National Association of Independent Landlords credit check

01/31/2020 I would not recommend this company at all they gave a completely inaccurate credit report of a perfectly eligible tenant. When she confronted the company they said they followed certain models and that's why they reported a score 40+ lower than what hers actually was. they did not give any transparency at all that her score was low because of one missed payment.

National Association of Independent Landlords Stay away from these garbage people

They never replied my email inquiries. They never called me back as promised. They took rent from my tenant's account on June 1, but have not deposited it to my account as of today, June 8. When I called yesterday, a girl told me she would check it and call me back, of course she never did. I called again, she said my money would be deposited yesterday, but of course it never was. I called this morning, I was told the samething by a guy named Ronnie - he would check it and call me back. I asked how long would it take him to call me back, he wouldn't say. I kept on asking, he said by the end of the day. Asked why it should take a whole day, He put me on hold. When they say they'll call you back, it's a designed way to get you off the phone. They delay the deposit to your bank and hold your money to cummulate interest in their bank. If you're considering using their service, stop right now and search for other reputable companies. There are more and more such services available. You have better use of your time than dealing with these garbage people.

I had the same experience. NAIL was a great company to use until two

years ago. Then service went downhill. I have been told that NAIL

has no obligation to furnish me with an accounting of my account.

Rent takes nearly a month to post after NAIL has collected it.

National Association of Independent Landlords Terrible customer service

I agree with the other complaints about this company. I've used them for the past 5 years for credit report and screening for my one rental property. The last time I rented to a new tenant, they were supposed to call the prior landlord for a reference and never did. I called and they said it would be "a few more days." Huh? To make one phone call? That they're charging me for? I could meanwhile lose a good tenant. Cancelled that service and made the call myself.

My next bad experience was when the credit reporting agencies tightened the requirements for who could receive a credit report (which I understand). I called to schedule the required on-site inspection. They wouldn't do it over the phone but directed me to an e-mail address that was never answered. Several weeks later, I called and was directed to a DIFFERENT e-mail addres. That was not answered, either. I give up and have no intention of renewing my "dues." As far as I can tell, this is a scam operation.

Does anyone know of similar (but more professional) firms?

I have used NAIL for several years. The past two years, the service has been unsatisfactory. My renters
are supposed to pay on the first of the month, are late on the third day, but payment is not posted to my account
until the 23rd day of the month. One payment did not post to my bank until a year had passed. Another payment
took an extra month to post. I asked NAIL to investigate.

I asked for an accounting. I received notice that NAIL is not obligated to give me an accounting.
Frankly, that is no way to do business. Steer clear of NAIL.

Their customer service has always been questionable, but now they have crossed the line to blatant disregard of their customers; at least this customer. As in the past, I faxed them a request for a credit report. 24 hours later, they had not...

National Association of Independent Landlords Numerous failures to conduct the requested background checks

I have lost TWO potential tenants due to the lack of professionalism of this company. The first time the company didn't even bother to start the credit checks, so the couple decided to rent elsewhere.

The second time I placed SEVERAL phone calls to N.A.I.L to check on the status of the reports, due to the problems I experience earlier. The first time I was told that I would have the complete background report that same day (a Friday), but was only given a very brief report a few hours later - one that I had not even ordered. I called to explain that and was told that they had made a mistake and would have the complete report to me by the coming Monday.

Monday I called and was told that someone was working on it and I would have the report no later than Thursday. I left a message after hours on Thursday, since I had not received anything. By the following morning, Friday, I still hadn't received any information or even a return phone call. I called N.A.I.L and was told that the reports had NOT EVEN BEEN STARTED, despite my numerous calls.

I kept in contact with my potential tenants throughout the week long ordeal, letting them know that I was attempting to get the reports and should have them that day, then the following Monday, then that Thursday, and then Friday. By Friday, my potential tenants had enough and pulled their applications.

I now still have a house that sits empty on which I am paying the mortgage and utilities because this company DOES NOT DO IT'S JOB AS ADVERTISED. Please, do your self a favor and find another company. I know I will.

I agree 100%. I am a potential tenant who has a credit score of 801. I've waited 3.5 weeks for my potential landlords to get their report back from this company. I've called the landlord and each time they say they are still waiting. Three days ago, when I called the landlord again, she said that the company only sent back a partial report on me that did not include my credit score. She said everything else checked out, which is curious as my current employer and property manager told me that they haven't gotten any calls to verify my information. I used to work for Universal Background Screening and conducted pre-employment back ground checks for businesses. These background checks took anywhere from an hour to 3 days depending on if we were able to get a hold of the references and businesses in question. There is NO reason why my background check should take over 3 weeks, especially if they are just waiting for my credit score. I can go online right now and pull my credit in one minute. Because this process has taken over 3 weeks and I'm still waiting, I had to rescind my notice on my current house, cancel the carpet cleaner and put my friends on hold who were going to help me move. This is ridiculous and I would never ever use this business.

I am growing concerned about the NAIL as well. I just submitted all of the required information to set up an account with them and faxed in a copy of my drivers license, proof of ownership of my rental property, and the first page of my phone bill per their request. I was told that I would receive a Prequalification Service Report for a tenant and included the tenant's application with all of her identity details. The report was supposed to be sent to me via email by the end of the day yesterday 5/16/08 and it never arrived. When I called to check on it during the day, the person I spoke with did not seem to know what he was doing and kept asking me questions that I had already provided on my fax cover sheet. The NAIL is closed for the weekend. I have left a message requesting a call back to discuss the missing report.

Update: I never received a call back from the company, or the report I requested. After I made a call to them, I was told that they had no idea why my report had not been prepared and that no charge had been made to my credit card. A Manager named Britney offered apologies and a free report but after my experience with their lack of professionalism, communication, and follow-through, I declined and have since found another organization that I feel is far more professional and well-organized. When I asked them about the above-mentioned Identity Leak complaint, they stated that according to them, no identity leak had occurred and that it had been a misunderstanding.

NAIL has been getting later and later in their payments and now my rent hasn't shown up at all. I am becoming concerned about their stability. Has anyone else had a response from Britney regarding late rent? I have not been getting any response to my questions or email.

NAIL took my February rental deposit. They claim that they sent tenants' payment to my account, but it was never posted. They told me that they would investigate, but now I am sending them emails requesting an update on the investigation and they will not reply to my request. I still do not have my oney.

It's a total scam.
I had to cancel the Rental Collection service because I would get the ACH transfer ONE month late! They didn't even want to refund me the service fee for being late.
Don't use them. They'll be quick to charge your credit card but offer nothing in return. Just have your renter send you payment by mail. Don't waste your money on NAIL, you won't receive any benefit from them. All you'll get is frustration, lose money and feel cheated.
Stay as far away from them as you can.

Don't wast your money! I wasted my money on a basic membership. I only have 1 rental property and wanted to pull the credit report of a prospective tenant. After jumping through all of the hoops to send my documentation (tax records, photo ID, phone bills, etc) I learned that to get a comprehensive credit report, I will have to undergo a site inspection at the cost of another $60. Instead of a comprehensive credit report, they sent me a pre-qualification report on my prospective tenant with a single number based on a scale from 1-5 that means nothing to me. Very deceiving website. Very deceptive company.

This was a waste of money and time. It has being 20 days since I hired them to do a full background check. They way they work I could lose good potential renters. 4 days after hiring them I decided to do my own background check. That work better. A week and a half later they called me to tell me that they couldn't get report from the employers and to call them back to see if I wanted them to continue. almost 3 weeks later they called me again to tell me the same. What is wrong with this picture. They didn't even offer to return part of the payment if they couldn't fulfill their obligation.

I have friends who have 2 rentals and used http://citicredit.net/ Has anyone else used them? If so, can you share your experience with them? Had problems with the realtors who processed my tenants, so I have had to go to court for 3 tenants so far. Want to help eliminate this hardship (even though I won all my cases and represented myself). Any feedback is welcome. Thanks!

Awhile back I looked into joining NAIL but went with the United Landlords of America for a few years, but the American Apartment Owners Association, www.joinaaoa.org, took them over a few years back. They cater to independent landlords, have better pricing for tenant screening, and have services for delinquent rent collection. The new organization is much better, has incredible customer service, and has helped me out of making some bad mistakes. I hope this helps some landlords out there!

I have been with NAIL for about 6years now and have had both good and bad experiences with them. I would like to check other reputable organizations, but have yet to find one for independent landlords. I've read the posts from others that say these organizations are out there, but can anyone give me a name of such an organization other than NAIL?
