presentation fraud
On July 11, 2015 we met with Diamond Resort to hear a presentation about their timeshare company.
The presentation started off with Corey telling us that he received an email that morning regarding our other timeshare company and that he needed to get to the bottom of the problem. He said he was waiting on an email back to figure out how to resolve the problem. My husband and I told him we didn't have a problem and wasn't sure what he was talking about. He whipped out his name badge and said he was a legal assistant and that typically we would get a presentation about Diamond but he was the one that handles problems. He kept talking about the problem our kids would have if we died regarding the other timeshare company. It was the strangest thing we have ever been to. He told us that we missed a MANDATORY meeting that 690 people attended at the Chatteau in Branson, MO. He didn't understand why we weren't there or why we didn't know about it. Seriously, if this was a mandatory meeting for timeshare holders do you really think only 690 people would show up? Again, this is the strangest thing we had been to. It ended with him telling us that our timeshare company was filing bankruptcy and that our dues would go up to over $100, 000 a year. He was full of bull! The the pitdog came in and asked us what we liked about the presentation and my husband and I were speechless. I would never ever buy from Diamond Resort Timeshares if this is the kind of staff they have. Nice kid just nothing but lies from him.

I am writing this complaint to see if we can have our sampler package canceled due to the fact that the marketing specialist “John Kim” giving us incorrect information while selling us the package. He informed us that when we use our points we would only have to attend one presentation during our use & after we go to one presentation of 60min we would not have to do anymore however after I called customer service to book & they informed we would have to do a presentation for every time we use our points & most of the resorts don’t have a daycare for us to put our kids in while we go to the presentation. I have tried reaching out to John Kim however the front desk keeps on telling he is not in or he is in training, there is always an excuse that he is not available. I have put in a complaint with State of Arizona Attorney General & also am getting ready to get the media involved because of the lie we were told by John Kim, I also have some conversations recorded on my phone of john informing us about only needing to attend 1 presentation and then don’t need to do anymore which is not true. I have emailed the requested information to my local news stations & they informed they will be getting back with me. Does anybody know any Arizona attorney that may be able to help based on the information I have provided?

With Sampler I got it a couple of years ago. when I got home I realize I will never visit those places. So I sent them a nasty letter. They gave me my money back.

I had a diamond timeshare and these guys lied to me about everything imaginable. They stole my money and my time. It was an absolute nightmare! February 27, 2013, I purchased points for vacation stays from Diamond Resorts International in the amount of $18, 719.81. The points could be used for air, cruises, or vacations and booked up to one year in advance. My travel partner was to receive $500 for my purchase; my referrals were to receive free air and vacations as introduction to DRI. I was unable to book any vacation and called and emailed DRI multiple times and finally requesting their legal department without a return call.

DO NOT but the sample program. We purchased this to stay 2 weeks in kaanapali beach club. They sell this so you can "test drive" this resort. What they don't tell you is that you don't be staying there, but at another resort next door. Also don't tell you checkin is only on a Tuesday and you cannot do both weeks in Hawaii. Amazing the info that's left out or misrepresented.We caught them in so many lies, we were shocked. PLEASE DO YOURSELF A FAVOR! Don't even darken the door of this place!

I have been an premier platinum owner at mystic dunes resort of a 3 bedroom lock off for many years. Then we added to our timeshare by becoming a platinum owner at Dunes Village on the odd years. I begged by husband to purchase this property and to be honest I have kicked myself in the ### ever since. Not once have I been able to get a week I wanted. One year yr we invested both property weeks into points to find out 8 months later when we had multiple weeks accrued in points that that they did away with the point system and we lost all the points we had been saving to rent s 4 bedroom. When I called I was told they did away with the point system AND WE WERE NEVER NOTIFIED. Now I called to book our dunes village for a summer week when our son was home from the navy and was told 1. I could not book during the summer weeks and 2 since I was a gold member I could only book 90 days before. I told the girl I had my contract in front of me and I was a platinum member she basically called me a lair and their records were right. Said I needed to email her the contract and she would get back to me after she reviews it with her supervisor. I explained I expected a call back within the hour. Well that was about 5:45 est. the email was read at 6:07 and I have not heard a word from them
I have been asked at owners meetings when you go on vacation and they want to meet with you to see how everything is going. feed you a crappy breakfast and try to hard sell you additional weeks. Why we never bring any friends to see the see the resort or give a list of names and addresses and I flat out tell them because it's basically a scam. We never get weeks we want. We were told we could use our mystic dunes week at dunes village since they were sister resorts. Which is the reason I wanted the dunes village. But guess what that wad a lie too. I frequently post when I see people talking about buying a diamond resort not to do it and have been very loud in making my unhappiness know at member get togethers. And now I am not contacted by noon today I will be hiring an lawyer for a breach of contract suit. My mystic dunes I always break up to a one bedroom week and a 2 bedroom week which gives us 2 weeks even years and with the week at dunes village 3 weeks of time share the odd years. Now that our kids are out of the house my husband and I could relax in comfort. But what really pisses me off is I wanted my sailor to have a nice week at the beach while he was home and my daughter a nice time before she heads to college. Our room sleeps 8 so they would have each been able to take 2 friends and now it looks like that won't happen. DIAMOND RESORTS YOU REALLY BLEW A SAILORS VACATION
can't get rid of timeshare
I'm stuck with a timeshare that is worthless to me and I now can't afford it, it is a huge headache to try to pay and I can't afford to use it, that amount of points that they sold me, I can't even get anything for it as in a weeks vacation. I do not owe anything on the timeshare, I only have to pay the yearly fee and that has tripled since I bought it. Its the most stupid thing I have ever done, they got us when we were on a very nice vacation and we never had a clue what these timeshares really meant. From the first to the end the salesman never told us the truth, but only what he could tells us was lies. Nothing that was told to us was true, it's useless and I need to get rid of this, it's a scam and these people should not be able to pressure vacationers and get them when they are vuanerable. In August, my wife went to Mexico for our 25th anniversary via an offer from a promotion company to stay at a resort for a much reduced price if we agreed to a time share presentation. We started our presentation by meeting our sales person, Ana Romero, for breakfast at one of the resorts.
Ana was a very pleasant and friendly young lady whose bubbly personality immediately changed when we informed her that we would be glad to take the tour but we were in no way interested in purchasing since we already own 2 time shares. Ana, her demeanor now show disappointment and disgust, went and chatted with who I assume were representatives of the Club Sunset. Upon her return, she said that we had to options; not do the tour which was her preference because she could then get another prospect, but we would have to pay for our stay. The other option was to continue with the tour which was our choice.
After touring a couple of their resorts we went to a sales area where the sales pitch began. We, again, informed Ana that we had no intention to buy and the only way we would even consider buying was if they bought our 2 time shares. Ana called over who I assumed was a sales manager named Novelo. He acted as if he would reluctantly purchase our time shares. He got the name of the resorts and the approximate amount we owed and left. When he came back he said Club Sunset would purchase the time shares and if they could not sell them, then they would donate them to a charity for tax benefits. He said he would pay $16000.00 for one of them and $6, 000.00 for the other. I asked how he got how much we owe since we didn’t have the account numbers, and he stated that they work with a company that can get that information. Since we did not have the account numbers and the address to which payments needed to be sent, he said we could send it to them at a later date.
There were a lot of pages to be signed and initialed. The Member Purchase Contract had no statements regarding the paying off of our time shares. However, the Membership Verification Form did in 2 separate locations.
On page 2 Item 19, “Are trading in any other membership that you own in another resort, as part of this agreement NO, if YES : resort name____________________.” On the blank line we wrote the name of one of our time shares.
On page 3, item 25, “Name the reasons why you decided to purchase today.
______________________________________________.” On the blank line we wrote, “AGREEMENT TO PAYOFF MY 2 TIME SHARES.”
Over the past 2 weeks, I have sent 3-4 emails to Club Sunset regarding them paying off my time shares and have received no response. Today, I called the customer service number to inquire and the gentleman said that there was no stipulation for Club Sunset to purchase our time shares in the contract. I asserted that it was stipulated on page 2 item 19 and page 3 item 25. He said that item 19 on page 2 was blank, to which I replied that’s impossible because I have the document in front of me and it definitely had my time share written on the line. I then asked about my reason for purchasing which was on page 3. He alluded to the fact that the Membership Verification Form was more like a survey and not a contract even though it was signed by me and my wife and a representative of Club sunset and each item was also initialed by me and my wife.
The down payment as stated in the contract was $6650.00, but our credit card was charged $8833.34.
I believe my wife and I were defrauded by this company not to mention the fact they were continuously serving me alcohol while trying to persuade me to make the purchase.
I have since filed a complaint with my state attorney general office. I then get a call from Robert Montealegre from Sunset World stating he will be my contact and will be working on my complaint. He asks me to send him a copy of the documents I referenced and he would call me back. I emailed the documents and he never called back. I later get the following email from Sharlene Chavaje Castro.

All I can say from this point forward is I am an honest person that was lied and scammed by your company.
You say I, " ...have added inappropriate information to your contract (Diamond Resorts International)...", please explain how that is is inappropriate when question 19 on the Membership Verification Form asks the specific question, "19. Are you trading in any other membership that you own in another resort, as a part of
this agreement NO, if YES : RESORT NAME", and I answer the question by writing in Diamond Resorts International. If you say that your copy is blank then it was switched after I sign the document because I wrote that in the day we made the purchase which was witnessed by Ana Romero and if she says otherwise she is flat out lying. If you have this page with question 19 blank, I want a copy of it to verify my initials.
Does question 25, "Name the reasons why you decide to purchase today." which I also answered on the date of purchase by writing in, "agreement to pay off my two timeshares." mean nothing? It is a signed document which was signed by me, my wife and a member of your organization.
Bottom line, I know what was said and what I agreed to in writing and as far as I'm concerned the Membership Verification form is part of the purchase contract since it was signed by both parties and if you have something different than what I have it's because someone in your company changed the documents I signed and I consider that as fraud.
I should have taken the advise of all the people who had posted on the internet that this was a dishonest company that has lied, taken money and not lived up to their word. I for one will do what I can to ensure more people do not fall prey to your corrupt tactics.
Your company reflects poorly on Cancun, your people and your country. You should be ashamed of the way in which you do business.
My advise...Stay away from Club Sunset, Sunset World, Sunset Royale, Sunset Lagoon, Sunset Hacienda, Ana Romero (Sales Person) and any marketing arm of this company

I became a Nevada resort Property Polo Towers timeshare partner in 2001 at Polo Towers Las Vegas. My maintenance fees at the time was $417.00. Now I received my 2015 maintenance fee of $810.00 How can that be legal. They lied to us from the very first day. I received a letter from the owner services Mr. Malefyt. Who wrote us a letter stating, as owners you have options available to you which are not offered to the general public. That these options are innovative and provide substantial saving to your present financial arrangement. And will greatly enhance the future of our vacation versatility. Wow ! Sounds great except it has cause undue stress and it hasn't enhance our future. I have called, complained, emailed, etc., With no help in try to find out what benefits are available. They are always transferring a person to a different department with no help. As long as you are willing to buy they will tell you anything to get you to sign the dotted line. I would never recommend Polo Towers / Diamond Resorts to anyone. The maintenance fees are so high that now a person cannot afford them anymore. The timeshare was sold on the idea of keeping vacation costs down. And if you ever want to sell it back they would buy it back at market value or what you paid for it with interest. What a joke. I received a phone call saying they would take back the timeshare at no cost to me. Meaning give it to them so they can resale it to someone else. Wow ! What a rip off! If this isn't a flaw in our system something is wrong. Our USA Attorney General Needs to look into this. All so beware of the market sellers they want an up front fee to advertise your time share. This is not to sell your time share. They will rip you off and promise you a quick sell. I've had my on the market for eight year with 4 different agencies . As you can see I still have my time share. Don't believe the comments / Testimonies they have on their web sites.
They need to start holding these companies accountable.

Outrageous Sales Pitch: My wife and I went to a sales presentation in Las Vegas Nevada. We were greeted by a old lady who showed us around the resort and then sat down with us to sell us on upgrading to points. She began telling us on that in her youth she had married a abusive drunk and had gotten a divorce in Las Vegas and had then got a job at Jockey Club Resort run by Mr. Cloobeck's father. She said that the elder Cloobeck watched her children while she worked and took care of her. She's added she had close family ties to the present Cloobeck family and is called Antey by him his wife and children. My wife asked what does this have to do with timeshare sales. She said
" I just want to point out that Mr. Cloobeck (the undercover boss) is a wonderful person and she continued by saying "by the way have you seen the video playing in your room called the power of Yes in it you will see him in a picture with Mr Obama". I asked, "are you saying that the President of the United States is endorsing Diamond Resorts?" She said " think what you will". My wife and I were flabbergasted at this, as such and endorsement is totally unethical and I believe illegal. It became apparent to both of us that DRI would stoop to any tactic to sell time share no matter in this how outrageous. We did not buy any points but left in a total state of shock! We did get our gifts but we were mad we wasted out time on this silliness. Be advised if you buy in Las Vegas you have 5 days to get out of your purchase. There is a recision form in the sales package just fill it out and follow the directions. They hide it but it is their and if you ask they must show it to you.

I am a 90%disabled veteran, with my disability check! and our social security checks! how do they. Think we can afford it. We are retired and. Were living our golden years in retirement before DRI. CHEATED US OUT OF IT. We were. Supposed to. Write a check, do not do that, we used our credit card and got our money back under Bank Rules of 14 days Cancellation. Diamond Resort salesmen are unethical, deceptive, callous, high pressure tactics, wear people down, under coercion and duress. This is a perfect defense In regards to default. Read the rules under "default" of a contract. They know people are in Vegas to enjoy themselves and will let. 5 days slide thinking they have 10 or 30 days, THE RULES OF NEVADA and the law should be made known along with all the details of the contract verbally prior to signing.. Tourists come to Vegas to enjoy themselves. And these timeshares are screwing the tourists. Cloobeck is worth over a hundred million dollars, how do you think he got it ? WELL THEY CANNOT GET WATER OUT OF A ROCK. IAW with their contract, after. 60 days in default they are supposed to send you a certified letter stating you cannot use DRI property and no further action will be taken. There has to be some ethical violations here.
My wife and I went to Desert Paradise Resort in Las Vegas, we were told by the concierge to attend a "meeting" Get a free show and a breakfast. My wife's mother was very sick we were distressed, wife's blood pressure was at 169, we were distraught by the hard sales pitch by Michael Emali, we were there for over two hours andFrustrated taking our time away from us. NO ONE told us we had 5 days to cancelin writing. At one point Emali satiated to my wife about her blood pressure " why don't you. Just die then " We signed under distress and coercion to get out of the office and take care of My mother in law. That same day I had to call an ambulance to take her to the emergency room for a heart attack from Desert Paradise, as witnessed by the head of security and the concierge. My wife is totaly illeritate being foreign born cannot read or explain the contract. I could not explain the contract after attempting to read it. They wanted us to give up our property at Mystic Dunes for points in DI Our property is worth over 100 K, a mile from all the theme parks. We have a deed to that property Steve Miller, never stated we have 5 days to cancel. Neither pointed it out, never went over the numbers of the contract, 39 pages of legal documentation. We were not in a position to read it as we were at the hospital with. Mother in law, three days, one day taking her in to get her phone set up, another. Day getting her food and medicine. I wrote a positive letter in Emalis. Behalf, wish I had not done so as he. Was screwing us as much as DI, Steve Miller, and eventually. Michael Gibellini the. Quality assurance officer, who tried to hide the contract details from corporate behind their back. His. Tap recorded phone calls attest to that. 30-45 days to close, BS Gibellini in my heart I believe called the title. Company. And had it close in less than 21 days because they were going to lose a commission and a contract. Under distress and illiteratecy is a positive in a defaulted contract. DI salesmen do not care if you are on your death bed as long as they get a signiture. We told Gibellini to. Cancel the contract inVoice and in writing, Bank of America stated we had 14 days to. Cancel the $9, 888.00. Down payment which we were within in time frame and. BOA got our money back
Diamond Resorts I tl contrat states if you. Default after 60 days they will send you a certified letter stating you have no use of DI resorts and no further action will be taken they need to read their own contract and Cloobeck needs to. Have someone go under cover. In his hard pitched coerced sales team and see what it is like.
We went to Sedona to spend a week at the Ridge on Sedona Golf Resort. Our week ran from Saturday, January 25, through Saturday, February 1. 2014. This is a Timeshare property of Diamond Resorts International with corporate offices in Las Vegas, Nevada. This timeshare was booked through Interval International by me as part of the agreement between Marriott's Timeshare program, of which I was a member, and Interval International. Before arrival, I was contacted by Diamond Resorts in Sedona offering a deal of a prime rib dinner Tuesday night, a trip to a local winery Wednesday and lunch Thursday for the low price of $99.00 as long as we agreed to attend a one and half hour presentation of Diamond Resorts Timeshare Program. I've attended these many times with Marriott but have never had any complaints about them. You pretty much know what to expect. I've owned my Marriott Timeshare week for about 13 years. When our appointed time came, 1:00 P.M. Thursday, January 30, we went to the sales office, met our sales agent and went into the presentation. We were taken into a large room filled with other guests staying at the Timeshare and many other sales agents. We were served lunch, after lunch our sales agent started the presentation. When we thought the presentation was coming to a close we told our sales agent (Mark Alagna) we were not interested. At this point, he kept adding other aspects of the program that was only available for owners of "premier property" such as Marriott. We told him we were not interested. Before he would let us go, he wanted us to listen to one more aspect of their program. In this aspect of the program, they would buy our Marriott week at "fair market value" and convert it to Diamond Resort Points and there again we would have more weeks to use each year. We would not have to pay Marriott's maintenance fee but we would have to pay theirs ($847.12 annually), but we was not ever told how much the maintenance fees were only that they wouldn't’t be as much as Marriott’s. Actually all these options were worth much less to us in travel benefits than our Marriott week. They continued to apply pressure by reducing the cost of buying into the program and by adding financing incentives. After about 4 and a half hours of this we told him we were very satisfied with the Marriott program and since we had had it for 13 years we felt we had certainly gotten our money's worth out of it. That’s when he called in his sales manager, Reuben Philo. so they could double team us. This was a small room and we and the new sales agent were the only ones there. We were tired, we were hungry, and ready to leave. It was now about 5:30 P.M. They weren't through yet. The new guy sat down with us and pulled out one more offer. Little did we know that this was the worse offer of all, but as I said we were tired, hungry and ready to get out of there. The dollar amount was less to buy into diamond resorts and they were offering us what we thought was a good price for our Marriott timeshare. So they had finally broke us, we gave! What a mistake! The agent took it, got it approved and we signed it. We both had initialed and signed the contract. I know you are supposed to read contracts in their entirety before signing but it was now about 6:30 P.M. We had been beaten! We were exhausted from the previous presentation and was definitely ready to get back to enjoying our vacation, as we had already wasted the whole day on this presentation. Little did we know they had screwed us out of are Marriott timeshare and stuck us with only 3000 points that we can not do much of nothing with, but never fear MARK ALAGNA made his sales quota on that 30th day of January 2014. We thought we were dealing with a reputable company who had fully disclosed all portions of the contract. There were no verbal disclosures about any content on the contract. We were not explained to how to use Diamond Resorts points system or any of the other programs we had supposedly said no to. The worst thing not disclosed to us is how can they sell me 3000 points but I am unable to get out of this “timeshare point system” or whatever you want to call it, because I don’t have 7500 points I am unable to sell out. Therefore I feel as they took us for our Marriott Timeshare, $13.527.00 for 3000 points and 847.12 in maintenance fees. I figured all this out this past weekend, August 2, 2014, when we went for our new member orientation trip to Branson, Missouri. When we walked in for our orientation, instead of them wanting to show me how to use my points, he asked me “What was we there for?” I am guessing they already knew that I didn’t have enough points to be used for anything anyways. What was really strange and this is where it really gets good, they wanted us to spend more money for more points so that we would be able to travel to more places and also you really can’t do much with just 3000 points, so how about spending another $16, 000.00 and we can bring you up to 7500 points, that way someday you might be able to travel some where and maybe, just maybe you can find another sucker to buy all those points for $39, 527.00, as that’s what we would have had in it at that point. Oh and also don’t forget those maintenance fees they would be up to $1.600.00 per year, as they are based on how many points you own!
I just hate to admit that I have lost my Marriott Timeshare and $14, 374.12, but as I always try to look on the bright side of things, at least they didn’t con me out of another $16, 000.00.

I plan to send a letter the the California, Florida and Nevada Attorney General, requesting they investigate Time Shares in their respective states, and I suggest others do the same in the hope that if they receive enough letters, they will investigate the fradulent activities of time share companies, especially Diamond Resort International. Since Diamond Resort International is now on the NYSE, I am also going to send a letter to the SEC, hoping they find fraudulent selling practices
I too have had the same or a similar experience with the sales man from the middle east. What can one say? Perhaps Clooback needs to have training in ethnic sensitivity and personal hygiene. Remember you have 5 days to fill out the recision form in the back of your paperwork if you bought. Do not call sales just fill it out and maik it in within the 5 days. If you bought the sampler package you are stuck with it. Please read it closely before signing. Note all the resort restrictions and required sales presentation's involved. That is all I can.

He appears to be some sort of closing agent. We did not buy but took our gifts, then got a shower before lunch.

In August 2009, my family went to Las Vegas for a short vacation. While there, we were talked into going to a time-share presentation with Diamond International. Even though they said it would be a "no pressure" presentation/tour, we were "schmoozed" by Dave Shearer for most of the afternoon and, very stupidly, purchased 3, 500 points per year. Seeing that we were ready to leave, David offered us an additional 7, 000 points as a purchase incentive. He told us that the certificates would not expire so when we were ready to use them, we should sign, date and mail them certified to Diamond so we could apply them to the current or following year. We have had a difficult time finding any availability for every resort we've tried to visit, even when we were looking a year in advance. Some years we just lost the points, most years we took a week in Palm Springs - not ideal but we didn't want to lose the points. This included the maintenance fees that have steadily climbed since our purchase. Flash forward to 2013. We decide to date, sign and turn in our 7, 000 "bonus points" received as a purchase incentive. Following Dave's directions, we signed, dated and mailed them to Diamond, only to have them returned as the address was no good. (Yes, I had called and confirmed the address before they were sent (2/13) but Margaret (Diamond) was unaware of the address change.) I called again on 2/26, spoke with Deanna, and was told that was an old address, but I could fax the certificates to her attention. On 4/8 I called and spoke with Jennifer Mansfield, and was told that they had not received the fax so she gave me another fax number to send them to her this time. (As verified by her supervisor, Orlando.) Later that day, Jennifer called back and told me the 7, 000 points would be added to our account within 10 days. On 4/30, Joyce called from Diamond telling me that 4, 000 points had been applied to our account and the remaining 3, 000 points would be applied soon. On 5/7, I checked our account online, and the 4, 000 bonus points had NOT been added as I was told days earlier. I called and spoke with Brad Robertson and was told that no bonus points had been applied and that the notes on my account said the vouchers were "invalid" as they should have been used within a year of our timeshare purchase - totally contrary to what Dave had told us during the original presentation. The vouchers have no expiration date on them! Brad also told me that, according to their records, we were only given 4, 000 points at the presentation. Strange, because I still have the original 7 certificates, worth 1, 000 points each, with expiration date on them. At this point, we are extremely frustrated as we own a time-share that is never available, has overpriced maintenance fees and have possession of 7, 000 voucher points that they refuse to honor. I believe that is FRAUD! I'm not sure what our next step is but calling our attorney seems to be a strong option at the point...
The big rip-off about timeshares is in the way they are sold. The folks who sell timeshares use all sorts of trickery to get you to attend a high-pressure sales pitch, where they put shills in the audience ("Gee, these timeshares are a great bargain! They told us to come down at 8:00 we got here at 8:00 then they told us we were scheduled wrong and we had to stay until 9:30 to be seen and if we leave we will charged full price for our stay. Then they didn't even come do our tour until almost 10. A complete waste of our time. Even of I wanted to buy a timeshare I wouldn't buy from this company. There are many other companies that sell comparable timeshares that respect you and your time.

We attended a supposedly 90 minute sales pitch in sedona with our infant on 2/16/13, it ended up lasting over 4 hours, during which my son was screaming to eat and sleep towards the end, my wife went to put him down for sleep, then they said she had to come back or we couldn't get our gift or sign up for anything to finish the presentation. we ended up being sold a sampler package which was misrepresented to us, we were told it would be enough points for several trips to hawaii, which in reality its good for maybe one, if there is actual availability, that it would save a quote for a low points package and the incentives we were offered to sign up for it and that the amount for the sampler would go towards the the purchase of that point package, which it doesn't, its only if you sign up for a minimum of 7500 points which is 45, 000 dollars. You also have to attend a 60 minute sales pitch everytime you use the points that has to be attended by both of us, which never was explained to us, we were also told we could use this to get vacations for our family members, which we can't because again it has to be me and my wife signing up to attend that 60 minute sales pitch each time. You also only have 18 months to use the points which wasn't explained either, considering we plan on having another child before then, which we told them as well, there is no way we could use them.We attempted to return the package less than 12 hours later, which they refused, so we called both the sales office in sedona and corporate and they informed us we have no right to cancel and they expect payment

Dishonesty dealing with timeshare owners. I owned an ILX timeshare property that was acquired by DRI and 45 days prior to DRI taking over management of the ILX property I asked a DRI manager who was responsibility to finalize the details of the acquisition. I asked him if the new property would use the point system like DRI and he informed me it would not be apart of the DRI system. He then proceeded to offer to take the ILX property off my hands and give me 1000 DRI points for $4500. January 1st I received a letter informing me my old ILX property was worth 3500 DRI points obviously the manager 45 days earlier was lying to me.
Each year it becomes more difficult to book 'good' locations as DRI continues to sell shares but only acquires marginal properties to justify the selling of more timeshares. I have often found the "unavailable" property through the point system available as a rental. With DRI feeding the super ego of the CEO it will not be long before it fails.

I am a single person and have been since becoming a member of Diamond Resorts International. I originally purchased a 6 bed, 2 week apartment at White Sands Beach Club in Menorca through a timeshare company in Menorca in 1986. The company was discredited and I was fortunate to expose them through The Sunday Mail Newspaper 23/6/96. The article was printed throughout the UK. I was contacted by the New timeshare company which had taken over the running of White Sands Beach Club in Menorca. It was called LSI (now known as Diamond Resorts International). I was invited to attend their Offices at Pine Lake, Lake District and although they could not refund the money I had spent on my purchase they offered me the equivalent in points for my 2 weeks ownership. This was presented to me FREE OF CHARGE. I accepted this and was presented with my points certificates. I was still in full employment however in 2004 I retired from my job. Although relatively young (50). I relied on my works pension. The management fees increased every year and I struggled to pay these fees. My partner of 27 years has been unable to travel abroad through a fear of flying for 13 years so I was restricted to residing at the local Scottish resort owned by Diamond Resorts. IE The Kenmore Club. I inevitably lost points every year hence lost money. I explained to Diamond Resorts that I could not travel abroad and was not prepared to fork out further fees. They advised me to gift it to family. My mother is 84 years of age and can't travel. I can't afford to drive the distances of the UK holiday resorts. I have been faithful to this company for many years now BUT have continually lost points and money. I can no longer afford it. They (Diamond Resorts) want me to continue paying my fees and advertise it, at my further cost, through other agencies. I spent 1 week at The Kenmore Club in Scotland in November last year and spoke to a Diamond Resort employee for 4 hours with a view to ending my membership to their company. I was shown other offers that I could use in Scotland on their computer website however on returning home I found that I could not access these offers. I emailed Diamond resorts and The Kenmore Club for an answer to this problem. As I did not receive any reply I decided enough was enough. I cancelled my Direct Debit for the fees and guess what? I was contacted the next day by Diamond resorts. I have paid for 10000 points from last year which I did not use and I have offered them back. They don't want them, they just want my fees. I am sorry that this is a bit long-winded but I am at my wits end once again with timeshare. Thanks for your help.
complimenatary vacation
We signed up for diamond resorts timeshare in March and were given a complimentary vacation to Hawaii two certificates, which entitled us to fly for free to Hawaii via American Airlines. As soon as we met the qualifications to use these vacation services we find out that there are many blackout dates on American Airlines which make it impossible to book the complementary flight with the vaction stay on the same date. Every call ends in frustration with several attempts to book the vacation we were promised. American Airlines is quick to try to "upgrade" flight at an outragous cost secure the flight. Now that makes the fight "no longer free". Time is not our side as the flight vouchers will expire in a few days. I guess this is how they can get themselves out of paying for the vacation they promise with the purchase of the timeshare.

When we received our quarterly bill for our maintenance fees, which of course went up, there was also a $50.00 charge for the Monarch Grand Vacation Club Connection, which would be a total of $200.00 for one year. I can opt out of it, but I don't think I should even be charged when I did not ask for it. They told me to go online and cancel it, but imagine my surprise when all of a sudden, I cannot access my account. I have seen this also, so I will forget to cancel it and I will be charged for something I don't want and did not ask for. I find this to be very deceptive, and I know that the owner of Diamond Resorts doesn't like the word 'No", but he is hearing it from me loud and clear! NO to his sneaky and fraudulent practices.
I had a Monarch Grand account that was purchased by Diamond. I'm sick of all the fees and the lies. I have started filming a documentary about the two companies and about my own journey trying to cancel my contract.

Our timeshare assessment fee with Diamond has gone from $2872.50 to $4898.13. These maintenance fee are just outrageous and we just want out. But, getting out isn't easy. We have been working on getting rid of them for over a year now. We are so disappointed and angry at being taken advantage of by Diamond. Why aren't they being regulated by someone?

We have signed up a timeshare program in 1999 called ILX, Sedona, AZ. They have been taken over by Diamond Resorts a few yrs ago. We are now older and are not able to travel anymore due to health reasons. We have been observing increasing maintenance fees over the recent yrs and now wish to terminate our membership. We have written numerous termination letters, unfortunately have received no answers, however they keep billing us assessment fees, etc... Does anyone have a tip for us how to terminate the membership? Thank you!

There must be thousands of us out here in the same boat! Is where some sort of suit we could file against Dimond for release! Diamond and timeshare in general is great when you can use it but otherwise it is a hostage situation.
We have been trying to get rid of our timeshares for almost 2 years. So far, Diamond is blocking that transfer. We have hired an attorney to look into this and see what we can do. Our maintenance fees are over $6, 000.00 a year for two timeshares. We are appalled that we can't even give away the timeshares. It is like we are being held hostage. We tried to sell our timeshares for many years without any luck. Now, we have paid a transfer company, yes paid, to take over our timeshares. But, Diamond is blocking that transfer. We will see what our attorney can come up with. The worse thing we ever did was buy a timeshare and we just want OUT!
Although I don't have a solution yet, I'm working on a documentary to try and find out why they don't allow owners to cancel contracts, especially those that were bought by Diamond. If you would like to be involved in any way, or be featured in the film, please send me a message.
I'm in the same exact situation, but with Monarch Grand Vacations that was bought by Diamond. I have been fighting them on this for about a year and would like answers. Hopefully something useful will come out of the filming of the documentary.

You have to always be careful with timeshares most of them are scamming people in one way or the other. They got my grandparents sit through their presentation while on vacation and convinced them to buy into a timeshare. To make a long story short. They got lied to about places they could use and ended up paying all kinds of fees. It was just a money trap for them. So I did what I could to help them and they hired an attorney. They used Aaronson Law Group and they took care of there case in just over 2 months. They took care of the documentation, recension, and credit restoration. My parents said it was worth every penny to get rid of this nightmare! I know there are people in similar situations so if you are i recommend you check them out. I hope this helps someone for what its worth.
Thank you for your post! I also went to a timeshare presentation at diamond resort in Branson MO. And also had Cory. He told me he pulled me out of the presentation because my account had an alert on it. He told me he was a paralegal and was going to help me straighten it out. He said I missed a mandatory meeting for all ppl that own timeshares and I should have received an invitation, I did not. He said it was the only chance I could have to trade in my timeshare for a membership Unfortunately I fell for it after the four and a half hours of scare tactics Cory pulled on me. When I went home I had an uneasy feeling about the whole thing. I surfed around and saw your post! And couldn't believe how similar our stories were! The next day I returned to the resort to cancel everything I had signed. When I told management about Cory and what he said they seemed shocked and said they would address it. I don't trust them one bit and I am still nervous that they lied to me about canceling the whole transaction. If you get an invitation to go to a timeshare presentation for diamond resort, with offers of free vacations etc... Run far away! It is not worth the stress and anxiety they lie lie lie just to get your money!
