Century Properties Azure north contract unlawfully terminated and no refund given

Prior to 2016, Philippines property developer, Century Properties had big dreams of creating Azure North, San Fernando, Pampanga on the main island of Luzon, Philippines.

They even teamed up with world-famous business lady, Paris Hilton, to design part of the project and act as the early Patron of this development. That is what enticed me to become involved and invest in my first home in a foreign land which i have grown to love, Philippines.

Paris has not been involved with this developer since parting ways in 2018, however videos are still featured on social media which feature Paris Hilton. This is fraudulent and deceptive behaviour designed to attract more unknowing customers to buy a piece of the massively re-designed Azure North project.

I was introduced to this development in June 2016 and from my perspective, it was originally designed as a massive NINE TOWER (9) development, it has been scaled back to currently only TWO TOWERS (2) partially constructed as of March 2022 - six years later!

To date, i have paid over 60% of the payments for my apartment but i froze payments late in 2019 due to there being nothing to show for it and i have a written agreement with C.P. management that nothing would be payable unti the completion of the project in December 2023. Clearly, from the video on this page which was recorded in November 2021, there will be NO COMPLETED development by December 2023, clearly leaving C.P. in the total fraudulent business scammer sector of disgraceful Philippine property developers.

I have sent a number of emails directly to the Executive Management of C.P. and none of these people have bothered to respond to my emails, instead having their employee reply with the same old lines.. i'm afraid, my patience has now worn out!

Early in 2022, i was contacted by C.P. "legal department" and was told that i had breached my contract by missing monthly amortization payments.

The fact is i had obtained WRITTEN PERMISSION from the Executive managers of C.P. to cease all monthly payments until the completion of the project in December 2023 (that's the date i was told in September 2019). My agreement was that i would pay the remaining 38% of my balance at the key hand-over (opening) ceremony and would be immediately able to move into my (combined) apartment in the yet to be built Barbados Tower.

However, I received 2 FedEx envelopes from them with a termination of contract due to my "non-payment of monthly amortization".

They have effectively terminated my contract with them on false grounds and it is Century Properties who has breached the contract with me on multiple counts:

a) Not building the development to the specifications that i signed up for in June 2016 (originally supposed to be 9 tower development, with massive multiple pool features, not the pitiful sample of what they call finished project in January 2023).

b) Unlawful termination of a contract without due course of action or confirming with the Executives what i had told their "legal counsel", who immediately dismissed my statement and proceeded with sending me the FedEx envelopes.

c) Not informing the customers of concept / design changes at all. Customers who invested in good faith 2 or 3 years before the foundations were even started.

d) Not informing customers that the relationship between Century Properties and Paris Hilton had ended and providing the reason(s) why. This is very deceptive behaviour. They had replaced Paris with Pia Wurtzbach which probably took funding away from the Azure North project to pay Pia's salary.

e) In April 2019, i visited Manila with the main intention of visiting the construction site in Pampanga to physically check out how construction was progressing. I went to the Makati Century Mall sales team and saw a very helpful sales person who assisted me as much as she could and walked with me to the office a few blocks away to arrange a company vehicle to drive me to the construction site to have a viewing, but at the last minute that request was refused with the reason given "it is dangerous as it is a construction site", which i immediately comlained about but was ushered away. My entire holiday had been for that purpose, with meeting of friends as it turned out.

In summary, after reading my story about this nightmare property purchase, i trust if you're considering dealing with this company, that you re-consider at least until such time that they honour their agreements and pay all due compensation. In my case of having paid 62% of my total and at the time of freezing payments, being 3 months ahead of payment schedule, to the amount of about AUD100,000 paid to date and then no offer to refund my paid amount in full, i would be seeking full compensation for potential future re-sale value which i have been denied due to the facility being constructed only being a fraction of what i had agreed to so many years earlier.

Century Properties Turnover, Community, Construction and or technical teams

We require a commitment and schedule for completion of the claims list which has had no forward movement for 6 months in the high priority defects which are really effecting the habitability…… . Despite our attempts to follow up it is not being actioned and there are major issues…..Water ingress to the unit, the water heater not installed and the drainage smell being top 3. There has been some workers to look at the drainage issue but they just scratch their heads, do nothing and leave.

I have tried to escalate and communicate but rarely get a response and never a commitment or outcome

Desired outcome: All defects and claims list to be completed immediately

1. Water proofing/water ingress issue - reported these to maintenance team on 20th June 2022 and no action has been made till date, 17th August 2022

2. No pest control in the area - cockroaches might have nested inside the unit already

3. Foul smell in all bathrooms - maintenance team visited twice or thrice but the smell still exists. We cannot sleep in the bedroom because it does smell even if the bathroom door is closed

4. Misaligned doors, rusty balcony rails, bubble paint, sliding door and windows sealants and so on... I was also told that the unit will be cleaned prior to move in but dusty and filthy unit welcomed us when we arrived

5. POOR COMMUNICATION - we have been reaching out to Century Properties team since turnover in April 2022 (turnover meetings started mid 2021) and no one has responded back to us. The turnover took over a year because of lack of communication by the turnover team to their clients.

Not to mention that NO ONE FROM THE TURNOVER TEAM WAS PRESENT DURING TURNOVER.

Century Properties Condo unit at Aqua Iguazo in Mandaluyong city

I am being charged with a lot of interest for my maintenance fees. I live abroad and I never got a bill. I went hone to the Philippines and went to Accounting to find out if I have any payments due and was charged a lot of interest for non payment. Apparently they have been sending my bill to the wrong email and to my mailbox. I was never given the key during turnover 2 years ago. So they just gave it to me February 2, 2022. I am asking fir them to waive the interest since it’s their mistake but got denied. What should I do?

Century Properties Acqua Residences

I had signed the contract in 2013 that I will receive my properties in 2015 I paid them 17 million pesos for my three units and they promise to give me hand over in 2015 which they were failed they gave me hand over 2019 four year delay of 17 million four years the interest for pesos 3% 510000 per year for four years which came to 2040000 two million forty thousand pesos & when 2019 they hand over to me they have to give me with my tittle again they were failed they charged me 1.2 million pesos on dated 30 December 2019 to the process of my title with today's date 23 months July year 2021 I had not received my tittle interest of 1.2 million of two tears which fall 72000/ pesos they management dont care of clients once they received money from the client and they charges in manitnces from four lifts one lifts is working & from three swimming pools only one pool is working and A/C in lift not working. And their maintenance fees are the same which they cut of operation to 75%. As units owner, we are paying same 100% maintenance.

Century Properties Keep ignoring my concern

Last September 6, 2020 I have reserved a condo Bahamas 1224 in Paranaque knowing that we agree with the payment of 2 installment of 54600 x 2 months in order for me to block the condo. After depositing the amount, I have received a message from the Accounts of Century that I am lacking of 6, 800 pesos and deposit the balance immediately. I am an ofw here in middle east every remittance there is applicable charge and our time difference is also one of the factor. So when I received that message I was shocked and had doubt like why Century Properties a "Very known Real Estate Company" has no proper coordination on what they are offering. Then given that scenario I still continue completing all the requirements. So while completing the form online I found that my monthly amortization changed to 34k per month which was not our discussion. The agreed monthly amortization was 24k per month. Then Ms. Gladale called me in my Facebook explaining that It was a negligence from your part regarding the lacking of funds but it was okay. But after this I had decided not to continue. The money that I have saved for this is not a small amount. I am demanding for a full refund due to your wrong information releasing to your customer. I was really disappointed until now no one is giving me a proper answer. That how century properties handling the customer?

Century Properties ecq/mecq resident concerns

I"m a unit owner at Acqua Privatee Residences, Coronado Street, Brgy Hulo, Mandaluyong. I"ve been living here with my wife and daughter for about 4 years now.

My complaint: During quarantine, no one was occupying the unit next door from us. Extremely quiet. About a few weeks ago during ECQ, people started to occupy the unit. Making loud noises, playing loud music and shouting.
I've complained more than 5 times (5 different days). I submitted a written complaint of next door unit of entertaining guests and karaoking at 12am. Only after I submitted a written complaint, did they give them a violation "notice". No fines. Just a notice. More than 5 times of complaining?!

An Acqua memo was also given to all residents last week about returning residents for GECQ and requirement for providing Medical Clearance. I've complained about this to Security and PMO as well. For the concern of my family and me. How were occupants permitted to return during under ECQ? Violating building and government protocol during ECQ while showing no proof of Medical Clearances as stated in their memo.

I've been ignored by PMO and security. They claimed the owner endorsed the occupants since March 12, 2020 (before quarantine). How is that possible when there was no noise until a few weeks ago? Suddenly, 2 weeks ago, miraculously loud noise, music and shouting started to come from the unit? Ok. Fine.

CCTV will show all movements and all persons and guest that have entered and exited the unit during these times. Footages will also show no signs of occupants during the weeks prior to their return. I also have witnesses.

But PMO continues to ignore me. No action taken. My guess is, they are just covering up for their mistakes and faults. Because It's all there on CCTV. But they choose to ignore that too.

Nice system we have here in Acqua right?

Century Properties sexual harassment cover up

Why is Century Properties covering up Joseph Terrado? he is a very abusive person. Jose Eduardo Antonio, why are you allowing this in your company? is Joseph Terrado above everyone else? is he God? There are already multiple incidents. why are you allowing JOSEPH CARY TERRADO to Sexually Harass female agents as he pleases to?

Paragraph 1
I am Marjorie Lynn Marcial, single, who worked as Director of Sales from September 2016 until my untimely resignation at the night of January 09, 2017, under Century Olympians Sales group of Mr. Joseph Cary Terrado, Executive Vice President and Marketing Director.

Paragraph 2
I have experienced multiple incidents of verbal abuse, public humiliation, harassment and abuse of power or moral ascendancy on different dates and occasions by Mr. Terrado.

Paragraph 3
I have been the subject of Mr. Terrado's "green jokes, " and "offensive lines, " most of the time whether be in the office or deployments. He humiliates me and ruins my reputation implying that I am having an affair with my immediate supervisor, Mr. Adrian Sta. Catalina, who is legally and cohabiting married with his wife and living with his two minor daughters.

Paragraph 4
During our deployment in the United States, evening of 26 October 2016 at the residences of a Mr. June Laquindanum, I, together with Mr. Sta. Catalina, Mr. Sonny Mendiola and Mr. Terrado went to the surprised birthday party for Mr. Terrado at the said venue.

Paragraph 5
While dinner, they are already drinking alcoholic beverages (hard drinks). Mr. Terrado was under the influence of alcohol that night. I was consistently offered to drink by Mr. Terrado which I always refuse giving the reason that I have to drive to home.

Paragraph 6
I had no choice but to join the group for drinks after Mr. Terrado got mad and allegedly used his authority for me to come over while saying, "Since you're under quota, gusto mo umuwi ka na eh. Pa-book na kita agad end of this month." The statement was repeated twice until I had to say yes. Aside from the statement, Mr. Terrado also said the following throughout the night, "wala ka pala eh, uuwi ka, " "sabi ko sa'yo, pag hindi ka bumenta, date na lang kita, " "kunin na lang kitang yaya ko, 200k. Ano gusto mo?" and "kiss kita jan."

Paragraph 7
After the party, I, Mr. Sta. Catalina and Mr. Bong drove Mr. Terrado to his hotel in Marriott, Vackaville. After a group talk requested by Mr. Terrado, I was left alone in the driver's seat of the car as I was preparing to leave. Mr. Terrado then opened the door and said, "Marj, why do you think I'm like this to you? Do you think I'm the same to everyone? No." To which, I replied with, "Because you care?" and a "thank you." Mr. Terrado then answered with, "Ano ka ba naman, hindi mo pa ba alam? I like you. Taena, kung wala lang akong asawa, eh di ikaw na ang inuuyot ko, " I was so shocked and felt so uncomfortable after that. Given the circumstance that Mr. Terrado was under the influence of alcohol, I decided not to speak of the previous situation to anyone.

On 14 December 2016, I attended the Olympians Christmas Party at the Pacific Star Roof deck in Makati. At the party, Mr. Terrado required all employees to drink alcoholic beverages especially tequila otherwise you'll be penalized by him. When he got drunk he asked someone to call me to come to him, I immediately left the party as I was feeling unsafe especially that he is so drunk that time.

On 17 December 2016, during the Olympians DOS and Heads' Lunch in Mr. Terrado's residence in Pasig, When I was being toured inside the house of Mr. Terrado by him. Upon entering the room of the children of Mr. Terrado, I commented, "Wow! Pwede pong magpa-ampon?" which Mr. Terrado disgustingly answered, "Pwede, basta bubuntisin kita."

Paragraph 10
During our team building event in Subic, Zambales on 5 January 2017, one of our group activity, organized by Mr. Terrado and Mr. Vic Angeles of Century Olympians, we played the game named " The Longest Line." The main goal of the game is to create the best logo for Century Olympians. The mechanics of the game that was explained to us, was to earn money using our clothes by selling it to them with a corresponding price dictated by them for us to be able to buy the products that we need to create the logo like illustration board, coloring materials, cutter, tape and etc. This was done through bidding. Mr. Terrado suggested and encouraged us in a distasteful manner to give out all of our clothes including underwear. When some of the heads raised his concern to him saying, "Sir, "Maraming bago, baka may magreklamo." Mr. Terrado got mad and told the group that, that was the main goal of the game while uttering the words, "kayo pa tututol, ginagawa na natin ito noon pa." When most of the attendees were in the nude, some heads have decided to give them something to cover up with which led Mr. Terrado to have a "heated argument, " with his brother as the former was making it sound like the activity was normal in sales. Mr. Terrado's children joined all group activities except for this one as instructed by their father.

Paragraph 11
The next day, 6 January 2017, during the training, I have been bullied and harassed again during the class. After the class, I learned from Mr. Catalina and Mr. Bong that Mr. Catalina was scolded and publicly humiliated by Mr. Terrado in one of the evenings of the team building event.

Paragraph 12
A beach party was to end the last night of the team building. When I left my room for the party wearing a jacket, Mr. Terrado approached me and got upset and said, "Bakit ka naka-jacket? It's a beach setup, naka-jacket ka?" I was embarrassed which gave me no choice but to proceed to my room and remove my jacket.

After dinner and awarding, I was talking to some of my colleagues when Mr. Terrado approached our group for pictures and they congratulated and hugged him while I was trying to make a distant to him.

Paragraph 14
Mr. Terrado confronted me afterwards regarding the previous situation. I justified my actions because I thought that Mr. Terrado was mad at me for wearing a jacket to the beach party. Mr. Terrado then told me that he was observing me and Mr. Sta. Catalina from afar. The conversation came to a pause when Mr. Terrado was called by someone. Afterwards, I was summoned by Mr. Terrado near the stage on the beach. He told me, "Ayun oh, may isang taong in love na in love sa'yo, "referring to Mr. Sta. Catalina. Mr. Terrado was drinking alcohol all this time. The conversation revolved around how Mr. Terrado thinks Mr. Sta. Catalina was in love with me which I denied. I made an excuse that I have to get my mobile phone from Mr. Bong, which Mr. Terrado allowed but asked me to return afterwards.

Paragraph 15
Upon returning, Mr. Terrado had tequila shots ready for me to drink. Mr. Terrado required me to drink two shots which I had to drink straight like I was not allowed to refuse. The conversation that happened next was on how Mr. Terrado could not confide with others like how he is to me. He even asked me out by saying, "gimik naman tayo minsan", which I declined. He insisted by saying, "oh sige sama kana lang samin sa reunion".

Paragraph 16
Mr. Terrado's daughter, Ms. Trish Terrado passed by infront of us then Mr. Terrado opened up that when his daughter was still young, she would not be ashamed to plant a kiss on his lips saying, "Alam mo, two years ago, kini-kiss pa ako niyan sa lips nang walang malisya. Pero ngayon, dalaga na eh, " he continued with, "Ikaw ba pag kiniss ko, walang malisya?" I replied with, "Siyempre hindi pwede." I was too uncomfortable at this point. He continued, "Look at me in the eye, Marj. Promise me that you're not leaving. Just stay, minimum 50M sa bank account mo."

When finally I had the chance to leave him, when I saw my colleague, Ms. Tin, drunk, being assisted by other women down the stage. I offered to stay with her so I can avoid Mr. Terrado.

I was then grabbed from behind by Mr. Terrado and carried me by force to the beach. I was screaming and begging him to put me down but he did not listen to me. When I went up from the water, he asked me again to look at himin his eyes, then I felt how he looked at me that he is about to kiss me. I immediately walked away from him. I was so scared, I wanted to cry and didn't know what to do and where togo knowing that everyone is afraid of him. I was crying inside. Mr. Terrado tried to approach me again but I shouted at him this time and said, "No! Ayoko! I trusted you, " which finally stopped him from coming to me again.

Paragraph 19
Mr. Jessie dela Cruz grabbed my hand and invited me to the beach saying, "dito kana lang girl, mas safe ka dito", when I heard the word "safe", I immediate went with him. I stayed at the beach for almost an hour just to be safe until I decided to go back to my room due to my emotions piling up of what went through that night, I was so scared and too emotional. While on the way to the room, Mr. June Terrado tried to stop me by saying, "san ka ppunta Marj?" I told him that I'm going back to my room as I cannot take it anymore. I didn't care if I will be terminated after this, I just wanted to be away from them and cry. I mentioned this because Mr. Terrado made a ruling for us stating, "If you don't drink (alcohol, ) no subsidy. If you go back to your room early and not finish the party you're terminated."

Paragraph 20
When I reached my room, I went straight to the toilet as I couldn't hold my emotions anymore. Ms. Grace was there, as she was one of my roommate, her husband was there too. They noticed that I wasn't okay so they were asking me what happened. I was hesitant to tell them, knowing that all of them are afraid of Mr. Terrado as our Head. They knew that something is wrong, and when I was about to tell them my other roommates came in, that stopped me from telling them as I don't want everyone to know about it. I secretly cried overnight and just prayed to go home the next day.

Paragraph 21
The acts of Mr. Terrado verbally abusing and publicly humiliating me are uncalled for and against the social norm of decency at a work place making it a hostile environment especially that he is the Executive Vice President of the company.

This has caused me emotional and psychological distress which led me to leave the company immediately.

In Sec. 3 of the RA. 7877 or the Anti-Sexual Harassment Act of 1995, it states that "Work, education or training-related sexual harassment is committed by an employer, employee, manager, supervisor, agent of the employer, teacher, instructor, professor, coach, trainor, or any other person who, having authority, influence or moral ascendancy over another in a work or training or education environment, demands, requests or otherwise requires any sexual favor from the other, regardless of whether the demand, request or requirement for submission is accepted by the object of said Act." Under Sec. 3 (a). 3 In a work-related or employment environment, sexual harassment is committed when the acts would result in an intimidating, hostile, or offensive environment for the employee."

Mr. Terrado's actions had violated me as a person and incur grounds for violence against women, sexual harassment, acts of lasciviousness and unjust vexation.

With this post, I feel that your motive is to destroy someone's character. This issue should not be raised here. This should be tackled in court. You are seeking public's attention. For what? If your goal is to seek justice, do it in court. People now are thirsty of public attention. Try to have yourself checked by a psychologist coz this isn't good.

I feel that you are very close to mr. Terrado the manyakis, magiingat ka dyan sa taong yan..lalasingin ka nyan tapos kukumbinsehin ka to stay and if you stay with him, you get a minimum 50M sa banko mo. Oh di kaya sasabihan ka nyang manyakis na yan na kung hindi lang sa asawa nyang si CES eh iiyutin ka nya. Yang taong pinag tatangol mo masamang tao kaya tingnan mo paiba iba kasama nyan bastos na yan.

I was once a victim of sexual harassment. Honestly, this should be dealt with the court. You don't need to let the whole world know about the mishap. It seems that you are thirsty for social media attention. File a case and prove it in court dear.

My take on this issue, if Ms. Marcial felt that she was violated, she better take the issue in the proper venue. I am against any for of sexual harassment, but I firmly believe that everything must be dealt with in court not online. Even the header is stating sexual harassment cover-up. None was proven yet, but you already have a verdict.

Century Properties Services and Refund

Century Properties Agent (Reynaldo Hayag) guaranteed to me that he will REFUND my Reservation Fee even its stated on the form that I signed that my reservation fee are NON-REFUNDABLE. Before I signed those form I asked and clearly told him that I want my RESERVATION FEE be refundable, Reynaldo Hayag definitely said a big "YES of course". He told me that form I signed are just for formality and doesn't harm my money.
When I saw the UNIT "FREMONT PH1 B1 L3" I was very disappointed. It was completely looks AWFUL. Century and Staff didn't do their part to satisfied me as a Buyer. I sent them an E-mail regarding this matter but they ignore me and keep me waiting. And to make story short I just received E-mail now from IMELDA MANALILI LACAYANGA that my request for REFUND was DECLINED because of those papers I signed.
PLEASE HELP ME. This is totally SCAM.. they just want the money from the prospect buyer like me

As far as i know, the unit you saw is not yet for turn over to you, since you only paid a reservation fee. You need to pay certain amount for several months before it will be turned over to you. So dont get disappointed if you see it in awful state. Im an owner here from Century Propert..

As you have said in the papers that you have signed and reservation fees are non-refundable. You were scammed not by Century Properties but your sales representative. I don't know why there are representatives that can do something to discredit the reputation of the company. I hope you can get back with the agent.

Century Properties Lying/misrepresentation

Be VERY cautious about buying a unit from Century properties. They convinced us that it would be SO easy to flip our unit about 19 months and so we purchased a unit from Aqua Residences. Contacted them to flip unit Oct 12th and we are still no closer to getting our money back as they simply say "it seems to be hard to sell your unit". To make matters worse, we are now being told that if we want to pull out, we will get none of our money back (more than 400, 000 pesos! Actually more than 700, 000 as we are supposed to get 291, 000 just from appreciation but that’s just another false promise). Something sounds VERY fishy with Century Properties, folks

Mr. Adrian Sta. Catalina was just awarded "#1 sales agent" in the Century Properties office, but I wonder how many other clients he and his team have lied to. The only reason we were talked into purchasing a unit was because we were told it would be extremely easy to flip a unit. Almost 5 months later and no closer to flipping the unit. Is there no accountability in sales people being able to tell clients whatever they want in order to make a quick buck or to move up in the ranks?

One of the biggest regrets of my life thus far - being talked into buying a unit from Adrian Sta Catalina and his team because of their smooth talking. A living hell trying to flip our unit and it seems that "someone" is trying the put the more than 700, 000 pesos into their own personal pocket… So here is their strategy: when you want to flip the unit, they take months and months and hope you will pull out. Because as Mr Adrian Sta Catalina told my wife in a message on Jan 30th when we simply asked about getting our money back and possibly forgetting the huge appreciation money we were promised: "* if you discontinue or let go of the condo ( discontinue MA payments) all your payments will be forfeited po. THAT is what you sign into when you deal with Century it seems.

To make matters worse, they just wasted another 2 months pretending they cared as I went through a “complaint process” talking on the phone, sending emails and NOTHING HAS CHANGED. Of course they will say they found nothing wrong in how their agents behaved and lied. They are still giving me the old line that they are “trying to sell our unit”. DO NOT BE TRICKED INTO BUYING A UNIT FROM CENTURY! This is their latest line in an email about why I am not getting my money back even after misrepresentation and lying from their agent: "we would like to seek your kind understanding that whatever delay you might have experienced was neither done in bad faith nor was meant to deprive you of your investment.” THEY WILL DEPRIVE YOU OF YOUR INVESTMENT and then say “sorry for depriving you of your investment."

With my frustration on my purchase at Azure North, I have search the internet for complaint on Century Properties and found this. I agree on the lying or misrepresentations as the design layout of the amenities (swimming pools, etc) that were one of the basis why I purchase the unit was changed. Also paid the unit circa 1.5 years ago but still not received the Deed of Absolute Sale and not turnover yet. And reading Denis experience, that could be the reason why customers have hesitation in filing formal complaint as it will take a life time to be decided upon one the so called "big guys" launch an appeal. Anyway, thanks Denis for your review.

My partner decided to purchase a Condo in Azure Metro Manilla 10 tears ago,

Since then we have had threats to take the Condo due to unpaid monthly payments,even though we provided evidence we paid from her Bank to Century they just ignored it,

demanded payment for extra floor space less than 14 cms yet they waited until 2 years to tell her.

And overcharged for this small increase in space despite we had no knowledge before purchase and was then forced on us.

pressured my partner to do a in house Loan for the last 5 years at a extortionate 16% .

When the sales advisor could not answer my simple questions i was cut off.

My lawyer in the UK told me being a osw means its difficult to to sort out not withstanding the Philippines are known for very little consumer protection and being very very slow to respond and rectify anything concerning money .we have lost around 2 million pesos. and cant wait to run to the hills,

I have been swindled by Century Properties Ltd after paying a total of Five Million Three Hundred Eighty-seven Thousand Eight Hundred and Seventy-eight and 45/100 Pesos (PhP5, 387, 878.45) for the purchase of a Condominium Unit and Parking Slot from the Acqua Project. The money was broken down as follows:
a) Four Million Two Hundred Twenty-five Thousand Four Hundred and 42/100 Pesos (PhP4, 225, 400.42) for the Unit
b) Eight Hundred Ten Thousand Pesos (PhP810, 000.00) for the Parking Slot
c) Three Hundred Fifty-two Thousand Four Hundred Seventy-eight and 3/100 Pesos (PhP352, 478.03) as Government-Mandated Taxes and Other Expenses (GMTOE) at 7% of the contract price.

After having received several emails from Century Administration assuring me that the turnover of my Unit would take place in November 2015, I took a flight all the way from Malta in Europe where I live to Manila in the Philippines together with my wife and our six year old son. The return tickets costed me One Thousand Nine Hundred Seventeen and 4/100 Euros (€1, 917.04) which I paid to Emirates Airlines, together with Six Thousand Six Hundred Forty-two Thai Bahts (THB6, 642.00), and Twelve Thousand Seven Hundred Thirty and 86/100 Pesos (PhP12, 730.86) which I paid to Cebu Pacific Airlines. However, on arriving I found out that the Unit was almost barren and lacked even the basic facilities such as electricity.

I had therefore instituted a case before the Housing and Land Use Regulatory Board against Century about the delay in the turning over of my Unit and the lack of fulfillment of its obligation to deliver its title to me. This costed me hundreds of thousands of pesos in attorney’s and other fees.

In its judgement, which I am hereby attaching, the Board concluded that Century had violated the explicit mandate of Section 25 of the Presidential Decree No 957, when it failed to deliver the title of the Condo Unit to me on full payment. Apart from ordering Century to deliver the title to me free from all liens and encumbrances within 15 days from its receipt, the judgement imposed an administrative fine in the sum of ten Thousand Pesos (PhP10, 000.00) on the Century for its violation of the mentioned section, which sum is to be paid to the office of the Housing and Land Use Regulatory Board.

The judgement also made reference to the reasons behind the enactment of the mentioned Presidential Decree, where it is mentioned that swindling and fraudulent manipulations were perpetrated by unscrupulous subdivision and condominium sellers, such as failure to deliver titles to buyers free from all liens and encumbrance, and to pay real estate taxes, and fraudulent sales of the same subdivision lots to different innocent purchasers for values.

The Decree further mentions that these acts not only undermine the land and housing program of the government but also defeat the objectives of the New Society, particularly the promotion of peace and order and the enhancement of the economic, social and moral condition of the Filipino people. It considers this state of affairs to render it imperative that the real estate subdivision and the condominium businesses be closely supervised and regulated, and that penalties be imposed on fraudulent practices and manipulations committed in connection therewith.

The judgement, among others, also ordered Century to:
1. Turn over the Unit to me or my duly authorized representative within 15 days with the right to inspect the same prior to acceptance.
2. Pay me Seventy Thousand Pesos (PhP70, 000) as moral damages
3. Pay me Seventy Thousand Pesos (PhP70, 000) as exemplary damages
4. Pay me Seventy Thousand Pesos (PhP70, 000) as attorney’s fees
5. Pay costs of suit

Century filed an Appeal Memorandum against the judgement with the result that the case was elevated to the Board of Commissioners of the Housing and Land Use Regulatory Board for a final decision. The Board eventually confirmed the first judgement following which Century launched an appeal to the President of the Philippines which may take a life time to be decided upon. This is most unfair – JUSTICE DELAYED IS JUSTICE DENIED.

My partner loaned to purchase a Condo in Azure complex, we encountered the following,

miss sold by the Century Agent in London,

pressured to hand over blank Cheques

Harassed that payments had not been paid when we proved they had been with no apology.

Forced to pay 5 years after construction for a small extra floor space

overcharged on loan payments ,but no accountability

Threats to take the Condo if we dont pay the final payment 1.7 million pesos

refuse to pay refund because of Covid Pandemic

Try to offer us a town house value 1 million by investing her 4 plus million already paid Condo into this, like an exchange.

Now we have a case against them

How this Company is allowed to continue to breach its Governments property laws and treat their customers with contempt and scam them is unbelievable.

How soon after the lawsuit did you get your Title? Did Centruy ever pay you the compensation?

I am planning to sue them too. I have fully paid my unit since April 2023 and until now I do not have my title.

Nobody is responding from the Titling group. My agent is of no help.

Simply bec i will see to it that all your mentioned complaints will be cleared with the agent or anyone from Century. I just had one of the worst experiences with a real estate agent who represented Century Properties. Mr La Madrid invited himself to a dinner I set up with another agent and proceeded to sell me a property like the salesman he is. Kaya lang bastos. Aggressive and dismissive. I do not recommend this agent at all and do your research about Century.

After reading this comment I’m now also losing hope to refund even 50% of the money I paid already 500k+ pesos I’m asking now a refund also same story all of you guys they mislead me they explain and promise me a lot of thing like I can get back my money by renting the place while I’m paying the house bank loan, but just this month I receive the bank calculation I’m going to pay double of the amount of my unit. Like my uni 2.3M left after my down payment then I have to pay back the bank 4.3M my unit only 20 SquareM or 24k monthly for 180months it’s impossible for me to rent it out the place 24k for monthly + I have to pay some extra charges for amenities of the building.. I’m hoping that they will refund me but seems they are not giving me hope this is a horror as an OFW it’s expensive mistake 😓😓

If you can still manage to refund then get a refund even if you get only half. I have a unit in Commonwealth, the materials they used are substandard, they focused on making the amenities great but failed to delivered their promised to the unit owners. And to make it worst, their Turnover Specialists have no customer services! I do not know ho did they get the jobs.

no way to pull out, accept ur lose or take a high risk and compromise on the future problem and issues. That’s what our situation now after paying the RF and one yr equity. Better to widraw as early as u paid. It gives us a lot of emotional stress and frustrations, our hard earned money just gone in a blink of eyes, but we need to do it rather than facing more issues and emotional problem.

I just had my unit turned-over in October, 2018 and boy, I was in for a big surprise. Very poor workmanship from top to bottom. Cockroaches crawling out of the damaged couch. All furniture and appliances have damages and looks like they all came from Junkyard or burnt warehouse . All walls have uneven paint color and cracks on corners. One of the large cabinet in the master bedroom (designed for garage) blocks the window that can be just the only available egress in case of emergency. Caulking and grout has a lot dirt imbedded on it. Shower valves-installed improperly. All linoleum planks have large gaps and damages. Lots of problems and until now, I found myself stuck in a limbo just trying to get Turn over group to fix the issues on my unit. Very poor design. I felt like I was victimized due to their workers lack of EXPERTISE and COMMITTMENT. They are intentionally doing their best to do a bad job because they are getting REWARDED with JOB SECURITY. It's all about MONEY. It could have been a painless transition, if the job was done right, the first time. I am planning on getting in touch with the interested parties to join in filing a legal action against the company. I have nothing better to do, re-tired, but I don't want to be eaten alive by cockroaches employed by century properties.
