Last year we purchased a house built by Beaverbrook Homes at 9th Line & 16th Avenue
in Markham, ON.

The contractor who was hired to finish our basement discovered significant water seepage that was hidden behind the insulation. The contractor also discovered an improperly set iron support beam, crumbling cement on the outer wall (between pours) as well as a portion of a concrete pillar that was breaking off in pieces. Beaverbrook Homes came and reluctantly fixed the problems because the foundation was still under Tarion's
warranty.

We found out from the inspector who came out to audit our home for the Ontario Home Energy Savings program that there was inadequate insulation in the attic. I then discovered the previous home owner's inspection binder in which it was noted that the grading in the back wasn't done properly. Our own home inspector had mentioned the grading issue but we didn't understand the significance of it until it was too late. Calls and emails to Beaverbrook Homes on the grading and insulation issue have gone unreturned, presumably as they are no
longer legally obligated by Tarion to fix the problems.

Our contractor told us to get out of the house within a year or two. We intended to stay a long time.

When I called the Town of Markham's permit department to file a complaint about the building inspector who allowed the house to be built in this manner I was told that Beaverbrook Homes had gotten in trouble for failing to obtain a permit for something but I was unable to obtain any information on the inspector who passed our house.

Beaverbrook is building all over the GTA and it appears they are sacrificing quality for speed. The city has to tighten their inspections.
