I have lived in my JS Homes house in the Mount Friendship community in Smyrna for only six months, and it has been one problem after another since before settlement.
The week before settlement, we pointed out numerous defects that were never properly corrected. Since moving in, we’ve documented issue after issue with photos and videos.
Some of the problems include:
* Poor drywall workmanship with ceilings full of visible imperfections.
* Shower tile work that is unacceptable, with defects that have required repeated complaints.
* Handrails and stair treads with blotchy, mismatched stain and numerous scratches.
* Damaged aluminum capping on the exterior.
* Windows with broken corners.
* Electrical breakers that continually trip, requiring repeated service calls without permanently fixing the problem.
* Plumbing that, in my opinion, does not comply with the International Plumbing Code. JS Homes is supplying more than 24 water supply fixture units (WSFU) on a single 3/4-inch water line, despite the code limiting that size line to 18 WSFU. Rather than taking responsibility, they blamed their engineer.
After months of dealing with these issues, we copied the warranty department on an email documenting the ongoing problems. The very next day, their attorney informed me that he had instructed JS Homes to stop making repairs to our home.
We have owned this house for only six months, and it is already falling apart. Based on my experience, the workmanship has been extremely poor, customer service has been disappointing, and accountability has been nonexistent.
If you’re considering buying a home in Mount Friendship from JS Homes, do yourself a favor: talk to current homeowners before signing a contract. I wish someone had warned me before I bought this house.
