The Source Property Management

We was told on a Friday night that nobody else had applied for the pad we wanted, so we applied the next day. It cost us $50 per person and per cosigner (so $300 total) just to apply. They broke it down like this: -$16.95 for credit check, background screening, rental verifications-paid to 3rd party service provider -$5.00 Processing fee-paid to 3rd party servicer provider -$28.05 Staff Time: $16.00-showing the home, $12.05-calling references, checking report, calling employment. But come Monday morning when they opened, they told us somebody else applied before us and we were out of luck. They kept our nonrefundable application fees and said they could move our applications to another pad, but when we asked for pictures of another pad, they didn't get back to us. When we called later, they said it wasn't their fault and didn't answer about the "house showing fee". They charged us $300 for 3 people with cosigners, which is way more than average, and charged all 6 of us a $16 house showing fee, even though they wouldn't let us see the house because of covid. We asked multiple times to see the house and were refused, but still charged for it, as well as our cosigners who wouldn't have seen the house anyway. So in the end, The Source Property Management kept at least $600 in application fees and ignored our requests for another pad to rent. We think they kept the "3rd party processing" fees and never sent them off because they told us on Monday morning that somebody else was getting the pad and their office isn't open on weekends, so there wasn't enough time to run checks on all of us.
