Cummings Properties is a commercial real estate company in the Boston, MA area. They are a very big local commercial real estate company. Several years ago, I needed to rent commercial real estate for my small business so I thought of Cummings Properties.
Overall the office space is totally fine so I signed a multiple year lease with Cummings Properties. Last year 2008/2009 I received an increase in rent from them as a "standard of living increase". This is total BS if I ever heard it. When I asked the property manager at Cummings Properties, they said that is the way it is (and is in the lease) and we are increasing rent for everyone. How could you increase rent for EVERY small business by 10% during a recession? I was very upset.
Today, I was notified by Cummings Properties that our rent will be increasing again for 2010 by 14% for another "standard of living increase". This is ridiculous and I do not know what to do. I own a small business and can not afford to have my rent increase every year until my lease is completed.
I will continue to share my negative increasing rent experience about Cummings Properties with everyone I know as I do not think it is right to increase a small business rent every year, even in a tough economy that we are in. If I increased pricing to my customers I would loose business for sure.
Anyway, I wanted to share my horrible experience with Cummings Properties and not recommend any small business to rent any office space from them.

Increasing Rent for Small Business During Recession
I am very upset that Cummings Properties is increasing my rent for my business during the worst recession in decades.
When I called my property manager at Cummings Properties and asked him if they could keep my rent the same they said we are increasing due to a "Cost of Living" increase for all of their tenants.
Up to this point I have been a happy Cumming Properties customer paying my rent on time each month and the service that they provide is good, but I am very upset that Cumming Properties is increase rent in 2009...sticking it to the little guy.
In an economic time that is very tough the last thing companies need to see is an increase in rent from Cummings Properties.

Almost a full year after Cummings Properties increased our rent (I posted this listing last year), Cummings Properties increased our rent again by 14% for 2010!
Cummings Properties is a big company that does not care for their clients (unless of course they are a big tenant with a huge rent)! Over the past year I have made sure to tell EVERYONE person that I know the injustice that Cummings Properties has done by increasing our rent last year and now by 14% in 2010 for a "standard of living increase". This is total BS!
If anyone reading this is a small business owner looking for local Boston or Massachusetts commercial real estate DO NOT get locked into a lease with Cummings Properties. If I had known that my rent would be going up by 14% each year (in a recession) I would have NEVER signed a lease with Cummings Properties.
