Our experience with Adams Homes has been extremely disappointing, and at this point, deeply concerning. It has now been over 14 months since A2Z Home Inspector LLC submitted our 11‑month inspection report on September 30, 2024 for our home at Ocala (Dorchester Estates). Despite repeated follow‑ups, only three items from that report have been addressed. The majority of issues remain unresolved with no clear timeline or accountability.
This level of delay is unacceptable. Adams Homes is contractually responsible for correcting all issues identified before the one‑year mark, yet they have failed to meet that obligation. The lack of timely action has caused significant stress and disruption to our household.
To make matters worse, the septic system issue reported on May 11, 2025 is still not fixed. Marion Septic’s inspection on May 12 claimed that the NOR water filtration system was overloading the septic tank and drain field, but this is completely incorrect. Our water filtration system drain is not connected to the septic system at all. The only system tied to the septic is a Kinetico K5 under‑sink unit, which uses approximately 1 gallon of water per gallon filtered—roughly 2–3 gallons per day. This misinformation has delayed proper diagnosis and repair, leaving us with a problem that directly affects essential daily use of our home.
Below are the outstanding issues that Adams Homes has still not addressed:
Front Entry Door
• Exterior light visible through door frame, allowing outdoor elements to enter
• Missing weatherstripping needed for a proper seal
Stucco
• Dark staining on exterior stucco (patio enclosure, around window and door)
• Needs evaluation by a qualified contractor
Exterior Lighting
• All exterior coach lights installed crooked and require adjustment
Garage
• Large crack in corner of garage wall
• Holes and gaps that need sealing
• Exterior light visible through framing at top of 2x6
HVAC / AC Unit
• AC compressor pad not level, risking shortened motor life
• Compressor makes loud, unusual noises at startup/shutdown
• Requires evaluation by HVAC contractor
Kitchen Flooring
• Damaged grout lines, including one continuous 15–20 ft section
• Possible missing underlayment beneath tile
• Needs professional assessment and repair
Guest Bathroom
• Fiberglass shower/tub panels installed unevenly with large gaps
• High risk of water infiltration and moisture damage
• Requires repair or replacement
Master Bathroom
• Missing/damaged grout around shower drain and shower head base
• Cracked tile near toilet
• Requires re‑grouting and tile replacement
Bedroom 3
• Evidence of past leak; stains visible on baseboard
• Baseboard/drywall never removed to confirm absence of mold
• Requires proper removal and replacement of affected materials
After more than a year of waiting, it is clear that Adams Homes has not taken their warranty obligations seriously. Homeowners deserve better than being ignored, delayed, and left with unresolved structural and functional issues.
I hope this review encourages Adams Homes to finally take responsibility and address these long‑overdue repairs.
