Hired them to manage a rental house, that I have rented on my own for the previous 7 yrs with no problems, because I just don't have the time to do it anymore. They found a tenat, the first of the charges started out with a cleaning bill, which my previous tenant brought in cleaners and a rug cleaner after she moved out. They they had thrown out all my spare pieces of laminate flooring that was for repairs. The first week the tenant moved in they told me there was coach roaches which there wasn't previously. They even did a pre-walk through, I had been in there many times after the tenant moved out to work in there, they clearly came in with the stuff the tenant was buying of Kijiji as he was moving from another country, this I know as I went buy to meet him. I was charged to have a exterminator come in. The tenant turned of the furnace switch in the ceiling, I had someone that I know come check on why the furnace wasn't working so I had to pay him, Ember didn't charge the tenant. Then 7 months in during the lease I never go rent. I emailed multiple times no response. Kept bugging them, they got back to me saying the tenant left on their lease. I asked why they neber notified me as I wasn't going to have rent coming in, told them how I thought their service was horible. I assume they didn't like it, they gave me the damage deposit and terminated the contract with me. I got the keys back, went by the rental, the house was infested with coach roaches, clearly wasnt taken care of. Have been treating the house for 4 weeks now, starting to get better, damage all over the walls, ruined flooring feom have windows open clearly when it was raining. Can't even rent it out for months or go in to repair now while it is being treated. This has cost me thousands and thousands of dollars! Worst experience I have ever had with any company I have ever dralt with

Ember Homes Capital Group is hugh disappointment.
Their TV adverstisement makes it sound Fast,simple, and easy..., but it is not. I asked all the questions that I could think, becuase I am not a license realitor. When they ask you to sign a DocuSign Contract Agreement, be careful to read the fine print. They make you fell good and say, "oh, no worries, you can change your mind if you desire, becuase no one can take your home from you." What they DO NOT TELL YOU, is it will cost you $10,000 to change your mind. This is how they cheat you out of your house. They will threathen to put a Lean against your house if you change your mind, and try to back out of the deal.
The signed contract which has your Home Selling Price listed on the contract, will change to a lower price without your knowledge. They claim this change is the price of a similar home sold in your comminity. While you're thinking Ember Homes Capital Group is going to buy your house at the contract price that you both agreed and signed on a contract, ...is not true.
Eample: I ask for $825,000 to sale house. In my community homes were selling for almost a $1M. First they offered me $740K; I said no deal. Then I counter that offer and ask for $800K; Ember Homes said no deal. Then I counter that offer and ask for $780K... Ember thought about it for awhile and then said okay. See they already knew that the final price at closing was going to change lower. I thought $780K was close enough for me towards what I orginally wanted for my house. So, agreed to the deal and signed Docusigned Sells Contract for $780K.
Their TV advertisement said they would buy your home "as is," at a fair price agreed too. As we got closer to the closing date, I called them to remind them that the manager, Mr. Dillion, said we are set to close July 10th, 2025, but I never heard nothing back from them such as location, time, about the closing date. When I called their office to remind them, I had already moved out my house so I could turn over the keys. They were surprised I called. I asked about the $780K contract promised, then they changed the signed Sales Contract agreement down to $706,500.00. WhenI asked why they changed to a lower sell price, they said, because "the fine print says according to current market value" they can change. So, it maks no difference what the sales contract price has, $780K or $7Million dollars. The CURRENT MARKET PRICE IN YOUR COMMUNITY ISTHE SALE PRICE..., NOT THE AGREED CONTRACT THAT YOU SIGNED.
After moving out, finding another place to stay, I felt like I had been lied too by Ember Homes. So, I requested to cancel my contract and not sale my house. Ember says I am in breach of (that Fine Print) Contract, and they threathen to put a $10,000 lean against my house. I called my Lender and told them what was going on. This is how Ember Homes will pressure you to go ahead and sell your home for a lower price than was signed on the contract. I reported Ember Home's decitiful contract actions to the Atlanta Board of Realtors, to The Cosumer Affairs, and to my Attorney.
Do not deal with this Fast talking company, and allow them steal your home at a lower price than what they saigned. They will take your Equity that you earned so they can make a profit.
