Just Property review: Unsafe rental, refused repairs & reimbursement – just property failed tenant duty

I rented a property through Just Property that was handed over in a dangerously neglected state. The garden was overgrown, plumbing was faulty, the electric fence was non-functional, and there was a bee infestation that resulted in a staff member being stung. Despite repeated requests, the landlord—represented by agent Chanelle Bignell—refused to address these issues.

I was forced to pay for urgent repairs myself:
- Garden service: R6,000
- General maintenance: R5,000
- Plumbing: R6,000
- Electric fence: R600
- Bee removal: R2,000
Total: R19,600

When I requested reimbursement, the agent responded that the owner only uses her preferred plumbers and refused to pay back any costs—even though the Rental Housing Act requires landlords to maintain properties in a habitable condition.

Just Property failed in their duty to protect the tenant, ignored health and safety risks, and shielded the landlord from accountability. I am escalating this matter to the Rental Housing Tribunal and the Property Practitioners Regulatory Authority.

I strongly advise others to be cautious when dealing with Just Property. Their lack of integrity and disregard for tenant rights is unacceptable.
