I was extremely duped into something already in a vulnerable state after wife passing. To whom it may concern, I received a call, after my wife passed away, from the Silver Leaf Resort in Tyler TX. My wife owned 2 paid in full timeshares with them and they asked me to come to an owner update meeting. Since I wasn't on the ownership, I decided to go to see how I could get rid of them since they were of no use to me or our children because we couldn't afford them. The person on the phone offered me a fuel card for $120 as a reward for coming to the owner update. It seemed like things were going to start turning for the better. Boy was I wrong. It was explained to me that the meeting would be only an hour or two. That was a lie. After sitting in the meeting/sales pitch for over 6 hours, that's when I received the fuel card. During the meeting, I asked a sales rep how I could get rid of the properties and I explained why. I'm a 100% disabled veteran with PTSD and a heart condition. Evidently, that didn't matter. They explained to me that the properties were an investment and that I could resell or rent the timeshare for a profit, since I'm unable to travel as much as I used to. During the meeting, they were consistently trying to sell me another timeshare and I kept telling them "NO", but that didn't help. The sales rep would just get a manager to try to convince me to purchase. In total, I believe I talked to 4 different managers during the 6+hrs I was there and they were relentless in pushing me to buy when all I wanted was to get rid of the 2 properties that I already had. At this point, I was getting very upset. They said they would be able to give me a huge credit for the properties, as long as I signed NOW. I felt trapped with having a loan payment of over $150 and a monthly maintenance fee of nearly $100 for something that I'll never use. After I left the owner update/sales pitch, I was mentally and physically exhausted. I was pressured into purchasing another timeshare through the constant battery of sales people and managers that were being brought to me during the meeting. The Silver Leaf Resort The Villages in Flint, TX. was packed with sales people, all trying to get a sale. I folded to the pressure and purchased at the Silver Leaf Seaside Resort in Galveston, TX. They told me that I could use the timeshare as a tax deduction and if at any time I wanted to get rid of it, to call them back. Unfortunately, they would never respond to any of my calls or complaints. I was just looking for clarity on how to get rid of the property and was greeted with silence. I spoke with Linton Williams and was told that I could call and that they would be able to take the timeshare back at anytime. So I called and left numerous messages but got no response. I feel like I have been let down and lied to by the people I was supposed to trust during this transition. Their misrepresentation regarding the credit for and the selling/renting of the timeshare is very disheartening, to say the least. The high-pressure sales tactics remind me of an interrogation, constantly trying to get me to say yes when all I am saying is NO. All I am asking for is help to let me out of my contract #MXXXXXXXX. The lies I have been told about the reselling/renting or the properties, I feel, are totally deceptive and purposeful in nature. -

please review our statement below regarding the lies we were told at a Holiday Inn presentation. My wife *** and I have been members of Holiday Inn club vacations for a little over two years. On our first visit to a Holiday Inn vacation site in South Carolina, we were told and advanced the meeting will take approximately one hour. Instead we spent half a day with an extremely pushy salesman who promised us more than what could be delivered. For example, the annual maintenance fees would never go up and it has year after year. Our points would not expire nor did he tell us there would be additional fees every time you tried to use our ownership. We ended up purchasing 100,000 points every other year. Then, we travel to Virginia for the sole purpose, or so we were told, to learn how to use our points effectively. Instead, we were herded in like cattle for another sales meeting with a saleswoman. As a matter of fact, to prevent us from getting lunch on our own where we could discuss this matter more fully and privately, she provided us with food while we continued to be convinced by her, as to why we needed to buy more. Finally after approximately seven hours, we relented. She was advised that I have Parkinson's disease (advanced) and she used this to her advantage.We were assured by them that we would be able to refinance the loan with our bank due to the high interest rate, when in fact no bank would touch it! It was so disappointing to find out that we were locked in this rate for the term of this loan. Another example of the lies we experienced is the accommodations we were shown by the sales women were not the actual accommodations you get. We were further advised that the package we originally purchased was no longer available, therefore we had an opportunity to upgrade to "better" accommodations when in fact the accommodations were no different. If this was such a "great deal" as promised by the sales team, the holiday inn club will be more than happy to fully cancel our contract so they can sell it to others . We never even got the opportunity to read the contract. Instead, we were given a verbal summary by the sales and closing team. It was like they didn't want us to read through it. We were told by the salesman this is an investment to leave to our children or possibly sell in the future. We relied on the quality of the name Holiday Inn to our detriment. I've listed some more of the significant issues that we have with Holiday Inn and the entire sales experience: We were pressured to buy from the moment we walked in the door Every time we use the facilities we are forced to endure another sales pitch just to get a parking pass. Which forces us to go without an option. Every time we use this ownership we are offered cash if we will endure another sales session just to upgrade again. Once we completed the purchase, we made arrangements, pursuant to their mail out promotion and assurance from the sales team that we will be taught how to use our points to our advantage. Nothing is further from the truth. In short, every contract we have had with Holiday Inn Club has been pushy sales representatives that just want us to buy more from them. This has a chilling effect on our desire to use our points but if we don't, we lose them - contrary to what we were told! We were never informed we would be charged just to roll over the points we had in possession We were also told that the salesman was not a commission sales rep, but merely a representative advising us as owners what our best options were. This whole ownership has been truly confusing from the beginning. There are so many little tactics your company uses to manipulate us as buyers. This is completely dishonest and unacceptable. We would like to have our last purchase canceled and removed since this purchase was sold to us in better interest of your sales representative not in our best interest. We were told one thing and it wasn't the truth. *** and

The contract upgrade my late wife and I purchased at Cape Caribe Resorts in Cape Canaveral, Florida is no longer wanted, needed, or affordable There aren't any words to explain the loss of a loved one. You feel you're living two lives. One is where you pretend everything is alright and the other is where your heart silently screams in pain. The loss of my beloved wife *** is a painful and constant reminder of an absence I can never fill. Her loss leaves me without any desire to use the timeshare and has threatened my finances. I am in my 70's and her income allowed us financial security to travel. Without her income, I find it impossible to pay all my bills. I'm also hoping this letter will find its way to someone who can answer many controversial statements made by their sales representatives. Dishonesty was the trend during our original purchase at the Smoky Mountain Resort in Gatlinburg, Tennessee, and the subsequent upgrade at Cape Caribe Resort in Cape Canaveral, Florida. We were enjoying retirement and the freedom to travel and were looking to spending a vacation in the Smoky Mountains near Gatlinburg. I found a moderately priced resort for 3-days at $60 per night. The price was contingent on us attending a short presentation and there was no mention of the name Holiday Inn or Orange Lake Resorts. We were transported by bus to the Smoky Mountain Resort in Gatlinburg for what would be no more than a one-hour presentation. *** was skeptical, but I thought it would be ok if we looked into the specifics. They made it seem as if we would not be locked into a single location, in this case, the Desert Club Resort in Las Vegas. They also led us to believe we could vacation at several destinations they offered, or we could exchange our points and stay at properties owned by other companies. We were assured the points could also be used for hotel stays, airfare, and cruises. After being convinced this offer would not limit us to one location and we had access to destinations beyond what Holiday Inn Club Vacations offered, we agreed to buy the timeshare for $41,567.00. We put $4,389.00 down and financed $39,513.00 for a term of 10 years or 120 payments. It left us with monthly payments of $653. We thought the price was quite high for senior citizens. The process took over 5 hours and we were tired and hungry when the transaction was finally completed. We did not ask detailed questions because we trusted the Holiday Inn brand and thought everything had been explained to us honestly. Unfortunately that wasn't true. We faced many challenges and issues trying to book reservations online, although we were promised booking accommodations would be simple. We decided to use our Holiday Inn Club Vacation package immediately and booked reservations at Cape Caribe Resorts in Cape Canaveral, Florida. Upon checking in, the staff pretty much demanded that we attend a sales review orientation meeting at 9 am the next morning. The salesman seemed very lackadaisical and near the end of the process, he invited his manager over to move the proceedings forward. His manager did all of the talking after joining us and finally made us an offer that seemed appealing. *** was again skeptical because of the issues we had regarding our purchase in Tennessee. Our upgrade would be going from traditional 199,000 points to preferred 300,000 annual points. We thought the monthly mortgage increase from $653 to $1014 was something we could handle at that time, but we didn't realize the loan amount would increase by $30,000 because it wasn't explained to us properly. They simply said the increase in points would open up more vacation opportunities and we could exchange our points with RCI and convert them for stays around the world. They pointed out that other members were investing in additional timeshare plans, but they didn't explain we would be renewing our financial obligations for an additional ten years or that the upgrade would cost us $120,000 over that time.

fraudulent misrepresentations lies contract misrepresentations Statement of Misrepresentation *** and *** are officially making this statement of facts of misrepresentation by Holiday Inn Club Vacation Resorts. My wife *** and I were first introduced to the Holiday Inn Club Vacation Resorts in 2012. I received a promotional offer for a three day, two night stay at the Las Vegas property. This stay would be free as long as we attended an hour long sales presentation. During the presentation we were taken and shown the many amenities offered in a Signature Unit. Our salesperson used the carrot of someday staying in a Signature Unit to lure us into buying our first of many contracts. Our family vacationed in Las Vegas on or about April 20. Upon checking in to the Holiday Inn Vacation Resorts at Desert Club Resort, we were asked to attend an owner's update. The person checking us in informed us that it had been six months since our last update. We were told we would receive a gift for attending. Our meeting with Ulises G, our designated salesperson, lasted over four hours. During this time, he explained that since we were Elite owners with 1.3 million points, we could be eligible for a new program for owners with 2 million points and would receive more benefits. He indicated that the program had yet to be announced. We were excited by the promise of more perks and felt we were benefiting from what seemed to be reliable inside information. With these lures, he convinced us into purchasing an additional 750,000 points to reach the Diamond Owner level. We signed a contract with a large amount of money down to obtain this exclusive level. Sometime around June 20, *** and I returned to the Holiday Inn Vacation Resorts at Desert Club Resort. We asked to meet with Ulises again because we were concerned about not receiving any information with regards to our new status as Diamond Owners. We met with Ulises about our concerns. *** and I had worked with Ulises for several years and sensed that he was nervous. He explained that for the first time in the history of the company, an effective date had been designated for qualified purchases to reach the Diamond Owner status. The designated date was May 1, only a few days after our significant purchase. This news was devastating since we assumed that by this time, we would be receiving the benefits that Ulises had promised. We also realized that our purchase in April was a waste of our limited resources. Ulises knew that we were coming back in June and we were angered by the fact that he made a sales pitch for a program which did not exist at the time. We were sitting in the sales office surrounded by other Owners and salespeople. Everyone looked up in concern as I began screaming. This news was infuriating, and *** was justifiably concerned that I would have a heart attack. I have high blood pressure and the stress caused by this news was so much that she had to try to settle me down. Paul, the sales manager came out and attempted to explain why they were not at fault. He asked whether Ulises wrote down and gave us anything pertaining to the new level. We told Paul that although nothing was in writing Ulises did tell us in detail about the extra benefits of the Diamond level. In response to Paul's dismissive explanation, I threatened to contact an attorney to pursue legal action against Holiday Inn. Paul was unmoved by our threats and he pointed out that we had nothing in writing. At the time we thought that when we signed the contract in April one of the reasons we gave for our purchase was to gain the benefits of Diamond status. Unfortunately, this did not turn out to be true. Paul left us at the table with Ulises. A short while later, he returned and said that although he could not do anything about our previous purchase he wanted to try to make things right. They continuously lied and pressured us to buy more and more and said it would only increase in value and what we had was worthless and of no use. My husband and I went to Phoenix in Apr.2018 on a 4 day /3 night special and were required to attend an owner's update for the Holiday Inn Vacations. We had been on a few other ones for Holiday inn in Vegas and each time they say we didn't have the right package for what we told them we wanted to do. (spend 4 to 6 weeks away in the winter). They would tell us they could help us out as what we had was basically worthless to us. So, they sold us a different package that they said would allow us to go away for 4 to 6 weeks. That didn't work out so well. We also thought we had a 2 bdrm, the same as the one we had in the first package, but turned out it was now a 1 bdrm. Fast forward to our next owner update. We complained that even with our new package, we didn't even have enough points to stay at our own resort for a week. They told us that the guy who sold us that package must have just been wanting to make a sale. They apologized and said they were going to help us straighten it out, so we had what we needed. They told us that what they proposed was a great deal and would get us what we wanted. They said we had already spent the money on the first package which wouldn't give us what we needed, so it would be far more sensible for us to purchase their offer and then it would be worth something, as well as give us what we had asked for. They are all very high pressure, sales people. Then they go away and bring back another guy who pretends to be your saviour and will make you a special deal just for you because of all the confusion and problems we have had. But that deal is only good for right now. You required to sign now or forget it. They are very high pressure and make you feel that if you don't take the wonderful deal they have, they you are very silly and you will be stuck with something that isn't working for you, so you are basically wasting your money. These meetings last from 3 to 4 hours of them throwing stats at you and by the end you have no idea what you have or haven't got. You just want to sign and get out of there without looking stupid. After that debacle, we find out we still don't have the purchasing power we thought we had and still can not get what we want. On our next owners update(Apr.2018), where they are supposed show you how to make the best use of your points, was just the same old B.S., High Pressure sales tactics. We are told we don't have what we should (in points) to do what we wanted to do in the beginning. They try to confuse you and make you feel stupid for not understanding. When you voice your concerns about all the misinformation that you have been given at the last owners update, they say they are going to help make it right. They go and talk to the manager and see what they can do. He comes over and says he will help you. He knew we had another timeshare in Mexico and at Diamond and said They could take that week and credit us with points so we could achieve our goals of having enough points to go for a month to six weeks. I specifically asked him if we would still have to pay the maintenance on the Mexico property and he told me "No". So again, after being told this was a great investment and we would be able to pass it down to our family and it would just increase in value. So, we agreed to purchase more. As we were finished signing all the documents, with the manager and 2 sales guys in the office, I asked again, "if we turn our week in Mexico over to them for deposit, were they sure we would not have to pay maintenance fees?" This time he said, "of course you will have to pay the fees". I said, "that is not what you told me when I first asked". I was told no. Again, they lied to us. Orange Lake (Holiday Inn) uses despicable tactics to brow beat people for 3 to 4 hours with high pressure guys and confuse you so much, you just say "Ok" to get out of there. This should be illegal, and it isn't right. We are not at all happy with our timeshare experience and feel like we

The contract that we signed before was always a 10 years note and we were able to pay them off. He never said or told us that it was 15.99%. No clue that we had a 15 year loan term at 165K interest over 15 years. If we paid over 15 years we would pay over 430,000 on the loan. We were told we had to combine the contracts into 1 contract back on loan terms. Pitched owning 1 million points and elite benefits. Had to agree today that the price per point was not offered again. If we had found that 15 years at the percent that we were not told about at the time of signing then we would not have signed this contract. If we paid -------- over the life of the loan and we could not get a loan from the local banks. We had a 780 credit score in the credit report and still can't get a loan. We were told we could go home and refinance at a local bank was a lie. We were sold on the idea that we could cash all our points for car, airfare, and hotel rooms. We told him that the airfare was higher than the ticket thought the airline. The thing that we were told was we could pick our room location. After the purchase we went to Orange Lake in Orlando Florida and we were there one week early in the comp time room. We ask about the room next week. Since we were A BLACK CARD HOLDER, we asked for a room on the six floor looking at *** for the fire work every night. This was 8 months before we arrived, we found out that we were supporting 4 floors and could not see the firework. We had to beg to get a 6th floor room that week. I refer that as a lie that Adam told us at the presentation. The other thing is we cannot roll over our points this year to the IHG and cannot do anything with them. You change the rules all the time. We cannot keep up with rule changes. We told that we could do anything we would like to call our personal travel agent. We found out if you call 10 months to the day we could get what I wanted but if we decided to go 3 months we were locked out by another travel company that they had offered the room to them to sell for marketing. We were told in the presentation that you rent these rooms out with our points and be able to get money for the maintenance fee or pay for the mortgage. How are you supposed to do that when you are advertising rooms on the website on your marketing page. This never work because people would go on and find it was cheaper thought IHG We told that equity but we did it came from a week or other points. We would have bought the balloon payment or this loan if we had known about the*** offering we WOULD NOT BROUGHT! We could buy the same amount of points off of***for a 1 dollar We get a personal acct manager to help get our own room and when we get to the million points. He said that he can get them and get the room without the reg telephone number at the holiday inn club. Adam said if I could not use all points he would give me a telephone number that I could call and he would be able to rent the room. He would do that at 10% of what he could get from that room. I called him about 2 months after the purchase and told me that this broker could not find people for him and he would not give me the number. There was a lie that he told about. Adam said all the way through the sales meeting that he could not believe that he was selling this to us for 28 cents per point and not today's rate of 40 per point. He said that he had not seen this price for a point in 10 years. He just acted like he could not believe it himself. He would always say that how did you get the repossession in 2008. The only comment was we can only do this today. I CONSIDER THAT HIGH PRESSURE SALES. The reasons for purchase in Adam S writing. One reason to reduce Maintenance fees and above/between word reduce /maintenance was written multiple. This we found out was because we were not reducing our fees as promised but consolidating contracts . Really sold on refinancing the loan. Adam never discussed the fact that we had 10 day to cancel this contract we were buying. Before we signed it he never let us read the contract at all.
