Dear Mr. Sreeni Parameshwaran,

I am not getting any reply from Ms. Kingini Sankar to mail dated 7th May, inspite of many reminders. I cleared all the dues one month before and handed over the full documents to Mrs. Kingini. I tried to contact her many many times over phone, but she is not picking up the telephone. Is she not wroking with you any more. Please respond.

I was recently shown an apartment for rent in Shwas Guest House, Kureekad, by a handful of brokers. The 2 BHK rooms are fully furnished but there are no basic amenities provided like water and waste disposal system. Residents in the building often have to take the garbage at night and dump it on the roads. The situation being too tough for me to bear, I decided to move out from the rented flat within a month and the same was intimated to the Shwas Homes employee, Mr. Umesh Nambiar.

Shwas Homes owners and employees are now well known for their fraudulent activities to no respect to people's money and time. While paying the advance amount of Rs. 30000, no receipt was provided. I asked them that I would deposit the amount in the account which was not acceptable to them. They wanted cash payment for which no receipt was provided. Umesh said that the acknowledgment of the receipt of 30, 000 would be mentioned in the agreement. I paid a brokerage of 5000 in addition to the 30, 000. As per the agreement, the tenant could move out with a month's notice which was duly emailed.

I vacated the flat on 9th February even though I had given the date as 10th February. I went to settle the final accounts and to my surprise and disgust, the officials were demanding that I pay an extra brokerage to them as I vacated before 11 months. I asked them that in the absence of basic amenities how are people supposed to survive to which they had no answers. The employees and staff at Shwas Homes work towards cheating and unscrupulously usurping money from innocent people. Is this the way the system works? It makes me wonder whether a legal system really exists.

Such people should be put behind bars. The owners at Shwas Guest House are like trapped mouse with their hard earned money being cheated from them. The promised parking lot of 40 cars have actually the capacity for parking 32 cars. A resident of the building who the Shwas homes employees say have been entrusted the association has vehemently denied that the association has been formed as the builders are yet to fulfill their commitments.

I name Shwas Guest Homes Employees, Mr. Umesh Nambiar and his successor Mr. Suresh in playing hand in glove and cheating people.

Dear all, please beware... Never ever go and get your heads trapped in a Shwas Home. You will pay dearly.

We had been supplying tiles & other materials to Shwas since 2005. In between, during 2007-08, they failed to make payments.We tried our best to recover the money which was to the tune of 4.5 lacs, and we could'nt.We decided to purchase one flat at Mystic heights II, and the arrangement was that we shall supply tile as per the progress of the work of the flat, which shall be adjusted against Flat purchase.In 2009, abruptly, we received a cancellation letter of the allotment of Flat 10C, made to us.On enquiry, we were told that we had failed to supply tiles to them.
But the fact remains to be that the Price of the Flat would have gone up, due to the peoximity of the Mobility Hub, at Vyttila, and Shwas wanted the Flat to another discerning buyer.
We have gone to the Courts and obtained a decree in our favour. But the Legal procedural hassles are many and we do not know when we will get justice.
We are giving this information for the sake of others, particularly, NRI buyers, not to buy or have any dealings with Shwas, because they are unscrupulous.
We also understand that in Mystic heights I, the Apt Owners'Association has filed case against Shwas for getting possession of the Club House etc.
There are similar case of cases for complaints of Cancellation of allotment etc. against them pending before the judiciary.
But still they are canvassing for their new Project near Alwae.thro media and their Mktg. Executives.
Pl. beware of investing in thisor anyother project of Shwas

Shwas is cheating people and there should be someone like Anna Hazare to fight against them. In spite of all the delays they had, they still are arrogant and when ask for information, they get upset. They still don't do things on time. I've asked them so many times to register my flat, they haven't still done it in spite of collecting more money way in advance. They are eating everyones money. They should somehow learn a lesson.

People, If you are looking to buy a flat in Cochin, please do not buy it from Shwas since they don't give you anything as promised. Once you fall into their trap, they'll try to milk you for additional money.
