Getting insurance for my short term rental property has been a breeze. Proper Insurance is professional, quick to respond, thorough, excellent with follow up. I hope I never have to file a claim, but I feel better knowing I made a good choice for insurance carrier. Ashley H, my rep has been awesome. We've done everything online. Also feel good they are backed by a reputable company.

My experience with Alexa at Proper insurance was truly excellent and superior! She provided me with a thorough explanation of coverage, details of the differences in coverage and requirements. She was dedicated to getting the best and appropriate coverage for my property and unique needs. Alexa was so patient and took her time to answer all of my questions. Alexa was extremely responsive and professional. I highly recommend Proper.

They sell you hard and it's expensive but don't ever submit a claim. They will put you through the ringers. First they never return your call then they assign the claim to a third party adjustor. The adjustor has to deal with someone in London so any correspondence is two weeks less time. And then they will come up with any excuse not to pay your claim so you have to fight for everything. One of the worst companies I have dealt with

Mr. Bob B was very easy to work with and he even answered my questions on his day off in the midst of a very bad fire Montana had. I could not have been more impressed. I would say he never took more than a few minutes to get back with me on my questions. I am very happy to say I feel I have much better coverage and I know more about the insurance I am getting than I ever knew with the other well-known company I had. These folks are great, very well versed in the vacation rental product they provide. Ashley Harrison was the rep I was connected with. She was very knowledgeable about this type of insurance answering a multitude of questions about the scope, issues and steps to implement in a timely manner. Having dealt with several providers of this type of insurance over the last 8 years, I can tell you, Proper, and Ashley in particular, are heads and tails above their competition. I came across Proper Insurance and after taking a serious look at what they offered for coverage of my short term rental property I realized that my coverage by my long time, major name brand carrier was seriously lacking! Ashley H. helped me realize that Intentional Damage wasn't covered and by previous experience I knew that any damage could be deemed 'Intentional Damage' by an adjuster giving the Major Brand Name carrier a way out of paying the claim! Tayler Smith has been a joy to work with! She clearly explained all the aspects of what we would need to insure our rental property. In addition, Tayler has gone the extra mile to ensure we are given white glove service - she continued to stay involved in several things that came up with underwriting, holding our hand the entire way. I've utilized Proper Insurance for one summer season of Airbnb. I haven't had to file a claim, but the company has been very responsive (before and after paying them). I had no idea that a short term rental essentially voids your standard insurance policy. This policy is about two times what a standard insurance policy costs me, but that comes out to about one and a half bookings. Any serious Short Term Rental host needs coverage like this in their life. The liability coverage has me resting easy at night knowing we're covered if someone really damaged our home.

I spoke with Cade B for a couple months while I researched many options to insure my vacation rental policy. Cade is hands down the most knowledgeable person I spoke with when it comes to vacation rental insurance. He always took as much time as required to answer all my questions and he especially good at explaining nuances. In the end, I have a full and complete understanding of exactly what I'm covered for and what I'm not, and I know that I have fantastic coverage that gives me peace of mind! I would highly recommend Proper Insurance, and especially Cade B!

I reached Taylor Smith, who covered my area, 02807, for the first time about 3 years ago when the company that had been providing me insurance for renting out my vacation house on a seasonal basis dropped out of the market, and I have been glad about that ever since.

Taylor is the most responsive insurance account executive I've ever come across, she answers her email so very promptly, which is the number one thing you want beside a company that offers a policy that gives you peace of mind.

You know how everyone tells you what you want to hear when your talking to an insurance provider but you always wonder what will happen when you really need them. Well let me tell you that Taylor with Proper mentioned Bed Bug coverage for my Airbnb insurance and I got very excited because that is my worst nightmare. So I signed up hoping I would never need to use it. Well within 2 months what do you know. I had a guest find a bedbug. I called Taylor at Proper Insurance cancelled my future guests and called an exterminator. The exterminator was $750 and I lost two booking worth about $3200. So I thought to myself here we go. Taylor is going to tell me about some fine print that excludes my claim or something right. WRONG! Taylor said no problem put me in touch with another person who handled everything and calmed me down. I needed calming down. Like I said nothing is worse then a bedbug in a AirBnb. Then the unimaginable happened. 2 weeks later I got a check for the full amount of the loss. Almost a $4,000 check. IN TWO WEEKS! I could not believe it. Absolutely amazing. Thank You Taylor and Proper Insurance for being there when I needed you and being so incredibly fast.

I searched all over for an insurance company that would cover my short term rentals, and I found Proper Insurance, all the reviews were great customer service seemed great, so I signed up for a policy. All was great until I actually needed them, an unfortunate guest robbed my property and it's been several months now, and the only things I've received from Proper's third-party insurance handler has been negative and not helpful feedback, and then today I received an email from an attorney requesting I come to their office and answer questions under oath, THE DAY AFTER MY BIRTHDAY, and an entire month from now. The Robbery was almost 10 months ago.

This is not only stressful and insulting but absolutely unbelievable! In addition to the Examination Under Oath (EUO), they also want me to provide all the documents AGAIN that I've already provided the first agent. Making this even more frustrating and tedious.

I'm only writing this review because I wish someone else who has had this experience with them had shared it, and I would've chosen a different insurance agency.

It's hard enough getting robbed and violated. We get insurance to feel safe and protected, not to get hassled and to feel even more stress after something goes wrong.

I think Proper Insurance is a total ripoff. They saw pictures of a short term rental and promptly insured us, then a month later, after we paid all the fees, they told us that we needed to do these expensive repairs. One was building a whole wall by the staircase or they couldn't insure us. This was after we had paid them close to $3000. We built the wall, which was very expensive, sent them the pictures, and they said OK.

Next problem we had, they said they had to talk to our cohosts who had nothing absolutely to do with our repairs. The only function they have is booking on the dates we have available, and the bookings which we also review. When you call them, they have someone that will answer the phone, but it takes days before anyone else like an adjuster or whoever calls you back. In fact, I just spoke to someone because we have a hole in our bathroom ceiling in one of our units, which we reported before, and they said that they would try to find an adjuster to talk with us. In the meantime, we can't rent the place, and they said do we have cancellations, did we have to do cancellations?

The following year, they took their payment out of a closed account that we had, which means we had to pay extra fees. They didn't even let us know; the bank informed us. I can show you many emails where they're saying to call them back, and no one is available to talk to you.

and quick to help, not to say that things were solved over night, but I felt they were solved in a professional way. If you have a AIRBNB Property these are the people to call, and Peter went way over the top to help me in any way he could. The fire was Nov 3rd and I got advance funds and the settlement by March 15, all in all after reflecting the magnitude of what happened, to be fairly fast, I thank the entire crew of Peninsular and Proper Insurance, especially Peter G who went over the top to help me and my family.
