These people apparently don't understand English and they are only out for the money. When Embrace sold my loan to them I made sure they understood that my payments would be made at the end of the month for the 1st of the following month to be sure my payments would not be late. I inadvertently sent a check on the 1st which messed up my payment for the following month. Rather than make a note that said I missed a month, they ended up charging me late fees for every month up to recent. I asked why I never got monthly statements and the girl was very rude and said they had been sending me monthly statements and I should be checking my mail. Suffice it to say I was Pi***ed! If I could find a way to have someone else buy my mortgage, I would do it in a heart beat. I had no choice as who was chosen Embrace sold my loan to them. Save yourself the headache and don't bother with these idiots!
enormous increase in hazard insurance
Roundpoint has raised my hazard insurance from $5 a year to $4, 000. This has raised my mortgage payment $500 a MONTH. Ridiculous. Hazard insurance? Why? This is clearly fraudulent, and I'll be consulting attorney. Does anyone have any advice? I haven't gone through the phone battle yet as I just got the bill, so if anyone has a tip, I'd appreciate it. I know a lot of ppl are in similar circumstances. Class action? Sign me up.
Really? Because that's exactly what they did. So go ahead and educated YOURself about corruption in the mortgage industry ! I've seen class action suits against Wells Fargo, b of a and chase. So don't presume to tell me what you think is some stellar industry. If you're not involved, and it's not happened to you, be gone. Ridiculous! No one to blame but yourself. Poor luvmutts...home insurance increased and it's the lenders fault! WRONG! You either let yours lapse and have forced placed insurance or had claims which can also increase premium. Call your Agent and find out why, but stop posting dribble about your horrible lender did it! Only the ignorant would do so. Also please, Wells, B of A, and Chase are NOT Mortgage companies, rather Federally Insured BANKS! Yes, they are crooks, and hope all who maliciously hurt others acting as a fiduciary go to jail! There are/were some unscrupulous Mtg lenders, realtors, appraisers AND. consumers who also need to rot in prison! However the SAFE Act has restrictions in place to include background, licensure and continued education to better keep the riffraff out of the industry (all except later an officers in an FDIC Bank! i.e. Chase, Wells and B of A are NOT LICENSED!).
Yes luv, I know this industry well and have ALWAYS been compliant is state/federal law, always served my clients with integrity and care! However as I see ridiculous accusations online, and a Site like this who doesn't give any recommendations and or advice, I get more than irritated seeing consumers ready to blame a lender for something they can't control! (Like your insurance! Sorry, but they can't increase premium on insurance). Bottom line, taxes increase, insurance iincreases, and it's really your responsibility. Suggest call your agent and or find another company!
This feed has too many people looking for a handout wanting to stay in their home without paying for it! Your initial paperwork states clearly that without on-time payments for "X" years, your home can go into d fault! Almost better than 90% are mad because the big bad Mortgage company will not Modify their loan? Make the payment or sell and rent! The great American Pity Party must stop.
I don't work for this company nor any affiliation. After reading most about RPM, the solution is crystal clear for most of you. Educate yourself about what a mortgage is, and read your Note that YOU signed when buyers ng the home! RPM did NOT raise your insurance! Suggestion, sell and rent a place. Mtg companies can't raise insurance, property taxes, and if on a fixed rate, unable to change the rate either! But, instead of fixing the issue, best to place blame on anyone but yourself. #Ridiculous

Unbelievable.
Sold my house, loan was paid off on june second. Even though the account should have been closed as the loan balance was paid in full the still took another months worth of loan payments out of my checking account on june 5th which is 4 days after the etf is to take place.
When I called to get this resolved I was told it would take 20 days even though this was their fault because if the loan was paid why are they still taking my money?!?
First customer service agent hung up on me while saying ma'am I will try to expedite your claim but our policy is 20 days.
Second agent put me on hold for over 20 minutes whole waiting to talk to a supervisor. Maybe they were trying to get me to hang up I don't know. Little did they know I had the day off and time to kill.
Finally I talked to a supervisor, she was as much help as the second agent. There was no resolution. She did give me an email address that I could submit proof to that said money did come out of my account.
In the end I called my credit union and explained the situation and about 1 hours later the money was back in my account.
Unbelievable.
handling of home during contract for sale of property
Absolutely horrible to deal with. I was in the process of selling my home and moved out while it was under contract. I made the mistake of telling them the house was empty but under contract when I changed my address. They determined this must have meant that I was no longer going to care for the house and decided to change the locks, winterize the home (it was September), called the electric company and turned off the gas, and destroy the shrubs. They also threw out everything in my refrigerator and left the all the branches on the side of the road causing me to get fined by the city for violating their brush/trash policy. The house was NOT in foreclosure and after repeated calls to their "home maintenance department" asking them to stop I got nowhere. I ended up closing on the house, having to tell the homeowners they were on their own to get the gas turned on because they wanted me to pay another deposit to do it. I only ended up with this company after taking advice to do a streamline refinance to save money. I found out later that this particular broker mostly deals with less than perfect credit and treats all of it's customers as if they are going to default on their loans. Never again.

ESCROW FRAUD! I highly recommend that you do not do business with this mortgage company. My mortgage was purchased from this company shortly after my closing. In the ten months that they have held my mortgage, I have had numerous issues. Even though I pre-paid a year's worth of homeowner's insurance for closing and I was not required to carry flood insurance, they forced placed policies for both. I sent them proof of insurance and a certificate of elevation, as well as a LOMA from FEMA. I had to call several times as they stated they had not received the documents. Finally, I faxed the documents and called the next day to confirm receipt of the same. After following up three or four times, they canceled the force-placed policies.
Months later I received an escrow analysis. The insurance amounts for the cancelled policies were included, causing a shortage in my escrow account which raised my monthly payment over $300. I called in March and the representative said they would run a new escrow analysis. She said this would be done before my April's payment (three weeks). The analysis was never run. I called again and spoke with a representative in the insurance dept. to verify that they actually did cancel these policies and explained the issue with them. This representative was very nice and confirmed cancellation and called the customer service with me on the phone. We spoke with Arron. He again stated they would run a new escrow analysis removing the insurance premium for the forced insurance I never needed, and no longer had. He said this would be done on May 3. I told him this was an issue for me as my payment was due to come out of my account on April 30th (for May) by auto pay and that this was the second request. I couldn't understand why it was taking over six weeks to get this new analysis. His response to this was to move my auto-payment to May 5th in order for them to have time to run the new analysis preventing them from taking the additional $300 out of my account.
On May 4th, I received an e-mail reminder of my auto-pay, however, it was for still for the incorrect amount. I called immediately and spoke with a representative from the insurance dept and asked them to call the escrow dept with me on the line to verify once again that they did indeed cancel the policy, and that flood insurance should not be included in my analysis. It turns out that after multiple promises by Roundpoint Mortgage to run my new analysis, it still had not been done. She put in yet another request and got back on the line and told me they definitely would have this completed by May 8th. They once again moved my payment, now to May 10th so that they would not auto-debit the incorrect amount. This is now the third request, and it taking almost two months, and hours on the phone to get a new analysis. It is now May 10th and I just received e-mail confirmation that Roundpointe Mortgage, after all this, has debited my account with the $300 increase included. They have never run my corrected escrow analysis and are still charging me for the flood insurance I do not need, want or have.
I have read several complaints regarding this very same issue on several boards, social media, the BBB, etc. It is a reoccurring theme with this company. They never error on the side of the client. In each case, they are over withholding our money. I can not believe a mortgage company is truly this incompetent in maintaining the escrow accounts of their clients. I have read that class action lawsuits have been filed against other lenders over the same thing. Based on the number of complaints by Roundpointe customers all over the net, I am considering contacting a class action attorney to determine what steps would be required to do the same. They are able to run audits of the escrow accounts. Whether it is fraud or convenient incompetence, it is absolute mismanagement; and I believe they have a fiduciary responsibility for the maintenance of these accounts. I am sure they will be able to reach out to those of us who have come forward and complained, as well as secure a list of their customers. I am certain there are many more of us out there.
I am also reporting them to the BBB and the Consumer Financial Protection Bureau. I won't be contacting Roundpointe for a fourth time for this problem. I just don't have the endless hours needed to spend on the phone with them, to deal with yet another incompetent customer service representative to explain the situation over and over again. Interestingly, they sound confused, as if this is an unusual case. After everything I have read, it's what they do best. Just letting a legal representative deal with them.
My loan was sold to them from Envoy Mortgage, and I also see "Recoverable Corporate Advance" charges on my year end summary statement. There is no reason I'm aware of for these two charges to hit my account. Both 1, 500+ making for 3K in unknown charges. I contacted them, and they researched the two charges, and claim that they have been reversed or adjusted off. They are to mail a new summary statement showing the full history. WE shall see.
as they issue me a refund for the overage in my escrow account, they attach a letter stating they are increasing the amount due each month for my escrow! how do I cancel my escrow with this crooked company? which government agency do I report them to? HELP!

I have had almost the exact same problems with RoundPoint. When they refunded the forced place insurance they refunded $1486 less than they took. After several calls to them they refunded the shorted amount leaving a surplus in my escrow. They then immediately took out $300 as recovery...but the online analysis doesn't show that they had paid anything for that amount.
Horrible, deceiving, unprofessional ... the list goes on and on. My issue began when I had a roof leak form the storms we have been experiencing on the East Coast. I received an estimate and check from my insurance adjuster on behalf of State Farm. Unfortunately, the check was made payable to me AND Roundpoint Mortgage. After 3 messages and no return phone call, I finally got through to a Rep who explained they have a CLAIM KIT (8 pages)which I need to print out for each Contractor involved with my roof replacement and minor drywall repair and interior painting. Roundpoint would like each individual Contractor to include a very detailed, itemized Estimate and it must be signed and Notarized by a principal Company Agent. I've already had 3 legitimate Contracting companies pass on my repair because they do not have the time to accommodate Roundpoint's requirements. In addition, the Rep told me to sign off on the $8, 500 Insurance reimbursement check and mail it to them so they could deposit in into "their" escrow account, to be dispersed out to my contractors "at their discretion". The worst part was this would take 15-20 Business Days from the day they receive my completed Claim Package with Notorizations and Estimtes. I explained I was not comfortable signing off on this rather large check and just popping it into the mail, along with the fact that I needed a new Roof put on as soon as possible because our storms were continuing. I went onto say it is MY Insurance Policy and My house. The Rep responded with, "Not yet", implying since my house was not paid in full, by house actually belongs to Roundpoint! True, but still, how obnoxious. Once my head stopped spinning in anger, I requested to speak to a manager in the Claims Depart and was transferred to another button pusher. Not only did the next Rep confirm everything I was previously told, but he went onto say if there were any funds remaining after repairs they would not necessarily return them to me or my Insurance Co., but would possibly hold them in escrow or tack them onto the principal balance of my mortgage! By now, I was seeing red. Completely speechless.
I've read countless complaints with regard to Roundpoint misappropriating Insurance payments. How can they continue to get away with this? Meanwhile my roof is tarped and rain continues to pour off my roof in drenching streams all over the back of my deck and property.
If you have a choice, Run away as fast as you can before getting involved with this company. They are the absolute worse.
I have been fighting with this company for a year about an escrow problem. They tried to say I had a shortage of $2400. However, I know how much my taxes go up every year because our school district is building a new High School. It turns out that they did not pay my PMI correctly, and wanted me to pay for their mistakes. This seems like a very common thing that happens with this company.
I reached out to Gary Graifman today 8/3/18. I'm waiting to hear back from him, but everyone should reach out to him to see if we can get something started if indeed something can be done.
I have been fighting the same thing since Feburary. I get no where, calling them just means you get to stay on the phone for hours, they'll tell you it's fixed, but in a day or two you'll get another escrow analysis, with no changes.
In January FEMA contacted me asking me to have my property officially surveyed to get a true assessment of my flood risk. I did so, and the result was that I was only a fraction of an inch into the designated floodplane. The surveyed showed me how to add fill to remove my home from the floodplain, thus eliminating my need for flood insurance. I did this, the surveyor returned and did all the necessory forms, which he submitted to FEMA. On January 24, 2018 I received a "Letter of Map Amendment" amendment stating that my home was no longer in the floodplain, solood insurance was no longer necessary. I then sent copies of this correspondence to my insurance company and Roundpoint. The insurance company, after reviewing these materials, cancelled my insurance and sent a refund.
You'd think all was taken of, wrong! I was contacted in early February by Roundpoint, and they had not removed the flood insurance. I called them and was told they had not received a copy of the letter from FEMA. So, I faxed it to them again and thought everything was taken care of. I receive one on two more letters from Roundpoint workout any changes to the escrow. When I called about these, I was told I had not given sufficient time for the changes to be reflected into the analysis, and I accepted that.
Then came May 23, 2018. I received a letter telling me I must renew my flood insurance, or Roundpoint was going to purchase it for me and add same to my escrow. I immediately contacted Roundpoint and was told they could not find any correspondence from FEMA in my file, and was told to fax it to them again. I did so, but since I'd already sent one fax, I called back to assure myself they had received it. Well, I was told they did not and asked that I send it again, and I did; same result. This time they gave me an alternate FAX number; I sent it to that number--can you believe it, they said they didn't get it. At this point I asked to speak to a supervisor. The supervisor fed me the same c--p; so I asked to speak to her supervisor. She connected me to Tyson. Tyson had me fax this information to him directly. It took a long while, but finally Tyson said he had it. Further, all of a sudden they found the Feburary fax (or so they said). I was assured that everything would be straightened out. Move forward to May 29, received another letter with another escrow analysis; no changes. I called again and this person said she could see the mistake and would request another escrow analysis, and ask that I be patient.
I received a phone call from Roundpoint around June 18, 2018, but I missed the call. Later I returned the call, and the customer service person could not tell me reason for the call. I informed her that I was expecting a corrected escrow analysis, and she said that was it and I'd receiving something soon. On June 22, 2018, I received a phone call from someone at Roundpoint, stating that I had to have flood insurance. I told her of the letter from FEMA, which said I was no longer in the floodplain, thus I had no need for flood insurance. She then ask that I fax a copy of that letter. I refused as I have already faxed it to them four times and emailed it once. Then she stated that when she looked in my file she found a copy. She then said I would have to speak to someone in the insurance department. I was told she would be on the line with me to explain my dilemma. The transfer was made, but the original lady was not on the line. After a brief conversation with the person at the insurance division, I became angry and hung up.
After a short period a called back to the insurance division and specifically ask for, no I insisted to speak with Tyron. I was put on hold, but 20 minutes later I was told Tyron was familerizating himself with my file and he would be with after a short hold, nearly another 20 minutes later I was told Tyron would be right with me, another 5 minutes passed before Tyron finally answered. To begin with Tyron played dumb and made me go through the whole thing again. I finally ask if he remembered our earlier talk back in May. Surprisingly he did. Now he tells me this isn't a insurance division problem and I would have to go back to customer service. Well he transferred me to Amy, and he did stay on the phone to introduce us (said "here's Amy" click). Now I have to go through the whole damn thing with her. Now she tells me there is a form I'd have to complete to take the flood insurance off the esgrow account. I ask why I was not told about or been provided this document back in Feburary, or in the later dealings with the company. She said this form was seldom used or something like that. She then offers to email it to me. I said that I would get right on it and return it right away, then I'm told it would be one to two business days before I'd receive the email, and I would have to speak with the "Escrow Department." She then gave me the number for this department. I asked why it would take so long for hee to send the form without answer. I asked why I had never been told about an Escrow Department, after all this turmoil., again no answer. I'll admit I was not at my most pleasant disposition by this time and stated what I thought of Roundpoint. I remember telling her that I thought all their employees must have attended [censored] Tech. Almost forgot, by this time the Esgrow Department had closed and I would have to wait until Monday to call.
If I do not get any where on Monday, I plan to speak with an attourney.

I am working with a borrower who came to me to refinance because Round Point will not reduce their monthly property tax amount even though they have sent in proof of their current taxes. The home they purchased was new construction so the property taxes collected at the time were estimated and double what they actually ended up being. They refunded the overage but will not reduce the monthly making them pay the double payment each month meaning by Jan next year they will have another overage over 2400.00. The borrower has requested on the phone, via email and mail that their property taxes monthly be reduced reflecting their tax statement. This has been going on now for 6 months. I finally went to our attorney generals office for our State in hopes that they will be able to help. Absolutely ridiculous!

In August of 2016 we had a claim done on our roof do to significant damage on the roof after a storm. After receiving the checks, I contacted Roundpoint as to the necessary steps that would need to be taken in order to replace the roof myself as I am fully capable and used to do this work for a living. I was told to send all insurance documents, fully endorsed checks, a letter of explanation stating that the repairs would be done by me, etc. Since then, I've resubmitted this info numerous times my mail and through email and still have no funds or even a response as to why? It's been almost a year. This is just absurd at this point. We are again in storm season and the roof is falling apart. I would greatly appreciate some attention to this matter. Thank you

Due to being in Mortgage Modification proceedings, we had to have RoundPoint give us Monitored Disbursements for our Insurance checks that we received from our homeowners insurance for repairs to be done to our home from claims. As per the guidelines we signed and agreed to, Roundpoint was to give us a percentage of the Insurance check funds to begin wok which they did. After the initial payout, they were to schedule inspections with us as work was being completed to disburse more of the funds to pay the contractors. We called after the first part of the work was done and someone called, scheduled and came out within a week or so. We then called Roundpoint for the next inspection on August 3, 2016 and since this time no one has come to do the necessary inspections. We call every week and each time we are lied to and told it is being processed. We called again on the 18th and were told that the previous people had indeed NOT processed our inspection request! This was after almost two weeks of being told it was processing. We were then told someone would call us back that following Tuesday and that the case was being expedited. No one ever called. We called back that Friday the 25th and were told that they don't know why no one has called but it was being referred to a supervisor and would be expedited again. As of today August 30th, no one has called to inspect the progress of our repairs and no one can tell us why. We just keep getting excuses and promises to expedite and have someone come out. Meanwhile we have contractors that want to be paid as agreed! This is unacceptable!

My wife and I have been requesting our money since 14 July from RoundPoint. USAA and FEMA say their company cashed our check but we have received no funds….We are in a Federal Disaster area for this flood and have been through Enough!
1. As I have told 10 agents at their failed company, Contractors are Not Required to have Licenses in the great State of Texas…JTC services has no license…I sent you my business License as requested. They are trying to say they need a contractor's license to release our funds.
2. I have provided ample proof as to the legitimacy for my self, JTC Services, and the skilled workers I used to help with this remodel. JTC Services sent them a Contractor’s Affidavit. Yes we are credible and skilled workers. I sent you their official invoice, business card and website info with reviews.
3. RoundPoint's Inspector came and took over 20 photos of the high grade work accomplished to a 100% completion level and even commented on the highly professional grade of work.
4. Legitimate work has been performed and in a manner that has improved the value of the home by at least 10%. I have Licensed Realtor report...
5. All contractors and workers during this project have been Paid IN FULL.
6. I have over $25, 000 in lost wages, Over $20, 000 in materials and goods, and over $12, 000 in Labor costs on this project…You should have endorsed the check and sent it back to us!
7. 3223 Willie Way is in a Federal Disaster area however, not one person from their company ever contacted us during or after this Flood to help or explain any insane Freddie Mac policy...
8. We have asked that they please send us the “Repair Policy” and “document Requirements”…I’ve looked over every word of my mortgage agreement with RoundPoint and it was never in there...
I request that our FEMA Insurance Claim funds in the amount of $47, 020.35 be sent to us Immediately. I have lost all confidence in their companies ability to”do the right thing” I feel like they are attempting to steal from us...

The day this crap company somehow purchased my existing veterans mortgage the payment went up $92.48, then 4 months later it is going up an additional $33.31...No representative could say why, except the say a shortage in my escrow account will be below what they allow for...Now I have owned a home since 1982 in various states and 2 in Georgia, this homwe 12 years and this is the first time I have ever had my monthly payment go up over $100.00 a month, I thank they are ripping me off and trying to make me miss payments so they can repossess my home.

On March 14, 2016 I received written notice from Lender Live that they would no longer be my mortgage servicer but my mortgage was transferred to Roundpoint, I have been calling them and they supposedly to not have my records and therefore cannot accept my mortgage payment for 4/1/16. They told me that law provides for the payment to be 2 months late during a transfer. This to me is a lie. You talk to a customer service representative who sounds like he is in a foreign country I ask him to cite the law and where it came from and he could not. I just have the feeling that they want to foreclose on my home and are looking to steal it.

short sale department
Absolutely the worst experience in my life when it comes to short sales! I am a Realtor with an ongoing short sale that has taken months to get approved. It is completely frustrating when you leave message after message, escalated, and NO response. The level of communication that Roundpoint lacks is so very aggravating. I hope to never ever have another short sale with Roundpoint in my career! Awful!

Roundpoint Mortage Servicing took a double payment out of my checking account. When I called the first time they told me it would be refunded into my account within three days. I called the second time after four days and the told me it would be another four days. When I asked to escalate they gave my an email address. This has caused me much distress and financial problems with my bills. Very poor company.

There was a check and the company Roundpoint Mortgage was very unprofessional and slow. They have investigated and preceded the check very slowly and each time they needed more details. The company didn’t inform us about every step and it wasn’t great at all. When we tried to contact the company, there were delays and blah-blah. Run from them and share this information.
We just transferred from Lender Live 2 months ago... Been Making monthly payments (thankfully though Wells Fargo bill pay. Thank God for a paper trail. Now I received a Borrowers Assistance Application... For what? I show we are current. David Burnett Sioux Falls, South Dakota. HELP!

I have been attempting to do a loan modification with Roundpoint mortgage for about 8 months now. I have had to send in the same documents numerous times as they claim they do not receive. I have faxed, mailed and e-mailed documents and then a month later I receive a notice that stating they did not receive and they close my case. They have refused to give me a street address so that I can fedex the documents. Now I have received a compensation from the insurance company for damages to my property and they want to open an escrow account with them so that they can control the repairs to my property. The customer service people are the most bad mannered I have ever had to deal with.
They talk to you nicely in the begging and make you feel they are professional and work hard for you. Once they take money out from your credit card, your loan officer will never talk to you. never response to your phone. Please don't trust them and go with some body else for peace of mind.

We have been with Roundpoint for a year. In that year, we have had to call almost every month to get our funds applied to the right place. We pay biweekly, which was set up on auto draft by Roundpoint and we make extra payments. They keep money in suspense instead of applying to the loan. They do everything to try to keep our extra payment from going to principal as we have instructed them to do. We received a lack of payment letter because they took our extra payment, applied it to the payment which was larger and said we were in default for the remainder. We called several times and they wouldn't change it. Then they didn't take a payment out of our bank account for a month and said they paid with extra money they found. How in the world does that happen? We now are paying $4, 000 in closing costs a year after closing on the house to get out of the company. DO NOT USE THEM FOR YOUR MORTGAGE LOAN.

Roundpoint Mortgage Serving Corporation, has produced fabricated assignments Claiming to be a vested title holder in a property, when in fact it was sold to a different entity. stating they had the loan since 2011 but didn't have it till 2012 they claim they have vested title then claim they are a non holder (you cant be both) there a servicer and wont state who they are servicing? all there documents were going to an address in a different state were we did not live. They filed a foreclosure and are now trying to substitute the Plaintiff ? They were'nt the Plaintiff to begin with. Im getting ready to go to the media with this one they are gutsie the assignment has 2 document preparing companies 2 case numbers 2 customer numbers (OOPS) its so apparent they took it sent it to company #2 and removed some info of company #1 but left there phone number and case number and there employee, This is a pre warning always check with your original bank of who they sold or transfered the loan, in my case it was sold but not to them and I have the proof . why you ask? why would someone do that its a third degree felony where I live ? I cannot attach because there is a pending action,

Roundpoint Mortgage is a terrible company to deal with. I cannot stress enough how slipshod their mortgage servicing is, nor can I say enough about their horrible customer service. I have a simple problem: I pay my own taxes and insurance. Always have, always will, and that is how my mortgage is set up. However, in April 2015, THEY paid my insurance from an escrow account with a zero balance. Mistakes happen, and I understand this, so I paid them back for the full amount. They are still billing me for back escrow, even though I've paid them in full. Their very sad customer service people must go home at the end of the day depressed because of beat-downs they get on the phone -- because they have NO ability to assist, and even if you can get a supervisor (which is very rare), the supervisors just blow hot air at you. Nothing gets resolved.
I have tried to work through their system for two months now, with utter failure at resolution. Now I am going to reach out to their CEO, John Delapointi, and COO, Brad Johnson. They can be reached at [protected]. Wish me luck . . .
My mortgage just go sold to Round Point cant get a hold of a manger or supervisor I am very disappointed with this company Im willing to refinance spend all that money to just to get away from this company, STAY AWAY FROM ROUND POINT !
Roundpoint is the worst servicing company on the planet. Run, don't walk, away from these guys asap. They will do anything to force a default, including not posting payments until days after receipt, no escrow adjustments for reality nor any analysis in print you can read.
They also have no problem contacting you at all hours outside of 10pm and 8am, and then their csr's laugh for the 4 hour hold that they BRAG ABOUT.

I have been with this company three years every experience is terrible. Lost my job and I've paid my account on time even extra principal. So the first time I'm late they send me a letter threatening foreclosure only one month behind. They will not work with you either. Letter says to make payment to prevent legal action against me from loosing my home. I've got two kids and a baby on the way in a difficult time these people are heartless money huggers. Probably the worst mortgage company you can deal with. If they continue to conduct business this way I do not see this company lasring much longer when you have banks like Wells Fargo that care about customers.

prepayment penalty
Roundpoint bought my mortgage from another company and in the process they "upgraded" my loan to say I will have a prepayment penalty if I pay the loan of early. In my HUD paperwork it states I will not have a prepayment penalty. I called them and after a 15 minute conversation they took that "upgrade" off my loan. I highly recommend that everyone keep a close eye on this company.
Again another false accusation claiming that th bad Mortgage company added a Pre Payment Penalty after th fact? DEAD WRONG! Federal law prohibits any change once a Note is signed, and against the law on any loan originated after 2010! You either signed initially with a PPP, or are making this up all together. Obviously this website doesn't research, but allows the whiners of the world to place false accusations without premise!
loan application
I have been in the Mortgage business for 30+ years but chose to use Round Point Mortgage in this instance. I delivered Excellence of Customer Service no matter how challenging the file. Prompt return phone calls from the Loan Officer till you submit your application. If a hiccup should occur, forget about getting timely response. It took 12 days, 4 phone calls later to get a response and now I am still waiting for my Letter of Decision. Waste of Time!

poor ethics
I am sharing this to help others take caution. My story seems to follow many of the other poor reviews. Got to 80 day mark of this process and was told that it had been to long and I need to start over in sorts. At first it was smooth, I got my paper work to them in 1-2 days only because I had started this with another company and had it allllll ready! They did tell me it would be a couple weeks and probally no communication. Finally I e-mail after 3 1/2 weeks and I was told oh sorry we have been so so swamp with loans its December. I got them a couple more things they asked for in a couple days and then nothing again for a couple weeks. Finally they asked for something that took me 19 days to get, 4 of which were weekend days, when they aren't even available, but hey I will count them. They said great! Another week went by, OK its been 80 days what is going on? Oh all is fine! I asked several times all terms are the same nothing is wrong? YES YES then, THE next day I was told, sorry its been to long we have to start over and you need to pick a new rate? What? My rate went up/ I lost my $800 Lender rebate/ and that No FEES was now $140 that they could roll into my loan! MY loan officer was awesome he truly tried and made every effort to make this work. But I was planning on paying a $375 appraisal fee and using that $800 rebate to pay my $920 title company fees, that I found to keep costs down . Costing me $495 total.
The new terms would of cost me nearly $1500 and a higher rate on my loan. That is a lot of money for a single mom. So I passed. I made it very clear from the beginning I stopped a previous process, because of fee changes and rate hikes. What a waste of time! But I will not take something just because I have been dealing for to long! I have great credit, great debt ratio, and actually would of been good for there business. So Sorry RoundPoint your loss. To top it off when I said sorry you lost a good customer and gained another bad review. I was told sorry you saw some bad reviews, but we do thousands of loans and a small amount of bad ones is to be expected! I get he was upset but come one every business should care about poor reviews they will add up and even if you loose one person because of it isn't that BAD!

Same issue I had. I got sold on their credits but I never got any. I was figure to pay between $300-500 for my refinance due to divorce. It ended costing me $1200 for close and I made an extra payment to my previous lender, no skip of first payment.
I had the exact same experience. I swear the exact same experience. Maybe this is what they are trained to do Same delays, same additional fees. No return calls. Told on numerous occasions everything was moving along fine and 70 days later told I needed to clear something up and it would take me over my rate lock. Very misleading company who could care less that you have spent appraisal money and invested time. I beg anyone who reads this please use another lending. I do not care what they are promising you. Don't believe it. It is not worth your time or trouble.
