone through, such as the in-home video conference with an Opendoor associate. I was sent several emails and texts over many days about this, which wasnt a big deal, until the representative (the second representative I worked with) sent me a text 10 minutes before the walkthrough, saying it had been done previously and did not have to be completed again (I did not know this). I was put back with the original person handling my account after I complainedthe one from the first confirmed offer--but before being switched back, a manager refreshed my offer at my request, and it raised $7K, which, of course, I was happy about. Then I started working, once again, with the representative, and I noticed that there were several homes in the area that were not originally part of the comps. At this point, it seemed that the employees were not on the ball, but Opendoor continued to blame miscommunications and there were a lot of excuses or, at the very least, extremely unprofessional answers to questions. I then asked for a third "refresh" and the first consultant handling my account refreshed it again, and it dropped $7K. At this point, I began thinking Open-door is being discriminatory and/or practicing bad business. I have tried to contact managers and administrators, but it seems they are ignoring my calls and are refusing my business because I am calling them out. They claim to have only one pricing department, and that their reps have no influence over offers, but the company discriminates against curious customers asking questions.

Opendoor We sold our home to OpenDoor a little less than a month ago

We sold our home to OpenDoor a little less than a month ago. We closed on 4/20/22. Here is a breakdown of our final offer-Offer $284,300 Service charge $14,215 Est. Closing costs $2,673 Repair Cost $24,855 The home did have some structural issues and did need foundation work done. We had been quoted, less than three months prior to OpenDoors offer, foundation work estimates from $4,500-$6000. We had 3 different local companies come inspect and do measurements. I knew of the foundation work that needed to be done prior to receiving the repair costs opendoor would be charging us. However, I wondered what the other repairs were. I did find 25k to be high considering the condition of our home. I contacted our open door seller's agent, *** to ask for a itemized breakdown of the repairs and costs. She told me they didn't do that. She said all she had access to was the repair "notes" but she could read them to me. She *** repair was the bulk of the repair charge. Then, she said they'd also be doing some minor HVAC maintenance, repairs to the flooring throughout the home as well as fresh paint throughout. I took her at her word and didn't fuss about the repair charge. After closing, our home was listed for sale on the market about ten days later. The home is in the dfw metroplex where it's more than common to have structural issues and need foundation repairs. We have seen many homes, in person and listed for sale with fresh foundation work done. We also moved right down the road. So in addition to seeing the listing photos we have actually been able to see the home in person. There was no repair to the foundation. The damage was along the entire front of the home. From corner to corner. Any recent foundation work could be clearly seen and visible from the street. I'm so upset about this. If that money came out of our pocket for repairs and they weren't done what was it used for? If it wasn't used shouldn't it go back in our pockets?
