Guaranteed Rate – Mortgage approval

This company charged me $545 for a mortgage application and appraisal. The appraisal was waived, and they refuse to refund me the amount they charged me. In addition, one week prior to closing they denied my loan based upon information they should have obtained weeks earlier. Since it was so late in the process I could not back out of the purchase of the property. This caused me to incur costs to store my belongings, stay in a hotel, hire a lawyer, and reapply to a different mortgage company. All of these costs were due to their actions. I did everything required and have documentation that this was not my fault.
