Subject: Formal complaint regarding incorrect loan tenure, non-application of RBI rate benefits, and improper accounting of EMI payments

Sir/Madam,

I had availed a housing loan by mortgaging my property for house repair purposes. The loan was sanctioned in 2015 for a tenure of 12 years. I initially paid a monthly EMI of ₹8,300 for approximately three years without default.

Later, with the explicit intention of reducing the loan tenure, I increased my EMI from ₹8,300 to ₹13,300. As per standard banking norms, increasing the EMI amount should have resulted in a proportionate reduction of the loan tenure, bringing it down to approximately 10–12 years instead of extending it further.

During the COVID-19 period, as per Government of India and RBI guidelines, I availed a moratorium for only six months. It was clearly stated in the official circulars that no penal interest would be charged for this moratorium period.

Despite the above, my grievance is as follows:

1. Even after substantially increasing the EMI amount, there is no meaningful reduction in the loan tenure.

2. The benefit of RBI repo rate reductions applicable to housing loans has not been passed on to me.

3. I continue to pay ₹13,300 per month without any corresponding adjustment in tenure or interest.

4. I have now been informed by the local branch that I am required to continue repayments for an additional four years, which is inconsistent with my repayment history and increased EMI payments.

The branch officials have advised me to submit a written request; however, this issue reflects a serious discrepancy in loan recalculation and benefit transmission, which requires intervention at the authority level.

I therefore request the Honorable Bank Authority to conduct a detailed review of my loan account, recalculate the outstanding balance by correctly applying:

• Increased EMI payments,
• RBI repo rate reductions, and
• COVID-19 moratorium guidelines, and provide a justified correction in loan tenure and repayment structure at the earliest.

Failure to resolve this issue will compel me to escalate the matter to higher authorities .

രുന്നു. Per month amount കൂട്ടി പീരിയഡ് ടൈം കുറക്കാൻ വേണ്ടി 8300 എന്നുള്ളത് 13300 ആക്കി മാറ്റി, അപ്പോൾ സ്വാഭാവികമായും 15 ഇയർ മാറി 10/12 കൊല്ലം കൊണ്ട് തീരേണ്ടതാണ്. കൊറോണ ടൈമിൽ വെറും 6മാസം മാത്രം പെയ്മെന്റ് എടുത്തില്ല അതിനു എന്ട്രെസ്റ്റ് ആകത്തില്ല എന്ന് ബാങ്കും സർക്കാരും സർകുലർ ഇറക്കിയിരുന്നു. ഇപ്പോൾ ഞങ്ങളുടെ പരാതി എമൗണ്ട് തുക ഇരട്ടിപ്പിച്ചിട്ടും ഞങ്ങളുടെ ഇയർ കുറഞ്ഞു കാണുന്നില്ല. അതിലുപരി റിസർവ്‌ബാങ്ക് എല്ലാത്തരം ലോണുകളുടെയും റിപ്പോ നിരക്ക് കുറച്ചു എന്നിട്ടും അതിന്റെ ആനുകൂല്യം ഞങ്ങൾക്ക് കിട്ടിയില്ല ഞങ്ങൾ ഇന്നും 13300വെച്ച് അടക്കുന്നു.ഇനിയും 4വർഷം അടക്കണം എന്നാണ് ഞങ്ങളുടെ അടുത്തുള്ള ബ്രാഞ്ചു അറിയിച്ചിട്ടുള്ളത്. അവർ ഒരു റിക്വിസ്റ്റ് അപേക്ഷ കൊടുക്കാനും ഞങ്ങളെ അറിയിച്ചു.അതുകൊണ്ട് ബാങ്ക് അതോറിറ്റി ഇതിനൊരു പരിഹാരം കാണണം എന്നഭ്യർത്ഥിക്കുന്നു.
