cancellation of sobha arena - the park (block 2) apartment number: f-4182/eighteenth floor
I seriously never expected this kind of response you give to the customers, as it's a been a 5 months I have applied for cancellation for the amount of 1lakh and I'm waiting for the refund you people are least bother to receive the calls I have been calling 10times a day continuously for months or either not reply to my mails. As I take it as a serious note it's a request to refund the amount. And it's been registered on April 2018 now we are on May 2019.

In the month of September 2018 I booked 2BHK flat in Sobha Dreams by paying 4Lakhs, at Varthur road but due to some emergency I had cancelled my flat booking only after 2 days of booking. At that time Sobha Executive told me that they will refund my amount after 90 Days whereas as per to RERA guidelines it should be 45 Days. I said it ok, but when I reached them they told me that they will refund amount in March 2019 and this time too I said ok. And when I follow them in March they again told me to give me it in April but no its May 2019 since then it's already have been more than 8 months and still no there is no sign of refunding the booking amount by Sobha Dream.
Such a disappointment from one of the reputed builder in the country.

Hey Sandeep, Did you approach their CRM team? The reason I am asking you this is because even I had canceled my booking for Sobha Dreams in the month of December 2018. Though I was made to wait for more than 45 days, they paid the full refund when I approached their team, which I believe is the appropriate channel. Hence, I would suggest that even you try it out and I am sure you will get your money back immediately.

Sobha sales folks are the worst people I encountered. They talk very nice before the sale is made. Once the sale is made then they dont even bother to respond.
Their CRM team does tries to help but then its just limited. We booked a flat in Indraprastha in June 2017 and paid booking amount. When we received the agreement letter the purchase price mentioned was wrong. They took over 3 months to correct this purchase price but meanwhile they started charging interest. The MD was changed it seems and thats the reason we were told for the delay. The sales person Ganesh also mentioned that we have 90 days from receipt of correct agreement letter to pay for first installment but they started charging interest. The sales person Ganesh kept on promising that he will get the interest waived off but this never happened so far. He and his boss Mr Moiuddin kept on promising that the interest will be waived off. We were calling them almost every week to get the updates since last 7-9 months but they just keep saying that the file is with their MD. Recently about a month back we started involving their CRM folks. The CRM folks also tried getting Ganesh & Moiuddin to get the interest waived off but no results so far.
The interest portion is over 5 lacs now. We are utterly frustrated with Sobha folks and are regretting investing with them.
Seriously thinking of filing legal case in consumer court and RERA court.

sobha's faulty car parking
The company provided unscientific car parking facility in between the pillars, I can not park my cars and I am forced to sell bigger car because of the Sobha design issue. Very sad having paid 1.5 Cr I get a parking space just 800 CC Car and top of it CRM adamant show really sad part of professional ethics. I will never buy or refer even my enimies to them in life time

Sobha asked me to pay 80% of total cost of the project in year-1 in 3.5year project deal. I refused to pay 80% as it is inappropriate and kept protesting on this issue. But they charged me interest due to delayed schedule.
Can any one help me filing a case with them and taking this matter to authorities seriously. I would like to do social campaign on this issue and legally sue them. I am still paying huge emi's to bank.

From your post I can understand the frustration; but I don’t get enough clarity about the agreement that you have with them. If you have signed documents that mandate you to pay specific amounts at specified periods, you won’t get legal favour. From the experiences of many of my friends, I feel that their Customer Support teams are helpful. Try reaching out to them for earnest help within the framework of the agreement you’ve signed up. And any social campaigns will bring trouble upon you as cases for libel and defamation.

my advance amount not refunded and they are not following what they said before payment. they cheats to customer and shows gunda attitude.
I got call from shobha dream acres panathur Bangalore sales manager Shirish Govind on 9th July 2016, they booked taxi for site visit and sales manger explained nicely then i asked him on refund policy when certain incedent happened.
He said clearly if you lost job or not able to pay many due to reason then your advance amount (i paid 50000 rupees) will be refunded immediately without any reason.
based on his suggestion i paid money and ready to pay amount for 62 lakh for 2bhk flat Unit number A3-05012, SBA 1007.36.
Unfortunately on 14th July, i lost my job and sent a mail of proof for job lost to same sales manager Shirish Govind on same date.
He said you can go to court and file case against advance amount refund.
I was not expected this answer from Sobha developer sales manger.
i got shock by listening his statement, what he said initially before payment and after payment his statement was just like NORTH and SOUTH pole.
Now i am worrying to go to court, as we know our court judgement date.
i can show plenty of evidence on cheating doing by sobha developers sales
manager.
Please refund my money 50000 rupees and kindly provide justice to me.

I have booked an apartment in Sobha which is due possession March-2016. my payments started Mar-2013. so far I paid them 84lacs (85% of total cost already paid in less than 10months of begin of constuction, 26 more months to go). now they are demanding 20lacks more. first of all I am out of money due to this unstructured demands. second part is demand is non-ethical as in project completion is 36 months, demanding 95% of payment in first 12 months. their sales personal explains that demand is balanced for the tenure of the project. I am totally frustrated with the money torture of this company. they call many times and threaten to charge huge interest on top of un-foreseen demands. I have seen other developers, they charge 70% during constriction and 30% on completion. this company is making me pay interest for their profits. let me know if I can file a consumer case on them, what act & what kind of compensation can be claimed.

Sub: harassment by builder "sobha developers"
About 18 months back sobha developers announced launch of sobha serene project in chennai. We booked a flat then worth about rs 77, 00, 000 / - and paid advance of rs 3.00 lakhs. A bank loan of about rs 58, 00, 000 / - also was sanctioned by hdfc. Due to mismanagement, the project got delayed by about 18 months. The agreed payment mode was 10% initial payment+ rs 58 lakhs bank loan+ 15% payment on handing over. We kept the 1st stage payment ready.
Please note that the appreciation of flats is highest in chennai and is about 15 to 20% per year.
Recently they announced re launch of the sobha serene project. We were immediately asked to pay 25% as initial booking amount within one month, which is double of what was agreed for initially. We tried a lot but could not raise this amount in such a short notice. The company was indirectly forcing us to cancel the booking by saying that if the 25% payment was not paid, the booking would be cancelled. Finally after having undergone severe mental torture we cancelled the booking. Sobha was indeed very happy to back the rs 3.00 lakh advance with interest within a very short period. Their intention was to force us to cancel the booking so that they could re sell the flat at rs 5, 800 / - per square feet. (It was to be sold at about rs 4400 / - per sq. Ft about 18 months back)
Please think about our ill fate as a buyer who just believed in sobha's reputation.
1) we have booked a flat at sobha serene for rs 77, 00, 000 / - about 1.5 year back. We have paid the booking advance of rs 3, 00, 000 / - also got the bank loan amount of rs 58, 00, 000 / - sanctioned by hdfc. Further we kept ready the second stage payment of rs. 5, 00, 000 / - by getting another gold loan. This money was just parked till about 3 months back ready to make the first stage payment to sobha.
2) few of my colleagues who bought similar flats (Worth about rs 60 to 70 lakhs) last year with some other builders, are planning to shift to their new flats now. The price of these flats now has gone up by about 20 to 25% in chennai. If we opt to cancel the sobha flat and buy a new one it would cost us an additional rs 15, 00, 000 / - to rs 20, 00, 000/-.
3) I am currently staying in a rented apartment (At teynampet) paying about rs 30, 000 / - per month. As this project is delayed I need to shell out another rs.3, 60, 000 / - as rent till I get a new flat considering one year delay.
Can you imagine the price we have to pay for relying on the most reliable sobha developers?
1) one year interest for rs 3, 00, 000 / - : approx rs 36, 000/-
2) 8 month interest for rs 5, 00, 000/-: approx rs 40, 000/-
3) additional money if we go for a new similar flat today: approx: rs. 13, 00, 000/-
4) additional rent we have to pay for another year: approx: rs. 3, 60, 000/-
Nett loss if we cancel the project with sobha: approx: rs. 17, 36, 000 / - + mental torture by sobha

Is there any rule / regulation in india to bring these kind of frauds to justice. We are ordinary working class and do not have time and money to get into legal proceedings against these giant frauds. But at least I have put in my efforts to expose those who claim to be "billion dollar companies" or rather "billion dollar frauds".
They basically target clients with black money and hawala money and do not care about the ordinary working class who get carried away by these & ldquo;great billion dollar companies / frauds”.
Please advise what could be done in this regard.

This seems like more of a buyers frustration due to lack of funds than a genuine complaint.
book sobha flats at your own risk
There are many reasons, why you should be careful before booking flats with Sobha Developers.
1) Delivery Delays (my project delayed by 1.5 Yrs and still not sure of exact handover date...this could be longer)
2) Be ready to lose 25% of project cost...by the time they deliver, your net project cost would have gone up by 20-25% (my experience)
3) Careful with their agreement clauses
4) Careful with their payment schedule...this has no relevance to their construction progress.
5) Careful with their sales promises...knowingly or unknowingly they may be cheating you (my personal experience) and management does not care about those promises.
Delivery Always late
I have booked a flat in Sobha Iris in Jan-06. The flat was supposed to be ready by Feb-07. The delivery was postponed 3 times till now. Sobha gives a date and when the date nears they postpone it by 6 months. The current promised completion date is end-July’08 (mind you...it’s completion date but not handover date !). Even if they handover in Aug’08 it’s a good 1.5 Yrs delay.
Financial Loss.
If you book a Sobha flat, be ready for a loss of about Rs.10 lac. I have calculated my financial loss to be about Rs.11 Lac (assuming delivery will be in Aug’08).
Do they cheat ?
Am not sure whether it is intentional. We were given a payment schedule and were told by their sales that the construction will be completed as per that schedule. However, 96% of the payments have been collected by Aug-2007 (means 96% of the construction should have been completed) and the rest 4% takes more than an year ! It means, Sobha completed that part of the project which gets them money on time and conveniently delays the rest for any period as they have already got their money (including profits!). Very efficient cash flow planning with customers money indeed ! Mind you, they are right to have collected the money, if you look at the agreement wording. I only hope that this is not a new form of organizational cheating.
Agreement Terms
They are mostly one-sided. They also charge hefty Advocate fee from customers. This basically means you are paying the advocate fee to have the agreements designed for the benefit of the "Other Party". Considering that all the agreements use the same format - Advocate fee is really wonderful profit margin !
Be cautious of delay clauses : What happens if the project is delayed ? Developers may also have a clause to pay penalty on delay. But look at these clauses carefully to see when they are not applicable and argue with them to change suitably.
Be cautious of Payment Schedule : Ask them questions on, what it means in terms of actual completion. Most probably, you will pay all the money at least 1 yr in advance, though they claim otherwise !
Ask them questions on sharing of financial loss. e.g. if they delay the project by 1-2 years, govt may increase taxes & levies. If the increase is substantial, then you will lose a lot.

I totally endorse the view. To add on maintenance services at Shobha Dwarka Expressway is an eye wash. They charge fortune for nothing. There services are worst then govt agencies. So never ever go for their project.

I agree the builder once you pay advance, he will cheat you royally by delayed interest of 24 % to you, I paid lacs of rupees to them as penalty at the same time for delay delivery 8k per month/ silent. I bought 1.4 Cr apartment in Forest-view-OAK and they allotted faulty car parking that too additional by paying extra..when you ask they have 100 reasons to justify legally and very transference..everything is bull crap story to you and CRM will reply stereo type stories.. you have left no options.. Totally unprofessional...

Unfortunately i met with an accident and resigned job, when i asked to refund my advance amount 50000 rupees they said go to civil court and lodge the case against sobha developers, they are not ready to listen words of me. They are not refunded my money, finally i lost my money.

I strongly agree with the attitude sobha developers display towards their customers. this was reflected in their delaying tactics towards making payments for a flat which they have taken on rent since 2008. Their payments are always late and they offer flimsy excuses like "Out of station" "busy with meetings" "accounts department is closed (wonder how they get their paychecks on time!)" "someone's relative expired" "have already sent the payment (when they have not paid rent since five months!)"... On top of that, when the rental agreement mentions that only five to six people can stay in the flat, about 12 to 15 people are accommodated and they cause nuisance to all people in the neighborhood. The people form sobha developers used to come to the flat drunk very often and used to spit out of the windows and use foul language when confronted by the neighbors. As a result, the flat owners are running a financial loss of over 1.5 to 2 lac rupees and a lot of loss of goodwill among society members. Can anyone suggest where I can lodge a complaint against the company, any legal recourse etc...
I strongly suggest that one should not buy property from Sobha Developers. They have such a huge brand value, but their people, processes and technology is very very poor. Being a buyer of an apartment of Sobha Magnolia, I have sufferred very much. I put in my first booking money in early 2005, only to take possession after 1.5 years of delay in late 2009. Sobha themselves admit that they had no prior experience in building such tall structures and it was a learning for them.
As always, the agreements are one sided favoring them. There is a clause that says that if you do a modification in the apartment, you are not entitled for project delay compensation. A change in a tile also amounts to modification. A point to note is that those who did not do modifications are also yet to be compensated.
All in all, it was a painful 5 year journey on Sobha Magnolia. The delay has resulted in huge financials loss. As said earlier, their people, processes and technology is very very poor.

Sobha Developers Limited in Bangalore is well-known for building quality residential properties. Their reputation is wide-spread in Bangalore. And so, when we wanted to buy an apartment we chose to consider a Sobha property. We looked at several properties built by Sobha and were impressed.
After elaborate financial arrangements, we booked an apartment at Sobha Sunscape in July. We were in fact not ready yet and needed 3-4 weeks more time so that we could arrange for the initial payment. The sales-person assured us he would extend the time and persuaded us to make the booking. As a family we were pleased we could pool in our resources and buy an apartment from a good builder. After the loan was sanctioned by the bank, it was a sense of achievement that everything was in place and we were realizing our dream of having our own home.
We made the initial payment to Sobha which was partly from own funds and partly from the loan. After about a month, we received the demand from Sobha for payment for the next slab. This was the starting point for the surprises. In addition to the slab payment, Sobha also demanded interest on delayed payments. Over the last few weeks we have had several communications with Sobha on this matter and to put it mildly our experience has been disappointing. As a result of the rigourous communications, Sobha partly reduced the interest charges. The sales-person has backed out from honouring the rest of his assurance.
On analyzing the transactions, we found discrepancies too. Our bank had disbursed a lesser amount per their recommendation after assessing of the project progress. Sobha mentioned they were correct in their demand. They wanted us to produce a letter from the bank with this information and promised to act on the same. After we produced the letter, they stated that they would not consider it. We felt deceived. Why did they want the letter if they were not to consider it? We noticed that in the cases where we had handed the cheque to their sales-person, Sobha had recorded it only on the next day. Hence, they charged the interest for an extra day. On one instance the courier was delivered on the Saturday, they recorded the transaction on Tuesday.
We expect honesty from reputed companies. Sadly, my experience with Sobha has been different. As a customer of Sobha, my interaction with their people has caused me disappointment. For a reputed company, Sobha is not righteous in its policies. While they charge the customer interest at 18% by reflecting delays, they exempt themselves from any delays. They carefully do not commit any slab dates, so no delays come upon them. To my frustration, when I offered to make future payments in advance to counter some of the interest charged to me, they refused to account the advance in the same way.
At the outset, in spite of being confident that Sobha will deliver to me an impressive apartment and in spite of paying a premium price for that apartment, I'm afraid their trivializing ways have tarnished the pleasure of owning a Sobha property. As Sobha's customer, I have been through a false assurance; a false commitment leading me to obtain information from my bank; penalties for transactions incorrectly recorded by them and subjected to unfavourable policies.

In my case i have the in full all dues . Then hand over and registration of the flat was done. Till then or within a reasonable time no demand for any kind of dues was made.
After 4 years when NOC was requested for transfer of electricity meter, a demand for 22000 was made as electricity dues.
Also Till date flat owners are not able to get their name in revenue/muncipal records , reason "DEVELOPMENT CHARGES NOT PAID BY SOBHA LTD ,

I am planning to buy an apartment at Sobha Indraprastha (36th floor out proposed 37th floor in under construction and pocession planned in March 2019 but they said they can give the pocession in May 2018 !). I have paid the booking amount and the S&C agreement are all crafted as agreed (Price, dimension etc., ) but they have mentioned in the Construction agreement that the "Other Charges" are subject to change and at the prevailing rates during registration which was not the case as per the agreement so i have asked them to revise the contract.
Want to know how is the experience with others on this and general feedback on Sobha.

Folks! We bought a plot in Mysore. Our story is even more horrific. Firstly they delayed our registration by two months since we were the only one for that particular day. Nexus continues between builders, government. Difference of dimension between sale agreement and absolute sale deed. We were shown the same only in the registrar office. The guy who represented was do rude and for everything he said talk to HQ office in blr. They said they will do corrections in the absolute deed and gave it. Math was wrong. We hear if we are not interested then don't bother. Many more can buy it. Changes done and still not handed over sale deed. Policy is we will give after a week. CRM team does not exist. They don't have answers for basic questions. No communications come out. On the day of registration we are made to bleed following the change in numbers. The CRM head and the senior management in Bangalore need to retrospect the customers. After all if we don't buy the projects go dead.
The real estate scenario in India and Bangalore is much similar to what it is elsewhere - there are spurious elements no doubt but in its entirety the system has got a lot better in recent times. Sobha is a premium property developer and there are several instances of residents who have had a positive experience and have moved into several of Sobha's completed properties. The company develops communities with excellent amenities and locations. There could a few cases gone wrong but by and large things are positive.
Strongly advice against buying from Sobha. They are not transparent and their agreements are one sided in their own favour. They do not meet timelines and undergo delays of upto 1 year, they pad up the price unreasonably and most importantly, they escalate costs in the final payment without any explanation. They are thriving on a craftily built image which is a mirage. Their complexes are lower middle class ghettos which mirror one another with nil architectural variation...similar to government quarters. They operate from behind an iron curtain and you will have to deal with a blank wall once you have made the initial payment...thereafter you are hooked unless you are ready to cut losses and exit.
