Loan modification
I currently have a major issue with Selene Finance. A month ago I got a call from a Daniel Ellis regarding a loan modification. I was then given to a Roudy Sebastian who then proceeded to tell me that I was approved for the loan modification. However first I needed to go to Walmart get a MasterCard and put $600.00 for he first mortgage payment. I was told that if I wanted to cancel the modification I would get a "FULL REFUND". I did what they asked then when I called back the following week to see why I had not received any paperwork to sign in agreement with the modification. Sebastian said I would not get a contract due to federal regulations but then sent me a text message laying out the modification. Being suspicious I contacted Selene Finance in an attempt to confirm that those two were employed with Selene, response per John they were not employees. Even though a couple of calls came on Selene's lines. I cancelled the modification first part of October 2020 with Daniel Ellis, he gave me to another person to confirm. Two weeks had not received my money. Called Sebastian go to Walmart get American Express card for $110.00 (fees?) and I will get my Money plus the $110.00, I did that. Then I am told that there were 5 red flags on my FICO, they cleared 2 but I needed to clear 3 and pay $450.00 which would also be refunded, I didn't have that money, then it went down to $350.00. Argued that this was never disclosed to me ref FICO in order to get my refund. We argued for a while and Sebastian said that he would have the finalization dept Calle me. A Robert Brown, mgr of that dept and repeated the same thing and I again said I don't have that money. He said can you borrow from family and friends, no I just want my $710.00 back. I then told him to pay the $200.00 from his pocket. He said if I didn't pay that and he money went into the accounting dept I would NOT get it back, also said he would have Sebastian call me back he never did. This morning 11/5/2020 I called was advised by Daniel Ellis that Robert Browm paid the $200.00 BUT I still had to pay $200.00 and in return I would get $910.00 back I refused to give these fraudulent people any more money so now I am out $710.00 and I live on a disability retirement. Selene has NO number for he corporate office. My loan was sold to Selene finance from Wells Fargo. I also recorded my phone calls with he manager and with Daniel Ellis this morning. Something needs to be done about this company they have a D+ rating with BBB, and complaints can be addressed to FBI mortgage dept fraud, or he New York department of Financial services 800-342-3736 fax 866-926-5496. Love to get a class action lawsuit against the fraudulent company !
There is enough of us victims who have been cheated out of money, lost their homes because of Selene bad practices. They need to be shut down period. We are stronger in numbers to send a message. This company use to be Ageis out of Houston, Tx.

Hurricane Irma damage my house 15 months ago.I received a check from my insurance company and send it to the loss draft department at Selene finance 8 weeks ago. Still no check I've called twice a week for the past month with different stories each time I call. I have sent you all the paperwork that you have asked for. This has been the worst customer service company I've ever dealt with if I didn't have to I would not do business with your company
unauthorized payment
On or about 10-11-18 a payment of 391.21 was unauthorized and made for a payment using a SunTrust account ending in the last for numbers of 0871. This payment was unauthorized and shall be returned. The card was not authorized to have made the payment of 391.21 on or about 10-11-18. I would like for the payment to be returned
And to have a chance to pay the mortgage amount with a aurthorized card.
mortgage fraud
I had a bank of america loan transferred to selene finance. I was behind a few months but had made an october payment to selene and told them I was going to catch up on 2 payments in december with 2 transactions. I sent selene 2500.00 on 12/1, and on 12/6/16 I called them to confirm receipt and to let them know of another payment in the amount of 2386.00 coming on 12/16/16. Selene lied about receiving the funds, and told me to hold the other payment until they found the initial payment. When I called on the 16th, they stated that they hadn't yet found the wired funds, which I presented to them documentation that the funds were sent. Again I was told to hold off on the other payment, which would have brought my past due down to 2 months - under their 3 month limit. I get a notice yesterday 1/5/17 - a month after the initial payment - stating that they did receive the payment and that it's too late to send in the other amount. They also attached 2000.00+ of junk fees. They are threatening foreclosure and I believe they held that money on purpose in a fraud attempt.
Loan modification denial... Here are your best moves
The term “loan modification” has become a household word over the last 8 years. Spurred by the financial crisis and housing meltdown, the era of modifying mortgage loans has lingered on at a very high rate. This particular era is something that nobody wants to deal with…the banks, homeowners, government & taxpayers all wish to exult the problems surrounding distressed mortgages. However, these problems are far from over. Many leading economists have predicted that nearly 11 million mortgage loans are headed into foreclosure. Failed government programs, weak loan modification deals, mortgage loan servicer abuse & rising home equity lead us into a new upcoming disaster zone. Understand that there was a long period of foreclosure stagnation from 2008 to 2012. Economic calamity amongst the banks and federal government litigation stalled out the process over 4 years. This period caused a massive log jam of home owners that are severely delinquent on their mortgage loans. Banks are now working through the log jam, profiling each homeowner to determine from a collection level.
These banks are essentially operating like collection agencies, since they are dealing with large volumes of defaulted loans. These banks / collection agencies are not the operations of yore. They are smarter, more technologically advanced and more efficient than even.In this new age of the internet, they are able to socially & financially profile anyone very quickly. They know what you earn, how much money you have in the bank & what assets you hold. Simply thinking you can hide information from them is wishful thinking. The home owner’s social and financial profile is the number one reason people are denied for loan modifications.
Ok, so now what? Since the loan modification has been denied, the bank / collection agency will likely proceed with foreclosure action. At this point, blocking the foreclosure action with the only effective strategy. The “best offense is an excellent defense” strategic planning will be the only method to proceed with at this stage. Many folks feel that they can simply reapply, call free government counseling services or write simple dispute letters to the bank / collection agency.
All of these methods are a waste of time and are not effective in creating leverage. If you proceed aggressively by stripping down the validity of the debt or filing effective fair debt collection practices act (Fdcpa) complaints, you will gain traction by creating leverage. Filing a 92 point complex qualified written request is also an excellent maneuver.
If the opposition fails to file respond to remain in compliance with respa, you can proceed with a motion to compel. This motion has a case record of extinguishing foreclosure activity within the courts. Also, if you feel that you have been abused through payment misapplication or escrow padding, you can audit a payment ledger and file the necessary fdcpa complaints. You see, since all banks and collection agencies are collecting money for an investor, they need to abide by the fdcpa.
Long story short, if you are able to go through the trenches and battle your lender, eventually they will offer you a deal. Though it is a brutal process, it is very effective. We have executed on the above listed strategy for our clients for over 14 years. We have saved thousands of homes and settled large volume debts in the process.

Im leaving this complaint about Selen with the hope that one person will not have to go through what I went through. Im an insurance contractor that was working an insurance claim for roof, sidimg, and gutters. The insurance company released 4 checks. Each check has Selene finance on it so they must endorse the check like all mortgage companies do. The difference with this one is they deposit all the money in their escrow account. They decide how to disperse they payments. So now the entire job is done...4 months ago and selene is making me jump through many hoops. The thing here is that all other mortgage companies endorse and send the check back to the insured. The money is not the insured, its definitely not Selene's. Its our's...the contractor who finished the job with only 25% of the money. It is not Selene's money! I have been lied to constantly by them. If you have homeowners insurance and selene holds the mortgage...Selene will hold your money and it will almost be impossible to find a contractor to do a $36k job and not get paid for 6 months...highly unprofessional ..

The problem with this company is the only thing they can do is hound you. They do NOT want to resolve anything. They won't talk to me. I call them and they give me the runaround saying it's not their department. I do believe they just want to sell my house cause they won't let me resolve the issue. I pay my mortgage every month so they are saying 3 years ago I missed a payment when I was going through a mortgage modification with Bank of America.

I pay my payments on time but Selene Finance don't cash the checks on time and blame me for being late on the payments. one time they took over 20 days to cash one of my checks and put a charge on it for being late. This week using bill pay from my bank Selene Finance tried to cash the check one day before the due date causing me it to be no good. I try to call them but they are there people are very rude and try to blame me for the problem.
I tried to make a payment of $1565 over the phone to escrow; customer service told me I had to pay $12 service fee if they took the payment. It didn't matter that their online payment is set-up for you to make your monthly payment and then add the amount you want to for escrow. My monthly payment is automatically paid thru my Credit Union, so I sent a $1565 check to Selene to be applied to my escrow account. Below is a copy of how they applied the check, note that my escrow account still have a negative balance.

I paid my December 1st house payment on November 20th through the bill pay service of my Wells Fargo bank. I received a late notice at the end of December that said I never paid my mortgage payment. I called Selene and told them the check was mailed on Nov 20th. I sent documentation from my bank that this was true. I cancelled the check and had reissued payment. Selene would not remove the late charge even after I filled a dispute and provided written proof that I payed on time. There answer to my dispute was simply a letter stating they had received a correspondence from me. I do not know what to do. I feel like they intentionally did not cash my check so they could make money off charging me a late fee.

This is the worst mortgage company ever. I had a tree fall on my house 6/18/15 and knocked my meter base off so I had no power. I received my check from insurance company on 7/14/15. My insurance company ended putting my name nekita and selene on the check. I could not cash the check because selene had to sign off on it. I overnighted them the check paid $14.95 to do that. Called and confirmed they had the check and they did. Had to send in all this paper work from my contractors to sign conditional waiver lien, bidders contract, w-9, intent to repair forms. I sent in all this information called to follow up and they stated my bidders contract from one of my contractors was lost in the transition of them moving the loss draft department. So I had to resend bidders contract. I'm not sure how it was lost when everything is scanned in a computer and they kept telling me they are looking at the documents in computer and not able to find it. They told me my check was mailed out last week and I should have it 9/8/15 by it being a holiday. Then on top of that I spoke with them today 9/10/15 to check on the status of my check and ashley informed me that the checks were improperly printed and they have to redo them and they will overnight to me. I have never dealt with anything like this before, they are incompetent, they kept lying to me about everything. As soon as I get these checks for my contractors I am changing mortgage company. They will give you the run around like it's there money. I am so over them.
I noticed that this has been some years ago Although our home burnt down on September 29th of 2021 and we are still dealing with their Department and the same BS as yourself, they misprinted my name and told me the bank could not cash it that way and then they kept calling and sending me letters saying that they needed the check from the insurance company which they obviously already had because they were trying to print me a new check from the funds of the insurance check, then they told me my husband could be a owner builder, half way through the build they said "sorry thats incorrect, we neen a contractor, said that I needed all these documents in order to rebuild my home, we have people at this time wanting to sue us, put a lien on our home Etc because they are taking way too long to disburse the funds,I don't believe waiting a year to rebuild your home because the Loss draft Department can't keep their lies together is ok! I have also been told on several occasions that they would send the inspector out, in 3 weeks I call back and they had never even ordered him yet, also was told that the funds would be rushed out to us, that never happened it has been absolutely a nightmare dealing with this company worse than the fire that we had to endure, we have been living in an RV with three adults and two children for over a year and that is absolutely absurd I have developed massive anxiety and depression!
My home was damaged February 19, 2021. I stay in a Hotel for two months while Selene Finance did nothing. Today is 6/24/2021, no finds from Selene to assist since the $3, 000 they gave yo me to replace floors, walls, siding, paint inside and out.I lost my contractor, who had enough of the money and time dealing with Selene. Shay, my representative hung ip on me and Lumber Liquidators, when Jeremy explained the would need all $10, 000.00 to deliver and install the floors. I had to use my own money, so I could not use Lumber Liquidators, Selene Finance denied their quote. 🥴Selene Finance is trying to force some to their limits for some, their twisted reasons, that does not benefit Homeowners, the purchase mortgages and forces you to refinance to get from their trap.

Our check has been held hostage too. I have spent over 100 hours trying to get them to release my money .
I have been lied to just respected and told her not to call anymore by various agents. I was told my check was sent on four separate occasions and today told again that it was sent. I was then notified by a supervisor and customer service that my money sits in a restricted escrow account, and that the money is in my restricted escrow account but it really isn’t. I don’t deal with stupidity or incompetence or lies very well being told my money is in my account but it really isn’t as disturbing. I have talked to dozens of representatives. Sent six emails. And I am still no closer today than I was at the beginning of January. They pay staff to intentionally lie to customers who pay their mortgage on time have a great credit and have been patient. What I learned today was when a company holds an asset that belongs to an individual they are in violation of civil theft, Civil theft Is punishable by up to five times the amount that the company has kept from the homeowner .
Selene Finance is also in violation of your mortgage agreement. In the agreement it states that they are responsible to handle lost draft from insurance companies in a timely fashion. In my case this is not timely this is neglectful dishonest and is causing me and my family rate emotional duress

Different year, same story. I could not believe what I was reading above! We are getting the same lines from Selene Finance. We sent our check along with the required paperwork the first week of June 2018. After they ran out of "approval processing days" excuses and "check processing days excuses " they first told us that the request was kicked back because we had requested my husband's name be removed from the check, when we had made no such request.
Then they came with the same [censored], as above, of the check being "improperly printed" and having to be reissued. I am SO willing to be part of a class action lawsuit. Anyone else on board?
Yes! This is a 1% normal way of hurting us. I'm dealing with Champion Mortgage/Nationstar/WHIH/Mr Cooper. My mothers house suffered a fire a year ago. The insurance company has paid $250, 000.00 to my mom, and the mortgage sharks. My mother has never been delinquent with her taxes or her home insurance, but the draft loss will not release the insurance proceeds. As a matter of fact, my mother actually signed her original mortgage contract with Bank of America in 2008, but then they sold her account years later. I have a problem with this because I can now prove that the mortgage company without notice, changed the terms to ALL of BOA 3 million reverse mortgages"BOA Draft Loss "Process Guidelines sold. This is a breach of contract, with lender liability's. The terms of the BOA Process Guidelines which my mother agreed were fraudently changed, and I'm going to sue the mortgage company for at least releasing their lein. I'd gladly join you for a class-action lawsuit!

BOA sold my mortgage to these idiots in July 2014. In August 2014 I received a monthly statement from Selene for my 08/01/13 payment of 935.85 that was due. Thinking it was a typo, I started calling them. The automated service tells me every time that the person handling my account is not available and to leave a message. I did that five times with no returned call. I finally get someone in Customer Service who tells me I owe them 11, 182.20 because BOA told them I had not paid my mortgage since July 2013. I explained to the CSR that their records were incorrect as I called BOA every month directly to have them process a ACH directly from my account. I also told them that my payment amount was not 983.85, but 741.85 due to an approved loan modification. He claimed that the paperwork provided from BOA shows it was never processed or approved, even though I have the agreement dated 11/01/2012. I called back several weeks later when I got another letter stating I needed to answer to the validity of my debt for the August 2013 payment not made. At first, she offered to put me in touch with an adviser that could tell me about their load forbearance program since I haven't paid in over a year. I explained to her again that I made my payments directly to BOA via a live person and she told me it was an error because BOA had not given them the whole file regarding my mortgage and to disregard the letter. I have yet to hear anything back from them and I have not received any statements from them either. I have just registered on their website to see that according to them, my payment due is for 08/01/2013 in the amount of 935.85. I WISH someone would call and try to harass me so that I could go off on them!

While I am sorry for the abuse that you have suffered at the hands of Selene Finance after your mortgage was transferred from Bank of America, you might be surprised to learn just how easy it is to fix a problem of this nature. In order to resolve your issues, you simply need to prepare a Qualified Written Request (QWR) and attach both the modification agreement along with proof of payment per the modified terms to Selene Finance as well as the CFPB.
You have overlooked a key aspect to your fight, which is putting your valid objections and servicing abuses in writing in the form of a proper QWR and attaching proof your consumer and Constitutional rights; they have certainly been violated in this case as I see it. All of the mortgage lending and debt collection companies, including Selene Finance, MUST answer your Qualified Written Requests (QWR) and if they refuse to then you take your fight to all the regulatory agencies outside of Selene that assist in fighting for your rights like the CFPB; it’s a shame that these more than profitable and previously bailed-out companies engage in this type of consumer abuse.
I routinely look for posts to answer in hopes that it will not only bring optimism to those homeowners and borrowers in distress but also some basic information to assist in fighting the banks that are "too big to fail" but yet don't appreciate the bailout that we provided in their time of need. The debt collectors like Selene, SPS, SLS, Green Tree, Ocwen and Nationstar are simply just piranhas but they can be beat at their own game too just like the big banks can be defeated. You CAN win this fight!

fraudulant forclosure sale
Selene wrote us a letter in december stating they took over our mortgage from homeward Residential . WE tried to talk to them they said we were unreasonable and wouldnt talk to us. to our amazement they used homeward Residentail forclosure papers and sold our home at sherrif sale on may 14 there were no bidders so they bought the property back /called us 2 hours later and said you have 2 weeks to be out .We have tried to contact them to get some questions answered they refuse to talk to us. So very confused
@lalarson - not doubting you because anything is possible with Selene Finance... But, the situation you describe, doesn't make a lot of sense. If you are confused & are not able to find any answers yourselves, you may want to consider hiring an attorney that specializes in these situations. As for Selene Finance... they are sly! They will not only bulldog people, but will lie & attempt to pull any fast blinds on you, especially if they feel you are knowledgeable when it comes to situations such as this! Get yourself an attorney!

To mortgager's that have become victims of selene finance - - - - hopefully you will find my sharing of information helpful. Selene finance is, and if not yet, will be the worst company you will deal with, promise you that!
But - - - - - first, to try & avoid the quoe with selene finance's piss poor customer service, a fee's. . . Oh boy, selene finance loves to add up the fee's on your mortgage & make sure you document each & every time you are imposed each fee! But, try to just move up your due date (A mental / physical note, really) on your mortgage payment to allow for room for emergencies & such.
Secondly, as for those that have contacted the bbb, selene is not bbb accreddited so you are wasting your time & nothing is being done really to get the proper attention on this company that needs to be. Do better than the bbb (Selene isn't a bbb accredited company anyway) - contact your local attorney's general office, the federal trade commission & contact the attorney generals office where selene finance is located (Houston texas) .
Thirdly, it never hurts to speak with an attorney if it ever gets to that point. Educate yourselves as thoroughly as possible. Selene finance, is a strange run company. They prey on uneducated folks! They want your home (They buy them for a fraction of what the mortgage is worth) it is believed they are a cracker jack company trying to make it in the mortgage industry. Their customer service is awful & they will hound you horribly if you do not pay your mortgage on time. They will apply fee's to your mortgage. . . Lots of them, at their own discretion! Keep very close track of those fee's too!
Bottom line, don't give them a reason to make life miserable on you. By bumping up your mortgage due date, mentally & physically, you will save yourselves a lot of heart ache. Plus, once they see you appear to be a payer on the note, you are of no good to them & they'll sell your loan because they are not interested in keeping you in your home.
And gawd for bid. . . Stay away from them forbearance program! Do not fall for their tricks! Sell your home before you let them talk you into their forbearance crap! Just research, you'll learn very quickly how many people have been taken for a ride with selene's forbearance programs.
If you do not pay your mortgage with selene, they will send out a privately hired vendor (Inspector / spy) to inspect your property. Know your rights! I have had the displeasure of dealing with their customer service I think they only hire the most incompetent people they can. I asked to speak with a manager and they hung up on me. They are by far the very worst company I have ever dealt with.

IF you pay your mortgage & they are not able to continue to add their fee's (and they come up with some doosy's, that's for certain) they will then sell off your loan because if they can't apply fee's to your mortgage, they are losing money! Their fee's, they should be against the law & furthermore, investigated at the highest level!
But ----- First, to try & avoid the woe with Selene Finance's piss poor customer service, their fee's, their harrassment if they don't see your payment in by the 1st (you do have a legal 15 day grace period but they ignore that) they will call you, they will call your family members, they will even call your work... they are the epitome of harassment when it comes to the word! Selene Finance loves to add up the fee's on your mortgage too & make sure you document each & every time you may imposed each fee! Simply put though, if at all costs, try your best to just move up your due date (a mental/physical note, really) on your mortgage payment to allow for room for emergencies & such. If you're not late, they will get rid of you & be glad they do!
Secondly, as for those that have contacted the BBB, Selene is not BBB accredited so you are wasting your time & nothing is being done really to get the proper attention on this company that needs to be. My loan was sold to Selene as well. They took out the right amount of money from my bank account in the beginning. A few months were great, then in February they stopped taking it out. The money was in the bank. The collections called begin, I explained I am on your automatic withdrawal plan - so just take the money. Apologies by several customer service reps all promising to fix it but they didn't. Finally after 5 calls i asked for a supervisor. Then had to call my broker to help get involved. Problem still is not completly fixed. Very frustrating when you have the money ready and they don't take it.

My loan was sold to Selene from Flagstar. I refinanced before I had to make my first payment. They charged me two months of interest and pmi which was included in my loan payoff and added to my loan amount. I have made numerous calls to them regarding the refund they owe me and very unhelpful. They owe me $815 and I have not rec'd anything from them. It has been over a month. I had to send an email wnd provided all the documentation and have not heard anything back. I did recieve a check for .03...what a joke. This company does not belong to the better business bureau and has been given a rating of F on most business sites. BEWARE!

fraud / didn't close out short sale
I was forced to list my home, condo, in a short sale. My loan was with Nationstar, who sold it to Selene about three months into process. Condo finally sold and closed in June of 2012. Here I am in March of 2013 trying to do taxes and after repeated calling Selene because I Did not receive my 1099-C...they STILL HAVE ME LISTED IN THAT PROPERTY AND ON THE LOAN! I have the HUD Final Sertlement, the signed release of debt but these thieves still have me owing for property sold and recorded. I used a legitimate real estate company and title company, everything was above board...except Selene. How in the Eff can this be? They received the payoff monies, doled out the commissions, yet I'm screwed! I can't even do my taxes. After holding for over 15 minutes and explaining how I needed the 1099C, I was asked if I was still residing in the property! OMG! I had to ask if she was even listening to what I was saying. I DON'T LIVE IN THE PROPERTY BECAUSE IT WAS SOLD, SELENE GOT THEIR MONEY, I AM 3000 miles away from the original property! Finally was told I have to speak with Dennis Darling...who conveniently wasn't answering his calls or voice mail! So she sent him an email to phone me! Meanwhile I'm stunned this is happening when I have every legal paper in my hand, releasing me of debt AND ownership! I guess if I were dumb enough, I would still be paying the supposed statements she says they are still sending to my old condo! And they would be double dipping. I've called the OCC & FTC to report their fraud. I advise everyone else to do the same and let the govt step in with the fraud charges.
I put a short sale in October of 2021 for 2.3 million dollars they gave us an approval where they net 1.9 million it took too long the buyer backed out we got a new buyer with the same amount for them to net 1.9 million add a month later with the new buyer they came back $375,000 more and refused to negotiate how can it go up 2.275 million in 30 days and you can't speak with anyone they don't reply I had a manager on the phone one time told me he would look into it call me back never heard from Mike again or Miss LeBlanc
I am an agent in the middle of a sale with selence finance and they are refusing to surrender title to mobile that is on the property.
They (Selene Finance) are selling the property and mobile as one price and are attempting to collect money on both, but are refusing to give title to mobile, claiming its personal property... If they don't do this correctly they will have a HUGE lawsuit filed by ME the realtor, and they can keep there property and I wont sell anything else they own. They have a copy of a title that was in the former owners name showing American General as lien holder, and they are willing to release the lien and give my buyer the title that is in former owners name that they re-possessed it from... WTF Do they think a realtor would let this fly by...
Purchased home in 2007. My employer closed their California facility May 2010 lost job; older worker. I contacted my (then) mortgage servicer Aurora Loans. I was told I hadn't missed any payments so I did not qualify for a modification. I had savings and was not eligible for any assistance. In Feb 2012, (as I approached the last 5 months of my unemployment benefits), Aurora Loans approved a temporary one-year modification. Approximately two months later, I received notification my 1st & 2nd mortgage loans had been transferred to Selene Finance. Selene denied having any knowledge of the modification and I began faxing and refaxing until they acknowledged receipt of the information and agreed to honor the modification. Two months later, Selene transferred the 1st mortgage to Nationstar Mortgage but retained the 2nd mortgage. Then the "who's on first routine" began. I began receiving default notices from Nationstar for the 1st mortgage (had just transferred from Selene). Again, I spent 6-8 weeks faxing and refaxing documentation of the modification and was instructed to reapply with Nationstar after having been on the modification plan for 9-10 months. I think this was dual-tracking (ruled illegal). In December 2012 I received a denial notice (from Nationstar) for a permanent modification. Meanwhile, the 2nd mortgage with Selene continued uninterrupted with no missed/late payments. After speaking with Nationstar Mortgage Rep. as well as a consumer credit counselor I decided my best option was to go with a short sale. I am nearly 60 yrs of age and live in a high unemployment area where decent wages have gone the way of the dinosaurs. Without a permanent modification I could no longer afford the mortgage. The property was listed with an approved short sale realtor in Feb 2013. I got a cash offer on day 2. Nationstar refused to even review the first offer. They insisted on listing the property with Auction.com and we hosted 2 separate open houses in addition to the individual showings. Finally, a cash offer was accepted in April. After weeks of waiting for the approval and the realtor having to submit and resubmit into Nationstar's "equator" system we find that Selene is refusing to agree to the sale because they want $30, 000 on a $48, 000 junior lien. Research has indicated that Wall Street has identified the average compensation is $3, 000-$5, 000 on junior liens (2nd mortgage). According to Selene's representative, the INVESTORS will not accept less. I doubt they could even name a legitimate investor; everything is hidden in derivatives. FYI - 2007 purchase price was 248, 000 (1st -198, 000 & 2nd - 48, 000). Current offer to purchase is 149, 100. After reading so many negative reviews, I stopped paying both mortgages in March 2013. Unless Selene agrees to the lower payout, the 1st (Nationstar) will foreclose. Unnecessary Crooks!

I have been sending an additional 1000.00 a month to be applied as additional principal on my mortgage. Selene instead applies that amount to my next months payment, contrary to my loan agreement. After numerous attempts to fix the issue with them, they told me that unless I started an automatic payment with them they would not correct this problem. Their so-called customer service department is the worst I have ever experienced in my 50+ years. Btw, I am always up to date and current on my mortgage.

Selene has recently added $400 to my mortgage which they say is additional escrow payment. Is this legal I am retired with a fixed income Selene knows I can't afford this and I suppose they are hoping I default so they can take my house. I have submitted several copies of my Insurance declaration page and they still went ahead and took out insurance on my house, so now i pay insurance through my Home Owners Association, and through Selene. I have sent letters explaining this and requesting a reimbursement they have ignored my letters and when I call they have me on hold for hours and then just hang up. I am worried if I will be able to keep my home or will Selene force me out of my home.

Carrington sold my mortgage to these people. They harrass me at work and at home. I call and rarely get to speak to a rep. When I get a rep and ask questions about all of the crazy fees I get nno real answer that makes sense.. I also ask why they continue to tell me that I don't have insurance (I do but they say I don't. I faxed the proof twice and had the insurance company fax them. Carrington did the same thing by the way).I am told that they don't have that information, didn't get if from Carrington, and will have to purchase some outrageous expensive insurance.

Carrington was super helpful now this new company that I have seen so many bad reviews on...is scaring the crap out of me as well. I dont want to send them any money as IDK if they are going to trick me. I finally was able to speak to a rep there ( agent handling my case) and she was like oh we have mailed you so many things...really?! funny i have but a statement showing what i owe ( the full amount of the mortgage). WTF! she said well we have not YET received all your info and records from carrington! Oh so how in the fungu do you know how much I need to pay? I just dont get these companies. Wow now I am freaking out... our loan was sold to them too (I just found out because my ON-TIME, UP TO DATE payment was rejected by Carrington Mortgage on the 8th of the month after I paid it on the 1st of the month!) I went into the system to see what in the hell happened only to find my account marked inactive and that it had been sold to this company! WOW what the hell, so now I am skating on ice with my payment being late (thank God I have receipts of my transactions ect showing I made my payment and the letter showing it was rejected dated the 8th, postmarked the 12th received today the 14th). Luckily I do have an attorney (one that handled the Restructuring on my loan with Carrington that took it over from Bank of America... now dumped it looks like in hell with Selena Finance... Geeeeez it looks like making our payments promptly the 30th will have to be a do or die quest to get the hell away from this company! Thanks everyone for all the info and warnings, it does help to know what you are in for ahead of the game!

flagstar sold my loan to selene they tried to get me to do a forbearance I refused because they wanted 2 payments on a days notice. I got behind due to being ill for 10 weeks. Hired a lawyer and now I go to court Feb.11 to see if I can some how keep my home. I need to find out how to get all the facts on this company when I go to court. Let me know, as I want to try to keep my home. They also wanted 6 payments of $648 for 6 months but my math was $200 less then theirs. Please contact me at :moonbabe350@aol.com. I have had the same experience witht this craptastic company. We have never been late on a payment, have excellent credit and equity in our home. Why our loan was sold to this company, I will never know. We have also been throught the "we estimate your escrow account is underfunded" trip. Our property taxes went down and our morgage insurance went up $78 per year, and now they "estimate" a shortfall in our account. After calculating the account, using selene's numbers, there was a surplus of close to $150 in our escrow account after everything was paid. When I called customer service, another nightmare, I was told simply to comply or face "fees and penalties". They gave me the "we can take 2.5% extra funds to cushion the escrow account, by federal law", which is correct ONLY if there is an actual shortfall, not a "estimated" shortfall. We have been through the BBB which gained no results. We have now filed complaints with 2 other federal entities. I feel that they are trying to make money by skimming peoples escrow accounts. My advice is STAY AWAY FROM THIS COMPANY.

I have never been late on any payments with either predator, I mean company, but started getting threatening letters and phone calls if payments were not received by them within the first two days of the month; they treated us like deadbeats. I did contact the BBB, but like someone posted here, they are not affiliated with the BBB and there's nothing the BBB can really do even if they were a member. I'm looking to refinance just to get rid of them, and have no idea why our good-standing loan was sold to them in the first place; never missed a payment, or late on a single payment, 800+ credit score, and 30% equity in home. Maybe they are trying to go after the equity as suggested by another poster. One more thing I noticed when our loan was sold after a year with Flagstar was that our escrow payment more than doubled from $300 to about $650 even though our insurance amount stayed the same, and our property tax dropped by nearly $400 dollars for the year. Could they be skimming money from my escrow account? I will obtain a copy of my prop tax from the city and insurance company and compare against what Selene actually paid out, and post the results here. If you don't currently have Selene, DO NOT DO BUSINESS WITH THEM, and if you are a victim of predatory banking practices and inadvertently caught the Selene disease, try to get rid of it as fast as you can!

My loan was sold to Selene effective 01/01/13 from Flagstar. I had an auto-draft for my payments w/ Flagstar & called them in December '12 to make sure my draft was cancelled & I was told to manually call in payment to Selene. My payment was drafted anyway with Flagstar who told me to place a stop payment via my bank & send them the fee to be reimbursed. I made my payment with Selene over the phone on 1/9/13 which was the soonest they could take it as they were still processing the transactions with Flagstar. I received a notice on 1/23 from Selene being charged an NSF fee b/c of my stop payment with Flagstar. They said they could see that I made a payment with Selene, so all was good, but they couldn't remove that NSF & I needed to contact Flagstar. I made my payment for February for the full payment and was ASSURED that my payment authorization for March was approved and would draft in 2 parts- 3/1 & 3/15. I called to double check due to the incorrect information I was given prior & was told that my auto payment for 3/1 & 3/15 were not approved, I would have to make another payment for the full amount on 3/1 over the phone & that I would also have to make April's payment by 3/23 to set up the drafts on 3/1 & 3/15. They would do nothing to help me. I went online to make my 3/1 payment & saw that it was set up to draft my payments on 3/1 & 3/15... called customer service again & was told that my draft was approved & that would draft on 3/1 & 3/15. I understand it is not the reps fault on the line at the time & I let them know this. I work in customer service & try to be a patient as possible, but each time I speak to someone I get told something different. No one seems to know anything that is going on. I will be refinancing as soon as possible.

Contact the Federal Trade Commission, your local & abroad, Attorney General's offices & put in a complaint. You'll need to do so in writing.
Selene Finance is awful & they need to be investigated thoroughly!

Selene Finance
We have experienced terrible customer service from Selene Finance.
Our loan was transferred from Flagstar Bank to Selene Finance in January 2013. Selene has all of the information to pay homeowners insurance, flood insurance, and property taxes. So far, they missed the flood insurance premium. I paid it myself even though the escrow account has plenty of money. Then the home owner's insurance premium came due on March 8, 2013. Selene has made no effort to pay it. I called them & they told me that they would send out a check. Our homeowners insurance was in process of being cancelled and would have been if I had not called & made a partial "by phone" credit card payment. Selene has been sent two copies of the Declarations Page by the insurance company for homeowners insurance and today they asked for an immediate fax to provide a 3rd copy. Selene agreed to pay the full premium due & left me with the responsibility of applying for a refund of the partial payment for insurance.
I would like to elevate my complaint but have not found an address for someone with authority to do anything about poor customer service by Selene Finance.
no online payments
Flagstar sold my mortgage to this company effective 2/2/13. According to regulations this company is supposed to send you notice 15 days prior to the effective date. I received my notification from them on 2/4/13 the postmark was 2/1/2013. I went on to their website and they do not even offer online payments! How can a company operate these days without using online payments not to mention my payment would have been late if not for the fact that I had actually made it early with Flagstar. In my opinion this will be just another scam by a financial institution to blame a late payment on snail mail or charge you extra to make a payment by phone! Flagstar should be ashamed as well for selling good paying customers to this business. I guess the only way to get away from this business will be to refinance my mortgage and hope that the next mortgage company has better sense than Flagstar when choosing who they sell our mortgages too. Shame on Selene Finance and shame on Flagstar!
Worst experience ever... If u have the choice do not use this company! Never have I ever dealt which such a deceitful, unethical and shady company as this place. They should be shut down. Can't pay my bill because they shut down payment portal during the due date. Tried to register account to make payment what a pain that was kept getting links that were expired everytime tried to access account even though I had done it mintues before. Then finally got in after an hour only to find out the payment amount is locked down and u have to pay what there dumb system shows as due or u can't make online payment. Now have to send another check which will take longer to post and will get late fee... What an fing scam they should be ashamed of them selves. My loan was sold to this pos company... If u have choice use someone else!

My loan transferred in January 2013, well last Friday it was after 6 p.m. when my insurance agent sent me an emails stating that Selene had sent my homeowners insurance company a letter stating that the property was vacant. Well now I have to send a notorized letter to the insurance company letting them know that I occupy the property. What's up with this. I haven't been able to speak to anyone at Selene yet but oh boy when I do...

We are in the first month of payment to Selene Finance and overnight/signature our first payment with the with Flagstars last letter and payment stub.(send all payments to their Texas address). I got on their website, registered my loan, and in one day we are able to make our next payments online. One last note; Copy everything and do all transactions online so there is a online/email trail. We have not experienced what everyone else has but we are not taking the chance.
Well I now have joined the many other Flagstar customers that have been sold to Selene. The change takes effect the 2nd of March, I can only hope that it will be a smooth transition, I am preparing for the worst after reading all of the information above. I to am very disappointing in Flagstar as I have always paid on time for the past 7 years.
Flagstar sold our Mortgage to selene effective Jan. 2013...first we heard from them was a collection letter received about Jan 7, 2013 threatening to foreclose. We were not behind on any payments. Just sent a complaint to our state Attorney General and am paying with cashiers checks and certified mail. So far we have been told to submit payments to two different addresses in two different states by selen collection letters. We fear selen is a predatory company in business to absorb homes. We may have a class action suit if selen doesn't clean up its act. Pay with cashiers checks and use certified mail so you have evidence you are doing everything right and have a paper trail. Refuse to talk to them, demand everything in writing.
wow. i am extremely perturbed. i am pissed at flagstar and angry at the sorry customer service at selene. i have been on hold for the last 30 mins and i believe if i continue to hold at no time will any one pick up. i made a payment to selene online on the 1st and it has yet to clear my bank account. lucky for me i printed off the confirmation number for proof of payment. #selenefinanceshouldnotbeinbusiness
and shame on flagstar for selling my loan to them.
Our mortgage was also sold by Flagstar to Selene and we were a little concerned because we did not receive the paperwork right away. However, once we got the notification from Selene that they were the new mortgage holder, we have had no problems. You can pay online, just like you did with Flagstar, and I haven't had a problem getting through to customer service.
