My experience with EJF and the property manager for my condo and parking space was really stressful and unprofessional. They didn't respond to my emails unless I sent a bunch of follow-ups, and sometimes they didn't respond at all. We exchanged about 55 emails over a year and a half, but my problem was never fixed. Talking to the property manager was tiring too, because it seemed like they didn't care about my questions and were kinda rude and short. If I could, I would've given them zero stars.

I contacted Natasha W from EJF Real Estate Services, Inc. several times regarding various problems, including package theft, that have been ongoing for months. I've been trying to resolve these issues for almost 2 months. Since I didn't receive any response, I called and talked to Alex, another manager, who said she would investigate and get back to me. That was more than 3 weeks ago. When I finally managed to reach Natasha, she claimed that my emails ended up in her spam folder, even though we have previously communicated. I mentioned that I tried reaching out through other means and spoke to multiple people besides emailing her. She blamed the inability to locate my account on them. I responded to her unclear email on Friday and I'm still waiting for a reply 4 days later. I'm also waiting for my issues to be resolved.

Because of bad management at *** COOP under EJF management, I had to move out of my apartment. The building management didn't do much to address my noise complaints, which affected my right to a peaceful and quiet living environment. Now, I have to pay for two apartments simultaneously, and EJF Company continues to charge me for my old apartment at ***. To make matters worse, they have been delaying their official responses to me and my lawyer, which has slowed down the process of selling my place. Currently, I will owe $2400 to that building, and my lawyer has sent them a settlement letter with two options: either buy back my unit for $8K or freeze rent payments for 6 months until I find a buyer. However, they are stalling and causing me financial and emotional stress.

In February/March, EJF Real Estate took over managing my rental unit. However, they didn't properly transfer my maintenance reserves ($679) during the process. They acknowledged in writing that I am owed this money, but they haven't refunded it yet. When maintenance was needed in my unit, they informed me that I had to pay the invoice directly through a web link they provided. So, I did as instructed. However, they also deducted the same amount from the rental income they were supposed to provide me from my tenants. As a result, I ended up paying this amount twice ($572). They claim they never received the web payment, even though my account was debited. The statement indicates that the payment was made to *** real estate, a company that shares the same email and contact details as EJF. I have tried to resolve this issue multiple times directly with the company, but I haven't had any success. I am seeking a refund for both of these problems, totaling $1251.

On March 1, our monthly condo fee went up by 9.8614%, not the 5.5% that was announced at the October 30, Condominium Board Meeting. Our old fee was $635, but now it's $697.62. EJF Real Estate Services, representing 1150 K St Condominium, sent us an email on February 21, stating that there would be a 5.5% increase in fees. If we calculate a 9.8614% increase on our old fee of $635, which means multiplying it by 1.098614, we get $697.61989, rounded to $697.62. If the increase was truly 5.5%, our old fee of $635 would have been multiplied by 1.055, resulting in $669.925, rounded to $669.93. The difference between $697.62 and $669.93 is $27.69. If we are overcharged $27.69 for 12 months, our annual overcharge would be $332.28. We discussed this matter with Mira B, Senior Property Manager at EJF Delbe Real Estate, through email. Her final response had confusing math and suggested that we should pay the 9.8614% increase instead of the 5.5% increase. We believe that this nonsensical math is an attempt to deceive us into agreeing to the 9.8614% increase as the "proper way" for the condo association to reach its "total income goal."
