Sunteck Realty review: Sunteck MaxxWorld 1: full payment and disputed penalty paid, possession still pending

Sunteck has received ₹56.83 lakh for our MaxxWorld 1 purchase in Naigaon, but we still have no possession as of 16 October 2026. The loan is disbursed, work in the flat is complete, and all demanded amounts are paid.

The paperwork caused serious problems. A draft showed zero parking even though we paid for one space; we caught this and it was corrected. Pages 15 and 16 were then missing from the agreement registered on 5 August although included in the full reviewed draft. A rectification deed was registered on 27 August and we received the corrected original on 29 August.

Our bank had reviewed the full draft and was ready to proceed. The materially different registered document required the bank to restart its whole legal and technical review after rectification. The DD depended on those checks being completed; it was not sitting at our home while we chose to delay. Sunteck coordinated directly with the bank and knew this, but still demanded late-payment charges. We disputed the charges and paid ₹41,105 on 15 October to move the handover forward. CRM acknowledged receipt on 16 October.

Our assigned CRM representative was dismissive. When we mentioned colleagues’ assurances, we were told, in substance, to take possession from those colleagues. At the head office, we were shouted at and asked to leave when seeking answers and a handover date.

A 15 October email referred to another 30 working days for a registration process even though our agreement and rectification were already registered in August. Four complaint cases were closed on 16 October saying resolution had been provided, despite no handover.

We want immediate possession with a firm written handover date, a clear explanation of any remaining process, and review and refund of the disputed ₹41,105 delay charges. Closing complaint cases without handing over our home does not resolve this.
