I have a story to tell about being ripped off by Tingdene Park Homes.They installed the wrong kitchen which they have admitted and now after five months of dragging their heels they are not going to install the right kitchen, wardrobe doors not fitting properly after being adjusted four times it needs a complete new frame and doors. They have made a clear £60, 000 profit from us, They have charged us £990 for intergrated tumble dryer, £880 for intergrated washing machine, £750 for a fridge/freezer, Patio doors that couldn't be closed properly or locked, bathroom light fitting smashed, skirting boards covered in adhesive that you cant get off, The electrical consol fuse box on the wall in the kitchen that works the washing machine, tumble dryer, fridge/freezer, hob, extractor fan that fell apart and exposed the bare wires, the list is endless they should be named and shamed so that other people are not ripped off like we have been. We retired this year and this should have been our retirement dream home to be able to relax and live the rest of our lives in peace and quiet, instead we are having to fight for our rights causing us upset, frustration, anxiety, floods of tears, we don't need this at our time of life.They take weeks to reply to letters sent, we've made no end of phone calls only to be told they will ring you back and they don't. We have twenty four residents on this park and each and every one has a tale to tell about Tingdene some have been waiting over a year for work to be carried out.
I do hope you can help us and stop other people who are considering buying a Park Home when retiring not to make the same mistake of purchasing a Tingdene Park Home there is no commitment from their Managing Director Chris Gibbard

We bought a Tingdene Overstone just over a year ago and started to notice bubbling on the rendering. This is getting considerably worse and have tried everything from emails to phone to asking the Park owner for help but to no avail. We have either been fobbed off or simply not taken any notice of. Our advice to anyone thinking of buying a Tingdene home is DONT. The aftersales is non existent. They simply don’t care. A case of take your money and run. Remember the saying “Let the buyer beware”.

Please advise anyone you know from buying a Tingdene home.

We bought a Tingdene home 7 years ago and have been so disappointed. We waited 19 months for a window replacement which was under guarantee. We would advise anyone buying a park home never to buy a Tingdene home. Whatever the problem is they send out the wrong people. We have never known such diabolical customer service. They shouldn't even be still be in business.

If you want the best and most reliable home on the market you want a Lissett.They have always been unbeatable - although I unfortunately live on what is now a Tingdene park I was lucky enough to have been able to buy a different make when I came on the park. My Lissett home is now 48 years old and has just had external insulation carried out when it was found the structure was still perfectly sound. My friend's Lissett is even older, has had the same work done and hers is still perfectly sound. Different to a new Tingdene one recently sited next door to me which already has ceiling cracks amongst other faults - need I say more? I totally agree with all the adverse comments about the company - after 30+ years of them owning this park, we still can't get anyone in authority to answer any letters or talk to us, says it all about them, I think!

Tingdeen send out threatening letters stating owners have been staying in Shutdown in Chalets January February 2023.

No apologies from them set of bullies, that's all they ever do.

Continue to find ways of finding ways of ripping us off. Give them a wide berth thieves. Humberston Fitties Cleethorpes

One of our double glazing units became faulty in Feb 2022nwe arranged with Tingdene for a replacement which they said was free.

Their engineer came in March but the window he brought was the wrong size, something we predicted would happen based on previous experiences.

We then called them every month for an update each time being told its all in hand but then nothing happened.

Eventually we were told a replacement would be brought on Oct 2nd 2022 and there was a fitting charge of £140. The first time any charge had been mentioned.

We waited in on Oct 2nd and at midday when nobody had visited I called Tingdene to be told they were not coming today. We were not surprised.

Tingdene’s customer service in the past two years has become terrible if you are considering buying a home from them you should think very carefully if you want to use a company that cannot look after you once it has been delivered.

Moved in to our brand new Tingdene home December 2021...whole list of faults and missing items..I have had to do some of them this year due to there incompidence in coming to fix them..must have sent 50 emails in last 8 months..and still waiting..they don't care.. they've got my money..it's now mid August and still waiting.. terrible company

Terrible company, disgusting l customer service, after waiting 2 years for a repair, I booked time of work as I was told a team were booked to render my home again as the original stuff is peeling off.

I e mailed to find out what time the team were arriving, only to have a generic email telling me the job had been franchised out and there is no idea when they will be coming. Customer services were a shambles, but was told the fault was due to a chemical reaction, and the whole house would be redone, by the end of the year, but no dates. when I asked for this in writing, she quickly backtracked. So 2.5 years on still no further forward and literally have the rendering peeling off my home. AVOID THESE COWBOYS

Ting dene are biggest rip of company you would ever have to deal with there service charges are enormous and when covid restrictions were in force and the site closed they still charged full service charge qand end of the year they asked forvmore they are out and out thieves if you have any chance of buying a unit from them run the other way as they are biggest thieves in the holiday industry they hazzle you for money five phone calls in one day amnd bill was not even overdue . In simple terms do not have any thing to do with these people as you will regret ever dealing with them

I am glad I have seen your post about being ripped off. I can't even get them to send details of new homes so what chance have you got if you have purchased one! I shall look to another firm who may relish the thought of a sale given today's economic climate.

they are now our landlords, they are an absolute disgrace we were owned by council till they sold us out to tingdene, they are making our lives hell and putting ground rent and service charges through the roof, they really do need naming and shaming,we residents are fighting a planning application from them ,its a conservation site where wildlife just wander through at their leisure we have 11 empty plots that have been so for many years this shower have sold them off even though they know its a flood risk area would recommend any one thinking of buying on any of their sites just dont do it

Just sent us a extra bill for water rates £300.07.

They have lost gallons of water due to leakage. Now they expect us to pay the Bill. Humberston Fitties Cleethorpes. We are fighting them.

We have just sold our home and due to visit the ting dale wharehouse to pick our home. They never phone us back we always have to phone them. We r due to leave our house in December and now they are saying it won’t be ready till February, but don’t feel like we can trust them as we said we might have to pull out ans they said yes u might have to. No help what so ever. We r devastated. Don’t know what to do .

Tingdean are [censored]e, rude, abusive, threatening, spitefull, and when you ring to ask a question they talk to you like your a 10 year old and treat you like an idiot, god forbid if you complain or say something they dont like, they will make your life hell and as awkward as they can

My brother bought a home on a north norfolk Tingdene site. floor not properly level, it was visibly not level as well. water leakage damaged flooring and carpets...Tingdene tried to say a dehumidifier would cure that. cracks appearing in homes under a year old. when complaining he was fobbed off until he took legal action. they have finally done the repairs, but my brother is now worried about the future on this site. Staff have monitored his movements and verbally abused him...my advice is simple...do NOT buy anything from this company!

tingdene homes do you have warranties from them, would suggest you use them to light your fire, can't believe they won't even send some one round to look at our leaky roof even though it has a 30 year warranty issued by them.

My Sympathy to all you poor people still at Saltburn, after two years of observing a bullying manipulating management whos only interest is making money, I moved my caravan to another park. Do not sell to tingdene, they will pay nothing and make huge profits selling it on. Read your contract carefully, and stand up for your rights. Unfortunatley the elderley people with older caravens are easy targets ! The 'management' even tried to charge me to dismantle my own veranda before my departure, needless to say a man with a chainsaw saw that job done. Even the transport company who removed my caravan said that they would no longer deal with tingdene, due to obsticles put in place to damage my caravan on its leaving. So please look elsewhere for your holiday home, and definatley do not retire there !

My retired mother has recently moved into a tingdene home near braunton, north Devon. It's brand new, looks nice but suffers from damp. They also dumped the next home to hers ridiculously close, it's completely stupid. She wants to move after just a few months as the damp is making her ill. The site owner/supervisor, a guy called Gary, is completely useless and claims that a new home needs a year to 'dry out'! Even though moisture content has been measured as high in my mothers home but is OK next door. She paid £115k and he's offered to buy it back for 80k! 5 months old! She's now consulting solicitors, etc. = more money wasted

We are on the same park also in a Tingdene home that has had nothing but problems, 2 years on & we are still battling with them to deal with issues. As we are still waiting for some serious work to be carried out on our home I can't mention the issues as we don't want any comeback until the work is finished. As soon as this is dealt with the whole world is going to see the pictures & the problems we have had to deal with! We're glad your Mom managed to sort everything out & is happy in her new home, we saw the stress & upset it was causing her :(

Hooray for Tingdene residents who aren't afraid to speak their mind - in spite of intimidation and possible threats! We have had them as a park owner for the past 20 years during which time they have marketed this park as a "retirement/semi-retirement" park. Having lived here for over 40 years, I know perfectly well this is a downright lie and many sales have been lost because of their refusal to accept a buyer aged under 55. After much correspondence about various issues between myself, a friend [also on the park] and Tingdene, we now have reason to challenge them over the new Bill; they have issued a new set of rules with no mention of consultation [suprise!] which include a minimum age of 45. On being challenged on this, they have actually written back and stated that "under the present agreements people of any age can live on the park..." - what a farce! Who can prosecute them for their 20 years of misadvertising and lying to people? Unfortunately we also now have a battle with the local authority who have always been pro-Tingdene and are currently talking to them about what is going on the Site Licence...!? needless to say, residents are totally ignored so we can only guess at what skullduggery they will be up to now. Watch this space... at least its comforting [is that the right word?] that they seem to operate the same way on all their parks.

This companies response to customer complaints is absolutely appalling! Having lived on a Tingdene site for a number of years now they have intimidated their residents, carried out unauthorised work on tenants plots, prevented residents from using community areas and are just shear bloody minded in their attitude. The management, including the so called "Park Manager" are absolutely useless and have no idea what the meaning of customer service is. They claim to have a complaints procedure which is totally ineffectual as they are both judge and jury with no neutral or independent adjudication. Guess what, each decision goes in their favour, no surprises there! and bollocks to you Mr Resident and Mr Customer. Avoid this company like the plague especially if you intend to sell your bricks and mortar and consider moving into a Park Home and want to give up all your basic rights, The picture they paint is so far from reality it borders on blatant lying. BUYER BEWARE, YOU HAVE BEEN WARNED!

I found this site by accident and am not at all surprised by what I have read here. I live on a Tingdene Park - fortunately NOT in a Tingdene home - and a few months ago the latest resident to buy one and move here found innumerable problems with his home. He has had various rectification work carried out, suffered a great deal of stress, and was eventually told by the Parks Director he was dealing with that "he should think himself lucky - other buyers are in a far worse state than he is...!"; what an admission to make - think that says it all about Tingdene build quality, reliability and attitude to their customers. We have found from experience since they bought this park about 20 years ago that they think they are above the law. They have changed, amended and rewritten the park rules to suit themselves [quite unlawfully, of course]; sent workmen to the park without any notification that disruptive work was to be carried out, and overall have shown such an arrogant attitude that I continue to be amazed that they still get customers. To say don't touch them with a barge pole is putting it mildly - they wouldn't know the truth if it hit them over the head - so, you have been warned...!

TINGDENE: Waterside holiday park what a joke half the park chalets are not fit to put pigs in the other half is mostly full up with people who live on site or workmen or people on long lets in three years they have done next to nothing on the park so if its a holiday park your after dont look at waterside HOLIDAY park if you like dog and cat mess everywhere and overflowing rubbish bins its ideal.

am from Hazelgrove Caravan Park in Saltburn by the Sea, Cleveland, our site was taken over by Tingdene parks Ltd, who are development a residential site within the holiday site. Since they arrived last November they have upset a lot of holiday caravan owners, through unilateral changes to prior agreements, which include changing the rules on private sales of caravans, relocating holiday caravans to make way for residential caravans, despite the original plots having an average of £7K spent on them which includes eloborate decking systems built with planning permission from the previous owners. We are informed that in 2012 we will not be issued annual site licences for our original plots. The new owners do not appear to want to give like for like relocations, so some of us are making a stand. To do this we have enlisted the aid of our local trading standards who are currently imposing the OFT model terms and conditions upon them with written agreements, this is in the early stages. We have also enlisted the help of our local MP, who has eventually forced a meeting between the site owners, himself and a representative from our site, which unfortunately is me. We also have the support of a local influencial paper, Coastal View who have been very helpful. We have formed a group, called Hazelgrove Caravan Holiday Park Supporters Club, made a blog site and created a facebook page with links to our blog site and various other interesting sites. Whilst we are in the early stages of what will become a serious challenge to the park owner Tingdene Parks Ltd, we feel that as Consumers which is all important, we have rights which includes respect.

in Parliament Mr. Tom Blenkinsop M.P. spoke out against Tingdene, at the way they treat caravan owners at Hazelgrove Caravan Park. Tom Blenkinsop (Middlesbrough South and East Cleveland) (Lab) said �May we have a debate about extending the benefits of Northern Ireland�s McCallister Bill across the United Kingdom? In my constituency, Tingdene, a company that owns Hazelgrove caravan park, thoroughly intimidates and abuses its customers on that site, many of whom are pensioners in their latter years who have saved over their lives to retire in comfort.

Tingdene do treat customer complaints very seriously . Tingdene have thousands of happy customers who have recently purchsed or have purchased many years ago. The company has been building homes since 1969 and has a top reputation for building good quality homes. Did you know that Tingdene has a formal complaint procedure and clents are asked to email directorsoffice@tingdene.co.uk

The complaints process is an utter farce and Tingdene acquit themselves of responsibility for inherent faults BUILT INTO THEIR HOMES.

No foul smell escape pipe in the home? Not OUR fault, after all, we only designed and built them.

I call BS on your post and BS on Tingdene who are actually scandalously bad at dealing with genuine and honest customer complaints regarding their homes (and charges).

We have had same experience and we had delievery of our home 2 years ago and not once has it ever been right. i have had a bald patch through the stress and missed several holiday days from work when ive waited for them to turn up and they never have .I have a massive peice of wood showing on the front of my home where water has been leaking into it for over 8 months now, and ive tried contacting them all week to be told the person i need is in a meeting, not once in 7 days has he replied to my calls.AVOID THIS COMPANY and try there competitors STATLEY ALBION...i know several people have have Statleys homes and there After service is brilliant.

Stately Albion after sales is terrible when you phone up to try and speak to some one mangers are always at a meeting no matter what day you phone don't reply to email don't return your phone calls after sales staff are rude the trouble starts at the top and until they MD sort all the problems out and start manufacturing homes to a stranded high stranded instead of just throwing them up to get more profit there reputation will go further on a down ward slide we have 6 SA on the park and every one has had problem with them all the homes are 3/4 years We had major repairs done to our home and still its not right cheap material through out I would not recommend Stately Albion to any one, Prestige is the one to go for wish we had but then wish we had never seen any adverts for park home not cheap to run, cold in winter check out Stately Albion unofficial web site on Facebook that will tell it all

Sounds like just the same treatment/experience we had! We took delivery in July and it was a joke. I would never recommend them and our site will now no longer entertain them. The stress we went through was unbelievable and they do not give a damn.
