Diversified Management Southern

Been with Diversified Management South for 11 years now and gotta say, their service and staff attitude is top-notch. Shoutout to Gord, Joanne, and the rest of the crew for always being on point. Much appreciated!

In May , there was a new company in charge of building management. Diversified Management Southern took over from the previous company. They didn't tell us about the change. In *** 2021, they sent us an email about missing a payment for the condo fees. At the same time, we got a payment confirmation from the old company (payment was on Pre-authorized Debit). In August, Diversified sent us a Final Notice for not paying the condo fee. They added a $105 late payment fee. We told them about the situation and asked them to cancel the late payment fee. They said no, even though they didn't tell us about the change in management.

Diversified Management Southern manages buildings in Legacy. Both elevators are currently broken and there is no communication about when they will be fixed. The management is never around or answers their phones for repairs that are needed. There are older people that cannot leave or return to their apartments without the elevators.

This company is terrible. They can't even manage a straight hallway with one door. They make promises and then break them without warning. If you did the same thing to them, they would fine you. They give incorrect and illegal information and don't apologize or correct it. The staff seems unwilling and unable to respond to criticism and just passes the blame onto someone else. If you need a property manager, look somewhere else. Their 5-star reviews are probably fake and from their contractors, not actual customers. This company is reactive, not proactive, which is not good.

This company is not good at managing your property. They are unprofessional, disorganized, and not fit for the job. Their staff doesn't answer emails or phone calls, and even their boss doesn't keep his word and call you back when he says he will. They keep sending me private information from other properties, but they won't give me the information I need for my own property. I've had two other big problems with them, and I'm going to take legal action. I want other people to know that they should find someone else to manage their property. They don't respect their clients and they can't handle even the simplest problems that come up. They are not organized, they don't have good customer service, and they don't follow through on anything. Don't hire them!
