Mr. Cooper refusal to accept payment

I own property in my name but the loan is in my sisters name. She and I signed an agreement that I could speak on the loan and forwarded it to Nationstar! Every month I make my payment they give me a hard time! They have accepted it up until this month. I ask for no information just to make the payment! The statement comes to my address at my other home! It appears they are trying to steal my property!

So are you on the loan ?. Because how can you own they property but not have your name on the note? Unless your an executor of estate you cannot speak on the account without authorization without being a borrower or an authorized third party. The authorization can expire. Other than that you have to follow the procedure or else your not going to be able to get a resolution. Including making a payment Or making any changes to the account. Hope this helps.

Make sure you update your personal information/contact info, with this company to compensate for any security breaches, mis-communications, or typo errors when originally entering in your personal info/opening up your account w/ this Mortgage Co. TIP: Did you know that if you use a Visa or MasterCard thru CHASE Bank, that they will act on your behalf in cases of Fraudulent Business Practices? I got scammed $250.00 with an online purchase, and after reporting it to Chase, scince I used my Visa thru them... BAM! Just like that... the money was deposited back into my account without incident or even a word back from the bank. And I'm not trying to do a free plug for this business... but just reporting from my own personal experience. Me & my wife reside in Eagle Mountain, Utah.

Mr. Cooper Proven stolen payment

In October 2014 our mortgage owner changed their mortgage service agent to Nationstar. We did not receive the notice of change till the begining of November 2014.
The previous servicer forwarded our October payment to Nztionstar. Our paymernt for November 2014 which was made electronicly by our bank was received by the previous servicer and cleared. The previous servicer, Freedom Mortgage says they sent it to Nationstar which denies receipt. I have asked Nationstar to involve the mortgage owner but they have ignored all of my many questions and requests. I have provided bank proof that they made the payment and that it cleared. We also provided further proof utiliziing copies of our bank statements.. We are preparing to investigate the possiblity of generating criminal charges of wire fraud and/or wire fraud conspiracy.

Mr. Cooper not receiving a 1098 form for my taxes

I received a 1098 form giving me my interest paid and taxes paid and so on for tax purposes from Nationstar at the end of January, then about a week later they sent me a letter stating that the 1098 form they sent me had incorrect amounts on it and they would be sending me a new 1098 form for my taxes around February 7th. I have tried numerous time with phone calls to get a new 1098 with the proper amounts to do my taxes to no avail they said they would email with it and nothing in email or regular mail holding me up from doing my taxes. As you can see today's date is February 18th and no 1098 form as of yet. I thought it was the law that we have to receive them by the end of January or the first week of February, any help would be greatly appreciated as I am at my wits end with this Mortgage Company and their non responsive customer service. Thank You

I am having the same problem with them. I only got the year end statement but not the 1908. I called them and actually spoke with someone. She did send me an email directing them to their secure site but they only had it in zip format which I don't have the program to unzip it. I then tried to call them again and didn't get through after waiting 1 1/2 hours and emailed them to mail it to me. I got an assurance that it had been mailed to me. After waiting 2 weeks and not receiving it, I emailed them again. When I accessed my sent email there was no trace of my email. I also tried to get that zip file in my secure email with them but there was no trace of that either. So April 15 is coming up and I don't have my 1098 form with them yet.

Mr. Cooper they put my entire payment and put it on principal

My husband and I have been working on buying our house for over 14 years. We had our loan sold to Nationstar and what a nightmare it has been. To start off when we first started dealing with them is when we got calls from them at least two to three times daily when we had not sent in our payments exactly on the first of month but within the grace period. Any days after the first we got call daily that we were late and needed to pay our mortgage immediately after months of dealing with that I put a stop to it. It took me a few calls but I let them know not to call I felt like I being harassed and it was putting me under a great deal of stress. I told them to e-mail or mail me anything they needed to discuss. Recently I had sent in our payment with money orders. I had the money so I payed a couple of weeks early. I had to buy four money orders because they only go to a certain amount. I get a report from my credit monitoring that something is wrong with my credit so I check my mortgage account on line and find that they have applied the entire amount I sent in for Dec 2014 to principal on my house and I am now two months behind in payments and have late fees. I call them right away and am very upset with this whole mess. They told me because I had sent my payment in early and because there was more than one payment sent together [I had to send in four money orders.] It went to principal on my house. I told them to fix it and fix the credit issues they have caused me. I also wanted the late charges taken off even though I did pay January 2015 late. I thought everything was fixed. I told them I wanted them to put it in writing. They have sent me two letters since then one was so vague it basically says nothing. The letter I got today says I owe for January 2015 even though I payed it on line and they have a certain amount in a holding account since it was not for the full amount. They claimed they investigated and due to my pattern of paying they did nothing wrong. My husband is calling tomorrow. I can't afford to just let it go and pay another month of mortgage. I have been on medical leave for four months and my husband is currently looking for a job. What can I do? I feel like they are doing whatever they feel like doing to people cause they can and get away with it. I can't afford a lawyer. I am so stressed out because of this horrible company. I would like to know if someone else has had this problem.

Mr. Cooper refusal to accurately review a short sale

I have been in escrow for the purchase of a short sale home in Oregon since July 2014. The delay in closing has been primarily due to the second mortgage bank (US Bank) not signing the loan documents, although they had previously agreed to the terms of the short sale with NationStar. In January 2015 the home moved to redemption status and was under review by an asset manager and then by a "negotiator" (Earnest Jackson). This prolonged short sale process was well known by this negotiator because after my first offer was accepted Nationstar brought in another appraiser and raised the price (Earnest Jackson sent the notice of the increase) on the home in September 2014. I raised my offer and it was accepted. On February 2015, the loan review was declined by citing that there is no redemption period in the state of Oregon. The reality is that there is a redemption period of 180 days in Oregon and the home can be sold as a short sale until June 2015 as long as the seller agrees to proceed with the sale. The listing agent informed the Nationstar negotiator that there is a demotion period, but he has refused to reopen the review process, which forces us to wait until the home goes to foreclosure in June. If there is no redemption period, why does Fannie Mae still list the home as in redemption and allowing 180 days for the home to be sold prior to foreclosure? Does NationStar receive more funds by waiting for it to foreclose. I am seeking legal opinions on Monday and if they may advise me to file a lawsuit for negligence. If you have a familiar story, email me at [protected]@yahoo.com. I have filed complaints with several agencies and contacted the congressman in Oregon who is investigating.

Mr. Cooper extra fees cannot explain

My house went to foreclosure last year I got it out. Now I can not re finance because it is an upside down load. (I owe more that what it is worth). At the end of the year they tried to put the house back in foreclosure for 10 cents. Payment went up by 5 cents. I call and cleared that up. Now I got some legal fees, but now the legal fees keep going up little by little. When I call to ask about them I get no where but thats what you owe. The last answer before I came here was ("maybe you should call back and talk to another supervisor") then he hung up on me. That is what happens when I try to get an answer. I'm trying to know this house but I think walking away from it is the only way out.

Legal fees can be fees assessed due to sending out paper work for the fc. It could be inspection fees since most MTG companies hire third parties. It could be a number of things. Attorneys cost money to write up those certified letters. That's what is owed. Because even though you may bring your account current. And I don't know how you can get it out of foreclosure once its already close to being foreclosed, you still have to pay those fees. Hope this helps.

I have the same problem. They charge 175 randomly for legal fees. This is what they call an inspection fee. Which means they drive by the property. They suck and im refinancing with another company.

You should request an itemized payment history that should explain all the fees assessed on your loan. You should send the letter by certified mail to the specific address for Notice of Errors/Requests for Information. contact an attorney to review your situation if you still have questions. You can go to hwh-law.com for more information on what to do. Good luck.

Mr. Cooper stealing my money

My loan was switched over from Bank of America. There's nothing more frustrating than dealing with this bank. Every year they did a new escrow analysis of the property. They included homeowners insurance and flood insurance. I explained that the property was simply a parcel of land with no house. Weeks and months of getting the same letter from them which said they were going to charge my account if I didn't show insurance was bought. I dealt with the escrow dept., customer service dept. and got nowhere. It was escalated several times. They ended up adding it to my escrow and charging me. It took about 3 months to get it straightened out.

The following 2 years I went through the same thing! I learned the hard way that nothing I ever discuss with the customer service dept. ever gets to the dept. it needs to go. I spoke to them about the property being subdivided and lo and behold I find out the taxes are delinquent. I'm talking about a year and a half after it was subdivided. That means they got at least 2 new tax bills with the new lot numbers and never paid any attention to the 2 parcels or the lot number changes. It took about 3 months to finally get all the taxes paid up because like I said earlier, nothing gets from their departments. They bring up the issue to the dept. which you simply can't get in contact with. You can't speak to the real people which handle it. Anyway, after finally paying them up, they re-did an escrow analysis and charged me for everything. Interest, tax certificate, etc. They have this remote location which sent me an email that they were never notified. If only they would look at their notes as well as look at the tax bills for 2 years, none of this would have occurred. They are really impossible to deal with.

Well not sure why BOA switched you over to NSM. But there are different ways to get a resolution. 1: you could ask for a detailed summary of what escrow your being charged or provide your own insurance and pay your county tax so they won't charge you (if you find it cheaper)
3: you could ask to speak with a manager. They may inform you that they can assist you but if you remain persistent and provide whatever it is they are needing to continue with the call for verification purposes then they will get you over to a manager
4: ask yo speak to their escrow department so they can break down the charges for you. And provide you with more detailed information.

Mr. Cooper letters of pre-foreclosure

I was just sold to Nationstar Mortgage from my previous lender, I have made two payments with them when I received a notice of pre-foreclosure (letter). My payment is only $63.18 with a balance of $2500.00, they have given my 30 days to respond but for the past 2 weeks every phone number I can find for them including the letters sent goes to a dead line. How the hell can I contact them and see what is going on. I have multiple mortgages with properties I own and this is the worst mortgage company to deal with. I want to just pay them off, but I'm not sure I feel comfortable sending $2500.00 to them. Who ever created this company forgot to focus on Customer service and because of this I imagine they will be sued and out of business within 3 years.

Mr. Cooper faulty payoff

I paid my loan down to a balance of $2500. Nationstar sent me a payoff statement (not requested by me) so I decided it was a chance to get rid of them early. I wired the payoff amount their letter showed. They credited it to my account on 9/30/14 and then sent a bill saying I owed another payment of $770 (my Oct 1 payment). That's impossible since I had just sent the payoff. So I called saying their payoff had showed the escrow account being credited as part of the payoff, please fix. They assured me they would fix it. Then I got a notice I was delinquent on my acct (how could I be since the payoff amount was 3x the amount of my payment, plus it was supposed to be paid off ). I called again two more times trying to get them to do what their letter showed. They explained they had no copies of the payoff (which I faxed to them on 3 separate occasions and they generated it in the first place). Then they paid the tax bill out of the escrow account and sent me the balance of my escrow acct. Then they tacked on a late payment and another month's interest. I called again begging for help. A supervisor (my 3rd) promised he would fix it. A few days later I got a check for the payoff I had sent in and another payoff letter with late fees and interest. I broke down crying. I hate this bank. No one will help me - they never call back or do anything but threaten you. I called in again and one of their "customer service" reps told me she could probably waive the late fee but "no one can fix the interest" and that it was my fault for not checking to see if it was paid off. Uh... how else should I check?! I called them every few days trying to fix this and for 3 weeks had worked on this non-stop. I feel hopeless. I now have to send in the "new" payoff with late fees and interest or they will harm my credit. I have paid this loan for over 10 years on time, not once late. I cannot get one single person to help me with the unjustified late fees and interest. How can a bank get away with ripping off their customers? I will never ever do business with them again and will make sure every person I know avoids them as well. I am in real estate so I will make sure it gets out there how they rip off the customers and refuse to make their errors right.

Mr. Cooper misapplied funds, losing paperwork

My husband and I had originally had our 1st mortgage through countrywide. Countrywide sold to bank of america. Bank of america sold to nationstar mortgage. My husband has been unemployed/underemployed since 2008. We did get behind with bank of america for all of 2012. They would not accept partial payment. We were always behind by $1, 000-$2, 000. They were not willing to work with us. They sent us into foreclosure. Went to court & said we would have all money paid by end of the year. We sent them more than $20, 000. Then they sold our note to nationstar mortgage. Nothing but a headache since then. I am having a hard time believing our country is letting this happen. I intend to complain to everyone who will listen. Thanks in advance, margaret smerz.

Mr. Cooper predatory and unprofessional

We get several telephone calls weekly (They start out by telling us they are also a collection agency) harassing us about payment shortages. Every time there is any change in our account we have to go through the collection person who calls us, they transfer us to their escrow department, and then to the insurance department. These departments will not communicate with each other. Nationstar purchased flood insurance for our loan and billed us at at rate that was twice what we were able to find the same coverage for ourselves. We paid our annual premium and provided proof of insurance to nationstar. They are still trying to collect for their cancelled policy. We have multiple properties with mortgages... Nationstar is the worst, hands down company we have ever worked with. Our original loan on this property was sold to nationstar. Avoid them at all costs!

Dear Jim and other violated Nationstar customers,

The fact that Nationstar Mortgage is not only blatantly breaking the very rules that protect you as a consumer but also ignoring your proof of insurance is not only absurd but egregious and abhorrent…the exact definite of Unfair Deceptive Abusive Acts and Practices (UDAAP), which are forbidden in the industry! Nationstar is violating rules governing force-placed insurance or FPI that went into effect on January 10, 2014.

You can learn more by visiting the CFPB's website and becoming educating about the rights afforded you under the FDCPA, Dodd-Frank and RESPA via the CFPB. Here is a link to the current rules that went effect in 2014 and stronger rules are forthcoming in 2015: http://www.consumerfinance.gov/newsroom/consumer-financial-protection-bureau-rules-establish-strong-protections-for-homeowners-facing-foreclosure/

We routinely look for posts to answer in hopes that it will not only bring optimism to those homeowners and borrowers in distress but also some basic information to assist in fighting the banks that are "too big to fail" but yet don't appreciate the bailout that we provided in their time of need. The debt collectors like SPS, SLS, Green Tree, Ocwen and Nationstar are simply just piranhas but they can be beat at their own game too just like the big banks can be defeated.

Thank you as I commend you for taking the first step in asserting your consumer and constitutional rights by complaining about the situation, both with Nationstar internally and beyond, in an effort to shed light on the abuse and encourage change. With that said, you have overlooked the key aspect to your fight, which is putting the violations and abuse in writing in the form of a proper QWR and attaching proof of your consumer and constitutional rights that have been violated; they have certainly been violated in this case per your complaint.

A QWR is an integral tool in getting what you desire and all of the aforementioned mortgage lending and debt collection companies MUST answer your Qualified Written Requests (QWR); if they refuse then you take your fight to all the regulatory agencies outside of Nationstar that assist in fighting for your rights like the CFPB; it’s a shame that these more than profitable and previously bailed-out companies engage in this type of consumer abuse.

My firm and me would be more than happy to educate you as to how to fight for your rights. My firm routinely seeks out complaints online so that we can educate as to how to fight back on our weekday show called "The Daily Complaint” where we review a complaint and how to tackle it successfully.

We reviewed your complaint on the show if you would like to listen, visit www.TheDailyComplaint.com

Mr. Cooper the most unprofessional

First, their customer service is a joke... Second, they don't know from one minute to the next what they are doing or saying and everyone that you talk to has no idea how many people u have spoken with before them... Third, they are adding fees upon fees upon fees and just hope no one ask questions because no one in that company can give u a straight answer... We are suppose to have a 10 day grace period when our payments are due on the 1st... Well weake the payments on the 4th and just found out we have been charged a late fee every single blessed month! I don't understand why with all the complaints that are everywhere on the internet why is this company still in business... It seems to me that when you have this many people complaining against one company, someone would investigate these and shut their doors permenantly.. We have called them every single month since april 2014 trying to get a monthly statement.. At the end of july, we received a letter stating that after we made the payment for august, the statement would be generated... Well it is now time for us to make septembers payment and we still cannot get a flipping statement.. I just want to know how hard is it to send a statememy

Hello Dannieshoe,

We have successfully dealt with these exact Nationstar situations in our office just as you have stated above and we were able to successfully assert the rights of our clients!

While I am sorry for the abuse that you have suffered at the hands of Nationstar, it is not surprising as we have the unfortunate pleasure of dealing with Nationstar on a daily, if not hourly, basis for our clients that have experienced the same or similar mortgage servicing issues that you have stated in your valid complaints to include CFPB violations for payments not being promptly and properly credited, restricted dual-tracking, fair review process, no runarounds, notification of foreclosure alternatives and most importantly; refusal to provide mortgage statements when requested as required by law. Can I say that there are multiple consumer rights violations under Federal law that I found in your complaints and I am on a mission to educate consumers on their consumer rights.

I routinely look for posts to answer in hopes that it will not only bring optimism to those homeowners and borrowers in distress but also some basic information to assist in fighting the banks like Bank of America, Chase, Citi and Wells Fargo that are "too big to fail" but yet don't appreciate the bailout that we provided in their time of need. The debt collectors like ASC, SPS, SLS, GreenTree, Bayview, Caliber, Ocwen and Nationstar are simply just ### but they can be beat at their own game too just like the big banks can be defeated.

It pains me that you have fallen victim to the illegal, unfair, deceptive and abusive acts and practices of Nationstar but I commend you for seeking help; too often homeowners do not fight for their consumer and constitutional rights! With that said, you have overlooked a key aspect to your fight, which is putting it in writing in the form of a proper QWR and submitting a formal complaint to the FTC or CFPB for immediate response; it’s sad that it takes regulatory muscle to affect change but it is true.

My firm routinely seeks out complaints online so that we can educate as to how to fight back on our weekday show called "The Daily Complaint" where we review a complaint and how to tackle it successfully. We reviewed your complaints on the show today if you would like to listen, visit www.TheDailyComplaint.com.

Let me point out that Nationstar has violated your rights under the "No Runarounds" section of the CFPB's new mortgage servicing rules as afforded you under the CFPB and Dodd-Frank Act as well as the “No Surprises” rules. Here is a link to the CFPB's new mortgage servicing rules http://www.consumerfinance.gov/newsroom/consumer-financial-protection-bureau-rules-establish-strong-protections-for-homeowners-facing-foreclosure/

In the event you have further questions, you can contact me via email at Dana@ConsultingEND.com or via the website at www.ConsultingEND.com or via phone (my full contact information is below) as I would be more than happy to contact Nationstar on your behalf or with you to determine the status of your loan as well as what options exist for you as a borrower/homeowner...free of charge to you!

Mr. Cooper criminal practices

Same as a lot the complaints below. I worked diligently to get a modification from BofA after they hard sold me in to a short sale program and then pulled the rug out from under me. I complained to the top at BofA and they reintroduced a modification option. As soon as I thought I would be accepted they sold my loan to Nationstar and now BofA is being sued for $17 billion for defrauding hardworking American of trillions of dollars. Seems Nationstar has learned from the best criminal organization in America and is now following their lead. I have repeatedly submitted the requested documents for a HAMP modification and now they are asking me to submit the same documents over again. Once again I am on the proverbial hamster wheel. Nationstar just tells you what you want to hear but has no interest in helping anyone. And why should they? Until criminal charges are brought on these banks they will continue to screw the American public. Fines won't do it. Thanks America for helping me understand and realize the real American dream. Get out the pitchforks folks. It's coming!

Hello Timothy44, Pandora17 and Eileen Fallon;

We are successfully dealing with these exact issues in our office just as you have stated above and we have been able to successfully assert the rights of our clients!

While I am sorry for the abuse that you have suffered at the hands of Nationstar, it is not surprising as we are literally dealing with Nationstar in our office on a daily basis for clients that are experiencing the exact same issues (especially on Bank of America to Nationstar loans) that you have stated in your valid complaints to include CFPB violations for payments not being promptly and properly credited, restricted dual-tracking, fair review process, no runarounds, notification of foreclosure alternatives and most importantly; FDCPA violations for lies told by mortgage servicers and mortgage lenders (to include lying about “trial modification” programs turning permanent).

The debt collectors like ASC, SAPS, SLS, GreenTree, Bayview, Caliber, Ocwen and Nationstar are simply just ### but they can be beat at their own game too just like the big banks can be defeated.

It pains me that you have fallen victim to the illegal, unfair, deceptive and abusive acts and practices of Nationstar (and Bank of America for that matter) but I commend you for seeking help; too often homeowners do not fight for their consumer and constitutional rights! With that said, you have overlooked a key aspect to your fight, which is putting it in writing in the form of a proper QWR; you do have rights and I would be more than happy to educate you as to how to fight for your rights. My firm routinely seeks out complaints online so that we can educate as to how to fight back on our weekday show called "The Daily Complaint" where we review a complaint and how to tackle it successfully.

We reviewed your complaints on the show if you would like to listen, visit www.TheDailyComplaint.com.

Let me first point out that Nationstar has violated your rights under the "Strong Protections for Struggling Borrowers" section of the CFPB's new mortgage servicing rules as afforded you under the CFPB and Dodd-Frank. Nationstar has also violated a plethora of other Federal consumer protection laws afforded you under the CFPB and Dodd-Frank to include the “no runarounds” mandate implemented this year on January 10, 2014. Here is a link to the CFPB's new mortgage servicing rules http://www.consumerfinance.gov/newsroom/consumer-financial-protection-bureau-rules-establish-strong-protections-for-homeowners-facing-foreclosure/

In the event you have further questions, you can contact me via email at Dana@ConsultingEND.com or via the website at www.ConsultingEND.com or via phone (my full contact information is below) as I would be more than happy to contact Nationstar on your behalf to determine the status of your loan as well as what options exist for you as a borrower/homeowner...free of charge to you!

Same issues! I had past bankruptcy like 4-5 yrs ago and Nationstar was informed and in the loop. I got behind and they suddenly send my acct to their bankruptcy dept and will not allow payment, won't talk to me, tell me to call back in few days, 1 week, etc..and then offer a loan modification via email... Then they don't communicate with me, but when I finally get a communication they keep asking for SAME documents over and over... Exact same papers...now they are wanting to foreclose... They are stealing my home!

Base on my own personal experience Nation Star Mortgage is horrible my VA mortgage loan got transfer from Bank of America I was on the biweekly payment schedule that will save me 5 years of payments and they did not honor it they wanted me to pay the deposit and fees again. In addition the customers service is horrible after you are stuck with the for 30 or 15 years don't expect anything good out of Nation Star Mortgage. The Department of Veterans Affair should not let veterans fall in the hands of this Gangsters. I hope If someone is reading this Please don't make deals with them you will regret it as much as I do.

All of the vulture debt buyers like NationStar, are offering loan modification deals that violate the FDCPA and are abusive. They are padding the overall debt owed, stretching the escrow amounts owed, adding in exorbitant balloon payments, ect. Once they get you hooked to sign for the modification deal, they can collect payments and then sell your debt at a premium in the open market. All non bank mortgage servicers want to service your debt for the short run and then sell your debt at a huge profit margin. Since most people represent themselves on all of these matters, they fall right into the trap. However, if you file right complaints that tie in to the FDCPA, you can push for a much better mod deal. You need to be aggressive with NationStar or you will get steamrolled! Feel free to call my office at 877.297.7011 for free advice on this topic.

Filed for a mortgage modification and was approved. My payment was $300. 00 less than it had been. I was notified if i made 4 initial payments that would be my mortgage after the trial period. When the trial period was over my mortgage was adjusted to $100. 00 more than my original payment per month and they added 20 years to my loan.

I have had the same problems as listed on many of these board postings. After one year of paying they kicked me off put me into foreclosure then bullied me into another in house mod and tacked on 26, 000 to the end of my loan plus ten years.. Along with that they breached my personal financial info to my ex husband along with giving him choices on what to do with my home?/ I need a mass lawyer to help me file a suit. They have done so many things as I have seen on the posting board here that it would be to much to write. Does anyone or has anyone done a suit yet for the breach of contract and unfair practices yet?
Does anyone live in Ma and have a name of an Attorney familiar with Nation star and their practice's?

If so Please email back on this page

Mr. Cooper leaving child homeless

Husband abandoned wife and child. Original mortgage held by b of a, who then sold it to nationstar.
Husband refuses to refinane or modify loan. Husbands name is the only name on loan. We live in california and are in a divorce. Nationstar refuses to deal with me and seems to be more than eager to make our 10 year old son homeless, I have made an offer and they would rather foreclose and leave us without a home rather than make a deal. They will get nothing from the exhusband, you would think they would rather have a body in the home and collecting a payment; but "no" they want to make a child homeless.

Be VERY skeptical about END's motives. If they are who they claim to be, they know full well if the wife's name is not on the mortgage, there is nothing Nationstar can do. She needs a divorce attorney first; let the attorney deal with END if he believes they can help. As all readers of this forum know, as soon as someone is in financial trouble the sky fills with vultures looking to take advantage of the desperate. It's not the bank throwing out the mother and child, it's the ex-husband.

This company needs to be investigated. They have been constantly denying loan modification. They lose document, say they can't find them, they are outdated, or they have submitted them to their underwriters and the underwriter is requesting more documents. They have even signed a certified mail and said they can't find it.

Mr. Cooper unfair charges and banking

I am a month ahead of my mortgage since 4 months ago. I did this to get them off my back and to stop charging me fees. Especially the inspection fees! When I have no evidence the any inspection has taken place. Well fast forward to this moment. I now behind on my payment. That is according to them and i'm being charged late fees! I have not contaced them yet in regards to this issue but talking to them takes more than an hour and usually nothing gets resolved.

Another problem I had with them in February of 2014 was putting my money in a suspense account and then reporting to the credit Bureau that I missed my payment. They say that my escrow went up (my insurance went down and my taxes stayed the same.). Then they say that when they bought my mortgage from BofA it came over with a short fall but they did not now this until one year after. They claim to have notified me but I never received anything. So although I have been sending my payments to them they claim it was short and put in a suspense account and then reported to the credit bureaus that my mortgage was not paid! Damaging my credit! I tried to work with them and I sent them a letter to please review the circumstances and retrieve was they reported to the credit bureau. They sent my a letter back saying that they did the right think and they will not change it.

Mr. Cooper billing / fees / modificaton

I completed a Loan Modification in April 2014. After completed I was informed and signed paperwork that my payment with interest, principle, taxes and escrow would be 942.00 per month.

The following month it was increased by 44.10 per month for home insurance, which I could understand. Then in July it was again showing now fees of 68.00 owed for property inspections and 359. I emailed about the 359 and was told this was home association dues, however, I pay them directly. After multiple emails to the research department I was told they made a mistake and it was now for home insurance. I questioned this as I'm already paying this per month; so why a large fee and then monthly fees.

Second issue was in the same month July I looked at my bill and the total due was now 1600.00. When I called I was transferred to multiple people and then was told it was because they figured the escrow wrong. It's very strange that you could make almost a 800 error when the account was just reconfigured 4 months prior. When every I call the person does not speak English and/or can not assist and I am transferred to a new worker I then have to re-explain the situation again.

Currently working with the government HOPE program to assist, as the new payment amount is more than what I was paying with the modification.

I would NEVER recommend them to anyone. I've had nothing but issues with them since Bank of America sold my loan to them.

Mr. Cooper fraudulent late fees

In August 2012 Nationstar purchased the mortgage on a property I own. I
have payments set up automatically through my bank. I have never been
late on my payments for this mortgage, however, somehow something
happened and Nationstar decided that I missed
a payment while in transition in 2012. They have been charging me late
fees ever since. I DID NOT KNOW! until earlier this year. All my
efforts at remedying this situation (I paid the "missing" payment) are
met with a brick wall...no effort to work with me.

Here is the latest response:
RE: Research Reference RR-115767

Dear Christina ...:

Thank you for contacting Nationstar Mortgage. This is in response to your
request received May 27, 2014, regarding late charges.

Your payment is due on the 1st of each month and if it is received after
the 16th, a late charge is assessed. In reviewing your loan we determined
that the late charges in the amount of $742.18 were assessed because your
payments were received after the 16th. As a courtesy, two late charges in
the amount of $36.59 each were waived. As of the date of this letter, your
late charge balance is $669.00.

Should you have any additional questions regarding your account, or to view
details about your loan summary and recent account activity, visit us

easy it is to manage your mortgage online.
