Do you guys know that FSR is a subsidiary of FirstService Corporation (NASDAQ: FSRV, TSX: FSV)
FirstService generates over US$2.2 billion in annual revenues.

First Service Residential aka Euclid Management aka Starr Management and many more aliases. Failed for years to properly correct the collapsed ceiling defects. Ran away from process servers when I sued to later say that they were never served nor received my complaints. They are a huge Scam rotating their managers every year from building to building to diffuse responsibility. You all heard about Champlain Towers South, a 12-story upscale condominium in Miami Surfside, Florida that has collapsed. Ninety-eight people died. FSR is our current management at the Residences at 2211, Phoenix AZ luxury highrise. This management HAS NOT BEEN ENSURING BACKGROUND CHECKS and we have found that the desk attendant is a convicted criminal! Further investigations are underway. This company is egregious and lack of professionalism is indefensible. They owed our community much more- stay away from this company.

I'M IN 1000% AGREEMENT. FSA has violated so many Articles in our covenant. They have no interest in maintaining the properties they manage. Their practices are the epitomy of "lie, cheat, and steal". They charge extremely high management fees to the tune of 21% and do absolutely nothing except hire their own incompetant landscapers who do nothing to ensure the NAOS (Natural Area Open Space) is protected and maintaine which is a total violation of Scottsdale City Ordinance which governs our HOA's Common space. It's criminal. (FSR is a parent company holding shares in the landscapiing company they use for the HOA) so they are basically misappropriating funds. They have completely drained our Reserve Fund without adding any value to the development that they are supposed to be managing for the benefit of the Association. They deny all valid requests for work service to be performed on matters that are clearly spelled out at HOA responsibility per the CC&R's. Arizona needs to get rid of this California based band of crooks ASAP. I'm working on addressinig this at our next Board Meeting, I just moved here and figured out what was going on after being lied to and strongarmed by our FSR community manager. What a horrible situation, I feel so sorry for all of the homeowners who are suffferiing under the management of these devious fools.

I own a small residential lot in Poinciana FL. They have been charging me association fees for cable & utility usage among other incorrect charges. I have tried close to a dozen times to reach someone to get these charges reversed but not one ever calls back. Now they have sent me to collections and the attorney office they are using is equally ignorant. I don't want to spend more money on hiring an attorney. Honestly this has been so draining and a total time waste. I have tried calling them, emailing them and even reaching out through FaceBook. Is there any other way on getting this resolved? thank you

First service residential is my property management in Jackson, New Jersey. They have raised our HOA fees 2x already and my community is seeing no improvements. They recently sent out their budget to all homeowners and the numbers definitely don’t add up. Homeowners in my community are going to order a door asking everybody to vote no the 10% quorum they want which means FSR will control all of our funds and we wouldn’t have a say, not that we had a say, and what they do with the money now. We pay $300 a month for basically just trash pick up. We haven’t had sprinklers in 2+ yrs, no leaf cleanup, because it was “out of contract”, they open the pool 2020 & 2021 even though no homeowners were permitted to use it. Landscaping in my community as a joke because if there’s no water, then there’s no need to cut the grass since it’s not growing. Last winter they barely plowed the snow and they didn’t shovel or salt are walkways. This winter there was no snow. All safety issue work orders that are submitted to them are never addressed because there’s “no money” Every time any homeowner questions any of this doing a board meeting we are hit with a focus violation

experiencing the same exact crooked tactic. Unbelievable. Check your original Declaration of CC&R's filed with your county. It's very likely any amendment that reduced your quorom on matter relating to assesments is prohibited. Usually there is verbiage that clearly spells out that any changes or amendments that contradict the the original articles and bylaws is not permitted for any reason. They also have to go through the appropriate processes of gettiing written signed consent from at least 2/3 of the Association members (which means all homeowners) with notarized signatures and file any amendments with your County Records Clerk. They will go ahead and put fraudulent "Amended Bylaws" in front of your HOA and basically trick everyone into thinking your are bootstrapped by their ridiculousness. They are a publicly traded corporation with a band of crooked attorneys who specialize in ripping of HOA's across the nation, and they are good at it. Legal intimidation and the threat of putting liens on your residence goes a long way... This has to stop, probably by means of awareness and multiple class action lawsuits to make their house of cards tumble.

FSR refuses to take responsibility for anything. Our HOA unfortunately uses this company and it is a complete sham and waste of money to us homeowners. Currently my ceiling is about to collapse and there are signs of black mold. Myself as well as 4 cats are now sick. I’ve been reporting this issue since I bought in September. Previous seller has messaged the urgency to replace the drywall and ceiling. NOTHING HAS BEEN DONE. Gutters don’t work, landscaping is not done correctly… dogs attacking people, parties until 6 AM. This community needs help! FSR refuses to do anything!

First service residential has illegally foreclosed on my property here in tx. The hoa board of my community has no knowledge of my foreclosure. According to state law the hoa board had to publically notify the community of a board meeting to vote for foreclosed. No public notice was sent, no board meeting, and no vote. I habe asked them several times to provide me wirh these documents. They are either unwilling or unable to produce them. Which is also a violation of TX law. The HOA board members have all blocke and the management company refuses to comply with our requests. I admit messed up and missed some dues. They sent my house to auction on July 5th a company bought it and is now trying to evict me.

My name is Jim Henderson. I live in the Mariner Cay Condo Community in Hypoluxo, Florida.

This is a very interesting story in condominium mis-management and apparent negligence.

The Surfside Towers condominium collapse in Miami was a very tragic event. But judging from my personal experiences listed below, and doing lots of research on condominium problems,

condo associations do what they want, when they want. And there is very little a condo owner can do in many cases for help. I contacted the Florida Governors Office, who just passed me to the Flordia Department of Business and Professional Regulation (DBPR). The DBPR oversees condo associations. They won't do anything. They passed me off to the Florida Condominium Ombudsman's Office. They won't do anything. Even my local town code enforcement division would not do anything. So it is now wonder tragic events happen in condo communities. A new Florida Condo Legislation Safety Bill was passed in May 2002, but it does not address other serious problems, such as roofs, as I will outline below.

The Mariners Cay Condo Association has known for many years there are major problems with most all of the building roofs in the community. The community has 240 condo units. Yet nothing was done, and is still not being done to maintain the roofs from deterioration and to prevent water leaks. The roofs problems have impacted many owners (50+ Condos), including myself. My damages and expenses were approx. $52,000. The condo association and various property managers have been negligence for not investigating owner complaints of water leaks into their condos. They just blamed it on something else other then the roofs. Unfortunately for these owners, the water leaks were in fact coming from the roofs.

The deteriorating conditions of ALL the roofs are documented in 2 roof inspection reports (2020, 2022) that the condo association had done. Nothing is being done to fix what was outlined in the reports.

The condo association is still not maintaining the roofs. Only when a water leaks happens are they putting tarps on the roof and fixing the roof problems. The long term plan is to replace all the roofs. But this might not happen for another year. Hurricane season is fast approaching. This does nothing to stop roofs from continuing to leak and cause severe damages to owners like me and many others. The condo association had denied responsibility or liability for any water damages caused to the interiors of many condos in the community. Owners are furious and a class action lawsuit is being discussed by owners.

I was also very sick from exposure to mold in my condo, and I am still having medical problems from the mold exposure.

Myself and many other owners have been impacted by the NEGLIGENCE of the previous condo association board and previous property managers, for their failure to maintain the roofs, and their failure to investigate, mitigate or repair the water leak problems in my condo and many others.

The Mariners Cay Condo Bylaws states that the association must maintain, repair and replace the common elements. In this case, the roofs.

KEY WORD: Maintain. Not just Repair and Replace.

The Florida Condo Statues also state the condo community must provide maintenance of common elements.

(1) Maintenance of the common elements is the responsibility of the association.

People who are purchasing condos in the Mariners Cay Condominium Community are not being told that condo community has MAJOR roof problems. They are also not being told they will probably we responsible for a $10,000 special assessment to cover replacing all the roofs. This is outright unethical and wrong.

Many potential purchasers of condos in Florida have no clue of the many problems that maybe facing them once they settle and move into the condo. Only when they move in do they find out about all the water leaks and roof problems. Relators are not saying anything about the problems, nor is the condo association. This is outright unethical and wrong. This is happening in Mariner Cay.

As of 6-29-22, this is an ongoing and developing story. A representative from the Florida Department of Business and Professional Regulation (DBPR) even suggested I contact a TV news station. The DBPR also stated potential purchasers of condos need much more education, and need to stop relying on relators to be upfront with them.

I'm in Chicago and also have some evidence of first svc res simply insane property managment, which seems to have scammed residents here. No one wants these schemers brought to justice and exposed more than I do. Whenever I went to the office to question their practices, the property mgr simply offered word salad that no one would be able to comprehend, which is one of their tactics. I've not reported them only because they 'acquire' residents money and appear to be in bribery with those who should be holding them accountable. It's time to bring them to justice. Nothing they say has any truth to it, and they thumb their nose at us. They do not deserve to be in property mgmt.

I have a TV news station here in West Palm Beach Florida coming out to my condo community to do a special segment on this entire incident in the next week or so.

This is the Miami Surfside Towers collapse on a smaller scale. Major condominium building roof water leaks were ignored since 2018. And the worst part is no Florida State or local agency would get involved and do anything.

I've been around condo board management for over 15 years. Been on a condo board for 5 years. This is by far one of the worst property management companies I've ever seen.

We know how first residential in Panama City Beach, uses your insurance money after hurricane michael, and has their sister company get the good old boys club director to sign an AOB and steal our insurance money over 1 million dollars, then they had their sister company install the wrong windows and sliding glass doors, not even hurricane resistance, this management company is a joke and will steal your insurance money and repair nothing. Please don't use First Residential unless you want your place to look like section 8 housing, because they will do nothing to improve your property, water front property that looks like a dump, this management company is a joke and needs to be held accountable for their actions,
