Silverleaf Resorts a scam and waste of money

I have been reading numerous complaints about Silverleaf Resorts and 'yes' I was one of their victims about 15 years ago. I purchased a biannual - odd - and have only got to use the resort about 4 times. I have finally paid the balance off but continue to pay monthly maintenance fees (even on the even years when I can't use it) and they continue to raise the price. I have contacted numerous timeshare sellers and most of them will not even think about listing it until you pay at least $500.00 for advertisement. I think they know it won't sell. I get calls monthly for a free weekend for them to try and entice me into upgrading but believe me I will not fall for that scam again. I can't stop paying the maintenance fees because it will reflect on my credit report. Please, beware of the scam.

Silverleaf Resorts is scamming money out of members. Of course I regret purchasing a timeshare. The company have begun sending me 2 bills in as many days for "special assessment." I pay my annual dues at the beginning of the year in one payment. This company sent me 2 separate bills 2 days apart with no explanation as to what the special assessment was for. Of course I reported this to the FTC. After I've repeatedly told them not to call me with their marketing call, they still insist on doing so. I think others who experience this sort of scam should report it to the FTC or the state attorney general's office

In addition to the annual dues, which i paid at the beginning of the year, I recently recieved 2 invoices 2 days apart for a "special Assessment.' No explanation as to what the "special assessment" for.

Silverleaf provides misleading information. As an owner, I have been trying to correct a number of membership errors that have cost me thousands of dollars. They continue to "upgrade" our account in the efforts to provide the ultimate vacation package but in the end the only thing they accomplish is increasing dues and a higher interest rate for the upgrade.
If you are an owner, do not fall into the trap of upgrading your ownership on a promise that you will be locked in to an exclusive VIP status. All you will end up doing is increasing the term of the loan with a higher interest rate and you will still end up fight for a room just like the rest of us. If you notice all of the improvements they have made are on the surface. They still have alot of lodges and older unites on site, yet they continue to build elaborate member service offices while the club houses are falling apart. Why do you thing that is?
The best advise I can give you is do not believe anything you hear at member service or the sales dept. It is all a scam. They tell you what you want to hear just to get your signature. I am speaking from experience, do not believe what they say.

Silverleaf Resorts waste of time / misleading

We almost cancelled & we should have. High pressure sales. My husband & I aren't emotional buyers Thank the Lord, so it was easy to say no. I did feel bad for the kid who first met with us though. He was so young & seemed like a good kid suckered into that atmosphere.

The "90 minute tour" turned into over 3 hours when we wouldn't buy. We never received the $40 voucher / gift card. We won a "bigger prize" the cruise.

They did advise us of the $100.00 refundable deposit, but not the $179.00 per person charge with limited dates leaving from Galveston.

I can buy a 4 day cruise to Mexico for the same or less than that on certain travel dates.

I went to the Villages in Tyler, Tx. This too was a 3 hour presentation, not to mention the 4 hours of driving. It was very easy for me to say 'no'-the condos, etc. are cheap and cramped. Plus, I'm 26, single, and no kids. After I told my guide/sales person I wasn't interested, a 'financial advisor' came up to me and asked what my 'rock-bottom' price would be. (Their condos run at ~$15, 000, with a 25% down payment.) He came back with some scheme about a condo coming up that only had $7000 left in payments, and I wouldn't have to put anything down. If you're actually interested in purchasing a time share with these people, don't bite at the first price they give you-I'm sure they would've taken more than $8000 off the price if I was truly interested. Also, they charge $70 a month for cleaning a condo that you are only allowed to use once a year. They try to say you can go to their 6 resorts several times throughout the year, but in actuality, you are allowed to use the facilities for up to one week. It's just not worth it.

I went to the Hill Country Resort for their 90 minute (a/k/a 3 hour)presentation. We did not buy but were given an option to come back and buy later...we were told on the phone we would get a $40 VISA, $100 in gas vouchers and a choice of a vacation package. I did get the VISA and the cruise and a voucher...once I got home and read all the guidlines I was shocked at the stipulations. We were told "come on out we hand you the vouchers..you go into a station, buy $10 worth of gas and then get $10 free at the time of purchase..." in reality, you buy the gas, copy the receipt, mail it in to Spirit and they send you a check for $10. This has to be done for every $10 purchase but only one a month. Who has time to keep up with that... I also read up on the cruise. There is a $100 deposit and a $179.00 per person fee. I went directly to the cruise website and can basically get the same thing with more options. I would be afraid if I used the package given to us by SilverLeaf we would be housed in the basement of the boat. PLEASE DO NOT FALL FOR THESE RESORTS. Another thing that boiled my blood. We went from 17K to 7K, same package...10K cheaper because we werent biting...that was insulting in itself. I wanted to stand up everytime they rang that damn bell and announced another new owner and say "WHO ARE YOU KIDDING! YOU ARE A BUNCH OF SCAM ARTISTS! DONT DO IT! THEY JUST OFFERED ME A 10k DISCOUNT ON THE PACKAGE YOU JUST BOUGHT FOR $17k!"

01/05/2009..i used to work for this company and even made it to management. all i can say is watch out. most of the people there are on drugs, (coke, weed, meth, x-tacy, pain killers, etc), espeically the ones you talk to over the phone when they set you up for an appts. i know this because i bought and sold “candy” to upper managment and my employees. what is funny they just drugged tested all their managers a month ago and 22 of them at the north richland hills center came up dilluted(which means they are hiding their drug usage), , , while 2 others were fired(pain killers and weed). yes this includes divisonals, managers, assistants, and verifiers of running the 2 call centers in arlington and north richland hills. managers of the teams are under enormous amounts of pressure and have their jobs threatened everyday, same with the operators. this is a very unhealthy place to work for and do business with. the company gives away a trip with airfare and hotel rooms, , , but most people dont know they have to travel tues-thurs, , , and have to put down a $100 dollar deposit. and they have to schedule very far out. plus their is so many rescrictions on dates that one may travel, which makes this trip bs. then they get 1 of 4 major prizes, , which always ends up being the exotic island trip, , (there is no airfare with this one). be aware if you go to one of their presentations Do Not Buy! you will have to pay maintence fees every year(which usually go up), and you will never use the place, , and look at the resorts, , i have no clue where those fees go, , the resorts look like crap..i have been. please do this yourself a favor and stay away from these drug addicted money hungary monsters….i left because of the drug activity(yes they would do drugs in the bathroom and sell them on the floor) and the guilt i had of leading people into silverleaf's lion den..the sales people are worse than the operators, , , heavy pressure sales(they dont take no for an answer, , even if you said it 20 times), , but of course we tell customers, , no of course its not a high pressured sales, , , lol

We are just bought timeshare from Silver leaf Resorts not long ago. And we are did up date our packaged to Destination Resort. And we try to reservation bonus time, RCI, slip the week. Tell the truth is from the first time when we went there, sale man really nice at first and will made pressure on you after take you go a tour to buy vacation packaged. They really test and do not let you think twice about ever things before make decision. But do not hurry, if you can come back another the trip, yes do it. Go home first think about finance you can afford. Because maintain fee every month even you not use facilities. But if you have a kids and with bonus time, that great, use it and it worth the money. We are leave near Tyler, so about 2 hour drive, not far from us. We hope our kids will enjoy this until they go up. I really do not know, if you do not use packed can you sell it back, I bet it is not easy, and they will make it hard time. I know for sure. For us customer service is very nice and really explain for you everything. Room is clean. In Resorts website, you can not find any review that let you understand what the problem ahead and what you will face with finance. About sale man, sale operator, sale manager, all of them are under pressure to sale. So be prepared anything like ask a friend about it, or do research. When are you there, if you are nice person, you will on the trap of the sale man and you will regret what you just done. The rest is wonderful, not everything was that bad. And have a good times. Once thing I forgot about RCI, went you book it will have restriction on the day, not any day of the week. And the bonus time the is concern too when you book or reservation. Those thing when you become a member, you can ask customer service more detail. Most sale man only answer on the scratch of surface only.

My son filled out one of those forms at a Mall. I told them at the time that he was in college and didn't have any income. They said it didn't matter. They wanted a check or credit card number and we could pay the taxes right then. I told them no that we were not giving either one. And told him in for the drawing. About six months later they called. My son picked up the call. He scheduled an appointment a few days later. He said they never ask him if he had a job. I told him don't be surprised if they tell us you don't have a job. You don't qualify. To my surprise. They callled us in with several other people and told us we didn't have to attend the 90 minute presentation but that he had won the five day trip hotel accomendations. Him and one other boy had to scratch a card to reveal your prize for five gold pots. Long story short they both got the trip. I had my doubts as to whether their are really five gold pots at all in twenty five squares. My question to everyone is has anyone taken the trips. My son wanted the las vegas trip to take his friends it is suppose to include airfare and the one for Hawaii doesn't anyone gone on those trips. J.C.

I recieved a letter saying that I was a winner of some cars or 49, 000 dollars cash. I was told thaty there was a resort in New Branfals TX and I looked it up on google maps and the place in North Richland Hills, TX is actually in Forth Worth. I called the number that formerleafer left and the girl that answered was very rude and evasive. She did not want to tell me her name or what was her job function there. I would ask her where the resort was located and she said that she didn't understand my question. I think that formeleafer is right and this is a scam. But they would get the surprise with me because I am broke. HAHAHA. I knew that winning a car or money was to good to be true. What a joke!

I would have to say that the timeshare industry is a complete waste of time and money. Im sure people have great vacations with RCI, but the resorts in Texas are pretty crappy. I was ripped off by Silverleaf in Conroe, TX, and I did not work there and I dont know if everyone there was on crack, but they all smoked religously. I have some friends that were in the Timeshare industry and they got out knowing what kindof scams they were selling people. What people dont understand is that you will be paying on Silverleaf for the rest of your life on matinence fees, and when you pass away your kids pick up the bill and there kids will pick up the bill and so on and so forth.

Silverleaf made a double withdrawl from my checking account pulling a double payment of $600 total from my checking and they only wrote a check for $70 to be deposited back into my account. Shortly after this I was in a car accident, the bank put a red flag on my account due to the excessive cash withdrawl from my account causing me to be late on other bills, my company went bankrupt and I was with out a job, my house ended up going into foreclosure, me and my wife had to move into an rv ten hours west just so we could have a living because every job in my field was going bankrupt. And you can guarantee that Silverleaf called us 15 times a day asking for another account so they withdrawl money from just so they could collect there payment amount. No pity for us. We had tried to reason with them and tell them that we can not afford the timeshare and they should just take it back. But I believe everyone knows the answer to that question.

So now Im working part-time and trying to go back to school while me and my wife try to survive on scraps. I hear if you did in house financing the timeshare company should just take it back and it should not affect your credit. The timeshare company loves to send you mail and threats to scare you into sending them money. So far I have had over 20 threats but nothing on my credit shows any harm done.

So be cautious, and always look online before you sign the dotted line.

It is obvious by your comments that you are nothing more than a disgruntled exemployee. I have been with Silverleaf for over 10 years. We love it and have always been treated kindly and with the utmost respect. We recently used RCI and went to Orlando. Stayed in a luxury condo for less than 150 for the whole week. And there were 7 of us. I can say with all honesty that the people working there are not on drugs. Maybe some of the ex-employees are. But the people I have dealt with were great. I am a nurse and can spot a drug user a mile away. And these people are NOT on drugs. What you have done by posting your comments is called slander. I have a feeling you were probably fired and didn't leave by your own wishes. Hence the negative comments. Grow up.

I am with you, they are high pressure sales people. I gave in and bought a blue season, I didnt use any of our weeks. They get you by looking at your kids and telling you that you are breaking thair hearts by not taking them to orlando. When we went there, they should us the rci book, the prices for those resorts were hand written, and I remembered that it didnt have any colored seasons on it. When we went there the second time(telling us to stay over for a presentation on how to use the resorts) they tryed to sell us a more expensive resort upgrade. They couldnt take no for an answer, I should have just walked out, but I'm not that type of person, I am a good, respectful person that hates to make people mad. I was suckered into it. I was never rip off in my whole life, I learned a valueable lesson, and I only lost 2 thousand dollars. they bought it back.
The other thing that I remembered was that we could actually cancel the timeshare within 9 days. I didnt looked it up online after months have passed by, by then it was too late. We went to a silverleaf store in illinois, I believe it was in Oak Brook Illinois, There we told them all the lies that the other sells rep. had told us. And he agreed that all was a lie, but that he could make it better, by selling us a better timeshare for only $9500 more for a red week, that we can travel any where any time. Well, I wasnt thinking straight, I didnt do the math, airfare, monthly payments, $700 in maintenance fee, it was gonna cost me alot of money for one week, I rather just spend $1000 in a resort and be able to sleep at night. Do the math before you buy. You dont want to get ripped off. If its too good to be true, it isnt. they are getting better at getting people to their resorts, we went to a childrens expo in schaumburg illinois, there was a man who asked us if we wanted a free orlando vacation, cruise or a vegas vacation, all we had to do is go to a presentation, That presentation lasted for 4 hours. I wonder how else are they getting people in the doors. It was too late for me to cancel the contract since it only last 9 days to cancel. I heard that they also give you a hard time to cancel it, even if you are within 9 days. Dont buy from these people, they treat you nice at first, then when you try to tell them no, their attitude changes. after you are in, and want to go in for bonus time, they will tell you that there are full, that people who own at that resort will get in first, that they will call you 2 days before the day(s) you want in. Who wants to wait a month or so and make plans to go in, and then getting a call 2 days before your time to go saying "no, were are full". bogus time, I call it. cancel before it gets to late. Dont believe when they tell you that they dont buy back the timeshare, because its a lie. good luck.

Silverleaf Resorts scam

I used to work for Denny Moore silverleaf resorts. I'm very appauled in how he would scam and take advantage of people. Here are a few trick of his. Lottery are rigged in order for him to make his commission he would tell consumer what if they won the lottery 1yr maintenance fee that they dont need to pay. Unfair for the other people who where on the list. Notary they never have someone to notarized the contracts so consumer contract are not ligit. He now works at the Hill Country Resorts..

Silverleaf Resorts warcalling

Im not interested in your ###ing timeshares.
I told them to remove me from there damn list. yet this ### called me again.
I kindly asked them to stop calling me. FOR THE ###ING 60TH TIME!
*this was at 605pm today*
Still the turd cant listen that Im not interested and still called me pressuring me on the "special deals."
I know that theyre a scam.
So I had to talk to the manager to get me removed from their list for the 60th damn time. He was no better then the turd and just an ### who told me to stop 'wasting his time.' and claimed I was the conartist. ###!
They hung up on me and sure enough, another call saying 'you won a prize come claim it."
I constantly said 'Im not interested dont call me." EVERY GOSH DAMN ###ING TIME THE TURD SNIFFER CUT ME OFF!

One thing is they said it was something I signed at HEB. The only thing I signed was the creditcard paper at the registered. Seems I need to just pay in cash from now on.
I now have all the phone records and about to take you to court.

Connect a recorder to your phone. Tell them you are recording the telephone calls. Tell them that you requested that they do not call. And, from this point on, you are charging them $100 for the priviledge of having you listen to their message. Send them a bill. If they do not pay it, take the recording and Silverleaf to small claims court. Yes, it works.

Silverleaf Resorts ripoff

Conartist and ripoff.
The lure you in thinking you won a nice prize of either, a new car, $40, 0000, prosche, shopping spree or a trip to some exotic land.
When you read the fine print you have to attend a 90 minute timeshare crap presentation and give them a valid credit card.
The whole purpose is for, and it states, for solicitation timeshare purposes only.'
Total ripoff.
They advertise nice displays infront of HEBs, so if it looks too good to be true...RUN!
It only gets annoying afterwards.
once you find out its a crap full of lies, and you tell them to stop calling you. They continue to call you everyday at every hour.

Silverleaf Resorts constantly calls every 3 minutes

I dont know how they got my number but these ###ers Constantly call me every 3 minutes.WTF!
Im registered in the dontcallregistry and still these guys still call. All hours of the day and night
No one answers on the other line. I told them to stop calling but they are to dumb to listen. I even asked to be removed from there list. I blocked there number but they get around it.
I went online and found out that many other people have complained and found more info on them.

If you or anyone at all signs up to win prizes and puts down that phone number that is giving companys permission to call. Therefore the do not call list gets eliminated from that particule company calling you. So if you din't fill anything out then make sure noone else is filling things out with your phone number,

Silverleaf Resorts omg

I was wondering if anyone can offer help, I am a single 29 year mom and I went to this awful high pressure place, I am in sales and these guys put me to shame. I was there for 4 hours with them making me feel like if I didn't sign I wasn't leaving. I did the 1k thing and now I am $190 deep and have lost my job due to being in the mortgage industry and I have NEVER used this service of theirs. They did tell me I could cancel anytime for a full refund but after reading all of this I am scared they lied. I told them my concern about the economy and they assured me no obligation. Can anyone offer any help? Thank You!

Biggest scam artist there is. he get mad when you buy... and try to trick into buying. you should also be aware of the other reps. that works for him. They will try to sell you resort that dates are not available. DO NOT GO TO ANY OF THEIR DINNERS IT'S A BIG SCAM. From texas to chicago to boston and new york. He scam a lot of people. BEWARE OF MR. DENNY MOORE SILVERLEAF REP. DON'T BUY ANYTHING...

Silverleaf Resorts fraud and scam

My wife and I are Silverleaf timeshare owners since 2006, and I regret the day I signed the note.I would like to express how Silverleaf has managed to basically strip my family of thousands of dollars. I have to admit that it was partly my fault for letting this people "*** in" into buying one of their properties. I should have taken the time to think things thru, but that's just it, once you're in the closing booth, you don't have a chance against their very well put together sales pitch that they use to confuse even the smartest buyer.At first I was really reluctant to sign, but i was reassured by smiling faces and sound explanations that there was nothing to worry about. I thought I asked all the right questions [or so I thought]. So, It all started when we received a letter in the mail saying

that we won won a free vacation of 1 of three presents including a brand new car. They say all you need to do is come for a free 1.5 hour presentation on their resort. They also promise a $40 gas card from Spirit Incentives. These guys are a total scam. The presentation is a high pressure sales job preying on what appeared to be uninformed and unprepared families. Our sales rep was so eager to close the deal that he offered to drive back with us (a 2 hour drive) just to pick up a check for our down payment. Feeling pressured by this "army" of sales people that kept coming to the desk, we finally cave in. Just 24 hours after we signed the documents we drove back to the office, and asked to talk to the sales rep that sold us the package, after waiting for 3 hours this person finally showed up. After we told him that we wanted to cancel the whole thing, he told us that that wasn't an option, and the only thing we could do for us was to downgrade the initial package he had offer us, so of course we accepted ($200 for 7 years, how stupid was I).

We bought the "deluxe package" with access to over 13 different resorts, but every time single time we wanted to use the resorts, everything was taken. Its been almost three years and I was only able to use the resort three times, both times for only a couple of nights. On top of my $ 200 a month I had to pay an extra $ 50 / night to stay there, a small detail that wasn't disclose at the time we signed the contract. Not to mention, that the resort where we stay in Galveston, TX was dirty, the customer service people extremely rude, the room was dirty, the bath tub nasty, there was hair all over the bathroom sink and bath tub.

Their customer service people are plain rude and sometimes they get belligerent on the phone when they we try to get some explanations regarding our membership, and we always get the same answer.. " read your contract". In order to use some of the amenities inside the resorts we are asked to pay extra. another thing they forgot to mention during the sales presentation.

To recap, we got so fed up with this company, their poor and rude customer service, their lies, etc, that we decided to pay them off. We called twice to let them know that we were planning to pay off the account and we need it to know the exact pay off amount, instead of just giving me the pay off amount they transfered me to another sales rep. who tried to sell me an upgrade instead of paying them off. After i said no, they simply hung up. I specifically told them not to take any more money from my account as I was planning to pay them off. They told me "no problem". But, right after the check for $ 6400.00 cleared to took the monthly membership of $ 200 from my account, which I had to close afraid that they would try to take more money out. I was right, and they cost me an extra $ 70 in NSF charges. It took me 2 weeks and several phone calls to get my money back. Just today i got a call from the billing department saying that i still owed them $ 77 to pay off the account, this is 2 weeks later after I received a letter from them telling me that the account was paid off and the lien released. They tried telling me that that letter was mailed by mistake and that if i wanted the lien released i had to pay the remaining balance. So, after 45 minutes on the phone with them they finally agreed to credit my account the $ 77.

I just want to warn other people about Silverleaf resorts, and to do their "homework" before they rush into buying any properties from this company. I recently researched this company and across thousands of complaints.There are hundreds of complaints posted on the BBB website alone, and lots more all over the internet. Let this be a warning to everybody not to buy from this company, unless of course you don't mind throwing your money away and having to deal with a company that cares nothing about its members.

I think there has to be a way to start a class action suit. I would love to recover at least a portion of the $25, 000 I have paid them over the years. All of you that in for it, respond. The more names we have the better it is to find an attorney to take the case pro-bono. I will need real names (not email names). Sorry but that's the only way. No addresses or ss# but just a list of real owners that can be presented to an attorney.

I say lets go for it and if anyone knows an attorney interested, let us know.

I totally agree. I bought in 2000 and I regret the day that I did. They keep telling me I am behind because they refuse to change my due date which is on the first. They keep telling me I owe all this money and I know that I dont. Iam in massachusettes, is there any out that wants to start a class action againast them, some thing needs to be done.

We have been upgraded I can't even remember how many times. I am now in arrears by 3mtbs and they are calling us wanting to downgrade and I'm telling them to just foreclose. With the economy and Hurricane Ike I can live with have these timeshares on my credit. It is better to foreclose on these worthless units than to lose my home. I just talked to Tim at the corporate office and told him I was trying to get my brother or someone to assume the note but he was adamant that it is not assumable. I HAVE THEIR BROCHURE WITH THE "INTENT TO SELL" FORM WHICH SPECIFICALLY SAYS IT IS ASSUMABLE...What a bunch of hulligans! The right hand doesn't know what the left hand is doing or saying.

Silverleaf Resorts scam

Silverleaf Resorts sends out mail incessantly saying
"You've won a free vacation!" They say all you need to do is come for a free 1.5 hour presentation on their resort. They also promise a $40 gas card from Spirit Incentives. These guys are a total scam. The presentation is a high pressure sales job preying on what appeared to be low-income families. Spirit Incentives has numerous rules you must follow in order for them to give you four $10 gas cards spread over the next several months. The vacations are also apparently worthless. For example, they are only available during off season times of the year. You have to submit 3 possible dates and it's up to them to decide when you will go. So unless you can go at any random off-season time it's not practical. In short, these guys obviously count on the redeeming of their rewards to be SO MUCH TROUBLE that few people will take them up on the offer. Furthermore, the gas card people -- Spirit Incentives -- do not even mail out the gas cards. When I called nearly 8 weeks later, they said their system was down and promised to mail out the card. The resort itself was appalling ugly. They have a large indoor swimming pool -- which costs $20 to enter. Everything there is designed to drain money out of people's wallets. The guests who were there were all low income families lured by the phony apparency of sharing some of the "good life." Silverleaf and Spirit Incentives are a nasty perversion of reality and a true example of two organizations selling s**t and calling it Shinola.

Thank you so much for posting your experiences. We were scheduled to attend a presentation two hours away this week. Thanks to this online education of sorts, we cancelled our reservation. The poor girl seemed devastated. Poor thing. I appreciate the save! We'll vacation the old fashioned way! Many, many, many thanks!

It is obvious that the people like HAHA123123 and svlf4life that are calling others "Stupid" and uneducated are the employees selling these crap timeshares. Before you call people stupid learn how to spell and use correct grammar. I have yet to attend the 90 minute tour. However, based on these complaints I will not waste my family's time. Id rather pay full price for a trip to the Great Escape Lodge than put up with this nonsense any day! I will eat the 40 dollar deposit just to avoid the aggravation!

I just recieved a letter also from SilverLeaf and it did seem to good to be true .so i called my aunt and she researched them and true enough they are big liars i even asked the guywho was on line if it was a scam bc i just didnt trust this. I just came on here to see if this was a scam before I took a tour and these comments have confirmed my suspicions that it is, so I will not be wasting my time and I sincerely thank you all for the information that you have provided. As for everyone posting about how great this place is, I don't know if you actually work for them or not but considering how many of the complaints I have read also say that they people who work there are rude and obnoxious you seem to be confirming that as well. If you are an actual timeshare owner that is happy with your purchase, great-good for you. Why come on here and spew insults at strangers who are unhappy with theirs? It is exactly those types of posts that confirm the negative ones. If you really feel the need to come on the Internet and get angry and perfect strangers and call them idiots because they don't agree with you or have had a different experience then, even if you are telling the truth, I would never want to vacation where you are anyway.

Anyone who signs documents and after doing so claims its a scam is an idiot. You are the scam. You have scammed yourself. The rules, regulations, cost, bonus time availability, club dues and their increases, fees for extras and what room you will have access to are all in your paperwork at time of signing. Whether you agree with what the paperwork says is of no matter. That you chose to sign it is. So what's the lesson of the day here? Read, think, decide. Once your decision is made its yours. Stop blaiming others for purchasing things you can't afford.

We have been scammed by Silverleaf Resorts as well. We purchased one of the sampler vacations. We've requested a refund. All they have been telling us is that they will honor the week vacation that we have paid for.

I called their Corporate office today. At 5:03 I was told everyone was gone for the day. I told the representative that I was not an idiot and there's no way that she was the only person left in the building. A few minutes a later a supervisor came on the phone. I requested that she direct me to the portion of the contract that stated no refund of deposit or moneys applied. No where does it state that.

The legal department is supposed to be calling me tomorrow. Maybe I can get some resolution with them tomorrow. If not I guess I will take the week vacation and for a portion of each day I will sit in the waiting room and warn everyone I can of the scam that Silverleaf Resort really and truly is.

Maybe I won't get my $1, 000 deposit back but I will force them to spend much more than that to get customers that I have just scared away. I will be sure to direct them all to this website as well.

I will inform them exactly the type of organization that Silverleaf Resort is.

I happen to be in school online right now in a Marketing class and this happens to be the week that we write about a good customer service experience and a bad customer service experience. I will certainly be writing tonight that this is bad customer service. I will be touching some people that are right here in this area, Atlanta, GA, I have classmates from Iowa, Florida, North Carolina, Virginia, Pennsylvania, Indiana, Tennessee, Texas, Ohio, Minnesota, California, and Bonaire, Netherlands Antilles.

Wow, I had no idea that there were students from so many different places. I may have to direct personal at Silverleaf to this website myself and let them know how many people I may be able to affect. Nothing like negative advertising.

Not only do I have access to the discussion board for the assignment we have a virtual commons area that I can post a warning to students. I don't know how many students attend this campus but I certainly have the ability to tell at least thousands and thousand of people in many different parts of the world. This can be seen by everyone. But school is a community and you are more apt to listen to someone who is part of your community like students at AIU.

Silverleaf told my husband that he could use the purchase as equity and could be used for an equity loan and it was real property. at the time he bought it he thought he was building equity (being young). We know that this is untrue because when we went to buy a condo after paying $10, 000 for the timeshare, the bank nearly laughed at us saying that there was absolutely no equity in the time share and it cannot be used for anything.

they stated they were in a deal with American airlines and avis so that he could get deals when he traveled. they lured him there telling him that he had a chance to win a car.

this happened in 1999. i know there is probably not much that can be done now but i just wanted this on the record. it's paid off now and we pay fees monthly that rise every year with no reason why.

This company ropes you into purchasing a time share with a lot of empty promises. My husband and I supposedly received several free cruises and stays at resorts that we were never able to utilize. We sent in the required deposits and then the time expired and we were just out of money. In addition they had us to make several trips to their Galveston location, under the guise of a weekend away. Each time we were required to come to the office to speak with one of their representatives. These visits were no less than two hours each. Never were we able to stay in the type of suite we were promised. The first we stayed in, which was not even remotely close to what we had seen the first time, had construction going on until around 10pm and then it started up again at 7am. We were told they were sorry and wanted to make it up to us. Only to come out again and have to listen to another 2 hour presentation. We were told that if we upgraded we would definitely get to stay in the suite they initially showed us. However, the next time we were scheduled to go out, we ended up in a "5 star hotel" that was a bigger dump than the facility we had stayed in prior. Again we were required to come to the office for a presentation. (Mind you my husband is on disability and suffers from severe back and leg pain.) On this presentation, the power was out at the facility and my husband and I had to walk up two flights of stairs and were basically held hostage for two hours in a room that had no air conditioning and the temperature was probably 90 degrees, while they attempted to talk us into upgrading again with the promise that this time if we upgraded we would get to stay in the facility that we were initially shown, because we would have "priority". When we told them we were not interested, instead of letting us leave they kept sending in different people to talk with us, with a so called, "deal we couldn't' refuse and just for us they were giving us a deal of a life time not offered to anyone else." After finally leaving this meeting and after having to walk down two flights of stairs my husband was in a great deal of pain and sick because he had gotten overheated. (During this visit his condition was explained to the staff at Silverleaf and their response was to just open the door). Since that time they call all day, every day, first on the home and then on husband's cell trying to get us to give them the names of family members and friends that they can harass in an attempt to get them to buy into the scam. I have told them on numerous occasions that we have no desire to ever return to their facility in Galveston to which they just keep calling and saying they want us to come out again.

Silverleaf Resorts they're taking advantage of anyone

My parents are Silverleaf timeshare owners in Oak N’ Spruce, Massachusetts. They have been since 1999 when they were pressured into buying this worthless timeshare. They are so unethical. My family moved to United States in 1995 from Slovakia. Neither one of my parents spoke English in 1999, so the sale was basically made to me when at the time I was only 15. The information was given to me and I was advised to translate all of it to them. I myself did not speak English that well either let alone understand the legal language and what we were getting ourselves into. I do not remember a lot from that day since it was so long ago, but I do remember the sales person pressuring us so bad that he was willing to drive to our house, 2 hours away, just to get a deposit out of us to put as a down payment on the timeshare. We kept saying we do not have money to put a down payment of any sort. Needless to say we did not see a way out of this, and ended up purchasing the timeshare with a down payment of about $90.00 which at first they wanted thousands. We never filed a complaint against them because we did not know we were able to do so nor did we know it was a scam until I recently researched this company and saw lawsuits and complaints. In 2006 while using their June vacation time, my parents were asked to see a sales rep to talk about their timeshare. While speaking to the sales rep my parents were asked if they wanted to upgrade by buying another week. We said we rarely use the week we currently have and said “no thank you”. He insisted that the resort is growing and the value of the timeshare is going up every year. The current sale of the red week (what my parents own) was apparently selling on the market for $25, 000, so we were told. The sales rep offered to sell it to us for a very “special” value of $14, 000. We were sceptical as they had recently finished paying for the first one. We were given the same run-around as the first time and it was made almost impossible to leave there without agreeing to the purchase. We mentioned also that we like to vacation in Slovakia visiting family and would rather use that money toward flying there. The sales rep told us about the RCI program that we can use and whenever we want because Silverleaf is a participating member and we can exchange our weeks with them anytime. I recently learned we need membership with them which we need to pay for. I do want to say the second purchase was somewhat easier only because we were led to believe that we are investing in something wonderful. I remember asking about selling the timeshare and was told as stated earlier the value of the timeshare is increasing every year and that it is a very desirable timeshare and would have no problem selling it. We made the purchase based on a lie that we may sell it whenever we want to and make very good profit.

I would like to express how Silverleaf has managed to basically strip our family of thousands of dollars when we could not have even known all the facts about the resort because of the language barrier. Secondly we were made to believe we were purchasing something that will eventually be worth a lot more than we invested or would invest. It was not until recently I started researching selling the timeshare that I learned of the real value and the scam. There are thousands of postings from people all over United States trying to sell them. I have even seen postings on Ebay, selling value being $0.01. I also came across thousands of complaints. We want to sell it but as I stated earlier it is close to impossible to sell since there are so many listing. I am not letting my parents spend another dime. They and I understand this will most likely affect their credit, but we will much rather pay money to either fix it or take them to court, than throw money away into a company that tricks, manipulates, lies and steals from its customers. They have most certainly taken advantage of us as they state on their website in order to qualify you must make at least $45, 000 and speak English. At the time of purchase my parents did not make anywhere close to that. We also did not speak English well and they state in order to sell anything they would provide a translator that would help translate everything, which they had not. The sales rep misrepresented the timeshare. So needless to say stay away, we convinced ourselves we were doing a good thing by buying it, but in all honesty it is worthless and basically the only way to get rid of it is to donate it because you have to pay the "maintenance fees" every month for the rest of your life! And I will admit fault to being fooled but I was young and didn't know any better and we came from a country where things like this don't happen so anyone who is going to write "you should have known better" yea it's true we should have but we didn't think it was a scam...who ever does?

This isn't about where the person is from Jendear. It's about the tactics that Silverleaf uses to sell their "worthless" timeshares. You don't have be shackled to the chair. It's not that easy to walk away when they paint you such a pretty story. They are taking advantage of people. I'm sure many more "U.S." born citizens have also been taken advantage of! I'm currently looking into a lawsuit Bella.

I do have a question. In the country your parents came from were they considered illiterate? If not then why would they buy into something they did not understand? You were not shackled to the chair. You could have easily of gotten up and just walked out. And now you whine about it. Why don't they use it more? No one said they couldn't. They have chosen not to and then turn around and say it is because they didn't understand what they were buying. Either they are illiterate or had buyers remorse.

Silverleaf Resorts don't work there

As of Sunday I have quit my job at Hill Country. I was treated like s*it; I was nothing but the dirt on their shoe. I would say hello to one of the managers (one in particular) he would snub his nose at me and would act like I wasn’t there. Hospitality would bring in food for the weekend to serve the guests and all the managers and sales reps would eat the food. Everyone was able to take the food, all but the support staff (total of 4 people) including me. Their reason was to conserve the food for the guests. The left overs were thrown in the trash. I would sit at my desk hungry and had to watch others eat the food in front of me, even the Boss and the very same person who told me I would get fired on the spot for touching the food.

I witnessed first hand as a new sale was taking place, the new owners would skip a signature or an initial of their legal signature, the VO director would then forge the documents filling in the missing signatures or initials herself so they could make sure the contract could go out that week and wouldn’t lose money.

I seen elderly people many times having to walk through the building with oxygen tanks, when in the next room was filled with cigarette smoke while Mr. O' Conner came in to visit...as well as some of the managers smoking in their offices, not only in that building but also the new sales department in the contracts office.

Think they really care about their guests or employees? I don’t think so.

I would work many overtime hours without overtime pay...but if I take an hour to handle some personal business then I OWED them that hour more on the job...I would always have to owe them time and it was tough s*it if they owned me any time which they did. Silverleaf is a s*ithole place to work and I finally have had it...life is too short to take this abuse anymore.

The bosses there have this big power trip thing going...they think it's ok to yell at you like a child and break you down till you cry losing your dignity. They don’t care what life you have outside of Silverleaf, they believe they own your a** as long as you work for them and they can treat you anyway they want. Even if it means lying to make sure you are at fault. $8 an hour just isn’t worth that s*it. I witnessed some angry guests that were viewing the Ambassador suite when another sales rep came in with her couple, she then demanded they leave so she could show her couple the unit. They went to the office to complain to one of the managers and he assured them that the sales rep would no longer have a job for the way she acted...SHE STILL WORKS THERE.

So yes they lie and cheat their own customers, they scam them into everything they can.

Real simple maintenance dues and free nights and weekends $50 on Friday and Saturday we’re locked in by silver leaf when I bought my deeded week no dues are increasing and they’re charging me On my bonus time

Duped into buying a timeshare from these guys in Lee, Ma. Have tried 2x to use it elsewhere and I cannot. It's useless. I am now trying to unload the timeshare bc it is worthless. Their customer service is horrible. I have things in writing they will not live up to. DO NOT DO IT or entertain anything from Silverleaf Resorts.

Ok so my family loved the idea or vacationing more. Ha. Every time we wanted to use bonus time it was unavailable. When we did stay for a owners meeting or something our rooms always had problems. We finally and reluctantly upgraded to the presidential thinking it would be so grand. Our salesman showed us this lavish bed and since I have a spinal cord injury it would be so comfy for me. We requested a handicap accessible first floor room when we bought in. Well vacation time we get there and the room was not even close to what the sales guy showed us. The mattress.. Old and hard as a rock. The room, filled with fruit flies and we found bugs smooshed on the walls among other dirty areas. The room needed to be vacuumed, the canister in it was full of dirt and hair and the cord had been broken and illegally taped with electrical tape. If my child had grabbed it they could have electrocuted themselves! Then the biggest issue the bathroom. Eww. Hair in the shower and on the floor. The tub jets kept shooting out chunks of black stuff when my son got in the tub. I yanked him out and drained the tub. It was gross. I got a closer look at the Jets and they were full of soap ###, hair, skin cells and god knows whatever else. I was appalled. I called the front desk. They sent over a very rude housekeeper to "whirl" the tub. I let him do his job and waited. I tried the tub again. Still coated dirty and shooting out black chunks. Called again and he came back a second time. I then noticed he only had a squirt bottle, no tools or sponges.. Nothing. He simply sprayed the jets and ran the water and made the jets run and left. Third call to the office- I was very upset at this point apparently they don't actually scrub anything just "whirl" the water. She said the black stuff was from old pipes beyond their control. What about the soap ###, skin, bodily fluids etc... Again the housekeeping came back. I asked him to actual scrub the jets and he was Iike with what? So he huffed and puffed and went in with his spray and a cloth. Well it still was disgusting.. He didn't even remove the jets that just unscrew. What was behind them and the filter would have made anybody gasp and vomit. We got there Saturday... It took until Friday night... The night before we left for them to get it mostly clean. Not even clean enough that I wanted to bathe in it. I took many many photos and I am trying to cancel with Silverthiefs. They have offered to give us back our deposit only. We have a week banked time with them and another week they offered to us because our stay was so bad. I believe they should at least compensate us for those two weeks on top of our deposit. We shall see.

I should have heeded the warnings-but I didn't. I was warned years ago by old co-workers. I see what they were talking about now. SO glad I am not the only one going through total BS with this company. I work in housekeeping I was hired in Mid January. I enjoyed it at first. Lately, however it's been hell. I have been harassed by this one lady who has worked in Laundry for several years. Monday for example was the worst. I was still sick but I came into work anyways. I normally clean the units but they had me stuck in laundry that day. I was at the same table as this lady was and we were both folding towels. She YELLS at me saying "Ashley you need to pick up the pace or clock out and leave, standing around isn't getting the job done." I said OK I am sorry. Then about 15 minutes later I push the pile of towels I had already neatly folded to the center of the table and she pushes them back knocking them all over saying "Ashley you need to styart making towel bags" I said Ok. I bring back 3 bags to my area and filled one up with the correct amount of towels and she says "They go over there Ashley" and points to the bin. I nodded my head I already knew this! So I take my bag to the bin and drop it off then she snaps at me AGAIN. She takes my bag out of the bin and THROWS it to the ground, grabs me by the top of my arm turns me towards dispatch and say's "you need to leave you can't even do your job right you left out the blanket and mattress pad. Clock out and leave". I was shocked to say the least..and embarrassed! Everyone in the building was just staring. There's this one guy who works there and he is perverted. I complained about it to the lady in dispatch and all she could tell me is "Oh yea be careful with ___, he's a pervert." That is ALL they could say! On top of that there's tons of favoritism and greed working for them. You DO get treated like [censored] and they don't appreciate [censored] you do for them. You're more or less their slave at Silverleaf.

All I got to say is that this is all a bunch of bull [censor], they had called me and told me I had won some vacations deals or something in that matter. It sure sounded to good to be true, they also told me to meet them at the village resort which is an hour away from where I stayed and they will give me gas money. Thank God i did not have to drive all the way up there and look like a fool from this false advertisement. All I had to do was Google there website and to see that this was a fraud. I know one day this company will get sued. Don't fall for it

Out of the 100's of complaints I have read so far, which amazingly all complaining of the same issues...your the only one claiming everyone else is...wrong, stupid, gullible, whatever...They get you there under false pretenses -SWEEPSTAKES- NO MENTION- of buying one of their Timeshares- which is WRONG WRONG WRONG-not good business practice...If they were honest with nothing to hide, then there would not be so many complaints...Obviously, there are reasons Sale's People Lie, Or beat around the bush or leave out details...OBVIOUSLY ...the person would hang up or not show up...but is still dishonest/bad business/consumer fraud to claim they won something, just listen to a 90 min presentation and you win a car, vacation...etc...but yet ...every single complaint was about getting sucked into their timeshares...Looks like your out-numbered on this one...In denial!

Well that is a load of BULL that no one can MAKE YOU because we did say NO< NO >NO time after time! Then the herrassing phone calls start, we even told them goodbye! Then we were cornered, then they said things that never made any sense until they wear you down and convince you that you accually need them! We told them to take the FREE ### that they offered and shove it and yet they still insisted and pursued us! Just so they could make a CROOKED DOLLAR! They need to be out of business and so do you for agreeing with them SHAME ON YOU WHEN PEOPLE LIKE THJAT PREY ON INOSENT OTHERS!
