My Experience With Southern Ranch Construction, LLC

I hired Southern Ranch Construction, LLC to repair a leak in the back porch roof. From the beginning, I explained that I personally did not know where the leak was coming from.

They inspected the roof, provided me with an estimate to repair the affected portion, and explained how the water would be redistributed. They also explained that a new gully would be installed at the bottom of the roof where the water had been leaking through. They offered additional work, including replacing the entire roof, but I specifically told them that I only wanted the portion that was leaking repaired.

I paid Southern Ranch Construction, LLC a $4,600 deposit on August 6, 2026. I also explained that the work needed to be completed because my home was going up for sale. I was told the work would take approximately two weeks.

Instead, approximately five weeks passed with repeated delays. I was told that we were a small job and that they needed to return to remeasure the roof. After numerous phone calls and emails without the work being completed, I eventually sent an “Intent to Sue” letter.

The work was finally completed on September 23, 2026.

Unfortunately, after the work was completed, the roof continued to leak. When I showed the company the continuing leak, I was told by management that the situation was my fault because they had offered to replace the entire roof. I was also told that, because I had sent the “Intent to Sue,” they would not honor the roof repair.

I am now trying to sell my home, and Southern Ranch Construction, LLC is pursuing me for payment and threatening to place a lien on the property. I believe I am entitled to a refund because the repair I paid for did not resolve the leak.

I am sharing my experience so that other homeowners can be aware of what happened in my case. If you are considering hiring this company, I strongly recommend getting the scope of work, timeline, warranty, payment terms, and what happens if the repair does not resolve the problem in writing before paying a deposit.
