I just completed a full year living at Waterside and feel obligated to STRONGLY warn prospective residents. This ownership company absolutely prioritizes revenue over integrity and fairness toward the people who live here.
When my lease renewal came up, my lock in rent rate for the year was significantly higher than the current market rate being advertised for the exact same apartment. When I questioned this, the leasing “manager” (a title I use very loosely), Lindsey Kitterman, stated that Mark-Taylor’s policy only allows them to keep rent the same or increase it, but will NEVER adjust it downward to reflect current market pricing.
This policy creates a clear and intentional imbalance. Management is fully aware that renters have limited leverage; most people cannot realistically move units within the same community just to obtain the fair, publicly advertised rate. Rather than valuing existing residents, the company relies on inconvenience and lack of alternatives to extract higher rent from those who stay.
If you’re considering living here, understand that loyalty is NOT rewarded, transparency is lacking, and fairness ends when your initial lease does.
Extremely disappointed in Mark-Taylor properties, please spend your money with a company that puts integrity and its residents first. THIS IS NOT THAT COMPANY!
