This company is a bad company. They prey on peoples misfortunes. I returned their 3rd letter telling them I wanted my name off of their mailing list and that I would never sell my house to them or thru them. They never took my name off and they keep sending me their letters once a month. i have called them many times to try tell them to take my name off of their list and to stop wasting paper by sending me their garbage every month. However when I call the number it rings, I get thru to the message and after the message plays, there is a beep and then it just rings and rings and nobody ever answers, it is like they blocked my number and I dont even know how they got my phone number. Dont sell your house to these people!

Sundae is really an amazing company and its straight to the point, the point being The best option for a seller. I looked into all options and this was the best offer for me. Skipping the flashy numbers and requirements I found in other companies. Things did come up and their were a few hiccups but ultimately we closed i just had to trust in this team and once I did it all ended up working out in the best interest for me so I really appreciate that. I would absolutely recommend this company. I would do it all over again, even sooner. I dwelled on the burden I felt on this house for too long and was scared of selling off the market but this company has proven to be unlike the rest. They really have the sellers best interest in mind~ Thank you!

I've bought and sold three homes in my lifetime,and the process was fairly descent. However,this third house selling process here in Ga has been horrific. People signing contracts just to recant two days later,potential buyers signing just to find out their funding doesn't match the offer. Tons of people in and out your home leaving you and your family with no rest,and highly stressed and tired.I stumble across Sundae " ***" here in Ga,and she has made me feel less stressed by explaining the process of Sundae. As of now everything is going just as she said. The video,and inspector both came out the same day for less loss time of them coming separately. This process with Sundae thus far has lessend my stress,and frustration. I will definitely return for the ending of my review after my closing.

I would enthusiastically recommend Sundae to anyone with a dumpy house to unload. Chayton was very patient & kind whilst initially explaining the process of Sundae & whether or not it was a fit for me. Then my market expert *** was a dream to work with, really going above & beyond to make sure I got the best deal possible. (I got much more than I expected.) I was being strongly encouraged by others to FSBO as is, but I decided to use Sundae instead. Boy am I glad I didnt listen to those around me!The title company found title issues with the previous owners from over 20 years ago, things I was completely unaware of & would never have dreamed of potentially being an issue. It would have been an absolute nightmare if I didnt have *** looking out for me! I am so glad I chose to use Sundae for selling my ugly house.

We LOVED working with Sundae and have recommended you to several of our friends. The process was so simple and straight forward. We met with an agent, everything was explained and the process was started. Once we had selected the best offer, things went fairly smooth. As with most things, there were one or two glitches, the first being that our agent left for another job. The second was that we needed to change our closing date. However, we contacted Sundae and they worked with us to get everything taken care of in a timely manner.Would I work with them again, absolutely! If you are not sure, do this, figure out just how much it would cost you with all the fees and such to sell your home with a regular RE., subtract all the fees and see what you are left with. Then talk with Sundae and review their offers without all the fees. See if you are left with more, we were.

I wholeheartedly recommend Sundae. We were left with a house that was beyond our ability to bring back to life and knew that it would have to go to someone with major capabilities and contacts. Sundae acted as that middleman and from the initial phone call to signing the closing documents the process could not have been smoother and I never felt pressured in any way to sign up with them. Sundae representatives were always available to answer questions and made the entire process easy. Not only that, but by having multiple people bid on the house, we were able to accept a bid $50,000 over what we expected. Sundae handled every aspect of the sale and there were absolutely no hidden costs or fees that sprang up at the end. I would recommend Sunday 100% for anyone, especially with a distressed property. I cannot say how much Sundae was the exact right company to handle my dad's house and I am so grateful that I found them.

Excellent Service! We recently contracted with Sundae to help sell our family home. It was an emotional time as the house has been in our family for 72 years and was built by my Grandfather. *** was amazing. He understood the emotions we were dealing with and was patient and understanding with all my questions. He remained at my call or text throughout the process. The bidding was quick and gave us a price we were very happy with. Having Sundae vet the potential buyers prior to allowing them to bid is essential for a smooth transition. I was informed of every step of the process and was given ample time to get everything done before closing. We did not have to fix anything or clear everything out. Even the escrow signing was easy, as they came to us with a notary and within 20 minutes everything was signed. I recommend this company without any hesitation. And if you are fortunate enough to get *** as your representative.. you are going to be very happy!

I'm surprised at some of the reviews on here. I guess people don't read contracts anymore. Sundea offers to sell your home on their marketplace. Investors bid on your home and Sundae presents the bids to you. If they bids are not what you were expecting you can walk away without paying anything. They also tell you that investors will pay less for a home than if you sell with a Realtor but you don't have the Realtors fees to take into account. For my home the offers came in lower than I was expecting but once I took the 6% I would have paid a Realtor into account I ended up ahead. I had 2 visits from the people form Sundae and didn't have to do any repairs or deal with people trecking through my house or having lender issues. Sundae even let me leave some old furniture behind that I didn't want to take to my new home. Stop the blame game read your contract. It's just that simple. I'd highly recommend Sundae for anyone who is smart enough to ask questions and read the contract. Nice bunch of people, very helpful.

Recently sold my home with Sundae. It was a smooth process with minimal issues the only problem I had was with being led to believe that I would receive a 10k advance which changes to 5k then into 0 on my funds to help with the moving process. That part itself never happened and I had to pull money out of accounts that I had been trying to avoid touching in order to ensure our move out process occurred on time. Thats the only issue that I had with the company. Other than that my experience with the company got me over 60k more than I was expecting on my net profit. Also I recall hearing on one of their ADs that they wont charge you to sell your home with them but they did charge a fee out of the profits however I didnt mind it at all because the return they managed to secure me made it deserving for them to receive a profit as well to be honest. I would recommend this company just have some money to move out to the side so you wont be more stressed out with moving than necessary like me and my family were. Besides that 1 con with the advance 5 stars to the company.

We had a property that we had inherited from our parents and there was six of us that where involved selling was our only option after doing extensive research we decided to call Sundae, we dealt with *** and *** they were very helpful within two days we had somebody over to look at the property and the next day we had an inspector out to look at the property, we had discussed price what we thought was fair with an as is basis, after the inspection they actually came back with a offer 20,000 more than we wanted. We also had some issues with paperwork and some things that said the loan was in default, we knew the home was paid off and clear of any liens the people at Sundae were very helpful in connecting us with the right people to get more information and clarify everything, the office personnel were very helpful and everything went just like they had said all in all the transition was very smooth and painless, the monies were deposited when they said it would be and available for disbursement the following day. I would recommend using and would use Sundae again with no hesitations. Thank you Sundae for making this very hard decision painless.

I sold my house to Sundae and it was the best experience, much better than I ever expected. I needed to sell my house on my timeframe. My husband is disabled and I work full time so I didn't have the time or energy to deal with getting the house ready for market or endless showings. My home also needed some minor repairs before it could have been put on the market and I did not have the money to do them. I contacted a few different "we buy houses for cash" businesses and all of the others were a joke. They were offering 1/10 of the home value and were pushy and rude. I called Sundae and was immediately impressed with their customer service. Every single person I dealt with on the Sundae team was professional, caring and respectful. I had an issue with a non-employee, someone at the title company, and I mentioned in passing how rude and unhelpful the woman had been. I was contacted later by a manager from Sundae, apologizing for the issue and advising the steps they were taking to make sure all their vendors treated customers properly. If you are looking to sell your house quickly, off market and on your own timeframe, then give Sundae a call. Please understand you will not get the same price as an open market sale, but when you consider that no repairs, cleaning, updating or endless showings have to be endured, it is absolutely worth it. I have told many friends and co-workers about this wonderful company and would absolutely choose them again.

I have an extra property (single-family home) and am often solicited by the gamut of realtors, start *** and one-man investment companies wanting to buy my house. Often times, these guys try to lowball me, and selling to them is no better than sticking a sign on my front lawn. Right away Sundae stood out, because they had a business model that I could not replicate independently. Instead of buying the home directly from me, they have their own private marketplace where my property would be open to investor bids. The idea behind their business model is that competitive bidding by investors would yield the best price for the property owner. My property is in livable condition, but it had not been renovated in quite some time. I did not want to go through the process of sprucing up the house and then finding a local realtor to market it (and take a cut from my sale while they are at it). Sundae was the right solution as they earn their fee from the investor side, and it didn't cost me any money or labor to get my property listed. They drove out to my property, took pictures, did a 3d video, all at their own cost. I took my time in deciding to put the house on the marketplace, and they were patient the entire time and did not hassle me about listing the house. Once the house was listed, and the offers came in, the highest offer exceeded my expectation based on my own market research. The market specialist assigned to me was especially friendly and knowledgeable. Not very often does home selling leave you with warm fuzzies, but Sundae managed to do it. TLDR: I liked that they 1) do all the legwork, 2) get you a very fair price for as-is homes, and 3) do not pressure you to committing to accept a bid on your property unless you are sure. I wouldn't hesitate to use them again.

Absolutely terrible experience as a seller. Usually I am very cautious about these things being an Investor myself but a close colleague of mine personally recommended this business. The whole time they refuse to give you an estimate or range even though the rep on the phone specifically mentioned we would get a range once the walkthrough is done and then when the inspection is done. NOPE. NOTHING. "We don't know what the bids would be. We don't know what the market is?" WTH..why are you in this business? *** was our so called "REAL ESTATE AGENT". Worst one I have worked with. The video walkthrough looks average at best and we couldn't see our listing, photos or anything when it went LIVE. Apparently they start the bid on your house ***k lower than what you actually said what you are looking for. They waste your time with no expectation setting, no communication around what actually happens during the bidding process. Have you ever purchased or sold a house without seeing a listing? If you have to work with ***, just walk away. On the phone when asked about why were they not transparent about what to expect when we clearly communicated our situation and sale expectation (we have tenants we had to bug several times to get these things done), *** simply said his job is to simply give us offers. The offer he came back with was the price we bought the house for and about 150k below market value. He couldn't give two s*** about this and I honestly don't think he got the frustration about poor communication, expectation setting and wasting ours and our tenants time. Overall, absolute s*** show company that doesn't regard the time and value of a seller. Absolutely avoid and just stay away from this company. There are better ways to sell a home.

When my husband and I decided to divorce after 30 years of marriage, we needed to figure out a way to sell our house quickly and WITHOUT any repairs or other fixes that normally have to be done to put a house on the market. We had been in our house for 30 years and had made many improvements to the 50+ year old house - but we simply were unwilling to put any further effort of money into it. Plus, we did not want to have do the whole "staging" thing and then have people traipsing through at any given time. I had seen an add for Sundae on Facebook and figured we had nothing to lose by calling them. The process could not have been simpler! They came out and did a quick inspection of the property to determine if it fell within their criteria, they explained the entire process to us and we felt comfortable moving ahead to see what they would offer. They had a quick call with their management/investor group, came up with an offer and presented it to us. The offer is contingent on inspections that they would schedule and pay for over the next couple weeks and if any major repairs were discovered, they would adjust the offer accordingly. In our case, we knew with an older home, there would most likely be a reduction as we were already aware of a couple of issues. The original price DID have to ultimately come down some to accommodate those repairs, but for us, it was STILL a great deal. We didnt have to do a single thing from there! We could pick how long an escrow we wanted and they handled all the paperwork. We did nothing except close on the sales, have a few garage sales and move 30 years worth of stuff out. Oh and if you didnt want to hassle moving/donating or trashing stuff, you can just leave it and they do it for you! So simple. I highly recommend Sundae, great experience from beginning to end...and it made this significant life change so much easier.

We are moving out of state and didn't want to have showings to sell our home. After being convinced that it would be a smooth and easy transition, we decided to use Sundae. We knew our home would be listed on their website to investors. We were happy when the highest offer came in $75,000 above what we had previously been offered by a local company, and entered in to a contract with a closing date of April 6.. We are moving *** miles away and figured *** days would be enough time to make to our destination and report to work on April 18. Within days of closing, we were contacted and told buyer wanted a video walk through of the home to confirm we had vacated, as they would not fully fund escrow without this proof.. Then the night before, basically at close of business (at about 4:56) we were emailed, not even called, and informed escrow would not close until April 7 because buyer failed to submit insurance documents on time. We were not happy, but had no choice. After several emails and a big fit on our part,they gave us an "advance" of $10,000. Problem is, they now have our entire house and all our keys, not just $10k worth. Then, at 5:35 pm on the 7th, we received an email from escrow with an updated closing date of April 8! If escrow closes on the 8th, our funds won't be wired to our account until the 11th or 12th,. Are you kidding me? We were scheduled to pull out on April 10th, but there is no way we are leaving here being owed over $300k! And even still, there is no guarantee we will close on the 8th because they claim now to be waiting on authorization of recording for the home sale. We feel like we are being held hostage. Sundae, in essence, started by blaming the buyer, and now claims it is all out of their hands. This has been a complete nightmare experience for us. They use Cherry Lane *** which we believe is affiliated with them. Bad business, SELLER BEWARE, do NOT use Sundae.

I really love Sundae, Inc. My experience was AWESOME. My main contact was with *** she was Wonderful and knowledgeable and let me call her anytime to ask questions on the different information in the contract. Or just to see how the house was being bid on, keeping me up to date on that end of the process. She sent the pictures and the video that show me what the buyers would be looking at and the information that they had to receive the bid I would be more interested in, I asked after a few days to see if we could go a little higher and she made a few calls and had the price I was looking for, The other ladies I worked with were, *** she was my Closing Manager and worked with me along with *** and she was very helpful in the questions and sequence on the Closing of the paperwork and would speak to me anytime I would call or email, if she was busy I would get a message or a phone call back within a few minutes and receive the information that I was needing or just an overall question, or concern and she took care of it right away. The closing lawyers office that they work with, was just as helpful and informative *** was a saint I had a date picked out for the closing and had to move it up a few days ahead of the actual date I had chosen, she accommodated my request fast and simple no problem's at all.I had the most Wonderful people to work with going with Sundae was the best choice I have ever made.The process was simple and stress free. They do all the work for you, No people running in and out of your house.Kept me up to date on what all they were doing all the way from beginning to end.Money was in the bank on my closing day, received an email to advise me it was there and asked if I had any further questions or concerns.If I ever have to sell another home I would definitely go with Sundae. Stress Free just box up load up and go. They do all the rest for you.
