I have been approached by this company and am unsure as well. They said they will find the discrepancies in my loan (for 1% of original loan amount) and give to their law people who will then assign a lawyer at $1000 per month (for about 9 months). I have researched the lawyers, the Founders and everything I can. All seems OK...but they are a newbie company. Basically not enough data to determine. The Rep I talked to was knowledgeable and explained well and answered my questions. I would go for it for sure except for...I am afraid of the process where I am not supposed to talk to the lender once the TRO (temporary restraining order) is filed, which means I'm not supposed to be sending the lender money, correspondence, nothing. That is the only part of this whole thing I am holding back on because at this time, I have never been late in my payments. Problem is, everything is going to change and soon--so I have to do something. Also, 9 months (10 if you include the audit the first month) is a long time to wait to see if you are a winner...almost like having a baby! I was told things would get worse before they got better--but they cannot guarantee that we will win. So what to do...what to do.

Thank you everyone! I have been holding off becoming a customer of these guys and am glad I listened to my gut. They were too positive I would win my case, they kept lowering the cost of the audit and raising the cost of the legal services. George Pulvino keeps trying, but the next time he calls, I am just going to tell him we went with someone else (and I did... me!). I've figured out how to make it all work without losing my home or even being late on one payment. By the time trouble comes-a-knocking, when all is said and done, I will be paying less for my house than if I went with US Loan Auditors/My Legal Service.

My thoughts and prayers go out to all of you who did get scammed, I hope Karma bites them ALL on the behind!

Barker Sandison and crooks have gotten away with it so long, nothing bothers them. Your right bon333, that's all they do, COLLECT. They sell the false hope then collect. Anyone that is still buying into that hope, needs to stop paying them.

Take action! Next Tuesday, 29 June, Noon. Let's all show up in front of the building in Rancho Cordova and hold up signs, call the media. Call for the crooks to come out and face those they scammed. Demand our money back! I heard the media is upset that they were used by these crooks and are more then willing to make up for it. You up for it gambling bob? and others?

I am also filing a complaint with the state bar of california, The Attorney Generals office. I hope the owners of this company realize that I will not go away until I am satisfied with the outcome, I have nothing but time on my hands to resolve this issue.

I have contacted channel 13 Kurtis and channel 3 and will be filing a small claims action on the first of July if my refund of $3, 000.00 is not in my hands. I have also filed a complaint with the B.B.B. I am hoping the media publicity will hit the owners of this company where it really hurts. Maybe I can keep other people from being scammed. I am retired and I will make it my mission in life to get my money back and if not I will do everything in my power to make sure this company goes down in flames.

I went in person to confront Shane Barker of US Loan Auitors / My US Legal Services to request a full refund and happened to meet with James Sandison in the hallway of their office at 2882 Prospect Park Drive, Ste 350 Rancho Cordova and Mr. Sandison stated that his company policy was not to refund any money. He is aware of the State Bar of California investigation next Tuesday June 29, 2010 and had no concern for the the meeting or the law (FTC Consumer Alert, Forensic Mortgage Loan Audit Scams: A New Twist on Foreclosure Rescue Fraud) or his refund policy. He said that US Loan Auitors / My US Legal Services is a Paralegal service and they did what the contract stated. So I paid $10, 880.00 for a audit by a paralegal firm? They are by far a illegal operation from the Owners to the clerks it is a scam but not as good as Shane Barker and James Donald Sandison - #148812 (State Bar of California #) think. File your complaint with State Bar of California, Attorney Complaint Hotline1-[protected]. Federal Trade Commission (FTC) Your local Police department to log your police report number and dollar amount for your FTC complaint, California State Attorney General's web page on how to report the crime. Also LemonSly I think Shane Barker is the fall guy because he isn't a [censor] Lawyer like Sandison and can't defend himself. Heck Sandison told me it it the por bono lawyers who are target of the investigation which is news to my lawyer, well I can't say he is my lawyer because he never received any documents or money. I wonder if they are all in on this fraud?

The one that might take the hardest blow will be James D. Sandison, the Lawyer that is behind the whole scheme, the archetict of this illegal scam. He will no doubt lose his licence to practice Law, but maybe that doesn't bother him since he was a loser in practice anyways, and that he had to hook up with barker. He is the one that thought of the idea of making it 2 companies to get around the Feds early on. US loan and US Legal, as if there is a difference. No doubt barker will play the dumb card and point at Sandison as the one behind it all. Barker might even cut a deal to testify against Sandison. Id love to be at one of the meetings now, im sure a lot of eyes are looking around. Federal Court should be fun to watch.

gambling bob: remember that jeff pulvino is one of the founding members that is part of this illegal scam. He's a shame to his family and friends. But he can't really make any decisions for himself, that is up to barker. Pulvino will lose everything and have his name plastered in the news when the ship sinks. Federal prison will welcome him with many hands.

Mr. Barker I have asked you for a refund for the audit your company performed for a cost of $3, 000.00. I now find out I can have this same audit performed for $300-600. As you know by now I have filed a complaint with the B.B.B. I also have a meeting scheduled this week with Call Kurtis from channel 13. I have also contacted channel 3 and will meet with Mike Tecel next week about your company. When I orginally considered hiring your company there were two factors in my decision. I was given information on your company prior to signing any agreement and in this information it states and I( quote during litigation the lender is not allowed to contact the borrower) (Foreclose) (Report to credit bureaus). I contacted my own attorney and asked him about this and was told that this is not true and in fact the lender can foreclose on my property. This was one of the most compelling reasons why I hired your company because if the lender could not foreclose during litigation I could care less if it took two years to reach some kind of settlement with the lender. I also contacted 2 other attorneys and was told that in fact the lender can foreclose whether or not we were in litigation or not. So while I would be paying $1, 250.00 per month in addition to the $3, 000.00 I payed your company I could very well be kicked out of my house. Of course having your company conduct a foresnic Audit I find out that in 99.9% of the type of loans your company audits there is always some kind of legal violation. Your 30 money back guarantee is worthless unless your company finds no violations in the lenders orginal loan documents. I have asked you to simply return the $3, 000.00 I payed your company for an audit that should have cost no more than $300-600.00. As I stated to you in the letters I have sent you and your company I will file a small claims action against your company. I will and intend to also file a complaint with the Attorney General's office and the Dept. of Real Estate. I have given your company until the end of this month June 2010. I can guarantee you that the publicity that your company will receive from the news media will cost your company far more than the $3, 000.00 I am asking for. I spoke to Jeff Pulvino and also asked him to please just refund my money so that my wife and I can move on. I explained to Jeff in a letter that unless he could absolutely guarantee my wife and I that we would not lose our home to foreclosure while we were in litigation as stated in your company's literature we could not move forward. Do you know something that my attorney does not know? If you want to discuss this issue with me you can call me anytime of the day or evening.

The question now should be what has Barker and his partners in crime done with the money? Is it hidden away so when the authorities raid and close down his scam operation, will the money be long gone? Will the scape goats be the sales fraud liars? From what I know, I would advice any sales person for Barker and criminals to come forward now, cut a deal. At least save your skin.

The mortgage broker said the client refused to sign a form so he got up and called the FBI while the client was still in the office. We'll great.
I did'nt know we the borrower should of been doing the same back to them for their dirty dealings. As of now, the Dept. of Corps demanded an immediate answer be provided to them and myself. And if my lenders response is justifable and Dept. of Corps makes no recommendation then sure I'll be filing a complaint with the FBI. We don't give up.

I have followed this sham company for a while now. I found it was a crooked enterprise, only because a friend asked for help. I held no financial stake, so my mind was clear and skeptical of everything. You stepped into the same mess...twice. A) You agreed to a loan that was not in your favor, then B) You hired someone to confirm you put yourself in a bad loan. Unfortunately, USLA cant do anything. That's why you ask, the unanswerable question, "Mr. Barker :How many of the total law suits filed by your company have you won"?

You have been taken. Maybe its time to re-educate yourself on economics. Grin and bear it this time, and be ready for the next time someone gets the best of you. I'm sorry you have lost out this time, but keep this situation in mind for future consideration. Looks like its time for a short sale...

And Im sure you knew the same guy who charged you for the audit, built USLA, on money completing short sales. Its the circle of life Simba...

Greetings I have been trying to receive a loan modification from Chase /Washington Mutual for the past 18 months. I have a negative am loan that adjusts every year. I have recorded every phone call and every letter sent to chase for the past 18 months. I have made 80 phones calls usually at least once every week and 15 letters including 3 Qualified Written Requests that Chase has never responded to that's right never responded.I have been told by Chase numerious times my loan mod is in the final stages underwriting so forth. I have always sent any and all information requested immediately by fax usually and verifing that they have actually received it. In my case The broker mistated my income by more then 21/2 times what I actually made. I sent in all of my income and my wife's income. The appraisal on my home was overinflated by more then $200, 000 at the time of my loan in 2006. Several of my orginal loan documents that should have been in the package were not there.What I find is that Chase does not want to write down principals no mater what. Even though it's the investers that will lose the money not the banks themselves. I have researched and found out as much as I could about USLA because I felt the only chance we had for keeping our house was to file suit against Chase. I have spoken to several attorneys in the past and was told I had no case, and be prepared to have my home foreclosed upon.
USLA found numerious violations in my loan and advised sending it to USLA legal side. I called today and asked when I would be hearing from USLA and I was told I would receive a letter in a couple of weeks and then if I had questions to ask then. One of my many concerns is the attorney that they assign me is this person really going to be knowledgeable enough to litigate my case and to know what we need as a settlement to be able to stay in our home. I know from my own experience that if a reasonable settlement can be made without going to court would be much better. When and if you go to court you never know what a judge or jury may decide.

This company is a scam. I lost my house to forclosure. I signed up and paid upfront fees and $1000 each month for 5 months. Nothing was done by this company. No attorney was assigned to my case. So for those that are thinking to signup - you will loose you house. Request your refund asap. You will only get the monthly $1000 back as I did. I filed complained with AG office but received a no help form letter. Good Luck

What does NR mean?

No Rating. Generally, BBB assigns a business an “NR” (No Rating) under the following circumstances: type of business is not appropriate for BBB rating (i.e., psychics, astrologers, spiritualists, etc.), BBB doesn’t have enough information on the business and/or hasn’t had sufficient time to assess the business, or BBB has determined the business is no longer operating.

yeah I think he is supposedly one of their "Managers" and told us that not to make payments on our mortgages, that we would have a TRO placed on each (never happened) so that the banks or their reps couldnt step foot on the property and could not serve notice or even foreclose. that we would get an average of 100K + back from the lender plus damages and all attorneys fees and cost. our credit damage by the lates and foreclosure reported would be reversed and credit would be cleared up, we might get our loans forgiven as well as monetary payment from the lender. r.s should be fired, and jailed. he lies and is very deceptive. usla should be fined for allowing him to continue his employment there. he is a greedy person, just out to get commission and will tell you anything you want to hear in order to get the sale. he has no pulse.

again I can tell everyone here, that not 1 single person here has lost as much as we have with USLA. I can tell u what that is as I dont want my identity revealed at this time. If I do go to the a.g. I will not only reveal my identity but also post my paperwork from USLA so that everyone can see for themselves.

Have I contacted the A.G. Yet? No. I have some things to wrap up that are in the works and I am very very busy with other business and legal matters daily, (all day). But, I have yet to conclude business with USLA and I am going to give them the full benefit of the doubt and opportunity to correct my situation before I take any action. I want to be fair and check everything out 100% and also see how they plan to rectify my situation which already has suffered irreversible damage due to gross negligence on their part, due to misrepresentation, fraud and incompetence amongst some of the items.

They use forms of twisting, misrepresentation, fraud, false advertising and misleading tactics to gain consumer confidence and lure people in. I am not an attorney, but my Uncle is. He is a real estate attorney and has reviewed my situation and has advised me to proceed in such a manner, that is not favorable to USLA. He does however, agree with a few detailed items that i am checking into that might give some credence to USLA.
Time will tell and so will I. I will post when I can with updates and information as I can.

I want to honestly give them a chance to rectify. lets see what happens as I continue to contact them and see if they are cooperative and amendable. Until then.

Your right Drake, if it sounds too good to be true then maybe its not. I hate to talk bad about a company I really don't know and I'm not...but there are too many people/companies out there that have no pulse they are heartless and they will suck the last penny out of homeowner that is already down. That's why I shared the advise the two attorney's gave me. I hope people really take a hard look at what they are being offered before jumping into it.

The money it will cost to consult an attorney to see if you even have a case is well worth it before giving the last penny you have to a company that may just be out for your money.

I spoke to two Real Estate attorneys to ask them about the offer US Loan Auditors offered me and these were their main points.

• It is very unlikely any attorney will take these types of cases on a contingency. According to US Loan auditors the attorney assigned to me will basically be taking my case at a contingency b/c attorney will not get paid until settlement is received.

• It’s very unlikely the attorney will receive fees from my lender separate from my settlement. According to US loan auditors my settlement is 100% mine attorney gets paid separately by my lender once case is settled.

• The attorney’s I spoke to advised me to go directly to an attorney that deals with these types of cases and see if I even have a case before deciding to go to US loan auditors.

Also the representative at US loan auditors continued to say all fees are 100% refundable if the case is lost BUT after asking again only the $3, 000 is 100% refundable NOT the monthly $1, 000 + a month you pay.

I’m not saying US loan auditors is a scam, I don’t know this however I don’t want to fall in to another scam so I’m checking with an attorney to see if I even have a case before I decide to sign on with US loan auditors.

Margy: If it sounds too good to be true...you know the rest. Yes some are having a successful outcome and it's the employees of USLA. But no one has ever won a case that can be verified from using USLA.

Hi everyone!

I haven't posted for a short time, but here is some news. Federal cases are being dismissed. The amount of Predatory Lending cases are overwhelming the Federal courts. Federal gets 1 judge for the entire case and the verbiage on the court docs must be very definitive. The Fed courts were not intended to handle the on onslaught of these types of cases, rather they were designed for higher and cases.
Predatory lending cases are now being filed in State court, where 3 judges work on your case, consecutively and the verbiage is not so scrutinized.
The reason cases were originally filed in Fed court, is that TILA and RESPA are Federal laws.
It is a sad and harsh reality that the judges are dismissing cases in Fed court because they are overwhelmed.
Of course, they dont admit to this as there would probably be a major uproar and revolt by the people.

Also, they are dismissing cases based on the "Lost Note" theory because they use the interpretation of the law, (I say just another excuse to dismiss the case) as that the note was used to protect against fraud, not to show that the lender actually had a write to collect. By making payments to the lender, it shows that this was an intent to repay a loan. If some John Doe tried to sell or claim your house, then that would be where the note would be needed to be produced.

Read this article. It is by someone who should be a judge and knows everything about wall street insiders, Real estate law and IRS laws. Basically what he submitted to the courts shows, that for almost everyone of us out there going thru this, THE SERVICER OR NEW LENDER HAS NO RIGHT BY LAW TO FORECLOSE ON ANYONE.

I would strongly caution any consumer who might consider using this company to reconsider. This company is attempting to avoid the law by calling what they do something other than what it really is. Bottomline is that they should not be taking money from you until they have provided the service that they have promised. It is only a matter of time before they shut their doors and leave you standing a bit poorer for your experience. Keep in mind that even if an agency like the DRE should cause these predators to shut their doors, the DRE will not be able to get your money back for you. Don't fall for their "Money Back Guarantee" promise. You have been warned!

This company is a scam. I can prove it. Send your money and they will disappear. It's just a matter of time before a class action lawsuit will shut these guys down. It's a good cover they have...nice site, but all just smoke and mirrors.

I re-looked at their website. USLA charges for a Loan Audit. That's it. (For 1% of your loan values - that is verbal.) After your audit is completed, and determined suable, you are referred to a a different company, www.myuslegal.com, which appears (and I was told) is owned by the same group refers you to an attorney and then collects fees.

I was told the monthly fees (1/2 your mortage payment) are collected after the lawsuit is filed.

I appears that they have creatively avoided the "collecting upfront money by loan modification firms" ban by separating the functions to different corporations.

This isn't a negative comment, just an observation. We will see every time a law is created there is another creative firm out there to circumvent it.

What concerns me is that this process was explained very differently to me by the sales rep. It was "we sue the companies at USLA, we manage the cases, etc". I would like to think I would be one of the success stories. However, I am concerned that USLA is a revenue generating scheme first, and a hope that on the backend they can deliver. Of course they'd like to as it will keep them in business longer. If not, that have a good 12+ months to cash in on a good concept. No loss for them. They are selling hope.

Think about this: what experience does Shane Barker of USLA have managing a team of attorneys and expectations. It is my understanding that he slings real estate and related mortage products. It is my opinion only that first he is a brilliant salesperson riding the wave, and only maybe is he a good orchestrator of the best mass consumer lawsuit machine the US has ever seen.

I am going to skip it. I don't have time to speculate.

I came here for information today, this is my first time on this site. I decided to do some last google searches before going with USLA. Thank you all for your posts.

I am going to post my experience talking to my rep for the past 9 months. The more factual information people post, will help lookers see correlations and make their own decision.

I was very leary of my excellent sales rep. Had the same response to questions I've seen here "we've never lost a case" (but couldn't tell me one they have won, "all the cases have gag orders."), we have tons of references, check the BBB (told him that wasn't a reference), said the news channels love them - for a reference (since when is a reporter a reference). Said check out their website with all their success stories (I said show me one, you don't have any on your website). Said check out all the cases they have filed (I said you link to cases, where does your site say you filed them? After pressing, he acknowledge they don't even file them, but are the "coordinator". Said I should do research because it's all listed on the site for ME! to see -- yeah, call the attorney's and ask if USLA is doing a good job?). I asked where they keep the money if it is guaranteed to be returned, in a trust account? (talk was skillfully turned to their 30, 000 sq. foot building). I asked who else at their company would speak to me before a decision (back to references, round about, no references, no real facts on website). So, no one backing up the sales rep. Now, I just own a business services company who makes ONLY $1K / client / year. Any prosective customer can get ME on the phone or in person, as I value their business, and stand behind what I do. Not apparently at USLA . . . you get your Sales Rep, that's it.

However, I was close to being hooked. Seemed to good to be true. They sue, I wait it out. This site knocked some brains back into me.

In summary, it is a skillful and tenacious sales tactic that wins us in desparate situations over.

Turns out they relentlessly push the same S*H@T sales story over and over again. I agree with other posts. My rep said, my fee was $5500, and did they really expect them to do a good audit for less? (I said, since you charge 1%, does that mean you are doing crappy audits for people with $250K loans at $2500? No Answer). He told me they are signing up 80 to 100 clients a MONTH. WOW! I told him that was $440, 000 a month in audit fees, that's a lot of cash! No response. And each month getting a new income stream of say $1000/mo/client * 80 clients = $80K per month. They must be raking in the dough? BUT, I asked, why don't you pay the attorneys until the cases is closed, where is all this money going? I said with all this money up front, you can give me a break . . . I know its going to nice sales commission . . .Hmmm, aren't the fees priced a lot like loan points (smells like a mortgage loan broker mentality.) He told me it took a lot of money for them to manage the cases with the attorneys.

Based on other posts, they don't have the thousands of cases they must have at 80 new cases a month (not matching up here on #'s).

Here is what I was told they do, as it differs a lot from what other people were told, and compares the same in some ways:
1 - they don't have any attorneys on staff (other posts list a Sharon somebody).
2 - all of the attorneys are "found" and trained by USLA.
3 - a forensic audit is done that costs the $5500 I was to send them (SHOCKED that I think it could be done for $600 like other attorneys charge).
4 - my sales rep last year used the title "fraud investigator", now there is no title
5 - my loan was originally deemed, "needs more paperwork, " now looks "like a very strong case" even though I haven't given new paperwork
6 - I am told to stop making payments on the house, and pay them half when the lawsuit is filed
7 - I am told I am a victim of predatory lending over and over again. Got nauseating. (how does he know? I told him I'm not totally a victim, but I did get screwed. I could have walked away at signing and had no place to live and be out my thousands deposit, but didn't). In future conversations he continually referred to me as a poor victim. It got kind of annoying that he couldn't remember much of the facts, but kept pressing on with the sales pitch. That always led to, are you going to let them do this to you when you have such a good case and you can save your house? Kept saying they'd sue my broker for all the money he made to screw me, and kept forgetting despite several conversations that I told him he didn't make any money on the loan, it was a favor. Yeah there were mistakes, but not for a profit. I kept telling him the guy was out of business. For the umpteeph time . . . that broker made thousands of dollars on you, and you don’t even know what he made on the back end. I think the fervor of the sales pitch should have warned me.
8 - the problem is, I don't have much more facts to go on, which is why I've held off for so many months.

In summary, because the rep couldn't remember the facts, but kept repeating the (very compelling) sales pitch that didn't even apply to me, I now know realize I almost fell for a excellent sales job.

Anyways, this lecture is kind of to myself to remind me of all the warning signs I saw. If anyone else thinks it is good, I hope it works. Just remember to logically look at the pros and cons, and don't be blindsided by the hope.
