I am a property owner currently in dispute with East Coast Real Estate Group LLC. On Monday Mar 23, 2026 I reached out to East Coast Real Estate Group LLC about the status of my property. The tenants have been out of my property for 3 weeks now and my property still hasn't been listed.
30–60 Day Window: This is standard, allowing sufficient time for marketing, applicant screening, and lease signing, especially if the current tenant gives notice 60 days in advance. The tenant gave us their intent to vacate 60 days in advance on December 17, 2025 and they moved out the last week of February 2026. Property management companies are typically expected to rent out a property within 30–45 days. Many managers aim to list within 7–14 days after a previous tenant vacates, with a total leasing time of 30 days or less. While some suggest 30–45 days, top performers aim for faster. A vacancy longer than 30 days is often considered excessive, prompting questions about the management company's efficiency.
I found out that my property manager had no idea whether the repairs were complete. The whole point of hiring a property management team is to manage your property. I felt like I was having to manage it for them. We’re approaching week 4 and they still haven’t started on the repairs. The repairs consisted of paint touch up and bolting down a sink. This only takes a few hours to complete. I was told they would get around to it at the end of the week or early next week. They were also trying to charge me $4,300.00 for paint and a sink that just needed to be secured with nuts and bolts. The service I received was not up to standards so I requested to cancel my agreement within the first 30 days. I do not trust this company and asked to cancel immediately.
I requested that they hand over the keys to my realtor in Berkeley County to list my house for sale. The property manager from East Coast Real Estate Group LLC is refusing to hand over the keys. I was told they need to hold onto the keys until maintenance has completed said repairs (paint touch-up and tighten down a sink) to properly complete the security deposit deposition for the past resident. The house isn't in such disarray that it needs any repairs. The house is only 5 years old and I've only had two families live in the home.
They are deliberately delaying the repairs and preventing me from being able to list my property in a timely manner. They haven't given me a date on when the repairs will be complete. They're trying to push it out the full 60 days. I’ve asked them kindly to hand over my keys to my realtor so that she can assess the damages and make appropriate repairs. They're taking their sweet time in making the appropriate repairs and I foresee this being drawn out the full 60 days in retaliation. They make up excuses as to why something can't be done in a timely manner. They're not out for the property owners best interests.
