THUNDER ROCK PID
ASSESSMENTS
We, the residents and homeowners of Thunder Rock in Marble Falls, Texas,
respectfully request that DR Horton provide clear, complete, and documented answers
regarding the Thunder Rock Public Improvement District (PID). Many homeowners were not
properly informed of the PID obligations at the time of purchase.
DR Horton, the development builder who also performed the sale and closing process for
our homes, did not properly disclose the Public Improvement District fee to buyers. Many
did not hear anything about the PID at all during the process, and others did not realize that
it was a 30-year, $3k fee - in addition to our property tax. Although while all buyers ultimately signed the documents at closing,
the process was long, complicated, and rushed, leaving many without a meaningful
opportunity to read or understand the PID details. The bottom line is that some residents would not have made the purchase if they had known.
Disclosure Failures:
A clear explanation of why many buyers were not properly informed of the PID, including
whether required disclosures were consistently provided at contract signing and closing.
