American Community Management I don't get how this is a "business" when they don't help us homeowners

I don't get how this is a "business" when they don't help us homeowners. They only care about their own profit. Nothing ever gets done and they just blame us for everything. They told me to call the cops if I hear honking at night instead of dealing with it themselves. When I asked about a smoke detector, they told me to call the fire department myself. I pay a lot of money to live here and they just take it without doing anything they're supposed to.

American Community Management I live in a community that's run by a Homeowners Association's Covenants, Conditions and Restrictions and ByLaws

I live in a community that's run by a Homeowners Association's Covenants, Conditions and Restrictions and ByLaws. This Association doesn't have a full-time board of directors; ACM is contracted to manage in lieu of that, and is to manage the community in accordance with the aforementioned governing documents. When ACM was introduced as the new property management company, during an open association meeting, their "A Team" presented the company as a well-organized and professionally proficient organization with years of experience and were committed to managing our organization in accordance with its governing regulations; time proved that to be false. The only proficient section of that company is their accounting department. Beware, in addition to not following rules of the association, their service contract demands that ACM has sole signatory authority, control and require all monthly assessment fees are deposited into a bank of their choice. ACM collects, banks, pay themselves for administrative services and management fees and any other commitments in the name of the association. Homeowners also beware, ACM do not follow tenants of their own service agreement nor do they read or try to understand and manage this community in accordance with its governing documents. Under ACM's management over 48% of this community members are seriously in arrears while little to minimal collections efforts are taken to resolve those delinquent accounts. My advice to you is to seek a property management company elsewhere.

American Community Management ACM is a real pain in the butt!

ACM is a real pain in the butt! They won't give me back my $300 for overpaying my HOA fees. I mean, come on! I paid them after they weren't even working for our association anymore. I'm a new resident and with all the craziness of COVID-19, I forgot to cancel the electronic payment until July. That's 5 months of overpayment! When I tried to talk to someone at ACM, they were super rude and wouldn't help me out. I even sent them copies of the canceled checks and emails, but they still wouldn't budge. Ugh, I'm so frustrated!

On 9/8 I ask them to remove a bush that was too big on my sidewalk and had poison ivy growing out of it. They're supposed to do lawn stuff. American Community Management kept saying they'd talk to the Community. Today June 21st they're saying it's up to the board of directors to decide if they can move the bush. My request with the community is ***. This isn't the first time I've had to go back and forth with them. (FYI: They got me in trouble for having a different colored door than everyone else. It got fixed in less than 24 hours after I posted a picture of my door and my neighbor's door on the community website.)

American Community Management Between Jan and March , AMC's website wasn't takin' payments for monthly HOA dues

Between Jan and March , AMC's website wasn't takin' payments for monthly HOA dues. This issue wasn't just me, lotsa folks in our community had the same problem. But now they're tryin' to charge me late fees for payments that were missed 'cause their system couldn't process 'em. And that's not all, they won't even answer my calls or emails 'bout the issue and keep sendin' me late notices for payments that have already gone through. Their customer service is just plain terrible and shows how bad they are at servin' our community. They're awful at everythin'. They can't communicate worth a darn, and this ain't the first time they've messed up. And the "manager", Rhoda, is just plain rude and useless. She's the reason we got so many problems in our community.

American Community Management On 9/6, I asked ACM to fix the bush next door cuz it was coming through the fence & onto my side

On 9/6, I asked ACM to fix the bush next door cuz it was coming through the fence & onto my side. They sent a notice & closed the complaint. The owner cut a 3" stem coming through the fence & called it done. On 10/18, I complained again cuz it was growing bigger & coming through the fence, but nothing's been done. ACM says they won't force the owner to remove or cut back. They say it takes time. I had 30 days to fix a violation, but these owners get a pass? The old management cared about how the place looked. Not anymore. They say they did an inspection in May , but I see lots of violations that used to get fixed.

American Community Management I got a condo in Hyattsville, MD, that's got tenants in it

I got a condo in Hyattsville, MD, that's got tenants in it. Just found out that American Community Management (ACM) took over as the condo assoc. But this happened back in March . I only found out 'cause the old assoc. didn't cash my check from months ago. Called 'em up and they said there's a new company. When ACM took over, they only had my Hyattsville address. So I never got any notices. They didn't have my email or phone number. I bet other people in the building rent out their condos and are having the same problem. Now ACM's charging big fees for being "late." But I've been paying every month. My account's with their lawyer now and they're trying to charge over $3000. Even though my condo fee's less than $350 a month. This ain't right. Their lawyer's number is *** and my account number is ***.

American Community Management I bought my townhome in April and noticed that the HOA community fence behind my home had many openings

I bought my townhome in April and noticed that the HOA community fence behind my home had many openings. People from the apartment community were coming through the openings, and my property was damaged multiple times. My neighbor's property was also damaged. I told Eric, the property manager, about the situation many times, but nothing has been done to fix the fence. The HOA isn't taking responsibility for the problem, and it's been happening since April. I paid my HOA, but they aren't taking care of the broken fence or the damage to my property. They told me to file a police report instead. If they fix the fence with stronger materials, the damage to my property and people coming through the fence would stop. As homeowners, we have to follow the HOA laws and take responsibility, or we'll get fined. The HOA needs to fix the fence or reimburse homeowners for the damage caused by the broken fence. Since I bought my home, American Community Management and Eric have ignored my request to fix the fence. They've given me the runaround without any solution to the problem. I'm paying them monthly, but they're not doing their job. I've sent ACM and Eric many pictures and videos of the broken fence and people coming through it. Eric told me that the fence would be fixed about a month ago, but it was never done.

American Community Management I got charged for late fees that I didn't deserve

I got charged for late fees that I didn't deserve. My bank always sends my payments around the same time every month. I sent my payment on August 2nd and it got to American Community Management's lockbox on August 8th with no late fee because it was before the 16th. I sent my payment on August 31st and it got to their lockbox on September 7th. They charged me $15 for it sitting in their lockbox for 9 days. I sent my payment on October 3rd and it got to their lockbox on October 11th. They charged me $15 for it sitting in their lockbox for 5 days. They said that the late charges were because I had an outstanding balance. I told them that I've been paying extra every month to pay off that balance and I've never had a late fee until now. They denied my request to remove the late charges.

American Community Management Last winter, during a small weather thingy, my condo got messed up

Last winter, during a small weather thingy, my condo got messed up. The roof and walls got messed up and there were water stains and cracks. I told the property manager and they sent some people to take pictures and stuff. They even put two holes in my ceiling to see if there was any damage. But it's been like 10 months and nothing has happened. The walls are now buckling and there might be mold. When I asked when they were gonna fix it, they said they're waiting for insurance to approve it. But it's gonna cost a lot of money, like $200,000 per building. So it's gonna take another month or so. But winter is coming soon and the damage is just gonna get worse.

American Community Management I had a repair order in April and it still ain't fixed

I had a repair order in April and it still ain't fixed. They don't care about homeowners. I reported a leak in April and had to keep bugging them to get it fixed. They assigned Dan to fix it but he never gave me an update unless I asked. He said it was an "event leak" and they would just fix the wall, but I wasn't happy with that because he had just painted over the same leak a year ago. I have a baby and mold in my condo but they didn't care. I had to keep bugging them until July when water started pouring from the light fixture and the fire alarm went off. It took them 3 hours to respond and Dan was rude to me and told me to talk to my husband. I told Ms. Carole B that we needed someone else to fix it and she said the homeowner upstairs would fix it. They did a bad job and missed water damage. They even got sanding dust everywhere. I had to stop them and go through insurance. Mr. Stephen C promised to start work but ignored me when nothing happened. It's August 13th and my home is still not fixed after 5 months.
