I rented a home in Irvine, CA managed by Martin Investment Properties, and my experience was extremely negative.

Unsafe Living Conditions:
During HOA-directed repairs, my home was left in a state of constant construction, filled with dust, debris, and damage. The air quality was so poor that I could not safely live or work in my home. Despite my written complaint on December 5, 2024, management failed to respond or take any corrective action.

Damage to Personal Property:
Their contractors destroyed my Dyson vacuum cleaner and my couch during the repair process. I received no compensation despite repeated requests.

Unfair Security Deposit Deductions:
Upon moving out, Martin Investment Properties withheld $122.50 from my deposit without justification:

$35 for a drawer they falsely claimed I did not empty (items were bagged by their own staff and later picked up by my neighbor).

$87.50 for cleaning that was only necessary due to the HOA’s poorly executed repairs, which caused the mess in the first place.

California law (Civil Code §1950.5) is clear that tenants cannot be charged for damage or cleaning caused by landlords, property managers, or third parties. These charges were unlawful.

Lack of Communication and Accountability:
Management ignored my documented complaints, failed to provide adequate remedies, and never offered compensation for the damage or disruption. This demonstrates a pattern of negligence and disregard for tenant rights.

I respectfully request that Martin Investment Properties:

Refund the $122.50 wrongfully withheld from my deposit.

Provide fair compensation for the destruction of my couch and Dyson vacuum cleaner.

Issue a formal acknowledgment of their failure to address unsafe living conditions and ignored tenant communications.
