[Resolved] Shwas Homes / unscrupulous builder shwas homes

I am one of the customer, bought an under construction flat from shwas homes in the year 2006. During booking, I was promised two year's time for completing the entire work and the possession was promised by 2008. Slowly, the timelines kept on extending. Now nearly five years have already passed and still the entire work is not fully completed.in addition to the following amenities, the electricity connection also not done.

Clubhouse with health club, video game parlour, indoor recreation centre for cards, caroms and table tennis not done 100% covered car parking not completed
Swimming pool not completed spacious lobby with property manager’s room
Shuttle court not done driver’s rest rooms and servants toilets
Children’s play area not done two roof top conference halls for 100 persons and 25 persons not done
Generator with automatic changeover switches not done yoga and meditation centre not done
Two lifts with one bed-lift one lift not completed broadband connectivity not done
Creche for your tiny-tots not done telephone/cable tv/intercom facilities not done
Modern access control systems for security not done landscaped gardens yes
Sewage treatment plant and rainwater harvesting no information fully walled in compound with 24-hour security yes
Alternative water supply with treatment plant no information

The builder conducted a key-handover ceremony in june 2010, where they handed over just one key of the main door and not handed over the apartment’s deed. They conducted this ceremony just for start collecting the monthly maintenance charges form the customers. They collected the entire payments including the legal & registration expenses and waiting for the apartment to be ready. They also did not give the accounts with proof for the expenses against which they collected for legal, stamp duty and registration expenses, etc.
The disastrous nri customers, who are invested their hard-earned money with shwas homes are now suffering from their deceitful behavior. The customers are paying a huge amount as interest towards bank loans and their apartments are not yet ready with full amenities.

Let’s inform our friends and colleagues about our bad experience we are having with this builder.

    Shwas Homes customer care service did everything in their power to resolve this complaint. All attempts to contact the complaint author have failed. Therefore, this complaint has been annulled and must not be considered where company image and it's services are concerned.

    i agree, the shwas homes promoters are part of mafia. The real people behind this are politicians, police officers and some beurocrats. The persons in the front end are benamies.

    We completely agree with the above statements and we were met with the same fate. In spite of paying the entire amount almost 2 years ago, we still haven't got our flat registered to our name. It is true that they are run by land mafias including politicians. Since most of the the apartment owners are either NRIs or people working outside kerala, it becomes difficult to follow up when there is a delay. Shwas builders has taken this factor as a major advantage in cheating people, who paid their hard earned money to purchase a flat. This builder should be black listed. Is it possible for all the owners of Mystic Heights to come together and lodge a complaint against the builder ?

    Shwas is cheating people and there should be someone like Anna Hazare to fight against them. In spite of all the delays they had, they still are arrogant and when ask for information, they get upset. They still don't do things on time. I've asked them so many times to register my flat, they haven't still done it in spite of collecting more money way in advance. They are eating everyones money. They should somehow learn a lesson.

    People, If you are looking to buy a flat in Cochin, please do not buy it from Shwas since they don't give you anything as promised. Once you fall into their trap, they'll try to milk you for additional money.

    In reference to the above comments, I am also thinking that the builder has been cheating me. I paid around 4 lakh Rs. advance for Blue Berry project in Cherthala nearly two years ago and they promised that the villa would be ready with in one year. Still nothing has happened in the proposed project except for the boundary wall. I work abroad and is not possible for me to follow up. Now they have come here with a new proposal and i hope that the customers will not be cheated by them.

    In reference to the above comments, I am also thinking that the builder has been cheating me. I paid around 4 lakh Rs. advance for Magic Lilly project in Aluvy nearly two years ago and than i have plan to withdrew the investment for banks are withdrew there support and they promised that the flat would be ready with in one year. Still nothing has happened in the proposed project except for the boundary wall. I had contacted many times to them but they are not giving proper answer, I work abroad and is not possible for me to follow up. Now they have come here with a new proposal and i hope that the customers will not be cheated by them.

    Within the Real Estate circles in Cochin, it is widely known that Shwas Homes has always been a fraudulent company from the very beginning of the start up. If I had known about this in time, I would not become one among the many investors who got cheated.

    I booked an apartment with them to be finished by 2006. It still does not have a basic amenities. Not even a car park for which I paid a good some of money. They changed the deed agreement before registration without informing me. They kept asking payment without finishing construction of the stages. The MD & Marketting person (Biju) is always strangely in meetings & unavailable when customers arrive. The quality of construction is too poor that none of the well known Real Estate agents prefer to deal with Shwas's properties. I contacted several agents attempting to sell the apartment, and no one is willing to deal with it. They say, Shwas is expected to be the next "Apple a Day" scam & they can all see it coming.

    I live in the Middle East. The bad name Shwas Homes has in the Middle East has made them decide on looking for greener pastures with gullible NRIs - Europe. Most of the people in Europe will never know of the frauds Shwas has been executing until they are neck deep in a hellish court battle.

    Some of my friends are going on with their court battles & I am wondering when I would ever be able to get rid of this cursed property. If you are seeing this before paying anything, consider yourself fortunate. To all others, I am sorry, you should have researched much earlier.

    Shwas homes are good at cheating NRIs. If you own a flat in their peoject they will not let you sell it to a person residing in Kerala. Why? Becase if the buyer is a resident of Kerala, Shwas mafia can not do mischives with flat and money as the owner is near by to monitor. All of their customers are NRIs, and easy to cheat them. There were instances that flats are rented out by Shwas home without the knowldge of the owner. Even if the flat is handed over, they will keep one key. When owner approach Shwas homes goons they will threaten

    comparing value for money with the facilities we get their we think it to be the best
    we booked after geting openion from an existing client in alpine

    @arunka I would like to ask this arunka what amenities you got in Aqua city? why you are interested to cover the fraudulent builder ? as last week i visited the so called aqua city and nothing is there except some skeleton buildings which is under construction and have you seen the conditions of that villas? All the money from poor NRIs has been pocketed by this fraudulent shwas and everybody is suffering now. So please don't put such comments to support them.

    it’s a good project. In reference to the above comments, I am thinking that why they are posting comments like this. I am very much satisfied, the service and support provided from their side. They are ready to give any information at any time. They have even called me and informed me about the improvements. I am sure about their timely completion.

    The above usernames (rajeesham & arunka) are fakes, possibly created by marketing personnel (who quote the exact internal project code - dualcore) of Shwas Homes. Check out the copy pasted comments in another fake name (anandhka) on the below forum:

    After making life miserable for NRI's, Shwas Homes continue to operate in broad daylight leaving some customers in courtrooms & others helpless. There is enough proof on the ground to prove the validity of every single complaint lodged against this fraudulent builder.

    @Ajeeth Yes you said it as i am also an unlucky investor with shwas homes. Out of 30 equal installments i have paid 27 installments and the Tetracore 22 is not yet finish the construction even they start asking me Rs 8 Lakhs as additional for getting electricity connection and water plus deposit/registration etc. When i asked them for a primary proof of this expenses they send me cancellation letter and now i am planing to move to criminal court as well as consumer protection court to get justice to me.

    Let me tell you my opinion, Shwas homes had completed there projects in vytilla - mystic heights phase 1, phase 2 and phase3 is about to finish, they have completed mystic winds the villa project in udayamperoor, cyber hills kakkanad, and also they have mystic charms in their account.and i dont think it really matters to the buyer if the builder take the strategy of selling their flats to nri's. I too agree with u guys that there used to b delay in projects but in a place like kerala where everything goes under bribe, is Shwas the only builder who delays the project and i dont think any builder will tell their contractors to take their own time and ask them to complete their project as they wish.From the point of a buyer its hard earned money and they are supposed to get their flats on time, Shwas is an upcoming builder . i think the project called guest house which was launched couple of months before had gone up to 3rd floor in a short span of 6 months.guys.. give some time..no one is perfect and i think check their website for true pics-http://www.shwashomes.com/projects.php

    Hi,
    Do they have people working abroad, doing Marketing?
    Why would a reputed builder need people coming to your house (IN US, UK or Gulf) with brochures, promoting their flat/villas.
    THe whole idea sounds dodgy...stay away frm them..

    It is sad that complete novices who have no idea about the construction business get in and try to make a quick buck when the market is hot . You NRI's need to more careful about where you invest your cash. Just because some savvy marketing guy approached you with a shiny brochure you give away your hard earned money to those cheats. Come on grow up .. do some research before buying a house otherwise you are bound to fall in traps like this. Shwaas may not be cheaters however what they are is inept, stupid, with no knowledge of construction business which results in delays and cost overruns which they try to recover from the customer. You wouldn't face any of these problems if you went with a reputed builder. At least a search on the internet will do you a lot of good. Right now what everybody who got cheated needs to do is keep posting wherever you can find a place. This would at least wake up these builders from their slumber.

    @A DEV Dear Dev i too also in a frying pan to get back my money which is 23 lakhs and i am moving to criminal court as well as consumer protection. As in Kerala we don't have RERA we can not approach to High court . Kerala Government recently informed court that they will execute RERA within 6 months. To execute RERA it doesn't required 6 months but it is Government decision we can not question.

    i have booked an apartment with this builder Shwas Homes and I regularly get updates from the builder and recently, they have even sent us a photograph of the sample apartment fully furnished as per the specifications mentioned in the original contract. So far all looks good and I trust them.
    I was referred to Shwas Homes from a friend of mine who already own a villa in their previous project. Yes there was delay in the completion of the project and handing over of the villa, but it was all complete and done. I have'nt come across any builder who had completed projects in time and quality in India or atleast Kerala.
    I shall visit Alpine Suites in June during my vacation and post full photographic proof of progress for that project.
    It is strange that none of the above complaints have posted any documented proof of their accusations. This makes us not to believe them fully, however news like this scares us who invest in builders with hard earned money.

    People who have invested in Blue Berry Cummune at THURAVOOR since 2009, have been send photos of boundry wall of that project and are told that the project is delayed due to rains. I have invested on this project of designer villas since 2009 & has paid 14lac for them keep giving such silly excuses of rains. Does Prema Nair still works with shwas because she is never in office nor available on mobile.

    Thanks for the above comments. I had a bad experience with Jain Housing, Kochi. So now I make sure to get customer ratings before i invest with any builders. Now I am not interested with Shwas Homes. Any one who invest in any buildings, please check every where to get the customer ratings. Do not waste your hard earned money... All the builders are good explaining how good they are. Find out the truth from customers. Taking from my experience. Thank you.

    I purchased a 3bed room flat in Magic Lilly and I paid almost 80% cash. I am not agreeable to lose my money. I am not 100% satisfied but acceptable with their current stage...
    Let me tell my opinion - Many of these users are employees of other builders. See "shage, Member since Jan 13, 2011, Oman" - Actually this person having a hidden identity, if it is original why he is hiding his identity. Mother ###ers are doing like this…

    I paid Rs 6 lakhs for booking a flat in their Aquacity Project in 2008 which they promised would be completed in 2009 December. However, in the beginning of 2009 I observed that they had not even done piling and therefore cancelled the booking and asked them to refund my money. Luckily I didn't sign any agreement or loan papers with them, else they would have took loans from bank also under my responsibility. Even now they have not refunded my money and I lost a lot in making regular calls to those cheaters

    Was looking into Shwas Aquacity - The complaints seem to be mainly late handing over. No complaints specifically about poor workmanship, inferior materials etc. If any current owner has the same please can you publish with proof..

    To get more details about how Shwas Homes cheats NRIs, please do a Google search in English News papers published in Oman. Also, the helpless investors have complained to Minister Mr. Vayalar Ravi Mr. K Sudhakaran M.P and Mr. Shafi Parambil MLA. Shwas homes won't dare to do another property show in Muscat.     100 % true ...Shwas homes ... a group of cheats... criminals... bribing all officials to continue with their fraud and illegal activities ...looting and living on other peoples hard earned money...They are busy with several legal charges against them...yet pretending to be great builders...their work is substandard and third rate... dont' know even basics of construction...but they make tall claims... arrogant and cheap group., ... well, it will all come to and soon...

    If the builder has come to your place of residence and you have booked while they were there based on their campaign in your country of residence, and you find that they are flouting any of the agreed terms, then you may check with your local lawyer about pressing police charges on Shwas Homes the next time they are at your place, under Consumer Protection.All countries will have strict laws on advertising /selling products/ and keeping the agreed promises to customers.

    Dear friends, I have booked a flat at Magic Lilly during their campaign in Kuwait January 2010. I get regular updates with pictures. The building is completed and expected to handover in April 2013, or at least within 6 months. I visit the site from time to time and I am satisfied with the progress. A 22 floor building with154 flats completed from piling till finishing in three years - looks normal to me. Some of the buyers believe these rumours possibly posted by their competitors, have delayed payments which eventually delay the total project. I climbed to the roof of the 22 floor building(Lift is not yet ready).After watching the beautiful view of periyar and surroundings I have concluded that its worth waiting to own a flat in this building.     @Varghese T.V Dear Mr. Varghese, i am an unfortunate investor in 22 floor Tetracore project in aquacity and paid 27 installments out of 30. When they ask statutory without basic proof i questioned them and because of that they cancelled my booking and now i am moving to criminal court as in Kerala we don't have RERA.

    It was unfortunate that i booked the flat in Alpines suits... and i have paid 8.2 lakhs so far. Now they are not answering the phone calls! We have to deal with these frauds legally.

    @bijuthomas Tetracore in aquacity with 147 apartments are under big trouble and everyone is planing to move to court because of their illegal acts. They don't keep their promises and they are over charging for the statutory like i booked a flat with 710 sq. ft and they sent me an invoice of rs 1.47 Lakhs as electricity deposit and when i ask them for a basic proof of this expense they cancelled my booking that too i have paid 27 installments out of 30.     Thank you all for the above feedbacks. I was about to invest in their flat in aquacity seeing its just 15 lakhs. Though 15 lakhs is hard earned money for me, I thought its better not to take HL on an under-construction property and invest what I have in hand and tho they said 2.5 yrs time I expected 3-4 yrs which is still better bcos I dont have to pay bank interest. But had I invested I wudve lost all my money made till date had you ppl not put review. Thanks a lot and thanks to God.

    Alpine Suites - Aquacity at Aluva - Cochin by Shwas Homes
    I am also one of the victims entered into a contract for an apartment in Alpine Suites, Aquacity back on Sep 2009. the project was for 3 years and supposed to be handed over to us Nov/Dec 2012. It is now and then, they have collected all the dues and yet to send us the registration paper nor hand over the apartment. They have not, according to our contract, regulated the rent. Their customer service officers or employee keep changing, and they do not respond to any of the mails, and or give any update of the venture.
    People have lost trust, and I am sure, if any body can guide us as to how we should hold them responsible for such thieves in the society to ensure that the others are prevented from such unreliable builders.     There is this [censored] Milan Paul who used to torture us calling and messaging.I did a big mistake visiting thier site. And they are telling me this is the last flat available...When I enquired I received many complaints against them
