3 years ago we had to move due to a job relocation. Due to the market we couldnt sell the house. Found Mike Anderson and One step Realty over the internet. their brochure and references seemed to check out, and seeing as we had no other options at the time, we contracted them to lease and manage our property. stipulations were agreed upon and signed.

Similar to other stories you may have read, after several months had gone by (i believe 4-5), I called to find out what was going on. I was surprised to find out that they had leased the property a month ago. not only was I not told, they had leased it for $300 below what I asked and 200 below market. They gave me the spiel about the market and so on, well, okay, cant really do anything now, theyve signed a 1 year lease.

The first month goes by, i get no check. second month i get a check for much less than what Im expecting, with a bunch of repairs/charges on there. Keep in mind, this is a brand new construction, and we just moved out, everything was working fine. should've known something was wrong then. next 2 months were fine i believe, then the checks stopped coming. by end of the 2nd month/start of the 3rd month, i called to find out what was going on. was told the tennant was not paying her rent. I say okay, try to collect, afterall thats what Im paying you guys for. this process would continue for the next year or so, some months i would get a check (always late), sometimes not. at one point 4 mos went by with nothing. several times, I would call, write one step to find out what was going on, my calls/emails were never returned. most of the time it felt like i was doing the 'managing'. eventually i emailed them to not renew her lease and evict the tennant. i was instructed to pay almost $700 in legal fees.court fees, only to have one step settle with the tennant at the last minute and renew her lease (contrary to my wishes)

Fed up with the non-existant management (I was getting constant complaints from the neighbours and had to pay HOA fees due to things the tennant was doing...i would tell one step to contact the tennant and nothing would get done), and them not following my wishes, i decided to fire them and get a different management company.

ONe step then decided to stop payment on the rent check and deposits (which caused me further embarasement and cost when my checks started bouncing from that account), and is further charging me for terminating the contract! they have a 365day (i year!) cancellation notice and are threatening collection. the fact is, they were breaching the contract before i even cancelled it. im a pretty nice guy, and was willing to amicably work this out. in this economy, i beleive in giving everyone a chance to make a living, but if they've got the audacity to accuse ME of wrongdoing, thinking im going to let them keep taking advantage of ppl, they're messing with the wrong guy..

We hired One Step to sell/lease our home in the summer of 2014. They leased it out for one year for $400 less @ month than we wanted.

They left and sat vacant a few months. In December 2015 my old neighbor said someone was living in the house. I called One Step to find out what was going on. They (Mike Anderson & Marc Early) said they leased it for 6 months. This time it was $900 @ month less than we wanted.

A few months later I start getting huge utility bills. Called again and told them the renter's never put the utilities in their name. They said they would take care of it. Every month I had to call back as the bills kept coming. This went on for 3 months until the renter's left. I find out they trashed the house and left an abandoned car in the driveway. They paid a $1150 Security deposit. I also suspect they paid One Step for the utilities.

After a month of calling, texting and e-mailing Mike and others, not one response from him!

Wow sorry for all the problems, and Thank you for the heads-up on this company.
I was about to retain them for a property that am intersted in purchasing in Fla, but with this info, too bad it will be their loss, cause I can still buy it from a different broker.

SUE THEM! Don't give up no matter what frivolous counter-suits they throw at you. If you get a lawyer and give them the 365 day notice and then start a lawsuit against them for your money and STICK WITH IT you will prevail. We did. Don't let Mike Anderson steal your money. If you haven't signed a contract with him DON'T! If you have, then get a lawyer immediately. He is a person that feeds and clothes his family on stolen funds.

That's because mike Anderson was buying Lisa sones TVs and was paying her bills while she worked for him. I know this because she confided in me. Lisa and her boyfriend bob have been running a company and scamming my children's father. He is now paying half of their rent and my children are not allowed to visit because I do not keep my mouth shut to Lisa sones. Bobs complete construction drinks and smokes pot on the job also has driver that have suspended drivers license. Bob the owner is looking at jail time and Lisa claims mike pays all her bills when bob goes to jail...now wonder where everyone's money is going? Here's your answer. Signed. One pissed off woman.

Hi guys my name is Melanie and I keep reading about one steps complaints and everyone talks about "tenant not paying" well I once rented a property through one step. I have sec.8 and they paid all of my rent and on time to the company, I never asked for anything and the one time I had a problem with a ceiling leaking, nobody came to look at it or fix it. I resided at the property for 2 years and then out of the blue was getting evicted because one step was not paying the owner saying "they didn't receive payment from me" um hello section 8! They are liars and tried to make me look like I was doing wrong. There was a stop payment for a month or so because inspection failed and was told they would not receive payment until they fixed the problem, which they put off until the last moment and acted like that day it had to be done right before I was to attend a funeral, to save there ###. It was very hard finding a new home to more to because of all there bs. I hate this company and they should be shut down! Its not just the owners they do wrong but some of the tenant's also .

Are you saying you had to put up with all this because the management company had a contract with you?
How about firing the management company on the bases of non-performance, ( not doing what they said they would ). I am sure you have their obligations also written in the contract.
Realtors assn. is just an organization. This company can just drop out. A slap on a wrist. Big deal.
Real Estate Commisioners office within your States Department of consumers affairs will be willing to hear your case.Now that is the license issuer.

Reading the reports in this site, I think we can stop these people. We can pool forces to get their Realtor Association License Revoked or suspended.

Once we have 5 or more people, we should have enough strength on the complain to be heard.
