SPS permitted the use a quit claim deed meant for relief from governmental tax liability to modify the mortgage on the home without my signature. Quit claim deeds do not release a person from the financial liablity associated with a mortgage and by doing so, SPS obligated me financially to terms agreed to without me being aware of the transaction until after-the-fact. When challenged, SPS sent conflicting and often rude letters expousing that the quit claim deed gave them the right to modify the terms of the mortgage. Conversely, they have also attempted to redirect the issue by sending fraud investigation documents for me to sign. Nonetheless, it is my belief that SPS personnel should have known better or had processes in place to audit its files for these types of issues.
Recommendation: Monitor your SPS account for loan modifications without your signature.
