I am the owner of a condo located at 3068 Roundtree Blvd in Ypsilanti, Michigan. I hired Beal Property Management Services to manage my property, but over the past several months, I have experienced serious issues with their billing practices and service quality.
Since January 2025, Beal has charged me excessive and inconsistent management fees, including:
$786.20 per month for three consecutive months (May–July 2025)
$1,239 in October 2025 (entire rent check) which is unexplained
These fees are not clearly justified in our agreement, which is $111/month, and I have not received adequate documentation or explanation despite multiple requests. Additionally, their communication has been poor, and I have concerns about how tenant payments and property records are being handled. I am formally requesting:
A full breakdown and explanation of all charges applied to my account.
Immediate termination of my property management agreement.
Return of all funds that were improperly charged.
Transfer of all tenant records, deposits, and keys.
I am sharing this complaint to warn other property owners and tenants, and to seek resolution. I hope Beal will take this matter seriously and act in good faith.
