Customers of Unitech Group who make a downpayment tend to suffer afterwards should the project get cancelled because thereafter Unitech Group takes a strangle hold on the customer’s money. In my situation having made a full downpayment towards an apartment in Unitech Grande Aqua (Noida), which was cancelled, I then had the funds transferred to a Uniworld Resorts Villa, since the price was lower of the latter, Unitech to date (6 months) has not reimbursed me the difference nor do individuals of Unitech respond to my correspondence. I simply do not want others to undergo the same aggravation I am going through, so Unitech Group is leaving me no alternative other than to warn others about the poor level of service they expect to receive when investing in Unitech Group projects.

I repreent a group of 20 home owners, who bought a flat in UNITECH CASCADES, GREATER NOIDA IN 2006. The builder has taken on average 40 lacs rupees from all of us in 2006 and it has been 10 years and there has been no response whatsoever.

WE ARE FORMING A SOCIETY ANYONE ELSE IN SIMILAR POSITION PLEASE CONTACT US.

If you had booked a flat with UNITECH in any its projects anywhere in India and they have not delivered. Please contact me, we are taking combined legal action against UNITECH. To get our money with compensation back at the earliest.

Since 5 yrs we are listening the same, unitech guys go to jail and are levied heavy penalties but till now Sebi or any govt organization has not done anything . we have lost our hard earned money for which there is no respect . We are talking about country growth without considering the human emotions . The cases are due since long but no step taken as of now . This is the most highlighted case in the country and yet no results, I really doubt that the small things are surely not taken care off . I have no money to repay my EMI, have to pay the rentals and cannot see any way out . can any one pls suggest whom should we discuss the issues and how can we reach there . may it be the prime minister of the country . These prosecutions are of no use, post doesnt help and not seen to anyone except the media, now we need to follow a different way . Lets work around to send the letters to PM, mails to him directly or a way to highlight the issue to him on his face if he cannot see whats going on in the media . We need the solution or our complete money back with interest and in actual not on papers .

We had submitted the FDR’s to the company UNITECH LTD for the repayment in DEC 2013.
Since then company has been asking us to wait till end of Jan’14, then end of
Feb’14, then end of March’14 and now again asking us to wait till end of April’14.

I have started my actions with complains in Ministry of Corporate affairs, Company Law Board Delhi.

1) Please send your grievances letter to Company Law
Board, Delhi Bench, Shastri Bhavan, 5th Floor, ‘A’ Wing, Dr.Rajendra Prasad Road, New Delhi :
110 001.

2) Also lodge online complain on http://pgportal.gov.in/Grievance.aspx, select Ministry of

Friends those are facing issues with Unitech Ltd or those have done any kind of fixed deposit with them .My sincere request to all not to be panic.Our Security Exchange board of India are dealing such kind of cases very actively.They are having complain mgmt system.Just Login and upload necessary documents which will gives yu a solution.

UNITECH IS THIEF STEALING CITIZENS IN DAYLIGHT. GOVT PLEASE INTERFERE
Unitech Is a bull seat company. I also had booked a flat in Unitech Vista in Uniworld city Tower No.01 Kolkata in 2010 March. They had promised me handing over the flat in 3years time. Within one year from the date of agreement in July 2010, they took 80% property value from me and after that kept silence. Before completion of 3 years from the date of agreement took another 10 % and kept silence.
After that 3 years past there is no news about readiness of the flat from unitech. When 6 months over after original handing over date I called Customer Care and asked about delivery of the flat, they replied after 6 months. Another six months ends but no response from unitech. Whenever I called them they gave me some date but never responded when date comes. Like this they delayed 3 years.
Unitech is Thief they are decoit. They grab salaried person's money and pump it to another project. Their strategy is to give a bogus promise of delivery time and collect maximum property value (80%) from investors within very short time say within one year and then forget interest of investor who booked a house with them. Once 80% of money is collected within short time Unitech will not look behind to those who have booked a house with them.
They have knowingly given a penalty clause in the buyer's agreement of, Rs 5 / sqft PM if possession delayed after 3 years, which is nothing. If it is a 1000 sqft house then penalty per month is Rs 5000, whereas by the time buyer must have paid upto 40 lacs to Unitech. What would be Bank Interest of 40 lacs / month. In other way what will be rent out cost of this flat Rs. 15000/- (Min Per month).
Unitech is thief and stealing salaried person's money in daylight. Govt should interfere and take action against this malpractice. Unitech has made this as their buisness strategy.

Recently Unitech has send me a notice saying that your house is about to ready but pay all this below mentioned money before making it fully ready. When I went through the payments heads found countless and unjustified charges. Most of them are not there in the original payment Schedule which was made during agreement. Not less than 20 heads for asking money. They need money, charges for every dam thing. Very surprisingly for very silly things they are asking big amount like one example for documentation they are asking Rs 48000. Asking levy 1.4 lacs.

Dear Real Estate buyers
BEWARE of this monster company UNITECH who is fearlessly swindling innocent buyers money. It appears the modus operandi is create a new project, generate cash from unsuspecting buyers and stop the project and screw the investor with plain gassy promises of possession.
Why is'nt anyone doing anything to this company while he is still selling space thru lies. Government/Law should freeze this company, sell their assets and make good all liabilities to don know how many investors around the country.

Never Invest in Unitech ..rather donate your money . I bought an apartment in 2012 in Mohali and i was told that possession will be given in Mar 2013 . Now its Nov 2014 and still nowhere close to possession. They even have stopped construction there and say they dont have money to continue this project. Please don't waste your hard earned money its so frustrating that whatever we save just give it like this and Indian government do nothing. They claim to be Number one company -- only happens in India.

I agree ...its not a reliable company .We had invested in an apt with unitech in nirvana country in gurgaon in 2009 .We were to get possession by 2011 march that is in 18 months . But its been 5 years and still v ha vent got the possession .Have trying to call and e mail their customer care people . time they delay the completion date by 2-3 quarters .We only losing money and mental stress having paid the entire amount right at the start of construction .

Since September 2010, I am waiting for my unit to be released at Chennai - Nallambakkam Unihomes 1 project - under construct build program. Unitech's contract mentions that they will pay Rs 5 per sq.ft after 30 months from the date of contract. But they rejected to pay and advised that it will be adjusted at the time of handing over/settlement. God knows when.
I visited Chennai recently from Sydney to see my other apartment which was handed over about a year ago in my absence to my authorised person. I had to virtually work hard and plead to the workers during my holidays to make the apartment liveable. You name it, hot water, carpentry, structural issues, electricity - poor workmanship. Customer service is zero. Well, I hope that's what you get when you commit to a wrong builder. On the positive side, it is good value for money as a basic accommodation, as long as the owner can put in lot of effort to maintain it physically and financially. In general I am ok to put up with the hassels, as long as there is a roof over the head in India.

Unitech is just horrible - totally non-professional, deliver really poor quality of work... that is unacceptable. We feel awful as owners of Unitech, Heights, Kolkata location. Two years back we made a deposit INR 10, 000.00 to remodel inside of our flat as required by UNITEC to engage an interior decorator suggested by UNITECH. The work was complete within 3 – 4 months. Since then we are being harassed almost one and half year to get the legitimate deposit back from UNITECH. Although they accepted the deposit without any problem two years back. It was smooth. It is almost impossible to get the proper contact at UNITECH to resolve the issue. Couple of months before we were notified about deposit amount of INR 10, 000.00 made with our bank by UNITECH and we were happy that it is over finally. But we just got returned check from our bank for INR 10, 000.00 plus return charge of INR 308.99. This is unthinkable that this has gone so far. We do not recommend anyone to buy UNITECH properties in Kolkata. They are simply bunch of corrupt people. We are at their mercy from so far way.

Very true !

In my case, first they didn't provide my bankers with all the docs required for sanctioning home loan; this delayed the disbursement, and then Unitech levied a penal interest also!

If they had provided all required approvals & documents in time, there would not have been a delay...

Prospective Unitech buyers, please be aware of all these...

My experience are also same. I visited Uniworld Garden in Jul 2010 at the time of booking and now in Jul 2012. Exactly two years have gone and from excavation in 2010, the building has reached floor level of FIRST FLOOR only. Its a 13 Floors project so at this rate of one floor in two years it will take approximately 26 years. Well I am joking but definitely Unitech will not hand over the project in time.

Whats the solution? New Investors dont put your money in Unitech till it delivers to its existing customers

And, to add to that, they influence prospective customers of Unitech Nallampakkam to go for 100 % fiance through Deauthse bank ! Bank pays 100 % to them, you keep paying the EMI every month right from the month of booking and keep paying till Unitech delivers in about 5 yrs?

Well, looks like Unitech fleeces evry prospect...without even getting approvals yet for the proposed projects ...

Unitech is a typical Indian company that is unprofessional and I am not surprised they resort to delays, hoodwinking customers and even delivering sub standard construction.

Most of their projects are delayed for one or the other reason so would advice people to watch out before investing in Unitech properties.

They will delver your house but what's the point delivering something 3 years late ?

In my own experience, Unitech is just horrible - totally non-professional in all dealings, deliver extremely poor quality of work... almost unacceptable. There are major issues with building security system as well which must be fixed to make flat owners feel comfortable and safe. We are NOT proud owners of Unitech, Heights, Kolkata location. During my very recent trip I noticed that the security system is a mess. I had vendors come from LG, Godrej and few others to install items in our flat. The vendors like LG and Godrej called on my cell phone after they were inside the compound. This is very scary. There is a phone inside the unit. I never received a call from the Gate where the security should check any vendor/person then call the unit before anyone could enter the building. This is missing. The maintenance charge we are paid already for two years in advance which is about monthly INR 3500 which includes security. Light bulb in front of our unit is missing. The area is very dark there. This is not fixed after bringing this to the notice of Facility department repeatedly. In the context of the recent burglary in several multi-storied units in greater Kolkata locations, security system must be rectified to make the resident owners feel comfortable to stay in their own units. I will never recommend to consider UNITECH project.

Agree with you, though my experience is in Unitech Chennai. I also have made full payment, as required for making the advance. Subsequently, contrary to what I was told by Unitech guys at the time of collecting the advance payment, they have not got required approvals for their complete project and whatever they have got is only for part of the Chennai Nallampakkam project.

When I approached HDFC, one of the financiers who had approved the project (partly though), Unitech refuses to shar any documents necessitade by financiers. The reason is that Unitech Nallampakkam project has not got all required clearances. Now I am stuck with having paid the advance payment and three subsequent dues afterwards, but without being able to get a home loan ! All correspondence to Unitech guys in Chennai never gets responded.

Chennai guys, if you are thinking of booking Unitech project, please think twice !

I am an NRI customer and I have a complaint against Marketing department, Unitech Kolkata. I have sent the initial 10% booking amount on 02/02/2011 as per the given rate by Marketing Manager, Unitech Kolkata. As of now I have not received any confirmation from them and they have not sent the allotment letter/offer letter, agreement and other required documents yet 19/02/2011. I checked with my local bank and HDFC bank, the amount has been credited to their account on 03/02/2011. I don't know if they are sleeping or something else... it's very frustrating.

First of all there is a very less possibility of a project getting cancelled after people have made down payment, unless there is an equally profound reason. And as far as the delay in paying back the difference, well you should wait and watch. When you transfer your money from one project to another, there is a lot of paperwork involved as the two projects may have different intermediate agency through which Unitech accepts the down payments. As a result, the money will get back to you for sure. Unitech is the second largest real estate developer in India and they will surely not swindle you.
