Grand Homesbad foundation

Selling houses on bad soil leading up to foundation problems. We bought a home in Grand praire that was a foreclosure.The house was 5 years old and had really bad foundation problems.Grand Homes was the builder and they say that the foundation is guaranted for 10 years.What they dont tell people is that is only for the original family who built the house.They will not return calls. Dont buy from this shady builder.

    We bought a Grand Home two years ago, and found them to be great during the buying process, if not almost in a hurry to get you in. But getting our warranty issues fixed? Has been a nightmare!! We've had our backdoor replaced three times because it leaked, A/C pain re-installed, nail pops fixed once and are happening again, all of the doors and trim need re-painted because the warranty guy admitted the wrong kind of paint was used ~ and that's just the tip of the iceberg for us. I'm sure building a home with Grand ~ and being there EVERY step of the way ~ is fine, but I would strongly caution against buying one of their spec homes!

    I recently purchased a Grand Home and had a wonderful experience through out the build process. I think they have improved their customer service from some of the other comments on here.

    Also, you can't really blame a builder for foundation issues in Texas. That is just the soil in our area. If you are not spending the time and money watering your home then you will have problems.

    Quit making good people look bad.

    Also, just checked on the Grand Homes website, and turns out the just won the Builder of the Year award. LOL. I guess not everyone found this company to be shady.

    dws: Just like buying a used car, vs. a new car, the sale is as-is. You should have checked into the foundation problems PRIOR to closing on the home. Did you read the contract? Did you notice any warrenty provided by grand homes in your contract? Foundation problems and settlement cracks are extremely common in Texas, not because of the builder but because of our soil. The builder must pass many inspections prior to even letting the original owner close on the home.

    innocentbuyers: How about you go GREEN and stop worrying so much about your tile that conveniently didn't pop within the first 4 years that the original owner lived there, it only started popping in the 6 months that you lived there. It is sad that you don't look at the 5 story historic pecan tree of Grand Prairie and see the beauty it holds. If you don't like the trees being that close to your house, why would you buy a house in an area surrounded by FOREST trees?

    Come on you people. I have never bought a Grand Home before, but I do think thier homes are beautiful. I think you cannot blame this builder for your problems when you didn't buy the home from the builder! You bought it second-hand (used) and just like with a car you have to be responsible for unexpected repairs and maintenance.

    Good Luck to the familys above.I'm so glad we saw this site before we bought.We were looking to buy a home at Newton Ranch in Keller and started reading about the problems with Grand Homes.We were coming in from out of town and had appointments to see Grand Homes and K Hovianian.My wife looked up both builders we were really considering buying one of Grands spec homes.They looked beautiful in the pictures.Well we ended up buying a K Hov house.They really build a great house and we really liked our sales person.It just seems like Grand is pushing to hard and they just want to sell you a house and make commision. They dont return calls with warrenty issues and they build a cheap quality house from all weve read.I heard from our salesperson that this builder may no longer be around to help with any warrenty issues that may come about.That is what really worried us and that they were kicked out of the better business Bureau.We are so happy we DID NOT BUY A SHODDY GRAND HOME.

    I sympathize with this family. We also, purchased a Grand home in Grand Prairie this home was a quick sale to avoid forclosure. The house is 4 years old. The original owners moved out and my family moved in. Within 6 months our floor tiles started cracking and popping up. We soon learned it was because the builder Grand Homes decided to build on top of the roots of a forest tree. This tree is about 5 stories high. Its one of the original Pecan trees that existed in GrandPrairie. Now, we have to find a way to get the tree removed from our back yard and replace all the flooring in our house and pray its not damaged beyond repair. Yeah, we fault the inspector too for not telling us this would be a potential problem in the future but mostly we know that it was a deceptive and shady move from this builder. They will not return any phone calls to explain why they would build a house so close and on top of roots of a forest tree. Please do not buy from this builder they are very shady.

    A Foreclosure VOIDS all warranties.
    whoever helped you buy the house should have told you that.
    why would a builder or anyone else warranty a house that has no utilities and may have sat vacant a year or two with no watering of foundation.
    hence the term"AS-IS"!
